AU Thursday: Valicer In The Dark -- Duskwall Slang
Since we did a VITD lookbook yesterday, I figured we might as well keep the train going today and talk a little bit about some of the worldbuilding I've done for the Valicer In The Dark version of Duskwall (the main setting of Blades In The Dark). Specifically, I've decided to share the short list of slang that I've come up with for people to use! Because that's always fun, right? :) The first entry on this list is taken from the book itself (page 42, specifically) and adapted a little bit, but all the rest are purely my own invention:
-->“Flashing a/their/your Coin” and variants – making an ostentatious display of wealth, to the disgust of everyone around them (the term "Coin" itself is in fact slang for a large sum of money, taken from the days when the Imperial treasury would actually mint large solid gold coins intended to cover major transactions; most people these days rely on small silver pieces called "slugs"). Example: “You spent all that money on THAT outfit? Really flashing your Coin, huh?”
-->“Moving to Six Towers” – indicates that the person said to be moving was previously rich and important, but has fallen on extremely hard times and is on the verge of ruin (referencing the fact that Six Towers USED to be one of the richest neighborhoods in the city, but has turned into a bit of a slum with most of the nobility previously living there moving into Brightstone). Example: “The Everglots’ leviathan ship hasn’t had a good haul in six months. Think they’ll be moving to Six Towers soon.”
-->“Scavenging in the Lost District” – indicates that the person said to be scavenging is taking an INCREDIBLE risk in the hopes of getting a high reward (due to the Lost District being an abandoned neighborhood outside the lightning barrier keeping the city safe and guarded by the Spirit Wardens...but also having many lost riches within its bounds). Example: “You want to rob Lord Mayor Powerwallet? Talk about scavenging in the Lost District!”
-->“Living Coin to Coin” – living paycheck to paycheck, as the average weekly wage in Duskwall is equivalent to a Coin’s worth of money. Example: “Poor old Tom – what with his sick mother and five children needing feeding, he’s living Coin to Coin.”
-->“Only good for mushrooms” – indicates that the thing being talked about is absolute shit. Example: “Don’t order the ‘special ale’ at the Withered Talon, it’s only good for mushrooms.”
-->“You want to call the crows?” – equivalent of “You want to get us killed?” in response to a risky course of action (referencing the Deathseeker crows that find corpses for the Spirit Wardens). Example: “You want to FIGHT Lord Mayor Powerwallet’s bodyguards? You want to call the crows?!”
-->“Barrowcleft approved” – indicates the item in question is homemade but of very high quality (Barrowcleft being a poor, rural neighborhood with one of the best, and fairest, markets in the city). Example – “You carved this yourself? Why, this is Barrowcleft approved work and no mistake!”
-->“Dust Day fare” – an extremely meager meal made from poor-quality ingredients, referencing the popular nickname for the fifth day of the week from Charhollow, which itself references the fact that poor people’s food stores are the thinnest on this day. Example – “Canal water soup with potato peelings. This is Dust Day fare, all right.”
-->“Crit Six/rolled a crit six” – means that something is exceedingly good, or that something that you have done has succeeded beyond your wildest dreams; references the most popular dice game in Duskwall, where rolling double sixes is an automatic win. Example – “I went to open the safe, and I rolled a crit six – the door practically came off in my hands!”
-->“Welcher” – a term for someone who hires a criminal or crew for a job, and then not only refuses to pay them, but actively tries to murder them (directly or otherwise) to avoid doing so. Only one of the highest leaders of the most well-known crews may declare someone a Welcher, and then only after receiving sufficient proof, as the term is a death sentence – the scoundrels of Duskwall do not take kindly to their clients trying to stiff them, in both senses of the word. Example: “All right, I’ve seen enough – I’m ready to declare that Lord E.A. Bethesda is a Welcher. Hope he’s prepared for every scoundrel in the city coming for his ass...”
Further updates to come if and when I think of more stuff! Which I probably will, as this is fun. :)

🦎 gecko springs — a nice little town that was always getting infested with those pests. not anymore, tho. it’s turned into a resort hub of sorts; cheap accommodations, good people, high acceptance rate (just don’t cause any trouble and don’t provoke the geckos tho bc they only have to deal with them once a year now), a mini trading scene.
🌵richard ‘ricky’ steele — the only authority figure in gecko springs, sherif of sorts. only got the job bc he’s seen as the person that did the most to clear the place out so they could live in relative peace. total pushover. loves music. family man. nice to everyone, but watch out.
🦂 reno steele — best friend and adopted brother. hot headed and charismatic. has expensive tastes, wears gecko hide boots. swindler. always on the run from someone or something. ricky’s right hand man, definitely the muscle. loves to start trouble.
🪳cricket — ghoul gal. pre war college student. super smart and super sharp. makes herself useful by hacking terminals, turrets and annoying robots, too old for this shit. owns the saloon / country store / inn. besties with reno.
🪙 aster ‘creed’ madden — baddie, but he has a good reason ig. despises ghouls. leader of the crusade. searching for his ghoulified son and tearing apart whoever stands in his way to do so. good guy gone bad. needs to reevaluate his life choices and move on.

Creating Connections with Community Pages

As brokers and agents, we are all tied to our communities and there are so many great ways to get involved too. Some of you reading this today volunteer at shelters, support boys-and-girls clubs, are part of a Rotary Group or community lodge, or maybe you care for aging pets or are a member of a local activity group. These are all great things you can do in person that build your presence within the community and expand your sphere of contacts – and help you feel good too! But how do you illustrate connections to your community to people outside of it, like to someone who is relocating from another part of your state?
One of the things that websites (and social media) do for us is expand our presence and message further than they could ever reach without them – and today I want to focus on how you can demonstrate community connections in a way that isn’t just about you, but that gives your website visitor something of value too.
The Evolution of the Community Page
Since my company has been building real estate websites for nearly two decades, I have seen a lot of changes. Back in the early aughts (2003/2004) a community page was, at its best, a brief gazetteer. A paragraph or two, half-a-dozen photos maybe. Ambitious agents would include some market stats, but there wasn’t any automation to keep them current, so they quickly became dated and for many agents it was just too much to maintain data like that.
As time went on, pages got more interesting. Companies like TrendGraphix would create tools to let agents add self-updating market charts to their websites. Social media like Instagram would emerge and give agents a way to stream current photos from their account. A website with an MLS connection could even show current local listings. It was better, but there was a lot of room for improvement.
Today, thanks to the work of IDX companies, huge data brokering services like Atom Data and Home Junction, local review sites like Yelp, Google Maps, Great Schools, artificial intelligence, and more, community pages are easier than ever to create, maintain, and can provide impressive value to website visitors.
Local Maps
This is crucial. Many people don’t have a great sense of where a place is, so whether you are detailing a county or a local neighborhood, include a map. I love interactive maps that let me zoom-in-and-out. Extra points if that map can show me where local schools, parks, and shopping areas are. This is extremely useful for buyers who want to know where they will be able to make a quick grocery stop, to identify the school their children may attend, determine commuting times and so much more. When we build websites, we always include these features!

Market Information
No modern community page is complete without up-to-date market information. Buyers and sellers both appreciate this info. It helps you, the real estate agent, start the process of setting expectations even before you have met. It helps potential referring agents from out of the area identify potential neighborhoods (and you) as viable for their moving clients. Information about recent sales, average price, and home ownership rates are a great starting point. If you want to really provide something of value, offer the option of downloading a full market report. Our websites can generate these on demand, which is a great way to capture potential leads from your website, for a quick handout to mail, or to take to a listing presentation.

Community Description
Of course, every community page should have a description. These days, a short one is just fine since we are going to include a lot more visual info, but if you are talking about a small community then a little more detail can go a long way too. If you use AI to generate your community description, don’t forget to fact check it! We like to include some statistics in our community descriptions, but you have to be careful that they don’t go stale. To keep ours fresh, we use the same data sources that automatically update our market information.

Schools
For well over a decade, we have been able to include school information with websites and without undue effort. Great Schools has made this easy, whether you go-it-alone or have a professional build your website. It’s just as relevant as it has ever been and every great community page should have it.

Demographics
Buyers want to know if a community is the right fit for them. Sellers are curious how their community has changed. For you, the agent, having a reliable source of demographics makes for endless, easy content for sharing online, and adds something to your website that most other agents just don’t have at all.

Local Businesses
Beyond supporting local businesses, which can often use all the help they can get, showcasing local stores and services really integrates you into the community. Locals love seeing their favorite spots featured. Potential clients from further away can get a taste of what is available in your area and maybe even try something out on a visit. We connect our client’s real estate websites to Yelp’s services to showcase popular dining, bars and coffee shops, shopping centers, gyms and self-care, and pet care services.

Other Details
Slideshows or connecting an Instagram stream of local photos have huge visual value. Including a connection to your MLS where visitors can browse inventory is a must – yes, it’s not what brought them to your website, but they will stay longer and search engines love it too. It’s also important to have lots of opportunities for people to connect with you. Season your community page with these opportunities so that as your visitors look around it is easy for them to reach you with a question. If you are blogging about your area, include a section on your community page of recent blog posts. I would put blogs towards the bottom to give visitors something easy to move on to after they have engaged with your community info.

Taking the Pain out of High Net Worth mortgages for U.S. Real Estate, without AUM requirements

With inexpensive funding and various tax advantages, everyone should take advantage of the benefits of a mortgage when investing in U.S. real estate regardless of the loan size. However, why do the wealthy often find it increasingly difficult to obtain mortgage financing without AUM?
With a portfolio of assets worth millions of dollars, one may assume that securing credit would be a straightforward task for a high net worth (HNW) individual. Unfortunately, the reality can be quite different especially if you’re a foreign national or U.S. Expat.
The unique nature of a HNW’s wealth – their income, investments, and liquidity – puts this group of people at a surprisingly high risk of being turned away by conventional banks unless they are willing to deposit a significant amount of funds for the bank to manage. This is certainly true in the mortgage market, and what’s more, it is an issue that has become more prevalent post-Covid.

Asset Depletion – a surprisingly simple way to establish your income. AM Liquid Portfolio uses a unique view on “asset depletion” to qualify HNW clients using their investment portfolio without an encumbrance or pledge of assets. Essentially, all of your assets are entered into a calculation, and a final number is churned out. The final number is then used as the income to qualify. In most cases, as long as the income is sufficient, no other person’s income documentation is required. This makes an often complicated and tedious process simple, transparent, and painless.
Debt Service Coverage – When it comes to HNW borrowers, one of the most overlooked and misunderstood loan programs is debt service coverage. HNW borrowers tend to own multiple properties in various asset classes. If the property is used as a rental, then there may not be any requirement to go through the tedious process of providing and verifying personal income. Again, as HNW borrowers tend to have very complicated tax returns, this is a straightforward way to show the borrower’s debt serviceability.
Debt service coverage ratio– or DSCR – is a metric that measures the borrower’s ability to service or repay the annual debt service compared to the amount of net operating income (NOI) the property generates. DSCR indicates whether a property is generating enough income to pay the mortgage. For real estate investors, lenders use the debt service coverage ratio as a measurement to determine the maximum loan amount.
Bridge/Asset Based Lending – With Covid still in play, it’s not uncommon for investors to experience a temporary liquidity event. Rather than selling their property, they are using their real estate to release equity. Asset-based lending is an option for both residential (non-owner-occupied) and commercial properties.
Simply stated, HNW bridge loans are used for residential and commercial investment property when more traditional institutional financing sources may not be available. Due to temporary liquidity, many borrowers have capital needs that traditional sources often can’t meet. For example, a borrower purchases property out of bankruptcy or foreclosure and needs to close quickly “same as cash” before long term financing can be arrange.
Simplified Income – HNW borrowers often have personal and business tax returns, which are complicated. The complexity of these returns often turns into an administrative nightmare for the borrower when dealing with a mortgage lender. What makes America Mortgages unique is the fact that 100% of our clients are living and working outside of the U.S. We are dealing with HNW clients from Shanghai to Sydney. Simply put, translations and understanding tax codes, deductions, net income, etc., is painful.

If you’re self-employed, we will request a letter from your accountant stating the last two years’ income and current YTD. 2. If you’re employed, then a letter from your employer on company letterhead stating your last two years’ income and current YTD is sufficient. Yes, it’s that simple and painless.
