So you might want to buy a house
DISCLAIMER: all of this is based on my own experience, and I am in no way a real estate professional. This is just some stuff that I’ve learned and some steps that I wish I’d known more about in advance, in hopes that it might be helpful for some people. I might get some terminology wrong, or make mistakes, but hopefully the general info is at least kind of helpful
ABOUT ME: because real estate stuff is specific. I am 33, single, employed, and live in a city in Minnesota, USA. This is my first home purchase, so most of this is specific to being a first-time buyer. I’ve been renting in this area for 15 years. I closed on my house in August 2023.
NOTE: The real estate market is super weird, and varies hugely from region to region, neighborhood to neighborhood, and week to week. What shook out for me will not be what shakes out for you.
This is SO LONG, so it’s under a cut, and I hope you will take it with the good faith in was intended!
Where do I start?
So you want to get started but want to talk things over first. This is a good idea! Even if you have friends and family who have bought before, it’s nice to talk to official type people where you can ask any and every question and know they’ve heard way dumber questions than you could ever come up with over the course of their career.
Employee Assistance Program -If you work a job that has benefits, you might have what’s called an Employee Assistance Program (EAP). Some companies get it along with their health insurance as kind of a bundle, but a lot of people don’t talk about it or know about it. -EAPs are all different, they’re basically a resource hub that you might have access to if your employer covers it. Some things they offer are limited therapy/counseling sessions (usually around a specific need like a breakup/death/life transition), consultation about adoption, personal financial advising, and consultation on housing and buying property. -I used my EAP to find a bunch of organizations that work to support first-time home buyers. The one I went with, NeighborWorks Home Partners, is specific to my area, but there were other options listed. -I didn’t actually talk to anyone related to the EAP, I just logged in to a site that had a bunch of links. But I could have talked to someone if I wanted -If you work a job and have benefits like health insurance, retirement, dental, etc it’s worth asking whoever does your benefits (and HR person, general manager, office manager, etc) if there is an EAP. Again, a lot of people don’t really talk about it.
Homebuyer Education -There’s a bunch of different organizations that provide homebuyer education. I didn’t know many of the details about homebuying, and it’s super confusing and anxiety-inducing, so I found it helpful -There’s a few ways to do this—I did both a one-on-one consultation and an online class -The one-on-one consultation was free from the org I chose. We talked on Zoom and went over monthly budgets (which I didn’t really need to do, I make budgets for a living lolllll), a soft credit pull (will talk more about this below) and talk about what goes into a credit score, and all the different expenses that go into a house and what that might look like. At the end of the day, it gave me the first sense of what my budget for a house might be.  -They did a soft credit pull (see below), which gave me a sense of my credit. It was more accurate than a thing like Credit Karma or my bank. -One note about the consultation - my down payment assistance program (will talk more about this later) required me to redo it, because I did it over a year before closing. So depending on your programs you might need to pay attention to the timeline. I also got a certificate saying I did it that I submitted to my assistance program. (Redoing it meant like a 10 minute call where the guy just helped talk me through my closing documents) -It cost me $75 to take an online class that took a few hours. It was in 8 parts and included watching some videos, reading some short articles, and then taking quizzes. You had to get 80% right to pass, and you can redo it if you need to. It went over most of the things to know and had links to read more. I also got a certificate for that to submit, and it didn’t matter how much time had passed for my assistance program. 
Credit -I’m not going to explain everything about credit, because it is complicated -A soft credit pull is when they check the three major credit reporting agencies to get a general sense of your score. It’s not 100% accurate. -A hard credit pull is what lenders will do when you actually go in for a preapproval (more below). It will be the most accurate. A hard credit pull will have an affect on your credit score, so if you’re ever doing something that involves a hard credit pull, it’s best to do all of that within a month so that it only really hits once. -There are 3 credit reporting agencies, and your score will be different from each one. Why? no idea. They all have a different maximum number that your score can be. Why? again, no idea. It’s around 850 though. -Generally things get easier to do if your score is above 680ish. It’s not like you can’t get a house with a lower score, but sometimes there are other hoops to jump through. -I’m not very useful when it comes to buying a house with low credit, but I bet there are people who are!  -You build credit by owing money and paying it regularly. It’s annoying and dumb, but it’s the way it is. Paying rent on time builds your credit, having a credit card that you pay off every month builds credit, paying utility bills that are in your name builds credit. (Note: This stuff has to be in your name for it to count, so if you pay your roommate every month for the electric bill and it’s in their name, it won’t count. So if you’re in that situation, you may want to put something in your name like a card to build your score). Paying off a car or phone or student loan also helps. -I have really good credit, and I’m neither rich nor special. I just set everything to autopay, including my credit card bill. I use my credit card for most things that I just shop for in the world like groceries, etc, and then I have all my bills autopay from my checking account. How did people do this shit before autopay? I have no idea.
Mortgage vs. Rent -The benefit of paying a mortgage vs rent is that you’re building equity if you pay into a mortgage. This is a surprise tool that will help you later. Which means that if you are in a situation where you need money, you can borrow from what you’ve paid into your mortgage. So like if you get very sick or have a kid going to school or want to throw a big party, you could get a loan based on your equity -Equity is confusing, don’t ask me about it -For me, I pay a bit more per month than I did in rent at my last place. BUT mostly that’s because I’d been living in the same place for many years and my rent hadn’t gone up that much. One of the first things I did when considering buying is look at how much it would cost to rent a house like the kind I would want to buy. And those rents are over what I ended up paying monthly to my mortgage. -Keep in mind that you will be taking on some extra expenses that you don’t have as a renter (like maintenance, repairs, etc). Note: if you’re buying a condo, that’s different. I don’t know shit about that. -So for me, paying my landlord every month for him to occasionally (half-assedly) fix stuff (on his schedule, where he decides who to hire or how to do the work, where he is a stranger in my space for the duration) was not as appealing as me paying the bank every month so I can have some equity  -The first 6 months of owning a house feels like hemorrhaging money out of every orifice, but the majority of these expenses are one-time or rarely-reoccurring things. But I didn’t quite prepare for this the way I wish I had, so when you’re thinking about building your savings to buy a house, you’ll want to consider things like furniture, small repairs, pest control, duct cleaning, gutter cleaning, many many visits to a hardware store, realizing some of your stuff doesn’t fit the way it did in the old place and you have to get new things.... etc. 
The Money Stuff
Lenders -It might be appealing to start by looking at properties, but especially in a hot market that’s not what you want to do first -The first thing to do is to look at lenders! Lenders are basically the institutions that give you the loan to buy your house, and the ones you will be paying monthly for the 30 years of your loan (or until you sell) (or die I guess) -I talked to like 13 lenders, because I love an excuse not to move forward on scary things, so I just do research and research and research until I run out of steam. So i don’t necessarily recommend doing that. But you definitely want to talk to at least a few. -Lenders can be banks (like Bank of American, US Bank, Wells Fargo, etc), credit unions (like Affinity, RCU, etc), or smaller mortgage companies. -You can also talk to mortgage brokers, which are companies that have agreements with different banks or companies and can shop around on your behalf. -I got my list of people to talk to from: my consultation (above), friends who had bought/were buying, friends who like their bank/credit unions for other things -You’ll have a specific person you’re working with, so who that person is matters. -Things you’ll want to ask about 1. How is their communication? How big is your team? If you see a house on a Saturday and they need offers by Sunday afternoon, how likely is it that they will get your preapproval letter ready in time?  2. Are they good at explaining things to you? Do they work with first-time homebuyers a lot? Do you feel dumb talking to them? Are they mortgage nerds and genuinely seem like they care about finding you good deals and cool programs? 3. What are their interest rates at the moment? Know that this will change between now and the time you have the option to lock in, so don’t put too too much weight on this 4. Most importantly: What assistance programs do they have access to? Everyone has different ones, which we’ll talk about below. Don’t assume that because a bank is huge that they have a ton of assistance. Some small places have really great programs. Likewise, some of the banks that are more well-known for big ticket mortgages (like Jumbo loans for mansions, etc) actually have crazy good programs for low-income and first-time home buyers, because they need to show that they also work for the little guy -I ended up going with a small local mortgage company because they had a kickass program ($10,000 in down payment assistance that is forgivable in 5 years. So as long as I don’t sell my house in 5 years, I don’t have to pay that back). -You may be tempted to solely base your decision on who to get a mortgage from on the politics of the lending institution. This is a lovely instinct. HOWEVER, your mortgage can be sold to anyone at any time. Within a month of moving in, my mortgage was sold to Freddie Mac. I still pay the credit union that is the servicer of my loan, but it all goes back to the big guy in the end. So basically you have no control of where your money ends up. (or maybe you do somehow, ask someone else about that) -At the end of the day, you should apply to like 2-4 different lenders. Once you fill out your application, they’ll do a hard credit pull and look at all your income, bank accounts, etc, and they’ll pre-approve you for a certain amount of money. -This is really where you’ll get your house-hunting budget. There can be a pretty big range in what you’re approved for! One lender approved me for $220K (”maybe $225K” they said). Another approved me for $280K. You’ll want to pick a lender based on all the above information, along with the amount you’re approved for. Being approved for $280K doesn’t mean that’s what you should spend (you can, but I don’t recommend it), but it does mean that your budget can be more like $250K, compared for $225K. You’ll want to look around at your area to see what’s reasonable for you.
Downpayment Assistance -for a lot of first-time buyers, the downpayment (and closing costs) is the thing that’s standing between you and being a homeowner. So that’s what a lot of organizations focus on -The more you put down (i.e. pay right off the bat), the lower your loan will be, and therefore the less your monthly payment will be. So it’s worth it to try and pay down as much as possible -(Likewise, if you buy and house and then get a windfall and are like What do I do with all this cash, paying down your mortgage will save you money) -This is because you pay MORE in interest than you pay for your house, so the less your loan is, the less you’re paying in interest. If you find a way to pay off your loan early, you end up paying less interest! And you win against the bank! If you get a raise and are able to put even like an extra $100 towards your mortgage each month, that can cut years off your loan and build your equity more quickly, thereby cutting down on the interest you end up paying. So unlike paying more money to a landlord who will eat it with a spoon, maybe more in your mortgage early is helpful for you. -Lots of downpayment assistance (hereinafter DPA) is stackable! So you can qualify for multiple programs and use them all -Many have an income requirement (for one of mine, I need to make 80% of the median income in my area or less). -Many are location specific. Some of those you can look up in advance and try to focus on properties in those areas. Some are super super specific, like this block only, or these specific addresses. That’s true for one of my programs—whenever I was considering making an offer on a house, I’d email my lender and she’d tell me if that specific address counts for the assistance program -At the end of the day, I got $30K in assistance. $10K of that is forgivable in 5 years (so I don’t have to pay it back unless I sell in that time). The other $20K is from two separate no-interest loans. This means that if I sell the house, I have to pay back that amount. Ideally by that time I’ll have enough equity in my house that will cover that. -Interest rates are super high right now, so if you’re buying now you want to think about refinancing. Refinancing is basically when you negotiate a new deal with your lender. There are fees and things (I’ve never done it so IDK), but the benefit of doing that is getting a lower interest rate. So my rate is 6.25%, and in 5 years if the rate goes down to like 2.3% I may want to refinance so I’ll be paying less in interest over the course of my loan. -If you’re getting DPA that’s a loan, you will want to ask what happens when you refinance. They’ll probably tell you either you have to pay it back when you refinance (so don’t get stuck in that situation if you don’t have that $$$ on hand) or they’ll say it’ll be subordinated -this took me like weeks to get a straight answer on wtf is subordination. Basically, you pay your loans off in order, right, so you pay your mortgage and then after that you pay off your DPA loans. So if you refinance, then your mortgage ends up being “newer” I guess. So in order to put the mortgage back “on top” of the pile to pay off, so to speak, you pay that (and it’s interest) first, the DPA loans get shoved down underneath the mortgage on the list. 
Interest Rates -You can’t control interest rates. Honestly markets are so volatile and the world is so close to ending, I would say it’s not worth waiting for them to go down. Maybe they will, maybe they won’t. No one fuckin knows -So many global, political, circumstantial things affect these, and who knows what might happen. My friends happened to be closing during the time the debt ceiling almost freaked out, which was outside of their control, so they got screwed with a super high rate.  -After you get an offer accepted and you’re working on setting up your loan, you’ll usually get the offer to “lock in” an interest rate. Basically, if you have reason to believe rates will go down before you close, don’t do it. if you think they’ll go up, then do it. Who fuckin knows. I did it bc I didn’t think it was likely stuff would go down. And I haven’t looked it up bc if they did I don’t want to know -There are more complicated things you can do with interest rates, like “floating down” and APRs and other shit. Don’t ask me about them, I do not know.
Looking for houses
Realtors -Who your realtor is MATTERS y’all. Here is what a realtor will do: 1. Give you access to a Super Awesome online listing of properties (much better than Zillow! Updates constantly). They will set your search filters based on what you specifically want and your specific budget. That includes size, amenities, location, school district, garage, yard, etc etc 2. Arrange showings for you. Sometimes you might want to go to open houses, but you don’t have to wait for those to see a house. You tell your realtor what you’re interested in and they can set up a time for just you and them to see the place 3. Access houses with funky lil lockboxes. Heist teams should include realtors—I’ve seen my guy get into the weirdest of devices in no time 4. Recommend places to you 5. Talk on your behalf with the seller’s agents or the sellers themselves 6. Take you all the way through your offers, acceptance, all the way to closing (basically, most of the rest of this post) -I am really lucky that a friend of mine is one of the best realtors in town (in my humble opinon). It really worked out for me, because when it came to negotiating price and terms with sellers and their agents, people already respected him and his expertise because he was a known fixture in the field. I’m not saying that an early-career or unknown realtor is bad, but reputation can do a lot of heavy lifting for you (as you’ll see later) -My realtor, S, is not only a friend, but also someone who has owned, rented, built, remodeled, bought, and sold everything from high rise condos to alpaca farms to tiny houses built in shipping containers. That experience was super useful to me for a few reasons: 1. He was very very good at looking at a roof, foundation, or basement, and saying “absolutely not, this is a mess” —I could only rarely see what he was talking about because I know nothing 2. If I looked at a space and said “what if I wanted to add a shower there?” or “could I make this basement area a bedroom?” S was able to pretty accurately estimate what that would cost. So that became part of the math as we looked at places, which was really useful and saved me so much time doing research on my own 3. He’s a queer artist who grew up in a nontraditional family and has lived many fascinating and non-standard lives. I only mention this because when I wanted to talk about my future and what my home could look like, I didn’t have to worry about S making assumptions about what “family” consists of or what my “role” would be. And as a single woman who is looking to adopt, that really meant a lot to me! -(side note if you’re in the Twin Cities and want S’s info, hit me up) -The most important thing about working with S, for me, is that he never made me feel foolish. I gradually got really good at talking about and looking at houses, but even when I asked questions that were obviously, or made incorrect assumptions, he never treated me like I should have known the answers, or like the process was supposed to be easy. And the guy genuinely loves houses!
What to Look For -You’ll want to find a house that fits what you want your life to be, not necessarily what it is at this moment. So think about what you want your day to day to be like. Will you be working from home at all? Do you have or want kids or pets? Do you want to be a person who hosts out of town guests? Do you want to have band practice at your place? Do you want to host D&D? Large holiday meals? Do you want to garden? Grill? Have a firepit? Do you have a car, or do you think you will? Do you have physical access needs based on your body, like particular types of doorways, floors, stairs, size of spaces, etc.? Are there furniture pieces that are important to you that you want to plan around? (For me, I have an electric piano, and placing that was super important).
-I’m a single person, and I want to adopt a kid, and I know I’ll need a roommate in order to afford my mortgage. So it was vital for me to find a house that either had 3 bedrooms, or had 2 bedrooms and a 3rd could be easily finished/added. it was also important that my roommate would have their own private space that was decent size for me to charge rent -Think about all year round. I live in Minnesota, and you better believe snow was top of mind at every house. As a renter, my landlord was supposed to deal, with anything over 3 inches (did he always? of course not). Now it’s my responsibility. What kind of trees are around? Do you have big storms? You need to pay attention to big branches and power lines. Is it getting super hot where you live? You probably want to prioritize central air, or shade.
-On the topic of central air - It’s pricey to add it to a house that doesn’t have forced air heat, because you have to add all the ductwork. If that’s the case and you don’t have that $$$, you can either go with window units or something called a mini-split. It’s basically mini air conditioners that heat floors separately, but have a better range than a window unit. -Does the house have a yard you want to deal with? How about a sidewalk you have to shovel (woe unto you in corner lots) -How does bussing work for the schools in your area, if that matters to you? -Some houses will be empty. Empty rooms look smaller than rooms that have shit in them -Some will be staged. People who stage houses don’t fill them with STUFF, so you’ll notice few bookcases, coatracks, etc. Think about the stuff you have, not the stuff they put in the house. -You will be AMAZED at how some people live. Seriously. Some people have a giant ass oak tree literally leaning on their roof and just deal with it. Some people have 3 bedroom houses, and the only bathroom is only accessible by going through one of the bedrooms. Some people have their fridge down a flight of stairs from the kitchen. Some people have their laundry in the basement, but the only access to the basement is through an outside door. In some climates that’s fine, but I live in fucking Minnesota -I had the instinct when I started looking that I needed to be entirely open to everything, and not be too picky. After about two weeks of looking (and S had me going to like 4-9 showings a day some days), I got real picky real fast. This was helpful for S and helpful for me, so we weren’t wasting time on houses that weren’t contenders. I learned that the houses’ feelings did not get hurt by me not wanting to buy them -Likewise, I started out being entirely open about where I wanted to live. Anywhere in the Cities or near suburbs, I said. But then I went to see houses in these places and realized I did not want to drive that far to work, or that the only way to access places was by the highway, so if it shuts down or there’s a bad snowstorm, I’m stuck. -To that end, i found it really helpful to make myself a Google map (you can make some and save them) of where I go. I included work, church, my bandmates houses, bars I like to go to, and my friends’ houses. Then whenever I was considering a house I’d plunk it on the map and see how it lined up with the realities of my life. -We’ll talk about offers in a sec, but remember that people can technically list their house for whatever number they want. So it’ll be up to you and your realtor to decide what’s fair. I mention this here, because a house may be listed way cheaper than others on your list—there’s likely a reason for that, but if it looks promising, give it a try! It could be that the reason it’s listed low doesn’t matter to you (i.e. it’s next to an annoying business that you don’t mind, or doesn’t have a garage but you don’t have a car, or the other houses int he neighborhood have yards and this doesn’t). Or it could be the seller needs to move it FAST and you can take advantage of their situation. -If you’re a handy person, a cheaper house might be a great option if fixing it up to be what you want is affordable for you. (Again, this is where a realtor like S can be super helpful to come up with those costs). For me, I didn’t want to do jack shit to the house, and I knew I’d be paying for that. (not that I don’t have a whole spreadsheet of eventual projects....but that’s invevitable) -Likewise, it can be helpful to set your filters to include houses a bit above your budget. Some people list their houses WAY higher than they should, so if you see a property that’s been on the market for a while (when I was looking the market was hothothot, so “a while” could mean anything over a week/10 days. In a slower market, you’ll want to look at those that have been listed for 30+ days), it might be worth checking out and then offering low. Chances are the seller will need to reduce the price anyway if they’re not getting any bites, and you could get a good deal by jumping in before they do that. -IDK where else to put this, but measure the garage. I didn’t, and I discovered like a month ago that my car (a little compact Toyota) is too long for my damn garage. It’s not that I wouldn’t have bought the house because of that, but I could have included it in some negotiations.
Offers -So you found a house you like! Now the scary part. 
-You’ll get a sense of the market from your realtor, and they can usually advise you about how quickly you need to move on a potential offer. Sometimes a seller will give a deadline themselves: they call this “best and highest.” So they’ll say “we’re hearing offers at 3pm tomorrow” or “we’re asking for best and highest on Monday.” Generally that’s the cutoff for receiving viable offers. -In the market when I was buying, it was pretty common for houses to sell for 20-40K over the asking price. Again, some houses would be listed too high or too low, as I mentioned before, but on average that’s what I was working with. There were also a TON of offers on all the properties I liked. The lowest number of offers on a house I tried to get was 5, the highest was 19. That is kind of insane. In a slower market, when you’re not competing with that many people, you can offer closer to the asking price (or some people just say “asking” as in “20 over asking”) -The first thing I did when I decided to put in an offer, was to talk to my realtor so he could start getting the paperwork together. You can’t just email the seller and say “i want your house,” there are legal documents that have to be drawn up to make it a binding agreement if it’s accepted. -My folks bought their house without a realtor and did all the negotiating, etc, themselves, but they still needed a realtor friend to do the paperwork for them. If you go that route, you can probably do more informal offers, but IDK how that works. -The next thing I did was contact my lender for the following things: 1. I gave them the address and asked “Does this fall within certain DPAs?” 2. I asked them to run some numbers for me. Usually it was a version of: “What would my monthly payment be if I offered $240K and put down $5K in earnest money, and if I had $20K of downpayment assistance? How about if I offered $245K or $250K? What if I only put down $2500?” This helped me figure out what kind of offer I could reasonably make, and what it would actually cost me monthly if I got the house. 3. Then, when I decided what I wanted to offer, I would ask for a preapproval letter that includes the address of the property, basically saying “hey we’re a lender and we will give Jay a loan of $XX to buy this house, pinky promise” -I copied S on all my communications with the lender, so he knew what I was considering and he could give advice -(sometimes I saw a house on Friday and had to make an offer by noon on Saturday, leading to me trying to call my lender at 9am on a Saturday morning, which sucked. This is why knowing who’s on your lender’s team and how to contact them matters) -There’s no hard and fast way to decide on a good offer, because you won’t know how many you’re competing against. Sometimes your realtor might be able to chat with the sellers agent and find out how many people saw the property, if they have a sense of how popular it is, but sometimes you want. You want to be able to afford it, but also not go so low that you won’t even be considered. -Usually, your realtor will ask you to write a love letter to the house to include in the offer. “Dear seller, I love your house because of blah blah blah, I can see myself doing blah blah blah, specifics specifics.” Do these matter? I don’t feel like they do but whatever. Make a template and update it for each offer. -One thing to note about this is that you DO NOT want to give information about yourself regarding your status in a protected class (i.e. “we’re a young queer couple; I’m a neurodivergent person; I’m an immigrant/veteran/belong to X racial group”). It might seem like that would be helpful in certain areas, but sellers aren’t legally allowed to pick a buyer based on those things, so it ends up working against you.  You can talk about what you do as a job or as a hobby, if you’re an artist, if you’re a parent, if you have pets, if you know who else will be living int he house with you, etc. You can hint at things. But S was very clear with me about keeping it pretty general and about the house. -Once you’ve decided on the $$$ you’re offering, you need to decide if there’s anything else to add to “sweeten the pot.” For some people, that’s saying “my timeline is totally flexible, so if you need to close in a month that’s fine, and if you need to close in 4 months that’s fine.” A lot of people choose to waive inspections. -OHHHHHH Ye olde inspection. Dear God. -The inspection is basically a thing where you hire a professional to look at the house before you officially seal the deal, and they tell you if there are things you need to be concerned about. So if the inspector comes in and says “yeah this roof is going to cave in in a year,” you can use that in your negotiation and say “look, I’m going to lower my offer by $15K, because I will need a new roof in a year.” then it’s up to the seller to decide if they want to agree to that, or if they want to try again to find a buyer who hopefully would not get an inspection. -to “waive an inspection” means that you’re agreeing to skip this step -OK so my instinct was always “I will NEVER waive the inspection,” and a lot of people feel that way. HOWEVER, I did not get certain houses because the people who did offered exactly what I did and waived the inspection. There was a buyer who had made SEVENTEEN OFFERS and beat me out on a house, and they got that house after SEVENTEEN OTHER TRIES because they waived an inspection. -I did get an inspection with my house, which was lucky and also thanks to S being a great negotiator. -I waived it on one of my offers -I would say I’d be comfortable waiving an inspection if: 1. You or your realtor knows shit about buildings, codes, etc. S knew a lot, so was able to look at things like furnaces, windows, basement beams, foundations, etc etc. 2. The important parts of the house are easily visible. Usually this means an unfinished basement. if the basement is finished, you probably can’t see all the structural things you’d need to 3. You’re already planning to do a bunch of work on a house, so you’re offering a lower bid and budgeting to do renovations anyway -At the end of the day, it’s your call. More about inspections below. -Most people who buy houses have mortgages, meaning that they can’t just drop $250K on a house. However, some people got it like that, so they make what is called a cash offer. Cash offers will win out every time, because they are usually higher, are easier for the sellers, and will often waive inspections. Depending on your region and your budget, you may or may not see this. I got screwed SO MANY TIMES and so did my friends, by all-cash, no inspection offers. The majority of these are from people who are buying properties to rent out or Airbnb - they won’t live there so they don’t really care if it’s solid, and my budget range seemed to be about where rich people who don’t want to flip a house felt comfortable buying. It was annoying. -but hey if you got it like that, go for it. -Once you have all the terms of your offer figured out, your realtor will send you the official offer paperwork that you’ll sign (prob. digitally). Then they’ll send it over to the seller and be in charge of all that communication. If the seller comes back with a counter, or with questions, your realtor will bring that to you. They may advise you, but at the end of the day it is up to you what you’ll offer and what you’ll accept.
You got accepted!
-Holy cats, they said yes to your offer and your terms! This is a huge moment to celebrate! I cried! And obsessively looked at pictures of the house over and over -The seller may come back to you with some proposed adjustments. In my case they wanted to round the selling price up by $1K, which I agreed to. (IDK why they cared, but in the grand scheme that was fine). They also wanted to change some of the verbiage in the offer that didn’t actually affect anything. -The first thing you’ll need to do is put down the earnest money. That is usually held in a trust or something similar until closing. But basically, if you said you’d put down $5K of your own money in the offer, you have to prove you have it right away. So don’t offer to put down earnest money that you don’t have! -The higher this number, the more appealing your offer generally is -There are a lot of things that will need to wait until you close, so this period of time feels really weird -You’ll have a purchase agreement (along with any addendums or changes) that basically says “I’m Jay and I offer $XX, the seller agreed to the price and the terms, we’ll see how it goes from here and if it all goes well, this deal will go through” -I’m gonna say it now, don’t ask me about escrow. Escrow is basically like an account where money lives between you and the bank. You pay extra into this account so that if something happens and you can’t pay what you agreed, the bank still gets the money for a certain period of time. or something like that, I don’t know, it gives me a headache. I’m sure other people understand it better.
Next steps
Inspection -If you included an inspection in your offer/purchase agreement, you’ll want to set that up within a few days. (Don’t worry about booking “last minute,” inspectors pretty much always work on that kind of schedule. Very few people are booking inspectors weeks in advance. This was something I felt bad about, but it’s okay)
-Inspections are pricey, and usually have different packages that include different things. I chose to do the sewer scope bc I had a friend who found some crazy sewer issues and I didn’t want to deal with it. Your realtor can probably give you advice on what you might need. -Inspector look at a lot of things: all your systems (like heating, cooling, pipes, electricity, etc),  your windows, roof, foundation, gutters, attics, floors, plumping, appliances, etc. -They do NOT open walls/ceilings/floors, etc. So if it’s not visible, they won’t be able to report on it.  -They’ll send you a big ol’ report, and if you can be there with them they’ll do a walk through with you to talk over big issues. Your realtor should come to that as well, as they might have good questions. -After you have the information, you have to decide if there are any big issues that need to be addressed. The inspector will flag things that are a problem legally, but it’s up to you how much you care about them. Some will be easy fixes. Others might be deal breakers that mean you decide to walk away from the property entirely. Most things will be in the middle.  -Note that some things are legally “issues” but practically may not matter. There are certain outlets on the outside of my house that aren’t right, but I don’t intend to use them much and if it turns out I need to, it’s not that expensive to switch them out. My basement stairs are an absolutely death trap, but my laundry is upstairs and so i dont really need to use them much. I could spend like $4K to replace them, but I don’t care at this point, and it’s not a big issue for me. But legally they are terrible. -Some things may be an absolute problem that the seller needs to deal with before you’ll agree to by the house. -You and your realtor will come up with a list of things you want to tell the seller to fix before closing. They might fight you on some of them, and again that’s why the realtor being a good negotiator matters. -Generally, you want to ask for fixes on the important things, without asking for every little thing, so the seller doesn’t decide you’re too much trouble and they could probably back out and get a better offer that wouldn’t cost them as much in repairs. -for me, the garage door was busted so they defnitely needed to fix that. There was a pipe that was put in wrong that was a quick fix. And there were birds in the attic, so they needed to clear those out and go through and block up all the entry points in the room. All of these requests were reasonable, and the sellers agreed to them. -At this point, it’s up to you if you want to pay for a re-inspection (i.e. the inspector coming back to verify that they did all the work they were supposed to). I didn’t—instead I had them give me all the receipts from the work that was done along with photos and video of the work. That way if something is a problem in the future, I can contact the companies that did the work and take advantage of warranties, etc.
Home Service Warranty -Speaking of warranties! There’s a thing called a Home Service Warranty that you’ll need to decide on. Mine is through American Home Shield. Basically this is a warranty that covers things in your house. There are different levels of coverage, so some just cover the big things like windows/roof/furnace/water heater/etc. As you upgrade, it’ll include things like stoves, fridges, dishwashers, etc. -If you’re getting your own warranty, you basically pay a certain amount per month for the coverage. Then if any of the covered things break down, it get’s fixed for free (plus a small service charge. For me that’s $125). So if your inspector tells you “hey, you’ve got about a year left on this water heater” or “the furnace has some issues that might come up in a few years” you could save a BUNCH of money by having this coverage. -My realtor got this warranty included in my purchase agreement, so the seller is actually paying for a. year of my coverage at he upgraded level. This is SICK AS HELL and not every realtor will think of it—definitely mention it to yours. I didn’t even think of it as an option. Basically what this means is that if any of my stuff breaks this first year, I can get it replaced for very cheap AND I don’t even have to pay the monthly coverage fee. -When I moved in, my shower was broken. I tried to fix it, but the called AHS and I only paid $125 for a plumber to come look at it, order parts (which would have been pricey since my house is pretty old), and fix it for me. I hate my fridge, so I have a goal to break it this year so I can get a new one for free.
Appraisal -Okay, so you got the seller to agree to your fixes, everything is moving apace. It is time for the GOD DAMN APPRAISAL -(for many people, the appraisal is fine and is not GOD DAMN anything. For me, it was a nightmare and I didn’t sleep for like 2 weeks) -Okay so what is an appraisal. Basically, the seller said “my house is worth $XX” you said “I’ll pay $XX for it.” Your lender said “we’ll give Jay a loan for $XX.” But now someone else has to look at the house and determine if it’s a fair price for the house. This is what really determines the loan you’ll get (this is also why what you’ve gotten so far is a pre-approval. They’ve basically said “you’re capable of paying back a loan of $XX, but we need an outside agency to determine if this house is worth is”) -The appraiser will look at the house, inspection reports, and other sales of similar houses in your area. Ideally, this helps them determine if the price you and the seller have agreed on is in line with what is reasonable. -Banks are not going to give you a $400K loan on a potting shed in a ditch -It’s all complicated and this is where a lot of shit in the Housing Crisis came from -Basically, you want the appraisal to come at or higher than your purchase price. (if it comes in higher, do a little dance bc you got a deal) -If it comes in lower, you can be in trouble. That’s what happened to me. -A note about rules & regs - lenders cannot talk directly to appraisers. This is because of the housing crisis and all the shady backroom deals that were happening (i.e. if you appraise this house at this price, we’ll give you Mr. Appraiser Guy some kickbacks from the extra money we’re making in mortgage interest or whatever). In practical terms, this means it takes FOREVER to get messages to all the parties involved.  -If the appraisal comes in low, you can ask for a reappraisal. It’s up to the appraiser if they agree. There are rules about this. -What Happened To Me: OK so my house is in a historically Black and immigrant neighborhood (read, historically redlined). This means a lot of the properties here are undervalued based on other locations. In a hot market, even undervalued properties can go up in price in a big way. In a slow market, that doesn’t happen so much. My appraiser only wanted to pull comps (meaning comparable sales of similar houses in the same area) in my exact neighborhood. However, there hadn’t been any sales of similar size/age/etc houses in my exact neighborhood since last winter. Guess what the market is like in the winter in Minnesota! Fucking SLOW boy. So these comps were coming in like $20K lower than my agreed price. So my realtor and lender took a look and said “look, if we widen out a little bit to these nearby neighborhoods, we can see all these more recent sales that are closer to our price.” It took two weeks of back and forth to get the appraiser to agree to add some of these comps to the appraisal. He was really reluctant to look outside my immediate area, because my neighborhood is of “lower value” than the surrounding areas. Structural racism, baby. Not against me, but against my neighbors and everyone who’s lived in this area for the past 150 years. Hooray. Finally, I got a re-appraisal that was $8K lower than my purchase price. So I was in a pickle. I had an agreement with the seller saying I’ll pay $XX, while the bank is now saying “we’ll only give you a loan for $XX-minus-$8K.” So either I need to come up with $8K MORE of a down payment in earnest money, or I need the purchase price to go down. Or i need to find more assistance. HERE IS WHERE HAVING S MADE ALL THE DIFFERENCE. He went to the seller and basically used his status and significant experience to say “Look, you can either agree to lower the purchase price by $8K, or we all walk away. If we walk away, this means you have to re-list the house, wait for more offers. And then even if you get an offer as good as or better than Jay’s, that person will still need to go through the appraisal process. So...  you’ll probably be right back here. The only chance you have of skipping appraisal is if someone comes in with a cash offer, meaning they won’t need a loan and no bank is involved. But for a lot of the reasons the appraisal is low, those types of buyers (who often want rentals/vacation rental properties) ain’t looking to buy in this neighborhood.”
(or that’s what I imagine he said. It was probably smarter)
ANYWAY, all that to say a MIRACLE occurred, and the seller agreed to lower the purchase price of the house by $8K. I can tell you the whole story of how I found out over a drink sometime, but let me tell you I wepttttttt
-Anyhow, once the appraisal is good and you’re pretty sure the deal is going through, you gotta get insurance. call a bunch of places, figure out what coverage you need, see if it’s cheaper or easier to put car/life/etc in the same place. You have to have insurance if you have a home loan - basically the bank owns the house, so it’s in their interest to have it covered in case of disaster.
Closing
-I’m going to be quick on this, because it’s super technical and I only kind of understand it. -Closing is basically the day where you sign all the paperwork, after which the house is yours! Then you can start moving, renovating, decorating, whatever you want. -One of the things that’s part of closing is the Title and Title Insurance. Basically, you need to pay to have the paper that says you own the house, and then you have to pay for insurance on that piece of paper. Why. IDK.  -At this point there’s so many random fees and charges, I just kind of looked at the totals and made sure nothing was way out of range of what I expected.  -A few days before closing, you should have the following: 1. receipts/evidence from any fixes made to the house or a re-inspection report 2. Closing disclosures, which basically means any information that’s attatched to the deed for the home. This can include unpaid property taxes, any weird liens on the property, any easement agreements with neighbors you should know about, etc. 3. All the paperwork you will sign! -It is in your best interest to read ALL OF IT if you can. (the title person was surprised I’d read mine, which I found super worrying lol) -If you are buying a house by yourself, you will not BELIEVE how many times you will read “Jay, A SINGLE PERSON, is buying a house ALONE AND BY THEMSELF, as a SINGLE UNMARRIED ALONE PERSON” Very judgy. What are you, my grandma? -One thing about disclosures—it’s up to your title company to do research on weird shit that might be attached to your property. You can technically choose your title company, but I wouldn’t not recommend looking for the cheapest option if the company doesn’t have much of a track record. I had an issue come up with a payment the seller owed that was delayed, and my title company had to be the one that caught that. My friend and his husband got in trouble because some seller 5 years ago didn’t pay property taxes, and so the IRS came for THEM. The title company should have caught that before they closed and had it dealt with. They won’t end up paying it, but it’s a huge pain and they have to argue with the IRS which is never fun. -On closing day, you’ll do a final walk through with your realtor. This is your last chance to bring up any issues! You DEFINITELY want to do this walk through. If the seller left the door unlocked and an entire family has taken up residence in the living room, you need to know! If the contractor they hired to fix the plumbing knocked a new whole in the wall, you need to know! Don’t expect that the seller will tell you about any new issues that they caused. -This is your last chance to say “Hey, there’s a new major issue that wasn’t reporting, i ain’t signing shit until we re-negotiate” -If you find yourself in this situation (hopefully you won’t!) PLEASE don’t be afraid to say something! Don’t worry about how much time and money has already been put into it, or about calling out a seller who is acting in bad faith or fucked somethign up. This is your house! It matters! And your realtor should have your back. -But most of the time, the final walk through is fine! Then you go somewhere to sign all the paperwork. If you’re like me and have 3 different types of DPA, it will be two giant folders worth of paperwork.  -Once you sign the paperwork with the Title Company, they’ll put the paperwork through. After that happens, the bank should transfer the whole ass agreed amount to the seller. Also, if your DPA is in the form of other smaller loans from other sources, those should be paying to the seller at the same time. -in MY case, one of my DPAs took 3 hours to process for some reason, so I had the most anti-climactic closing ever. I signed everything, waited for an hour and a half, and then they were like “you can go, we’ll email you when you officially own the house” So I just awkwardly hung around and ate pancakes until I got the email. -Let’s say you have a relative who wants to help you out with your downpayment (Yay! Every little bit counts!) Or let’s say you’re living with someone who doesn’t want the house to be in their name, but they want to contribute to these initial costs. You’ll want to talk to your lender about this as soon as you know about it. There is special paperwork for “gifts” that basically let’s it go directly to you downpayment but it doesn’t count towards your income. So if Grandma Bob says “I got $10K for you” and you just deposit the check in your account and plan to pay $10K more in earnest money, that will suddenly look like you have $10K more money to your name, so might change how your loan and DPA shake out. But if you get Grandma Bob to sign a particular document and give you a certified check, you can just give that right to the Title person and it goes right to making your downpayment bigger, therefore making your loan smaller! Thanks Grandma Bob! -”Cash to close” is essentially what you are paying at closing via all sources. So that’s your downpayment (including all assistance) any gifts, your earnest money, etc. Sometimes you have additional closing costs. They may be covered by DPA, or you may be on the hook to write an additional check. You’ll know this in advance. -Hey, check it out, you own a house now! -(keep all your paperwork0 -They’ll give you a document you have the file with the city called Homestead filing, basically telling the city that you own a house and you live there.
NOW WHAT?
-Now I’m done telling you things. Feel free to DM me if you want to talk more, but also talk to professionals in your region who know things. -I started writing this post before I closed in July 2023. It’s now mid-November, and I’ve been living here for 3 months. Here’s some stuff I’ve learned that might be helpful: 1. It’s good to know what kid of walls you have (drywall vs. plaster and lathe, etc) because that determines how you can hang things on them. Also if you have plaster walls, just get a cheap magnetic stud finder. The fancy electronic ones often don’t work 2. It’s good to have a drill. It just is. 3. If there’s a big project you need done (say your garage is too short for your goddamn car), you may qualify for a home improvement loan from the same kind of orgs that give DPA. I’m doing it just because I don’t want to drop $3K in one go. Technically I have 4 years to pay it off, but I’m going to make larger monthly payments and pay it offer quicker than that.  4. We can talk about contractors and permit and zoning all day. Suffice to say, it’s good to look up who to talk to at the city about construction permits, and they can be both incredibly confusing and very nice. Often at the same time. 5. If you’re gonna have a roommate or partner or non-child family member who is paying you monthly to help with the mortgage, DRAW UP A LEASE. You want shit in writing, and they have rights as tenants that need to be respected. Many a relationship has been saved by PUTTING SHIT IN WRITING. (there are templates you can find) 6. FEELINGS: People always tell you “You won’t know how you feel about X until you do it.” Getting a dog, moving away from your folks, living with a partner, whatever. I am here as an old man to tell you, they are right. I had no idea I would have such BIG FEELINGS about this lil old house. When I come home and my roommate has the lights on and it has a glow, I feel so much that sometimes I cry! Setting things up, making decisions about organization, learning how to be in my space, means so so much more to me now than it ever did when I was renting. The stress is greater, too, because I have to make all the decisions! It’s exhausting! But every day in my house I am so happy to be here, I’m so glad my other offers weren’t accepted, because this is the best of the houses I looked at. It is my 117 year old baby and I love it forever.

synopsis: reader has been moved away for a few months and wishes they’d stayed in gotham. but a trip to metropolis may provide the opportunity they need to try to reconcile with bruce.

a/n: this one took a bit longer to get written down because i kept getting stuck, but im glad i was able to finish it. i still have more parts in mind that i want to include in this series but i don’t know how fast i’ll be able to get them all done. also thanks for the likes on the last two parts!

“are we still on for dinner tonight?”
your boyfriend is on the other line.
“yeah sure. my place or yours?” you ask.
“how about we go out? there’s this japanese restaurant i’ve heard is good. we could try that.”
“okay. 7 o’clock sound good?”
“sounds great. i’ll pick you up?”
“sure.”
“okay, babe. see you then.” your phone beeps after he hangs up. the screen goes back to your favorites list in your contacts. bruce is still on it. you haven’t had the will to delete it.
it’s been three months now since you left. you didn’t think you’d move on this quickly but robert has proved to be a good companion for you. or at least some kind of distraction. you sit there at your desk, just staring at bruce’s contact. you know you shouldn’t make personal calls on company time but you needed to hear a familiar voice. today has been difficult. some days are better than others. some days you feel fine, happy, content with your job and with robert. other days, like today, it’s like a rain cloud is looking over you and at any moment the monsoon will come. you glance at the top of your screen and the clock says 4:56. you suppose you can leave a few minutes early. you grab your bag and leave your desk, heading toward the elevators. your mind sends you a flashback to that first elevator ride with bruce. sometimes you wish you could just forget about it. all of it. press a button and make the hurt all go away. the memories. the reminders that drip with pain and longing, filling your mind to the brim with tidal waves of regret.
you regret so much. you regret not telling bruce how you felt. you regret not insisting that you stay, whether he wanted to be with you or not. you regret leaving. you thought being away from him would allow yourself to heal but it’s just made every little detail of life remind you of how it all went wrong.
you often find yourself still checking gotham news sites. almost every article is a new story about how well he’s doing. how the company is thriving, how he’s creating new outreach programs and divisions to help the city. he even started a new program, like the one you worked with him on, this time supporting students interested in fine arts. photograph after photograph shows him in different gotham schools, giving out new supplies and resources. he’s doing amazing work there. and you’re still here, coming in every day to sit at a desk and make spreadsheets. the job offer turned out to be too good to be true. you were promised travel, but the furthest you’ve gone is phoenix. and it wasn’t even for work. you finally step off the elevator and into the garage where you see your car where you left it. at least you got that assigned spot.
back at your apartment, you drop your bag on the kitchen table and flip through your daily supply of junk mail. you go into your bedroom and open the curtains to let the remaining rays of sun come through. you look out over the city. you can admit it’s a beautiful view.
you sit in your armchair and stare out the window until robert texts you that he’s downstairs. you get another notification on your phone at the same time, from the gotham gazette. the headline stops you in your tracks toward the door.
“bruce wayne and mystery woman seen leaving local restaurant”
you feel a gasp get caught in your throat and your chest tightens. you can’t be mad that he’s moved on when you have too, but the pain still comes. you click on the link to the article. paparazzi pictures of him with his arm around her shoulders threaten to bring tears to your eyes. the restaurant sign behind them glows and you realize it’s the one you suggested you’d go to with him. the one you almost suggested you’d go to. you never got the chance, because he instead had his own suggestion in mind.
you close the app and sit down at the kitchen table, putting your head in your hands. it’s all starting to rush back again. that pain. that intense, overwhelming pain that takes your breath away.
your phone dings again with a text from robert, telling you to hurry up or you’ll miss your reservation. robert. not even him can make you catch your breath.
you grab your bag and head out anyway, not wanting to stand him up. you get to his car and open the door. bruce would’ve come up to your apartment and walked you down. he would’ve opened the door for you.
“hi babe,” robert says cheerfully as he leans in to kiss you. you turn your head so he just catches your cheek.
“long day?” he asks, sensing your mood.
“yeah. long day.” you say flatly.
robert tries to the fill the car ride with small talk. you can only muster the occasional one or two word response every few minutes. you get to the restaurant and robert leads you inside.
“reservation for robert?” he asks the host.
“right this way.” you get to your table and sit across from robert and open up your menu.
“i’ve heard the steak here is really good.” he says as he flips through his menu.
“hm.”
“or i’ve read that their salads are good too...”
“mm hm.”
“do you want to get a bottle of wine?”
“sure.”
“maybe an appetizer?”
“okay.”
“…these dumplings look good.”
“yeah.” you feel irritation rising.
“or the edamame—”
“jesus rob just fucking pick something.”
he closes his menu fast and all but slams it on the table.
“what the hell is your problem?” his voice rises and you feel people starting to look in your direction.
“keep your voice down.” you set your menu down too.
“no, i’m tired of this. what is going on? why are you being such an ass?”
“i’m not being an ass, you’re being annoying.”
“i’m trying to talk to you.”
“then talk to me.”
“i try but you won’t so much as look at me let alone actually engage in conversation.” he looks at you with hurt in his eyes.
“what’s going on? you’ve been acting so weird lately and it’s been freaking me out.”
“i’ve been acting how i always do.”
“no, you’re not. over the past few weeks you’ve been getting more and more distant. you never actually talk to me about what’s going on with you and you’re always angry or upset or…” he lets out a disgruntled sigh.
“i’m just worried about you.” he says quietly.
“it’s just been stressful at work. that’s all.”
“no, i know that’s not it. look, i understand that you left a lot back in gotham, including your ex.”
you look down at your lap and your cheeks get hot with anger.
“but it’s not fair to punish me for the decisions you made.”
with that you grab your bag and stand up from the table and leave the restaurant. you wave down a cab and open the door, but robert comes up behind you and closes it.
“you can’t just run away. we need to talk about this.”
“talk about what exactly, robert? the fact that i’m miserable here? the fact that not a single moment goes by without regretting leaving? the fact that i can’t sleep at night because all i can think about is him? i can’t do this! i’m stuck! i’m stuck in a city that i hate because it’s not home. i’m stuck at a job that promised me the world and i all i get is a shitty desk and a worthless title. i’m stuck in a pointless relationship with someone i know i’ll never love. i’m done, robert. i’m just… done.”
you open the car door again and get inside. you look out the window and see a tear roll down robert’s cheek. that’s all you know how to do now. spread the pain around onto other people and watch the tidal wave crash into them too.
you lie in bed that night and just let the tears flow. you pick up your phone and delete robert from your favorites list. bruce wayne still sitting there, waiting. you click on his contact and remove it too.
your eyes are puffy that next morning from crying yourself to sleep. you park your car in your spot and head inside. you sit at your desk and try to wake yourself up with a cup of coffee. you just try to get through today. one thing at a time.
after a few minutes jonathan locke walks up to you and hands you a folder.
“we have a lead for a project in metropolis i’d like you to take a look at. if all goes to plan, you can go next week and present it.”
you take the folder and open it. it’s for a renewal project that will target the growing unhoused population.
“metropolis?”
“yes. it’s far but i think you can handle it.” he says with a smile.
you can’t help but feel like he’s patronizing you. you look back down again at the folder. it’s either your desk or metropolis.
“okay.” you just say quietly.
“oh, well great. that was quick. i’ll get you set up with tim who’ll be spearheading the trip and you guys can coordinate on responsibilities.”
“okay, thanks.”
“and it’s close by gotham so you could visit your old stomping grounds too.”
jonathan walks away from your desk and to his office. you think back to that night you met him, when he gave you a folder similar to this with an almost-irresistible offer. you thought you’d be leading the division. turns out the proposal said you could be leading the division. you should’ve read the fine print.
you and tim meet up that afternoon to discuss the trip. you like tim. he’s nice, respectful, and understands you want to be doing more so he delegates a lot of his responsibilities to you. or maybe he just wants a free trip to metropolis so he’s dumping the work on you, hoping you’ll appreciate it. no matter his true intentions, you do enjoy the extra work. it helps distract you.
“oh, also,” tim stops you as you start to leave his office after your discussion.
“jonathan wanted me to let you know that we can bring a plus one on the trip, on the company’s expense. my husband is gonna fly in after the meeting, you should bring your boyfriend.”
“oh… i think i’m actually gonna be flying solo, tim.”
“oh, is everything okay with you guys? i’ve only met the guy once but he seemed pretty great.”
“um, not really... we ended things last night.”
“last night? i wouldn’t have come into work today, honestly.”
“yeah, it was pretty rough.”
“well, for the record, i lied. he kind of seemed like an ass.”
you laugh. “he isn’t so bad. we just weren’t right for each other.”
“well i can attest to that. before chris i was with this guy who i just knew wasn’t the one for me. it took meeting chris to see that though. i realized that i never saw a future with the other guy. but with chris, he’s the one i always want to be around. when we’re apart it’s like… i don’t know like—“
“like you can’t breathe. like all the air in the room has been sucked out.”
“exactly… you sound like you speak from experience.”
you just look down at the floor.
“well whoever they are, if you get the chance again, don’t let them go this time.”
you look up and smile at him.
“thanks tim, but i’m pretty sure he’s long gone. and he’s with someone else now too.”
“if he’s really the one you want to be with, the one you really see a future with, don’t let anything stand in your way. fight for it.”
you pause for a second and think about tim’s advice. you want to fight for him, you do. but what if he doesn’t want you to?
“all i’m saying, is if you’re able to see him, it’s worth it to at least try again. then you’ll at least have an answer.”
“…you’re right. the uncertainty, i just know it’ll eat away at me forever.”
“right. so where is this guy? is he here in san fran?”
“no, he’s actually back in gotham.”
“well perfect! you can take a visit while we’re in metropolis.”
“i guess i could…”
“you should. you will. do it.”
tim starts to stand up to head home for the day.
“and you’ll tell me everything when you do.” you chuckle.
“you got it, tim.”
“i’ll see you tomorrow.”
“yeah, see you.”
you go sit back at your desk long after hours and think about this new plan. how are you even going to go about this? do you just show up at his home, knock on the door, and hope he answers? if he does, what do you even say?
you spend the next few days leading up to the trip trying to configure your plan for talking to bruce again. you’re more nervous about that than the actual work you’ll be doing.
you and tim sit next to each other on the flight to metropolis. you work on your computer trying to distract yourself from how nervous you are about possibly seeing him again. curiosity gets the better of you, and you search online to see where he’ll be.
“glad to see you’re using the in-flight wifi responsibly.” tim says sarcastically.
“i just…”
“if you’d have told me bruce wayne was the ex you were going to see in gotham than i might’ve given you some different advice.”
“and what would that advice be?”
“that, for one, you were stupid to let him go at all. and second, that you should go visit him on that school trip he’s doing. for that new fine arts project.”
“why there?”
“well you weren’t gonna just show up to his house and ring the doorbell, were you?”
you pause for a second and let your silence be your answer.
“okay yeah, not a good idea. trust me. rom coms do not portray that as accurately as you’d think.”
you chuckle.
“so you think i should show up at his event?” you ask.
“i think so. make it like you’re there for work. use that as an icebreaker, then you can get to talking.”
“that’s not a bad idea tim.”
“it’s a great idea. it’s right after our meeting tomorrow anyway. it’ll be perfect.”
“i’m not sure about perfect. what if he—“
“don’t torture yourself over the what-ifs. they’ll just burden you. and while i know i’ve been talking quite positively about this whole grand romantic gesture of yours… don’t get your hopes up either.”
you look over at him with furrowed brows.
“i heard someone say once that expectations are just premeditated disappointments. just… don’t set yourself up to get hurt.” he says quietly.
“well now i’m a little confused, tim. because you’re the one who’s been urging me to do this in the first place. and now you’re telling me not to get my hopes up?”
“you’re right. i’m sorry. just… tell him what you need to say. not what you think he wants or needs to hear. not what you think you should say. not what someone else would say. you have things you need to get off your chest, whatever they may be. and you need to speak them out, otherwise they’ll suffocate you.”
you get quiet again and realize he’s right. you’ve been so hung up on what you should do or say and didn’t stop to think about what you actually want to tell him.
“you’re right.” you say, barely above a whisper.
“i know i’m right.”
you smile and grab tim’s hand.
“thanks, tim. you’ve been one of my few friends since i moved here.”
“what can i say? i’m a peach.” he says with a smile and you laugh.
“can i just ask one thing?” he says softly. “…stay in touch?”
you just look at him, his face plastered with a sadness you’ve never seen from him before.
“if all goes well with… bruce wayne—god that’s still so weird to think about. but anyway, if you two get back together, and you move back home to gotham, and you two live happily ever after…” you laugh lightly.
“promise to stay in touch?”
“…of course, tim.” you smile at him. he squeezes your hand and smiles back, then he lets go and goes back to his in-flight crossword puzzle. you look back down at your computer and find the article detailing bruce’s trip to a gotham middle school where he’ll be implanting new support and funding to its, and every other gotham school’s, fine arts program. you sigh and close your laptop.
you spend the rest of the flight with your headphones in, listening to music and staring out the window. you know it’s a cliche, but you don’t care. this plan of yours and tim’s hangs over your head, that cloud ready to pour at any moment. you suppose the floodgates will open if things don’t go well tomorrow. the rain will come and the tidal wave will crash and you’ll be left to pick up the soaked pieces of your shattered heart once again. as though fate herself has heard your dark thoughts, the plane goes through a rain cloud and wet droplets scatter over the window, blurring your vision, each one shaking in the wind as if laughing at your melancholy. you just turn your music up and close your eyes, hoping sleep will find you before you land in metropolis.
of course, the sweet release of slumber doesn’t come and the plane jolts as it touches down. tim helps you carry your bags out of the overhead bins and out of the gate, and the two of you find a cab to your hotel. you discuss your meeting and go over your key points as you ride through downtown. when you get to the hotel and up to your room, you realize the time difference is working against you. the sky outside is dark and the stars are beginning to shine through the city lights, but your body is adjusted to the pacific time zone now. it’s not until almost three hours later that you are finally able to find rest. all the while thinking not about the meeting tomorrow, but of bruce. and what you want to say to him. you trust the words will come when they need to, and you close your eyes.
the next morning, you meet tim in the lobby of the hotel and you take a cab to your destination. your mind is preoccupied, and it shows during the meeting. you stumble over your words and forget your lines. you hope this doesn’t backfire on tim as he steps in and leads the pitch with confidence. his quick thinking proves successful, as you’re met with approving smiles and impressed nods from the room. you’re just glad tim was able to do well. to be truthful, you don’t care very much about your job security today. in the lobby, tim calls a ride for himself back to the hotel, and one for you to the train station.
“are you sure about this, tim? you don’t think it’s a mistake?”
“don’t tell me you’re having second thoughts now.”
“well, i just…”
“look,” tim puts his hand on your shoulder.
“i told you, just say what you need to say. everything will fall into place as they should. you’re doing the right thing.”
you let out a nervous sigh and look down again with tears in your eyes.
“what are you so afraid of? that he’ll say no?”
“no… i’m afraid he’ll say yes.” you say quietly, fighting back the tears.
“if things go well, if we get back together… who’s to say it won’t go wrong again? i don’t think i could handle going through that grief again.”
“just remember what i said before. once you’ve got it, don’t let it go. no matter what. fight for it. for him.” tim is getting choked up now too. he pulls you in for a hug and you will yourself not to cry on his pressed suit.
“now go. your ride’s here.” tim smiles at you as he opens the door to his separate taxi.
“good luck.”
“thank you tim.” you smile back and he closes the door. the car drives off and you’re standing there, giving yourself one last chance to back out before making your way to gotham. you open the door and get inside.
your heart is racing the entire ride to the train station. you feel yourself switch to autopilot as you purchase your ticket and get on the train car, choosing a window seat. you sit there like on the plane, your headphones in and your mind full. as you get closer to gotham, you see the blue sky and white fluffy clouds fade to the familiarity of the dark grey and rainy empyrean. after being away for so long… you find this gloomy atmosphere quite beautiful.
the train takes you to the heart of the city, where you take yet another taxi to the school. these different modes of transportation you’ve taken these last few days have at least been offering you some time to think. though those thoughts have not been the most pleasant, you still appreciate the solace the rides bring.
the car stops right in front of the school.
this is it.
you step outside, the rain being uncooperative with your entrance into the building. you inform the woman at the front desk you’re here for the outreach event and present your work id. she directs you to the gymnasium down the corridor. you walk quickly, nearly jogging to the gym. when you enter the room, you’re met with a large crowd of school staff members, students, members of the press… and there’s bruce, handing a violin to a child who’s face beams. bruce is smiling too, and he says something to the student before they walk back to their group of friends. the kids compare their gifts excitedly and you smile at their childlike enthusiasm and appreciation. when you look away and back towards bruce, you see that he’s looking right at you. you lock eyes and he begins making his way toward you. you try to gauge his facial expression, is it sadness? disdain? confusion, happiness? the closer he gets, the harder his face becomes to read. he weaves through the crowd, avoiding cameras flashing in his eyes and reporters sticking microphones up to his lips. finally, he’s standing right in front of you. and he smiles.
“you’re… here… what are you…”
“i had a meeting in metropolis this morning and i decided to take the trip here, to see gotham again.”
“and you just so happened to stumble in here?”
the press seems to have gotten bored of your conversation, because now you’re alone with bruce in the back of the gym.
“well i wanted to see… what this new project was. it’s amazing. these kids… you’re changing lives here, bruce.”
those feelings start to flood back. those feelings you got the last time you were in a setting similar to this one, when you saw how great bruce is with the kids, how much he cares about them. your heart somehow starts beating even quicker.
“it’s all because of you. if you hadn’t given that first pitch… none of this would be happening.” he replies.
you smile and look down.
you and bruce continue talking there, in the back of the gymnasium. you talk about your job, about san francisco, about how your life was going. you decide not to be entirely truthful for this reunion, not wanting to put a damper on the more than nice conversation. bruce tells you how he’s been too, how he’s been busy with new project after new project, how well the company is doing. how well he’s been doing. he seems happy. a part of you almost wishes he seemed a little sad that you’re there. that he’d be brimming with regret for letting you go. you start to feel guilty over your selfishness.
“well, i’m glad to hear that you’ve been doing well, bruce.”
“i’m glad you’re doing well too.”
“and you’re… happy? with everything? i mean with your um new—“
as if he read your mind, he stops you from finishing your sentence.
“i was hoping you wouldn’t see that. that was just a… a one time thing. i met her at a gala and we went out for dinner but i haven’t seen or even talked to her since. i just didn’t… feel right about it.”
you feel a sense of relief flood over you.
“and you? you’re not… seeing…” he starts.
“oh no, i mean, not anymore.”
“oh… okay.”
you just smile at each other for a second, then he suddenly takes your hand.
“come on. we’ve got a lot more to hand out… and i could use the help.”
you know he has a large group of team members standing by, waiting to help in the continuation of the gift giving, so you’re surprised at his request for you to help too. the two of you resume handing out the items. more instruments, paint sets, books, and more. it’s like christmas has come early, with every child getting something they’ve always wanted. you’re smiling more than you have in weeks, months. bruce is elated too, as he and the other team members provide these resources to this school. this specific event was to promote this program, but every gotham school will get this opportunity for new items as well. finally, the school day ends, the press leaves, and you’re standing the middle of the gymnasium. it’s quiet now with just a few more people here packing things up. you take this opportunity of peace to catch your breath and prepare yourself for what’s to come. bruce starts making his way toward you again and clench your hands into fists repeatedly.
“bruce, i have something i—“
“would you like to have dinner with me tonight?” he cuts you off.
“sorry, were you going to say something?” he asks.
“no, i… i was actually going to ask you the same thing.”
“great. we can head out now. alfred’s already started cooking.” bruce smiles at you and he leads you out of the school and to his car.
you make small talk as he drives you to his home. you forgot how grand it is as you step inside, alfred greeting you with a smile.
“it is so wonderful to see you again.”
“thank you alfred.”
“dinner will be ready in just a few minutes.”
alfred goes back to the kitchen to finish up.
“fire?” bruce says, starting to make his way toward the living room fireplace you’re all too familiar with.
“yes, that sounds nice.”
he lights the logs and sits down on the sofa next to you.
“i’m glad you agreed to come tonight. i was hoping we’d get a chance to talk.”
“me too.” you smile lightly.
“the truth is… i—“
the light clanking of dishes distracts you and bruce from your conversation as alfred begins setting the dinnerware on the table.
you and bruce stand and thank alfred for the meal. you eat in mostly silence, the occasional compliment of the food filling the quiet void. bruce takes your dishes to the kitchen and cleans them once again and you go sit back down on the sofa, the orange and yellow light of the flame illuminating your troubled mind. you need to get this off your chest.
bruce comes back and sits down.
“bruce, there are some things i need to say to you…”
you grab his hands in yours and look down.
“i haven’t been able to stop thinking about you since i left. i haven’t slept, i haven’t been happy. i… even tried seeing someone else. work didn’t help, i hated being so far from home… and i hated being so far from you.”
you finally look up at him.
“i love you, bruce. i’m in love with you. i have regretted every single day not telling you before. i hate that i didn’t show you how much you meant to me. and i hate that i left just because i was scared of what you’d say back.”
you choke back tears and look down again.
“you’re the moonlight that breaks through the clouds at night and into my bedroom window. you’re the soft fall of snowflakes that land on my eyelashes. you’re the rain that makes my hair wet and reminds me i’m still human. you’re everything to me, bruce. you are everything.”
you look back up at him and see tears in his eyes. he puts his hand gently on your cheek and kisses you. it’s slow, it’s gentle, it’s tender. it’s love.
he pulls away and chuckles softly.
“i have loved you since i met you. i’m everything to you? without you, i’d fade to nothing but a pile of ash. you being gone, tore me apart more than anything ever has before. even alfred can attest to that.”
you chuckle lightly and he laughs too.
“if i’m everything to you, then you’re more than everything to me.” he pulls you in again for another kiss.
“if i’m the moon then you’re the stars.”
he kisses your right cheek.
“if i’m the snow then you’re the fire.”
he kisses your other cheek.
“if i’m the rain then you’re the sun.”
he kisses your forehead.
“you’re my entire life.”
he kisses your lips.
you sigh as he runs his hands down your back and onto your hips. he picks you up and wraps your legs around his waist and stands up. you continue kissing as he takes you upstairs and to his bed. you run your hand through his hair, down his neck, over his arms. you want him, all of him. and he wants you.
suddenly the tidal wave secedes. the rains don’t come. the dark grey cumulus fades away. and now your mind is only occupied with bruce.
you thought once before that nothing beautiful lasts long in gotham city. but you were wrong. one thing has lasted. and it’s him.

Hello @crispyliza !! So I'm replying in a separate post because this is too long for a reply on the post. Hope you don't mind. I also think it might benefit others who have asked me in the past and those wishing to start gif making. Especially with whumptober just around the corner.
So here's a full look at how I make my gifs. This got very long so I put it under a read more
A quick thing before I start: I use windows and google chrome. If you're a mac or firefox user I'm not sure of this will work for you in terms of programs. The techniques I use in photoshop should though.
Okay for this demonstration I'm going to show you how I made the gifs for this gifset
To start we need a video. I don't torrent because my internet connection will cut out a random which makes using vpns rather pointless. I've tried. My internet would cut out halfway through a torrent download and then my internet provider was notified to what I was doing. It was just not great. So I found a new way to download videos off the internet! You can use torrents though. If you've got a vpn, go for it.
There are several streaming sites that I go to to get my videos. 1movies, and bstsrs are my go to right now since soap2day is gone (rip i miss you).
Now there are three ways I can get a video depending on what website I'm using. Bstsrs is the easiest because they have a whole bunch of links available. I always go with mixdrop because it has an easy to use built in download button. Unfortunately this site doesn't have movies. Just tv shows and sometimes it's not the best quality or there aren't links available. That's when I go to 1movies. Once you've found your video I use the chrome extension Cococut to download it. Click the extension button to open, then the download button. Then you just have to wait until the video is rendered. Click save. Wait until its downloaded.

Okay we now have our video! The next step is to turn the scene you want to gif into frames. For this we're gonna need KMPlayer. This video player makes it really easy to turn scenes into frames/screencaps. Open your video. Find the the scene you want and pause the video. Type control-g to open this screen:

Here you choose the destination you want your frames to be saved. Decide what to name your frames and match up your settings with mine. You want to continuously extract frames, original size, and I stick with every 2 frames. Then, and this is important, choose video images only.
Now click start then start playing your video until the scene you want to gif is done. When you've got everything you wanted, pause the video. Hit ctrl-g again to reopen that screen and click stop. You now have all the frames you need so go ahead and exit out of KMPlayer. You don't need it again unless you need to redo frames or get the dialogue or something.
Next up we are gonna open Photoshop. I use Photoshop CC 2014.
Click on File -> Scripts -> Load files into stack -> Browse.

Go wherever you saved your frames and select the ones you need. Click okay and let the frames load completely before doing any thing else. Depending on how many you've selected this could take a while.
Once all of your frames are loaded, click "Create Frame Animation". Next click the little arrow button on right followed by "Make Frames From Layers" so we have all of our frames laid out. Now we need to reverse the frames because they're backwards so click that little button again and then click "Reverse Frames"

Okay you've got your frames loaded and all set to go. Time for all the cropping, resizing, setting the speed, and editing.
First thing I do is set the speed because otherwise I forget and it's important to do and a pain in the ass to do after all the editing is done. So do it first and get it out of the way. Select all of your frames. Click the little button beneath a frame where it says 0.0 and pick your time. I usually go for .1 seconds but .05 is also a popular speed. Just test one out and see which one you like best for your gif. You can hit the play button at any time to test your gif.

After this I do one of two things. Either I go into cropping and resizing or I separate frames. Depends on how many frames I uploaded. If I uploaded all the frames needed for an entire gifset this is the part where I separate them out onto individual gifs. So let's do that.
Originally I was just gonna do one gif but I have 115 frames uploaded which is waaaay too many for just one gif. I like to keep my gifs between 30 and 80 frames. So I'm going to split this into 3 gifs I think. It'll make a nice balanced gifset.
Select the frames you want for the first gif and copy them using the copy frames option in the same menu as the make frames from layers menu. Open a new document with the same dimensions as your current document. Click "Create Frame Animation" and paste the frames over the selected frame. Make sure that first frame is the same speed as all the other frames. Repeat until you have your desired gifs.
Next up I crop and resize. For this gif I'm going to first crop out the black bars above and below the image because we don't want that in the gif. Use the select tool to pick what you want to keep then "Image" then "Crop".

Now I could leave it as it but I think for this gifset I'm gonna focus more on Geralt so I'm going to crop it in a bit more.

Once cropping is all set i'm going to resize the gif to tumblr dimensions. Click "Image" then "Image Size" and change the width to 540px. The height can be anything and best not to mess with it so your gif keeps it's proportions. 540px is the width of a tumblr post and I plan on making these gifs stacked one on one.
Okay the gifs are all cropped and sized. Now it's time to do some editing. Go back to your first gif. We'll do all the work on this first gif and apply the same things to the other ones later because the scenes are the same. If they were different each gif would be colored and edited individually. First thing to do is turn it from frame animation to timeline. Timeline mode makes applying things like sharpening and brightness much easier and smoother.
So just click this button in the bottom left corner to go into timeline mode. Next up select all your layers. They're on the right side. Make sure you've selected ALL of them. Then click on "Filter" -> "Convert for Smart Filters" THIS IS AN IMPORTANT STEP! We can't edit until this is done.

First thing I do is sharpen. You can use one of the presets or try to do manually do it with smart sharpen. I use the preset labelled "sharpen" because I'm lazy and this one does a fine job for my gifs. I also add a layer of surface blur to smooth things out. Just a small touch. Like barely any blur but I think it smooths noise a bit and makes it look better.

Next up: Editing!! This step is going to be different for each and every gif you make. It all depends on the colors in the scene your giffing so you're gonna have to do a lot of experimenting to get the right look you want. Personally that's what I like about it. Makes it fun.

I almost always start with the "Levels" layer to brighten up the image because as we all know, every freaking whump scene is sooo dark. So with levels you just slide the little arrows around until you get a look you like.
Then I add a layer of "Curves". I love curves. With curves you can select the whitest white and the darkest black and the middle tone to change the brightness and colors of your gif. Or you can use this part and just brighten or darken a specific part. It's really versatile and i love it. It does take some practice and experimenting though.
Now a layer of "Contrast" and a layer of "Vibrance".
After this it's all about the selective colors, photo filters, and color balance to work on the colors and brightness. For this gif I'm only doing a tiny bit of editing cause I like the coloring but sometimes I'll have multiple layers of these to create a good coloring.
Once you're satisfied with how your gif looks it's time to save it!
Click "File" -> "Save for Web" and wait until it's all loaded. Important thing too look at here is the size of the gif. You can't upload any gif that is larger than 10mbs so make sure it's under that. Sometimes even 9.8 is too big because tumblr is a butt. I go for anything below 9.8. If your gif is too big try resizing it or removing a few frames. Make sure you gif is set to loop forever. Otherwise it'll just stop after a little bit. Don't forget to change this!

This is not related to Alagadda or SCP but I'd like to know your opinions on AI arts as someone who also draws. For me, since I view AI as something that cannot create things on its own and can only copy and photoshop other existing artworks to make new ones, everyone who uses it and claims AI arts as their own is also an art thief. Sorry for my English, it's not my first language.
Settle in, this is a long one. I use 'you' a lot but it's a general you, not addressing the anon asker specifically.
AI art generators are tools, and tools are morally neutral. It's how they're used that's good or bad. Think of the knives in your kitchen - they're useful, they make cooking easier, but you could also hurt people with them. I think AI art generators have the potential to be used for good.
Corporations and otherwise people with money who could pay artists but don't wanna are the ones using AI for evil. Instead of paying skilled workers, they're replacing them with a computer program. And unlike regular automation, AI art generators are stealing the labour of human artists - their 'training' is just an image search and then mushing those components together. It's devaluing artists and stealing their work at the same time.
I'm including people who sell AI art and claim it's their own work under the 'corporation' umbrella, because it's the same thing on a smaller scale - someone who wants a mass-produced product to sell, profiting off someone else's unpaid labour.
However, I'm talking to tumblr users who are just messing around, not corporations.
AI art generators are fun. It's fun to type in words and have the generator turn that into a picture. AI art generators can turn out some very pretty pieces. The problem is that it's then tempting, if you're not confident in your own skills, to use AI art instead of developing your own. We all want praise and validation for our work and if you're looking at your art and thinking 'not good enough,' you might be tempted to have a generator do it and claim it as your own. Short term, you get that validation if nobody catches you cheating. Long term, you never develop the skill you wish you had and someone's going to catch you out eventually.
Tumblr is a blogging/social media site. The draw of these sites is connections. Like, I could draw a picture of Odious chucking me across the room. I could draw a picture of @proth-blog 's Odious chucking me across a room. I could mess with an AI prompt until it gave me a big bald dude in yellow chucking a figure that looked enough like me across the room and it could be in a gorgeous painterly style I could never in a million years replicate. But if I'm dropping a 'Could Odious chuck me across the room pls :3' in proth-blog's askbox, it's not just because I like proth-blog's art, it's also a, 'Hi, you seem cool, please play with me.'
The asks in my askbox are often basically art prompts. You could type 'SCP-035 in a fancy dress, pencil drawing' or whatever into an AI art generator and get that. You could get twenty of them in a minute. But that's not why you came to my askbox. You want to collaborate with me. You want the Authentic Arctic_Shard Experience.
And that's what I want from you guys. I want authenticity, whether you're actively working to increase your skill at art or are happy with where you are. AI art generators are only going to give you the average of what it can find on an image search, not the uniqueness of your own style.
Now, I am not an expert at spotting AI art, it can slip under my radar. I know I've drawn my share of terrible hands. And my follower list seems to skew young and I don't know where you're all from or how well you speak English - I prefer to default to assuming good-faith intentions and I don't want to tell some kid that they're a bad person for using something they think is a fun novelty tool and don't understand that it's a problem, or for saying 'I drew this' if they don't know the words for 'I used an AI generator prompt.'
As the Supportive Internet Adult I seem to have fallen into the role of: The only way you can get your art to where you want it to be is to practice at it. You're gonna suck for a while but we all did. I want to see what you can do.

Threads, Meta's new social media app, has signed up 100 million new users less than a week since its launch last Wednesday, making it the fastest-growing app in history.
Like other social media apps, users probably barely scanned − or skipped − the terms and conditions for what information Threads can collect, share and sell about them.
Meta probably already had a lot of information about users because Threads is built upon its Instagram platform.

So how much does Threads already know about you, and what can it do with that data? Here are a few reasons to be concerned about your privacy.
What information does Threads collect?
Social media platforms monetize user data by selling relevant ads based on your location and activity, but, along with the usual app privacy requests like browsing history and location data, Threads also asks for financial information, health and fitness data, diagnostics and a nefarious-sounding "sensitive info."
Many users have voiced concern over Threads for its 14-point list of data permissions you're granting Meta to use the app. Twitter, by comparison, has 10 of these.
"I would say it's at the outer boundaries of what's usually expected, which is to be expected from its connection to Facebook, a brand long known for being especially hungry to take in user data and commercialize it in different ways," says Dan Ackerman, the new editor-in-chief at Gizmodo, a leading technology, science and culture news publication.
Android users can toggle off some of the data requests from the app, while the Apple App Store is "more take-it-or-leave it," Ackerman said.
"It also doesn't help that there's no browser-based fully functional version of Threads right now, and so you have to use the app version," he said.
Meta declined my request for comment and clarification.
Is Threads data collection worse than Twitter?
It's not necessarily malicious, suggests Tim Bajarin, a veteran technology analyst and Chairman of the San Jose, California-based market research firm Creative Strategies. "Users should know this Threads data list is pulled directly from Instagram, and it's all tied to their advertising engine when they start to monetize Threads.  
"When you sign off on financial info, for example, they're not looking at your bank statements or anything," Bajarin said.
Rather, Threads collects what you're posting about and liking, where you are, and whether you bought something through a third-party site, app or game you logged into using your connected Facebook/Instagram ID (usually to avoid creating a new password altogether).
Bajarin said users are granting Meta access for future advertising.
"Meta isn't giving you a free app out of the goodness of their heart − they're there to make money, which is mostly from advertising."
Threads can collect and save this information, and the data can also be shared with third-party services that connect to your Threads profile.
Can you deactivate Threads?
Yes, but you cannot delete it without also deleting Instagram, Bajarin said.
"Meta built (Threads) on the Instagram infrastructure, on top of the program itself, and so it would be very difficult to uninstall one and not both – at least the way it's engineered today. ... They could eventually be spun out to be completely separate apps," Bajarin said.
To deactivate (but not delete) your Threads account, Adam Mosseri − the Instagram boss who now spearheads the Threads app – says you can choose to hide your Threads profile and content, delete individual Threads posts and set your profile to private, as reported by USA TODAY contributor Jennifer Jolly.
"Threads is powered by Instagram, so right now it's just one account, but we're looking into a way to delete your Threads account separately,” he posted.
Ackerman said the fact Threads is built on Instagram is actually a boon for Meta and users, "as it's especially easy to sign up for, has no wait list, and is simple to use." But "in order to delete your Threads account after you sign up, you’ll need to delete your Instagram account, as well, which reminds me of the difficulty people had deleting their Facebook accounts in the past, and how there was a lot of fine print about what data Facebook would keep unless you jumped through extra hoops."
Is the Threads app safe?
Threads is asking for more permissions than Twitter, so it boils down to your comfort level.
Though some of the privacy permissions seem ludicrous – granting Threads access to health and activity data and other "sensitive info" on a smartphone just seems wrong – no one is forcing users to install and use Threads or any other social media app that monetizes its free platform by delivering personalized, contextual ads to you.
Threads is available in more than 100 countries, but perhaps it's no surprise it isn't available in the Europe Union just yet: Meta was forced to pay more than $400 million by EU regulators for forcing users to accept targeted ads.
Personally, I am using and enjoying Threads quite a bit but wish there was more clarity about how my data is collected and used. And I'm disappointed Meta declined to clarify things.
I select "Ask not to track" on all iPhone apps to reduce an app's visibility into my web browsing activity, and I have a virtual private network (VPN) on my computer for extra privacy, but perhaps it's true there is nothing truly free in this world – it's just up to each person to decide whether the cost is worth it.

De-Program The Algorithm: RSS is good and you should be using it.
Escape the algorithm, tune your feed and save the world; or, even though it's old and ugly, RSS can make your life better.
We live in a time of algorythmic feeds that distort our perceptions of events, time, and the people that we care about. Non-stop, hardwired access by large corporations into the pleasure centers of our brains have disrupted human congnition to the point where many wonder how we ever found content we liked without having it served up by angelic machines that live in the cloud, accessing us via the little magic boxes that live in our pockets.
There IS a way out of it, though, and it comes from before Web 1.0. It is called RSS, or Real Simple Syndication.
A more thorough explanation under the jump!
In the even older times, Syndication was a word used by old media to describe an article or show that they'd gotten from somewhere else, and were presenting as content to their own viewers. Star Trek, Garfield, and millions of other comics, stories, TV shows found success not in their initial markets, but in the long running and carefully tuned presentation of existing backlogs to interested audiences.
While syndication was previously a method of showing old content to new audiences, RSS is primarily a method of displaying new content in a feed to an audience of one, or a few. You can set your RSS up to have as much or as little content as you wish, mindlessly scraping vast quantities of podcasts and articles, or as a carefully pruned garden, where each entry lives or dies by the pleasure it brings you.
You can even put porn on it. And webcomics.
Youtube is compatible, which means you could bypass any artificial limiting our curation of your subscription tab with it. Tumblr blogs can be RSS feeds as well, as well as most wordpress sites. RSS is usually a defacto afterthought in this day and age, but sites like twitter don't work natively (Thanks Elon).
Really, the biggest killer for me is that I can create not just a video subscription feed that actually shows all of my subscriptions, I can even create several feeds of content based on genre or subject. No longer will my miniature painting videos be swept away in a tide of tech reviews or drama alerts!
There are self hosted options if you have a server or an unemployed raspberry pi, but for the general user, I highly recommend browser plugins like Feedbro, or apps like Feedly. Many of them have paid features now, but don't be fooled. There is always a free way to get your feed set up, and Feedbro works on mobile anyway. Sadly, this isn't something that firefox can sync, but at least you can export your desktop feed and import it on mobile.

David Farland’s Writing Tips—Do You Want to Be an Apex Writer?

First, I wanted to have a little shout-out. I was on Facebook on Saturday for a few minutes and noticed that some of my past students had made some major accomplishments:
Martin Shoemaker’s hard science fiction novel The Last Dance hit #1 in its category on Amazon.com and stayed high through the Christmas season, garnering 722 ratings—the vast majority of them being 5-stars. For those who don’t know, hitting over 500 ratings is a major milestone. It ensures that Amazon’s algorithms will bump up the book’s publicity. I’m interested to see how high his sales climb over the next few years. He’s a dedicated writer with a very promising career path.
Monalisa Foster got a novel contract and an acceptance check for Christmas. Great timing!
Rebekah R. Ganiere’s romance novel Rekindling Christmas is being made into a film and will start shooting this week! I’m excited for her. Well deserved!
James Dashner, whose successful Maze Runner movies series recently ended, is getting ready to spring some major news on us. I’m hoping he’s graduated to the level where he has a book-movie joint announcement.
Brandon Sanderson went to his local Barnes and Noble on Saturday and was asked if he would sign some of the books on his “wall.” Now a lot of popular authors get a little extra shelf-space at the bookstores, but you’ve got to be moving huge numbers of books to merit your own wall! I’m including a picture of it. Wishing him great success!
While on Facebook, though, I happened to see a post by a young woman who had set a goal of publishing her first fantasy novel in 2020. She asked how to go about it and was getting lots of bad advice. Yes, some of the advice would lead her to get published—either self-published or traditionally published, but not published well.
If you do it wrong, getting published can be dangerous. Going to a small publisher who can’t get distribution into bookstores, for example, might cause you to make nothing in royalties, lose your rights to your novel for as long as you live, and waste years of your life. Going to the wrong agent—one who is crooked or just plain incapable of connecting with a publisher, can once again waste years of your life.
Even self-publishing may be a total bomb if you don’t know how to go about it.
I really wanted to help her negotiate the path ahead.
Yet this poor young woman had dozens of tips from people who had no idea that their advice sucked. I suspect that much of it came from people who had never published.
So, I suggested that she go to my website to read some of my posts on the topic—and was blocked by the site administrator for “self-promotion.”
I could have offered the writer a free video that might be helpful. I have a seminar on how to publish in 2020. (It’s in my writing Compleat Writer’s Program but hasn’t been put up for sale elsewhere.) But I suspected that the site administrator would have deleted that post, too.
I realized that I often feel blocked. I don’t want to tell you when another author is giving you bad advice.  They’re my friends and peers, after all, and they’re trying to be helpful.
There are things that publishers, film distributors, bookstore chains,  agents and social media companies do that are kind of dangerous to talk about—but that you need to know.
I’ve decided that I need to start a closed group.  How cliché. It seems like everyone who works in a counseling business starts something with a lofty title, like “The Billionaire’s Club,” and they usually charge an arm and a leg for it. So I’ve been resisting the idea for years.
I want to share this information only with authors who are driven, who are ready to take the steps forward, who are trustworthy, and who are also willing to share information.
I’m going to call it the Apex Writer’s group. The goal of the group is simple: I want to help take you from wherever you are in your career, (whether you’re just beginning or are in your mid-career, to become an Apex Writer). An Apex Writer is one who sells books by the millions, whose books get wide advertisement, and who understands how to leverage the advertising from the film industry to make major deals before their books are even released.
One study years ago said that it took the average writer seven years to break into publishing, and it took another seven to become a bestseller. What if you could do it in three or four years? What if we could save each other a decade of struggle? I think that we can do it.
It will take more than just good advice. You’ll need to be in a closed group of writers who are learning how to work within the system, and it will be easier if we share information and work as a team.
Now, you might think, “Ah, but I want to self-publish. I don’t want to work in the traditional publishing field.” That’s fine. But you need to understand that even if you’re a self-published author, you’re working inside a field controlled by Amazon, Facebook, Twitter, Instagram, Google, and other mega-corporations.
It won’t be expensive to join the group, but there will be a small charge because, heck, there are costs.  There’s my time and expertise, maintenance for websites, and costs for administration. So it will cost a couple hundred per year.
You will have access to a closed group on Facebook, to my Compleat Writer’s Program, to the new bulletin board system going up this week, to regular meetings held online—and to further program benefits as it grows.

Tl/Dr: I’m taking my art down because of AI and I’m real pissed about it
So because of the whole “tumblr is feeding everyone’s blogs to an AI trainer and you have to manually opt out, but if anyone who hasn’t opted out reposts your content then it will still be fed into the AI” problem I have removed all my art from my page
Im in school, so I can’t take a job right now, which is sad because the AI art protector site i will definitely be using is only available for computers and the mobile app is still in development.
Since I’m on mobile and cant afford any kind of computer I will probably have it down until mid-summer when I can save up money from my summer job
I’ll add a few rants below the cut, but hopefully I’ll be able to share my art sooner than 6 months in the future
Also the art protection website I was talking about is called Glaze!!
So rant: No type of AI should be called “artificial intelligence.” The code isn’t intelligent, the person who wrote it was. I only say AI because Artificial Machinery isn’t a well known term. Personally, I think Ai should be saved for if the machinery gains intelligence and can make it’s own decisions that AREN’T based on facts, what it’s creators want, or what it’s programmed to do.
Show me a robot who prefers pancakes over waffles that has no outside influence other than its own fake tastebuds? Yep, that can qualify as Artificial Intelligence

Sure, maybe it won’t look exactly like that model on the magazine in your dentist office, but that doesn’t make it any less art! Art is expression, expression isn’t typing “cool scene” into a text box and getting 10 other artist’s work mushed together handed to you! Expression doesn’t have to be pretty or copy/paste or the standard, it’s whatever you want it to be. I promise, anyone truly in the art community would value a few stick figures over stolen, fake art.

Can I have some advice on how you make gifs?  I want to start making gifs, but I have no idea where to start.  What programs to use or how I can even get movies to turn into gifs when there are so many copyright laws trying to stop me.
ah i should clarify that i'm terrible at explaining things, and i'm still a beginner myself but i will do my best to give you some advice/tips that can help you get started!! or at least know where to start looking! i will admit that it does require a lot of patience and some knowledge of photo/video editing. it will seem complicated and overwhelming at first, but take it slow and do your best! (i had to put it under a read more as it got quite long!)
firstly, in terms of what program to use, it's entirely up to you and whichever ones you can get a hold of easily. 'photoshop' is the most popular choice, but i personally use a program called GIMP (GNU image manipulation program), it's free to download and it's basically just a copy of photoshop! the only problem is that a lot of people don't use gimp, so finding tutorials is really hard and photoshop has psds & better quality options. but again, it's entirely your choice! i believe there are a few websites/apps on your phone that can make gifs, but i don't think the quality is always good.
depending on which one you decide to use, just google 'how to make gifs tumblr' and there will be many posts to choose from! i would recommend this one if you're going to use photoshop as it is very detailed & includes other programs you'll need! if you decide to use gimp, unfortunately i can't find the link to the particular tutorial i originally used anymore :( but this tutorial is probably the closest i could find, although there's a few extra steps/plugins that i personally don't use.
secondly, you will need a program/app that lets you take screenshots, i personally use 'kmplayer' but some tutorials will offer you alternatives. i would recommend kmplayer because it also has a built in youtube downloader, and it's pretty safe! this photoshop tutorial shows how to take continuous screenshots for your gifs!
and lastly, getting a hold of footage is the one thing that i really struggle with too. there's different ways to do this but it all depends on your internet security and what you know about t*rrenting/p*rating. you can use a screen recorder to capture scenes though most services won't allow it. perhaps to get you started, i would suggest using download to mp4 websites to get hd clips from youtube, or try your best to find websites that have the movies/shows you want in good quality! i would only recommend using sites like that if you have really good internet security or a vpn. please be extremely careful!!

I love the way you draw cats! How did you adopt a style like that? Who/What were your inspirations?
Thank you!!! I'm so glad people have been liking them!! I'd say I get a lot of style elements from popular cartoons, like pokemon, but I also take a lot of care in my references, and learned to breakdown their shapes over years of trial and error. I'd say a majority of the inspo I got was from random warrior cats speed paints on youtube- I'd pause the frames and pay attention to all the different steps they did! I don't think any one youtuber stood out to me as someone I got my style from, but It's def an amalgamation of a bunch of creators from the early 2010's! I'd love to post something, or even a video one day, of how I do each of the steps I do to get where I get! [Below is a retelling of my art journey if anyone is interested!]
I'd like to think I've got two styles of drawing: art for ocs, and canonized fan art. For both I use a great deal of references, either chosen from stock/free use image sites or from pictures of my three irl cats (who are very photogenic <3)! I am self taught, which means I've gone through a LOT of trial and error over the good decade I've been into the WC fandom. About a year or two ago, my laptop (that I've had since childhood) crashed so hard it deleted everything from my hard drive, losing YEARS of progress/artwork that I hadn't posted anywhere. Foolishly, months before that, I'd deleted my DeviantArt where all my cringe emo ocs were posted, something I was embarrassed of at the time, and now deeply regret doing (fr keep and date ALL of your art it is so important for your growth). I wish more than anything that I could post some of it here to show how my style has grown and changed, but sadly, I'll just have to describe it to ya.

I started drawing wc art in the 4th grade with some friends at my school- a very close friend of mine had started doing it, and I had never really drawn before, so I just followed along with what she did; the meme-y 'firestar doesn't like waffles/derp' fad of the time had be in a VICE GRIP and a lot of my work looked like that. I drew almost exclusively on paper, until my parents let me use the trackpad/mouse on the family computer in mspaint, where my passion for it really started to take off.
From there I got into deviantart, and started out like a lot of young kids did- thick, uniform lineart, coloring in the flats manually, tons of airbrushes and clip images of sparkles, the GOOD STUFF. I would hold paper up to the computer screen and trace the emo mspaint scourge pmvs frame by frame, I was obsessed. Then, for my 13th birthday, my uncle gifted me my very first wacom tablet; a tiny, 6x6 plastic plate that came with a pen and a too short chord. I drew constantly, watching speed paints and reading riverspirit comics until my eyes melted out of my skull, rp'd and posted little comics about my day to day. This went on and I very slowly started improving the more naturally drawing came to me; I held my pen different, downloaded a pirated version of firealpaca, learned about lineweight, obtained LAYERS. Almost seven years ago now, that friend I started drawing with passed away while she was very young. I couldn't stomach drawing warrior cats art for a long time after that; and, my parents had been urging me to give it up for a while too (in their opinions, if I was going to waste my time drawing, it should be something I could do to make money. If only they could see my commission having ass now!!). I still made art, but I did it formally; still life, paintings, figure sketches. When I got to highschool, I went to a specialized program for gifted students (burnout king right here) and took a TON of formal art classes, studying it as my main field. I learned about shapes and color and the natural flow of a piece; but I never really get over my love of cartoons, or my love of warrior cats art. There was just something so special about it, so unique to any fandom I've ever been in, that eventually, I was called back to it. My life was very difficult during that time, when I decided to redraw some of my old digital art for a class warmup. I hadn't touched a laptop in years, and it was ROUGH, but I reconnected with it instantly, and it was the first bit of serotonin I'd had in a WHILE. I got back into roleplays, got back into tumblr, got back into all the old stuff that made me happy.

I graduated highschool in 2020 and started drawing a lot of warrior cats content in between shifts- which leads to where I am now! I was deeply insecure about it and would hide the fact I did it from people I knew irl because I was afraid they'd think im cringe (I am cringe and I love that about myself now, thank u therapy)- and now, I pay for our internet bill off warrior cats commission money, which felt like a pretty big leap!! I still like doing 'formal traditional art', and it has influenced my art and it's shapes a ton- but I still cling to the anime eyes I loved to draw as the kid who wanted to make cartoons for all the world to see.

Hello again! I am doing better atm - I've basically had like, one long bug for three weeks, and like...I'd start feeling better. Go to work. Get worse from the exertion. Have to miss work. Get better slightly, so go to work...yeah XD I do seem to be on the mend now, I've just got a bit of residual pain and cough, and some of my underlying issues are being a bit unpleasant. But I'm taking it XD I had to take almost a week off work last week but I think the prolonged rest helped.
And hey that sounds really cool though!! So guessing you're in uni then? How's that going? Where I am it's starting to come up to exam season, so the people that I know are in uni at the moment are all quite stressed, bless them.
I don't mind showing you them like, privately, but due to my style being quite...unique (by courtsey of making a lot of it) I try to keep it off public tumblr to some extent, just because anyone who knows me would know immediately this was me. Tbh it's not a big deal if they did, but since I work with kids I feel the need to be more careful with social media these days.
And ok but see, I have very straight hair, and I've always wanted frizzy/fluffy hair!! Sometimes I fear we just want what we don't have XD
I think the hypocrisy is related to the modern world however! Social media kinda encourages a very black and white thinking of things, and most things are not so black and white (I mean like, obviously if someone's like. "Haha, I want to murder babies"...that's not a black and white issue. But you get me XD) So you end up with people being like "x is always bad". Then they'll later be like..."this thing that's basically x is fine"?
Inflation is SHIT. Look when I moved into my current place my phone bill was exactly 10 quid a month. It's not like 13 something!! It's not the biggest hike, my energy bill has freaking doubled, but by nature of it starting at a solid 10 I can see the inflation so much easier. It's a 30% increase!!
And see I am very lucky, I have seen a few online friends! My gf and I met through tumblr, and I've got two close friends that by thankful virtue of being in the same country I've been able to meet quite a few times...I met one who I've since lost contact with sadly, but I'm hoping to meet a couple more! OH and one is in a ldr with one of my close friends so I'll see her when she comes here (well I should do) but idk when that would be yet.
And look I have SO many fast fashion complaints. A big reason why I do so much thrifting and sewing is because I just hate fast fashion. I know it's sorta popular in some circles to talk about the shit quality, but it's shit because companies are paying people like a penny a piece for it -.- I refuse to use places like shein and temu...
I think in the next five years...generally I'm wanting to see a shift in climate change. I have a lot of climate anxiety, and I'm hoping that we start getting actual change in how politicians and companies approach the issues?? I want more eco changes. More bikes, cheaper plant based food, less fossil fuels, etc...I also want my government to stop making life harder for no reason. They recently decided people who have visas to work in the care industry over here can't have their kids come from overseas too?? Like there are people who now have their kids in other countries cause of this shit??? If they're working here, they deserve their kids to be here. How is that not the default idea!!
Less generally, I'm hoping to see improvements in my personal life XD I want to see a couple doctors to get some shit sorted out, and I want to improve my art further, and sort out where exactly I'm going with my career.
And nah that makes perfect sense! Honestly I'm a bit of a pushover, I'll take a lot from people. I think mainly the things that will really make me go. Hm. I mean, if you're outright a really terrible person (like if you told me you murder babies for fun, to use my "terrible person" example from above XD) I'm not gonna be interested in talking to you, but that's kinda obvious. But I think the things that make me go "red flag" are usually more personal things based on past experience. For example, I knew someone once who would move my mobility aids away from me, and I'd be like...right well I can't. Move now. Please give them back. And they're one of the few people I've cut contact with. But tbh I feel like I probably need more boundaries, I just get like...what if I'm being too harsh on this person XD
