Tall Doors
König x gn!Reader
SFW fluff
Tumblr media
Warnings: fluff, no proofreading
The second you seen the plane he was on go out of view you got back into the suv that konig picked to fit his large stature. A large roll of cash tucked into the zipper of your purse. As soon as he got the news last week that he’d be leaving you could finally put your plan into motion.
*One month later*
The master bathroom had been gutted. The largest bathtub you could find had been installed and you even put in a walk in shower. You laid tile and repainted in one of Königs favorite colors. You’d done all the work yourself since you knew how to do it working for your family’s business when you were younger. The bathroom was now warm and comfortable, and could fit a 6’10 man very comfortably.
Your next project was going to make messes across the house but it will be worth it. The home that you and König purchased earlier this year was almost all original. But all the door frames stood 6’5. You’d be raising the door height as well as fixing the low hanging lights he always hit his head on.
*two weeks later*
All your work was finished. A new tall front door, new couch, new lighting fixtures, new bathroom. You even had a custom mattress and extra sturdy bed frame made so his feet wouldn’t hang off. All to ensure your love will never crouch down in his home again. All for him.
New message: this is a message from Kortac Delivery Services letting you know your package will be arriving tonight at 18:30. Please respond YES if you will be picking up your package or NO to stop receiving messages.
Replying YES you practically screamed in joy
He was coming home, two weeks earlier than expected. Overjoyed you made a stop at grocery store and got the ingredients for his favorite dish and picked up two bottles of his favorite wine.
Back home you had everything prepared and got ready in that outfit he loved you in. Fixxing your hair and applying a sweet perfume feeling ready to see your man.
-
“Ich habe dich so sehr vermisst Schatz” (I missed you so much my love)
“I missed you too”
One passionate kiss later and his large had guided you to the car.
-
He walked through the front door and froze.
“What wrong”
“I fit through the door” he said in a confused tone.
“Yes” you laughed and his eyes staring at the door. He walked in and out three more times.
“Meine Liebe, did you get a bigger door for me”
“Come see what else I’ve done”
He stood tall walking through the house. Comfortably even. His mask at some point had finally came off since he only wore it to and from work. He had the biggest smile when he noticed that you raised and replaced some of the lights that he would constantly walk into. Once into the master bedroom he let out a gasp. Looking at the hand crafted bed frame and mattress with silk sheets.
“It’s so big, oh Meine Liebe you… I can’t thank you enough. You treat me so well. I can’t express how much I appreciate what you’ve done”
One hand on your waist and one on your neck he pulled you in for a passionate kiss.
“Thank you Meine Liebe”
“You haven’t seen one of the best parts”
You pulled him into the newly renovated bathroom.
“I figured a nice tub to soak in would help your back” you stood in the middle of the bathroom admiring his reaction and his figure.
“This is perfect, truly meine geliebte”(my beloved) he said breathlessly in awe, lust in his eyes.
“I’m glad you love it”
“I more than love it, I can’t express. How about I start this bath, and since it’s big enough for us both it will take a while to fill… we go break in that new bed and I show you how much I appreciate you and then bathe after” his accent becoming deeper. His was holding onto your waist now. A devilish smirk on his.
“Natürlich mein König” (of course my king)

Here's... something?
-
Cleaning the apartment- his! His apartment- was nothing short of therapeutic.
It was a different sort of cleaning than what he had grown so accustomed to. This time he wasn't stooped over a rusted basin with an improvised washboard, hands and shoulders aching, trying to get blood out of silk or cashmere or whatever the fuck his boss had worn to dinner. Today he was scrubbing down dusty countertops with something lemon-scented. He was wiping grime off windows and cupboard doors. He purchased something called a Swiffer, which was really just a sort of mechanical mop, but it made quick work of the linoleum in his kitchenette and the slightly off-center tiles in the little washroom. He wiped down the walls and faucets and scoured the tub. He installed a new lightbulb in the little ceiling fixture and it shined brightly on the newly cleaned room. It was damn near sparkling in there, and it smelled like a spring meadow.
Robert was tired by the time he finished hanging the brand-new shower curtain. It was pale blue and dotted with a rainbow assortment of flower drawings. It still bore the fold creases from being confined in a plastic sleeve for so long. He stood back in the doorway to admire his work. It was the first time in a long time that anything he did brought a smile to his face.
He shuffled back to his bed and grabbed a shopping bag a little overstuffed with towels and toiletries. He hadn't been sure what sort of soaps or shampoos to buy for his skin and hair types- there were too fucking many options to choose from- but a very nice lady saw his near-panic in the Health and Beauty section of the local store and helped him make some choices.
Robert gave the tub knobs some twists and the pipes rattled and cold water shot out of the spout. He smiled a little, thankful he hadn't gone with his first idea of stripping and stepping in before checking the water. He held his hand under the stream, flexing his long aching fingers, feeling the warmth start to flow in. He fiddled with the knobs until he found the one that switched the water to the showerhead. Why were there extra knobs, anyway?
Robert stripped and stepped under the spray. Oh, this was nice. So much better than collecting rainwater from a crack in a ceiling or melting snow over a dying fire or jumping fully clothed in a pool- mostly to get the blood and candle wax and glitter off his suit- while his boss went on a blood-sucking bender in the adjacent cult mansion. That cult had a wonderful pool. He remembered hearing music under the water.
Now, there was no music except his laughter. It wasn't a humoured laugh, it was a broken, sobbing sort of laugh, one of pain long pushed aside finally spilling away to relief and peace and disbelief. He gasped and chuckled and felt silly for wanting to wipe away his tears but he fumbled with the curtain and reached for the shopping bag on the floor. Water snaked down his arm and his fingers left little pools on the floor. Oh, well. Robert grabbed a washcloth and rubbed at his face, then realised the full futility of the situation and found the soap and shampoo at the bottom of the bag. A sizable puddle was forming on the tile and he made a mental note to invest in bathroom rugs next.
He scrubbed at his pale skin until it was pink. He briefly thought of all the blood that he'd washed off over the decades and, quietly, he declared aloud, "nope, this is a happy place. I'm not going down that thought path now."
He had become somewhat accustomed to the feel and the smell of his former occupation; it was an odd sensation to suddenly be mindful of how his skin and hair felt. Robert pictured himself as having been in some sort of gore-knitted cocoon for a century. Now, he was breaking out and finding his wings. Or something like that.
Following the directions on the shampoo bottle, Robert lathered, rinsed, and repeated. There was no edict declaring further repetition but he was tempted to because damn it felt good to have his own blunt nails gently scraping his scalp and not pointed claws digging in...
He rinsed and let his hair fall down over his face and he snickered at how long it was, once the tangles had been worked out. Maybe I need to invest in some hair ties, or scissors.
Robert shut off the water and squeezed the excess water out of his hair and pulled at the shower curtain- christ, these things like to stick to skin- and stepped, less than gracefully, out of the tub and groped for the shopping bag. He unfurled a brand-new towel, salmon pink, and dried his body, ruffled his hair, and tied the towel about his slender waist. Forgot to buy a robe. Oh, well. God knows I'll be buying more in the coming days...
He wanders out into his apartment, avoiding the lone mirror that came with the place, and collapsed on his bed that was still needing a matching sheet and pillowcase set. He stared at the ceiling. He breathed and listened to the sounds beyond his walls- street noise. Crickets. Murmurs from the floor above. That was it. No voice in his head.
Robert smiled.
Eventually he stood and returned to the bathroom, mopped up the water puddles, hung up his towel, and fetched brand-new bedclothes from the shopping bag.
When was the last time I slept in something besides my suit...
The bedclothes were soft and maybe too warm for the early summer, and the mint green looked nearly bluish next to his pale skin, but he was happy.
Happy.
So that's what that bubbly feeling was.
Robert slept and dreamed.

4. shower
wow look it's another chapter!!! like... not that long after the last one, even! honestly I had the first 3 sections of this basically entirely written not long after finishing the last one, but eventually I decided I should probably do literally anything else for a while (hyperfocus is a real dick lol), and so I'm just now getting back to it. I thought this was gonna be on the shorter side, but it's about the same as the last one, around 1.3k! there's a pretty important reveal in this one...
Content warnings for this chapter: box boy universe, pet whump, dehumanization, conditioning, infected wounds, (severe) illness. As always, please let me know if there's anything else I need to tag.
[masterlist] [chapter three]
Vanessa’s never been particularly sensitive to scents—it’s a saving grace, in a mind where too much light or sound or texture can make her feel like she’s dying. But by the time the guy lying shaking on the seats behind her practically falls out of the taxi in front of her stoop, even she’s having a hard time with the smell coming off of him. Given how the driver peels away with all his windows down the second she pulls the last scrap of soiled newspaper from his backseat, it probably isn’t just her.
She turns back to the guy, for the first time finally alone with him. She’s too short to be used to talking down to people, but he’s hunched himself into that weird curled-up position again, so when she speaks it's aimed vaguely toward the top of his head. “Okay. First things first, we’re getting your ass in the shower,” she tells him. “And then we can deal with the effects of my questionable life decisions.” She pauses for a moment, considers. “Well. This one, anyway.”
There’s no way she’s getting him in through the front like this. Too many stairs, and too much dirt. The garden door will have to cut it. She motions for him to follow her down the alley, and he unfurls himself just enough to shuffle after her.
As soon as the shadows close in around them, she looks back over her shoulder. When she’s satisfied that no one can see them, she unclasps the collar from around his neck and tosses it, leash and all, into the garbage.
Vanessa can’t say she’s ever been grateful for the fact that her parents are insane enough to have a swimming pool in the basement of their New York fucking brownstone. Quite frankly, she still isn’t; they got the fucker installed when she was a kid and she screamed for so many days they finally packed her off to a hotel with her nanny of the week just to shut her up. Which they probably should have done in the first place, given that she was nine and there was a jackhammer in her fucking basement.
What she is grateful for now, though, is that the part of this floor that isn’t taken up by the pool—or the hot tub, or the weirdly redundant multi-person bathtub—is a shower stall the size of her literal bedroom. Complete with benches, and removable showerheads, and, she’s hoping, everything else she could possibly need right now.
“In here,” she motions, and he drags himself onto the tiles. “I’d offer you the weirdly redundant multi-person bathtub, but you’ve barely been able to keep your head up all day and the last thing I need is to fucking drown a guy in my basement. Also no offense but you’re literally so dirty right now I’d have to drain the fucker the second you got in. After this you can have a bath whenever you want, if you’re into that sorta thing, but for right now you’re getting a damn rinse.”
Once he’s more or less situated on the built-in shower bench, propped up in the corner in hopes it’ll keep him from falling ass over, Vanessa gets to work, still fully clothed down to her chucks on the marble tile. She unhooks a showerhead and aims it at the drain while it warms up. “Is this okay?” she asks, pointing it at his feet, and he flinches sluggishly but doesn’t respond either way.
“I don’t know what that means, guy.” She tests the water again with her hand. “It can’t be that bad, can it?” she muses out loud. “It’s the same temperature I’d use for me, and fuck knows I’m… y’know, picky. So if you want it different you gotta tell me, okay.”
He doesn’t tell her shit. But he doesn’t flinch too much harder when she moves the stream of water up toward his knees, either, and she figures that’s the best she’s gonna get.
She leans over him and focuses the showerhead on his hair. It’s matted stiff as tree bark, the water barely able to permeate through the layers of filth. “Shit, I dunno man, your hair’s got so much crap in it. Not to mention it wouldn’t surprise me if that shelter gave you goddamn lice.” She shudders. “Might be better off just cutting it short.”
There’s a noise she barely registers as a gasp before his ice-pale eyes fly open and he clutches her arm, quicker than she’s seen him move by fucking light years. She jerks automatically out of his grip, dropping the showerhead in her alarm, but he fixes her with a lidless, panicky stare and the eye contact is so startling she’s frozen to the spot. “Please…” he wheezes, “don’t.”
“You fuckin’ what, dude?”
“Don’t… cut… my hair.”
She blinks, astonished. “That’s the first thing you’ve said all fucking day, isn’t it?” He doesn’t offer another. “Christ. Typical fuckin’ me not to notice.” She huffs quietly. “Well shit, dude, I guess if you give enough of a fuck to speak up about it it can stay. But so help me if I find a single fucking nit in there.”
He whimpers quietly, squeezing his eyes shut, but he doesn’t say another word.
Vanessa gingerly retrieves the showerhead from where it’s spattering up at the ceiling, along with an oversized lace bath pouf and a mostly-full bottle of body wash she’s pretty sure is fucking designer. If you could see me now, Mom, she thinks, squirting the gel at his left shoulder, the one closest to her. You… well, you probably still wouldn’t give a shit.
She touches the pouf to his sullied skin as gently as she can, and she knows she’s not well-coordinated at the best of times but she really doesn’t feel like she deserves the choked-off sound he makes or the way he shrinks away from her when she makes contact. “Oh cmon, guy, look I know but you gotta let me get this shit off you, there’s no way it’s not fucking your shit up worse than it already is,” she cajoles, and whatever she’s said it makes something in his posture go slack and he rolls back toward her, opening himself to her touch. “Thanks, uh, I think,” she hedges, and begins to lather him up with slow, concentrative strokes. She flicks the shower back on, sluicing suds and dirt from his skin in equal measure.
"Ohhh, fucking yiiiiikes," Vanessa says softly.
With the first layer of filth washed away, Vanessa can see the far grimmer reality that’s been hidden underneath. Rows of jagged, infected gashes streak their way across his shoulder to his chest. The skin around them burns an angry red, the wounds themselves all but smothered in sickly whitish-yellow. What narrow swathes of skin remain intact are mottled purple, and now that she’s touching him, she can tell he’s just… way too much hotter than any person should ever be.
She lowers the temperature of the water and keeps washing him, afraid to look but needing to see. Each stroke only reveals more of the same. His chest and left shoulder seem to have gotten most of the worst of it, but there are stripes across his arm, his back, his stomach, deep gouges in his legs. She hasn’t tried to touch his face yet, but now that she knows what to look for she thinks she can even see a scratch or several across his cheek, trailing up into his hairline. Jesus fuck.
It all makes a sinister sort of sense now, she thinks: the shallow breathing, the shivers, the near-total lack of response. And here she thought he just had regular rescuee trauma.
“Fuck,” she breathes out quietly, as the realization creeps over her like ice.
There’s something really, really wrong with this guy.

All Summer Long // S.F.K
Tumblr media
a/n ~ After a drabble babble off with the lovely @gretasmokerising I took one of my ideas, added a sprinkling of hers and this was born. VERY LIGHTLY EDITED. Word Count 2.2k
Neither of them were fans of what the forecast weather of the day was going to be. Your jaw had dropped when you saw the high of the day would be nearing 100 degrees well before noon time. Pulling yourself out of bed and making quick work of making sure every supplemental air conditioning window unit was turned on high - the central air in your place not the best when temps were higher than 80 degrees.
Sam sighed at the loss of contact, lazily slitting his eye open as he watched you move around and out of the bedroom. His bottom lip pushing out in a pout as he rolled over, burying his face in your pillow and inhaling a scent that was unmistakably you  as he heard the shower kick on across the hall. He reveled in the rare moment of peace, the water of the running shower pelting down against the tub and you’re humming around a toothbrush while the water warmed slowly lulling him back into a sleep like state. But he quickly pulled himself into a seated position as Rosie barked from somewhere deep in the kitchen, her first request of the day to go outside. Another sigh slipped past his lips as his gaze fell on the alarm clock on your bedside table.
He shook his head slightly, a soft chuckle escaping him as he heard you begin singing, the sour notes slipping past your lips causing his nose to scrunch ever so slightly. Reaching above his head he arched his back slightly, effectively stretching out his stiff muscles as he pointed his toes pulling his calf muscles taut. A satisfying tingling sensation shooting through his body as he released the pressure he was using to stretch any knots out of his tired muscles.
The unmistakable sound of Rosie’s nails on the hardwood floor cut through the peaceful quiet of the morning. The pup nudged her nose against the slightly ajar bedroom door, pushing it fully open as she trotted over to his side of the bed. A soft sigh escaped him as he threw his legs over the side of the bed, reaching down to scratch Rosie behind her ears.
“Wanna go out?” His voice held a teasing tone, giggles escaping him as Rosie danced in front of him, barking at him as he stood. The pup bore down, eyeing Sam up as she pounced, the force of her paws colliding with his thighs enough to knock him back down onto the bed. A chuckle escaped him as he scratched her all over, a few licks of her tongue across his face causing giggles to bubble up his throat.
“Okay, okay, relax. C’mon.” He stood once more, padding barefoot into the hallway as Rosie zipped past him towards the back door.
A gentle rap of his knuckles against the bathroom door signaling to you the pup needed to go out as you shut off the running water and carefully stepped out of the shower. You could hear Sam playing with Rosie in the yard, the sound of the frisbee bouncing off of the new wooden pool deck that was just installed filling your ears.
“Uh oh, let’s not break anything, huh, Rose.” He cooed, tossing the frisbee in the opposite direction. You couldn’t help but roll your eyes at him, knew the frisbee wouldn’t do any harm but couldn’t help the feeling of endearment rising in your chest.
A decision to don your bathing suit instead of proper under garments made somewhere in the recesses of your subconscious as you got ready for the day. You plucked Sam’s swim trunks out of his drawer, turning at the waist to toss the article of clothing onto the bed as you heard the sliding glass door close.
Sam padded slowly down the hallway, the residual moisture on the bottoms of his feet causing his skin to stick slightly to the floor, the noise of it enough to raise goosebumps over your skin. But you fully enjoyed every second that Sam was unapologetically himself.
A soft smile spread across his face as he leaned against the door frame, his eyes meeting yours in the vanity mirror as you pulled a brush through your damp hair. He sauntered over to you, his hands finding your hips as he pressed a chase kiss to your cheek.
“Smell so good.” He cooed, wrapping his arms gently around your midsection. You beamed at his reflection in the mirror, gently untangling the ends of your hair.
“May I?” The soft look hiding in his eyes shifting to one of adoration as he held his hand out for the hair brush. An excited smile spreads across your lips as you placed the brush in his outstretched hand.
He had become much gentler with the brush, remembering to hold your hair at the root as to not cause too much tugging. You watched his reflection in the mirror, tongue poking out between his lips slightly as he gently pulled the brush through your now untangled locks. Shivers danced gently down your spine every time he’d swipe the brush over your scalp, the feeling of it soon replaced with that of his fingers as he set the brush down on the dresser.
“Three strands? Left over middle, right over middle?” He questioned, eyes never leaving your dampened hair as he gently carded his fingers through it, separating the locks into three equal strands. A gentle nod of your head the only confirmation he needed. You knew he had mastered a simple braid and were more than happy to sport it. He pulled his bottom lip between his teeth, the sheer look of concentration on his face enough to pull a real laugh from the depths of your chest.
“Elastic?” His hand was outstretched, eyes landing on the little container of clear bands. You placed your hand on your shoulder, palm side up, in a silent request for the end of you hair.
“I got it, you get changed. If we lay out by the pool now we’ll be able to actually enjoy it before the sun gets too high and the temps rise.”
Sam’s eyes met yours in the reflection once more, a soft smile playing on his lips as he reached around you and pinched your cheeks, in true grandma style fashion. You swatted at his hand, averting your attention to the container of elastics. Blowing a kiss at your reflection he turned on his heel, making quick work of stripping out of his sleep clothes and into his swim trunks before sidling back up to you.
“Can I braid your hair?” The question he always loved to hear slip past your lips. Turning his attention to you his eyes lit up like a child’s in a toy store as he nodded enthusiastically; quickly snatching the hair brush up off of the dresser he was stood in front of. You secured the end of your own braid, making sure to pull the tendrils that framed your face just so out of the woven strands.
“I’ll grab some towels and meet you outside, don’t forget the brush!” You giggled, wrapping your arm around his as you placed a quick kiss to his arm before making your way across the hall to the linen closet.
Sam walked past you, a swift tap of his hand connecting with your ass as he made his way into the kitchen, whistling into the living room for Rosie to follow.
He slipped out the sidling glass door, leaving it open just wide enough for Rosie to come and go as she pleased. He stood at the edge of the deck, eyes dancing over the clear water of the pool a smile spreading across his face. He was still in disbelief that he and his brothers were coordinated enough to build something like an above ground pool.
You made your way through the house, stopping in the kitchen for two water bottles before slipping outside. Your eyes landed on his face, heart swelling at the look of awe that swam through his gaze; knew full well he was proud of the work he and the boys did.
“Baby cakes.” Your voice was soft as to not startle him. He turned his attention to you as you tossed the towels over each chaise lounge, nodding your head in his direction as you stood behind one.
Stepping over to you he perched himself on the edge of the chaise lounge chair, quickly maneuvering so he was relaxed against it, letting his hair fall over the back of it. You began carding your fingers through it, lightly scratching as his scalp as Rosie trotted outside, laying beside his chair.
You began pulling the brush through his hair, ridding it of any tangles last nights sleep caused. A soft sigh slipped through his nose as he let his neck relax a little bit more, tipping his head backwards. Pulling your fingers through his hair once more before beginning to french braid it so it doesn’t tangle in the water.
A serene look captured his features as his eyes fluttered shut, completely lost in the feeling of your fingers in his hair and across his scalp as you made quick work of weaving the strands together.  A shiver danced up his spine as your fingers swiped at his temples, gathering bits of hair to weave into the braid.
Moving your fingers quickly you finished off the braid, securing it with a small hair tie. He leaned his head back even more, just enough for you to press a kiss to his forehead before retreating to you own chair. A soft sigh slipped past your lips as you relaxed into the lounge chair, the material warm against your skin.
Sam let his body relax, his head rolling to the side as he let his arm drop, lazily scratching Rosie’s head. The pup laid out in the sun, half hidden by the shade of the chair, enjoying all the scratches he was giving her. His eyes remained shut, his breathing shallow and level as he basked in the bright morning sun.
But in true Sam fashion, he couldn’t help himself. He peeked an eye open and took in your figure before pushing himself to his feet. A mischievous grin playing across his lips as he took off at a run, catapulting himself off of the deck and pulled his knees to his chest. His body came into contact with the water, the splash it caused showering you and Rosie with ice cold water.
“Sammy!” A gasp flew past your lips as you scrambled to sit up, holding your arms to your sides as the water dripped off you. Rosie yelped, rising to her feet and retreated into the safety of the house. He popped up out of the water quickly, running his hand across his eyes to rid the water before they landed on your shocked expression. He quickly realized your once dry bathing suit had water drop marks sprinkling it, your mouth dropped open in an O shape, matching the shocked expression on your face. A chuckle slipped past his lips quickly turning into boisterous belly laughs escaping his chest  as he quickly swam to the side.
“I’m sorry baby, I didn’t think I’d cause that big of a splash.” You pushed your bottom lip out in a pout, watching him lean up against the side of the pool.
“Sammy.” His name rolling off your tongue in a whine, crossing your arms over your chest.
“I’m sorry, I’m sorry, I’m sorry.” A string of giggled apologies tumbling from him as he scrambled out of the pool. He made his way over to you quickly, water dripping everywhere as he kneeled next to you, pressing a sopping wet kiss to your cheek.
“It’s not funny.” You mumbled, couldn’t help the way your lips turned down into a frown. He nuzzled his face into the crook of your  neck.
“I didn’t mean to splash you.” He mumbled, nose tracing the putter portion of your ear as water dripped onto you.
“You’re still getting me wet.” You whined, a soft giggle emanating from you as you tossed the end of his braid over his shoulder.
“Sorry babe, now you’ve gotta come with me!” He exclaimed, mischievous grin never leaving his lips. He slid his arm under your legs quickly, wrapping his other around your back as he scooped you up and rested you against his chest.
“Samuel Francis I swear.” Giggles bubbles up your throat as he stood to his full height, leaning down to rub your noses together before he took off at a jog. The jump he took into the water less aggressive as he held you close to him, air bubbles spreading around you as you blew air through your nose.
He stood quickly, shaking his head as giggles erupted from you, pressing a soft kiss to his now dripping wet cheek. His eyes met yours, adoration clear in his gaze as he leaned forward and pressed a soft kiss to the tip of your nose.
You wiggled in his grasp, arms tightening around his neck as you tried to pull your legs free from his embrace. A sigh slipped past his lips as he let your legs go, gently falling until you wrapped them around his waist, clinging to him like a koala. His arms found their home around your midsection, reveling in the cool water against his warm skin and the weight of you wrapped around him.

Maybe?
I didn't want to say anything too soon. We have had such a long run of bad luck that I didn't want to risk jinxing anything.
Dave found us a house to rent. Here's the kick: The house is very old (100 yrs). The owner is an older gentleman that wants the house to finally get some use. It needs work. There are no kitchen cabinets, and there is no shower installed just yet. No tub either. In fact, there is no mailbox because some truck took it out a few months ago. There's a hole in the roof at the back of the house and it does leak some.
There's a hole in kitchen ceiling and cracks in a lot of the walls. There's 3 bedrooms upstairs which my girls will have their pick of. One bedroom has a jack holding up the ceiling.
I cannot walk up steps anymore so I will be using the dining room as my bedroom. Dave cannot do steps either, so he will take the living room. Thankfully, the only bathroom is downstairs.
Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media
The front porch needs work and the front door cannot be used until the porch is fixed. There are 3 other doors to get inside.
There are doors to all the rooms, so there is a positive. The doors all have knobs and locks. Also a plus.
Dave and Bethy have started to clean the house out. It's a mess. The person that lived there just left everything. The owner never was able to get it cleaned out. Dave and Bethy have also started painting.
Beggars can't be choosers!
Now comes the b.s. We have no moving boxes. Everything that was brought to this house and is stored in the attic have to be moved. We didn't even move everything yet rom storage which I guess is a good thing It's just that we need boxes. The area stores all claimed to not have any and I tried on FreeCycle. UGH!
The electric bill for here is now $300. I don't have it. I can't pay that bill and then pay to have the electric transferred to my name at the new place. They want another $250 deposit since my credit sucks now. This is not fair. I have paid the bill in full and on time every month we were here, but that doesn't seem to matter. Plus, I just paid a $250 deposit in Sept.
I have a $150 Fios bill for here. They want me to pay that then pay to transfer the service to the new place. WTF?!?! You have to be rich in order to move.
Right now, we are facing major moving expenses. Any help will be appreciated.

Writers' Iron Chef #4: Taking a Bath Together
[PROMPT] Taking a bath together
[ADDITIONAL PROMPT] "The way you flirt is shameless."
[TIME LIMIT] Optional 10 minutes prep time, 30 minutes writing time, optional 10 minutes editing time.
Pairing: Marcus Pike X F!Reader
Rating: M, MINORS DNI, Marcus getting a little frisky, descriptions of male and female bodies, non-description smut.
Notes: Written for Writers’ Iron Chef Prompt 4.
I honestly scrolled through several possibilities for this prompt! Did we want Oberyn seducing a servant girl into his bath? Frankie meet cute at one of those wash-your-own-dog places? I’ve written one bathtub scene already (hello SW!Frankie!) but I wanted to do something a little different this time around. And then I spent the last two days hauling laminate flooring and was brought back to when I did a double bathroom renovation. Since I’m already in the construction mindset, here’s what we get. And a new Pedro boy this time, because Lord knows I need a sweet, patient Marcus for a bathroom gut job.

Tumblr media
Marcus finds you in the bathroom when he returns home with sushi that night. Though it’s not in a place he expected.
“Why are you in the tub?” he asks, leaning on the doorframe with a smirk as he watches you peel open your eyes. You’d begged him to let you get a soaker tub, one deep enough to cover your knees and your tits with hot, soothing water and bubbles you were too excited to splurge on. The renovation was the perfect excuse to finally order one, several weekends spent in bath showcases so you could test out the models. Now with your favorite installed, the plumber paid, and you lounging inside it, Marcus knows it was all worth it.
“My back is killing me and it’s the cleanest place to lie down. Other than the bed, but I need to shower.” You turn to look at Marcus, tired lines around your eyes, arms draped along the narrow lip of the tub. The reno had been exhausting for both of you, long nights after work, more of the labor falling on you when Marcus is stuck on a case late into the evening. Two months felt like six, but it was all coming together now. And the luxuriously deep tub was a win after weeks of chiseling tile.
“Is it all set to go? Connected and everything?” Marcus asks, taking off his jacket and stepping into the bathroom. You hum and nod, one sneakered foot coming to tap against the new faucet. He hangs his blazer on the open door before sitting on the edge of the tub, a soft smile adoring his face. From this vantage spot he glimpses your splayed legs, smears of drywall dust and plaster dotting your jeans and raggedy t-shirt. Your skin holds that subtle glow that an afternoon of sweating offers, and when his hand comes to cover your own he can feel how dry and chafed your knuckles are.
“Well we better test it out then,” he says with a hint of mischief, your eyebrows pulling into a confused wrinkle before he deftly spins the knob to hot. Water gushes into the tub, sending you scrambling to the other end while you shriek.
“Marcus Samuel Pike, I am fully clothed!” you scold, but his strong hands circle one ankle and pop your sneaker off. He doesn’t look you in the face, knowing the expression he’ll find. Half indignation, half curiosity, glazed with the lust he loves pulling to the forefront with his touch. You’re always so responsive under his hands, goosebumps pebbling your leg as he removes the other shoe just as quickly.
“Marcus,” you protest again, but this time laced with giggles as his hands go to the waistband of your jeans and unzip. Your skin is tacky with sweat and damp denim, but he manages to fight them down your legs as you slip into the growing puddle of water pooling in the tub.
Only when you’re half naked, underwear and t-shirt still clinging to your body, does Marcus catch your eye. He’s relieved to see a smile dashing away the aches of the day.
“Well, you did say you needed a shower,” he says innocently, standing up and toeing off his shoes. You lean back and huff at him, crossing your arms across your chest as the rising water encroaches on your thighs. With a pull of his belt through the loops and a quick shuck of his pants, Marcus is crawling into the tub with you, framed by your soft thighs.
“The way you flirt is shameless,” you scoff, any further retort swallowed by Marcus’ lips on yours. He presses against you tenderly, soft kisses that mold your lips together as he shuffles closer between your thighs. He forgot to take off his socks so his feet are unpleasantly wet, the end of his dress shirt dipping into the water and wicking it up his sides, but the sweet little sighs he’s rewarded with are worth the discomfort. Snaking an arm around your back, he lifts you up and onto his lap, sitting back on his heels as you gasp into his mouth. The breath lets him sneak his quick tongue into your mouth, met greedily with your own as you grip his hair and settle your hot sex against his hardening length. Marcus pulls away just enough to murmur against your lips.
“Mmmm, honey, I wanted to take a bath with you but I might need to dirty you up a bit first.” You nip at his full lower lip, soothing it with a pass of your tongue.
“See? Shameless,” you smirk against his lips, making him crush his mouth to yours as his hand travels down to the apex of your thighs. A hooked finger pushes your underwear to the side, and your own lithe hand pulls him out of his boxers. Your breath in his ear, the stutter of your moan, guides him home.
You barely remember to shut off the tap, but you do harshly remind Marcus that if he splashes water on the floor you’ll have to wait a whole day more to tile.
“I wouldn’t dream of delaying you, honey.”

Dune Fright Week 2023: Day 4
by @dunefandomevents
Title: Cabin Summary: He started to run. He never made it back to town.
Chani told Paul it was a stupid idea to rent some sketchy ass cabin in the middle of the woods. She told him that he was going to end up on the 6 o'clock news, dumb ass college student died in the words, cause unknown. Like an idiot he ignored her.
Oh how he regrets it now as he runs for his life.
It started with his arrival at the cabin. Everything seemed great at first. It was a new build, all cedar wood and clean lines, big bay windows with all the promised amenities; a huge loft with a king sized bed piled high with fluffy pillows and 3000 thread count sheets. A massive bathroom with a soaker tub and a glass shower large enough to hold half a dozen people.
It overlooked a lake with crystal blue water, framed on one side with picturesque, evergreen covered mountains and perfectly secluded.
The first night went great, Paul slept like a log, the crisp mountain air and the silence everything that Paul needed to relax and unwind.
The next morning is when things started to get weird. When he woke up that morning all the cupboards in the cabin were open and all the towels that has been stocked in the bathroom were missing.
It freaked him out but he had laid a lot of money to rent this place and he wasn't going to be scared away.
The second night was worse, it was near sleepless as he kept getting woken up by animal cries outside. Horrible, like they were dying and he could hear scratching at the windows and door, like something big was trying to rip its way inside.
The next morning dawned with the tires on his car slashed to ribbons. When he tried to call for help he discouvered there was no cell reception and the phone installed in the cabin was not working.
Paul was freaked out too much to stick around by this point, so he packed up what he could fit in his backpack and couldn't risk leaving behind and locked the rest in his car and decided to hike back to town. He would get a towing company to come and pick up his car. He just wanted this place far behind him.
This decision ended up being a huge mistake, not an hour goes by and he gets the feeling of being watched. He doesn't see anyone or anything but the feeling persists all morning. When he stopped for a quick lunch break the sounds started up. Crunching leaves, the crack of twigs and growling and snarling.
He started to run.
He never made it back to town.

Luxury Homes: Interior Design Ideas for a Lavish Lifestyle
Luxury homes represent the pinnacle of comfort, opulence, and style. They are not just places to live; they are statements of personal taste and a reflection of one's success and status. When it comes to designing the interiors of such homes, the possibilities are endless. From extravagant furnishings to cutting-edge technology, there are countless ways to create a lavish lifestyle within the confines of your own abode. In this blog, we will explore some interior design ideas that can transform your luxury home into a haven of extravagance.
Grand Entryways
The first impression counts, and for luxury homes, the entryway sets the tone. Create a grand entrance with a double-height foyer, elegant chandeliers, and a sweeping staircase. Marble or polished stone flooring, intricate moldings, and oversized mirrors can also enhance the sense of opulence.
High-End Materials
In luxury homes, quality is paramount. Invest in high-end materials like marble, granite, onyx, and rare woods for flooring, countertops, and furnishings. These materials not only exude sophistication but also stand the test of time.
Statement Lighting
Lighting can make or break the ambiance of a luxury home. Opt for custom-designed chandeliers, wall sconces, and pendant lights to create a dramatic effect. Smart lighting systems that can be controlled via smartphone or voice commands add an element of convenience and modernity.
Custom Furniture
Off-the-shelf furniture won't suffice in a luxury home. Commission custom-made pieces that fit perfectly with your Luxury interior design vision. Luxurious fabrics, rich textures, and unique designs can elevate your home's interior to a new level of luxury.
Tumblr media
Spa-Like Bathrooms
Indulge in spa-like bathrooms featuring oversized soaking tubs, walk-in showers with multiple showerheads, heated floors, and high-quality fixtures. Incorporate natural materials like stone and wood to create a tranquil oasis within your home.
Walk-In Closets
For the fashion-conscious, a walk-in closet is a must-have luxury. Install custom shelving, ample storage space, and even a vanity area with excellent lighting. A well-organized closet not only adds convenience but also showcases your wardrobe in style.
Home Automation
Stay at the forefront of technology by integrating home automation systems. Control everything from lighting and climate to security and entertainment with the touch of a button or a voice command. Smart mirrors, voice-activated assistants, and automated window treatments can add both convenience and luxury.
Art and Collectibles
Showcase your personal taste and appreciation for art by incorporating a dedicated art gallery or display space within your home. Collectibles, sculptures, and fine art pieces can be strategically placed to become focal points of your Luxury interior design.
Indoor-Outdoor Living
Make the most of your outdoor space by seamlessly blending it with your interior. Install large, retractable glass doors that lead to a well-designed outdoor area featuring a pool, lounge area, and landscaping. This creates a sense of continuity and expansiveness.
Tumblr media
Home Theaters
Create the ultimate entertainment experience with a state-of-the-art home theater. High-quality sound systems, comfortable seating, and acoustically designed rooms can transform your space into a private cinema where you can enjoy movies in style.
Conclusion
Luxury homes offer a canvas for creating an environment of unparalleled comfort and style. These interior design ideas can help you transform your home into a lavish haven that reflects your taste and success. Whether it's grand entryways, high-end materials, or cutting-edge technology, every detail contributes to the overall ambiance of luxury. With the right design choices, your home can be a true testament to the art of living the good life.

Refreshing Ideas for a Kitchen and Bathroom Renovation
Tumblr media
Introduction:
Embarking on a kitchen and bathroom renovation project is an exciting opportunity to revitalize the heart of your home and create a serene oasis in your bathroom. If you're seeking inspiration and refreshing ideas for your upcoming renovation, look no further. In this article, we will present you with a collection of innovative and creative ideas that will transform your kitchen and bathroom into stylish, functional, and inviting spaces.
Tumblr media
Embrace Open Shelving: Open shelving is a popular trend that adds a modern and airy feel to both kitchens and bathrooms. Instead of traditional closed cabinets, consider removing some cabinet doors and showcasing your favorite dishes, glassware, or decorative items on open shelves. This not only creates an open and inviting atmosphere but also provides easy access to frequently used items. Play with different materials, such as reclaimed wood or sleek metal, to match your desired aesthetic.
Incorporate Statement Lighting: Upgrade your kitchen and bathroom lighting to make a bold statement. Pendant lights above the kitchen island can serve as striking focal points while providing ample illumination for meal preparation. In the bathroom, consider installing a glamorous chandelier or a sleek, contemporary light fixture above the vanity to create a luxurious ambiance. Thoughtfully chosen lighting fixtures can instantly elevate the style and mood of these spaces.
Add a Pop of Color: Inject a burst of color into your kitchen and bathroom to liven up the overall design. Consider painting an accent wall in a vibrant hue or introducing colorful tiles as a backsplash in the kitchen or shower area in the bathroom. You can also incorporate colorful accessories such as towels, rugs, or artwork to infuse energy and personality into the space. Don't be afraid to experiment with bold and unique color combinations that reflect your personal style.
Integrate Smart Technology: Embrace the convenience and efficiency of smart technology in your kitchen and bathroom. Install touchless faucets that promote hygiene and water conservation. In the kitchen, invest in smart appliances that allow you to control and monitor cooking processes remotely. In the bathroom, consider installing a smart mirror with built-in lighting and Bluetooth capabilities. These technological additions not only enhance functionality but also give your spaces a contemporary and futuristic touch.
Create a Spa-like Retreat: Transform your bathroom into a tranquil oasis reminiscent of a luxurious spa. Install a freestanding soaking tub for ultimate relaxation and add a rain showerhead or a multi-jet shower system to create a spa-like experience. Incorporate natural materials like stone or wood, and opt for soft, neutral colors to evoke a sense of serenity. Enhance the ambiance with scented candles, plush towels, and calming artwork to complete the serene retreat.
Maximize Storage: In both the kitchen and bathroom, efficient storage solutions are essential for a well-organized and clutter-free space. Consider incorporating clever storage options such as pull-out drawers, built-in organizers, or vertical storage racks. Utilize the space under the sink or opt for wall-mounted shelves to maximize storage potential. By optimizing storage, you can maintain a clean and functional environment in these heavily utilized areas.
Conclusion:
A kitchen and bathroom renovation presents an opportunity to breathe new life into these essential spaces. By embracing ideas such as open shelving, statement lighting, pops of color, smart technology integration, spa-like elements, and maximizing storage, you can create a refreshing and personalized atmosphere that reflects your style and enhances your daily routines. Get inspired, let your creativity soar, and embark on a renovation journey that will transform your kitchen and bathroom into spaces you'll love for years to come.

[START] [ABOUT AND WARNINGS] [FAQ]
Tumblr media
IRONHAWK/ The townhouse on the west side that needs all the work
The three of you opt for the townhouse on the west side.  Yes, it’s further from anyone’s work than any of the other houses, but the fact it’s a stunning building with views of a park and is open for you to set up exactly how you want it is very appealing.
It is a lot of work.  The eight-story townhouse has been completely gutted, the previous owners had big dreams but small pockets.  All that remains is the framing and staircases, and both need work to stabilize and beautify them.
It takes almost a year to finish and in that time the three of you end up staying with Tony in the tower.  It gives you time to deal with the public and your work so that there’s no conflict of interest.  By the time the house is finished, you’re already well into the rhythm of your relationship and have dealt with all the issues that living together means.  The gossip. Learning to cohabitate.  Crazy fans.  Everything that might have been too hard to deal with is made easier by the fact you’re still waiting for your perfect home to be ready.
There is no denying that it is your perfect home.  FRIDAY is installed throughout.  She can tell who is at the front door and acts as both a security system and messenger service.  The house runs on its own Arc Reactor, meaning it’s completely clean, self-sustaining, and creates enough energy to power the Upper Westside even on such a small reactor.  It’s on the same basement level as his newly installed underground garage with a hidden entrance.  It’s not enough to house more than two cars, but a home with its own parking in the city is almost unheard of.  The same level also has the laundry and storage rooms.
Below that is the pool and Tony’s new workshop.  The workshop isn’t as big as the one at the tower, but it’s big.  Big enough that he can get actual work done without needing to go in every day.
The first floor is the entertainment area.  There’s a sitting area by the windows that overlook the park, a bar, tables and chairs, an entertainment system, and Tony’s grand piano.
The second floor contains the kitchen, with a breakfast nook at the parkside windows, and an outdoor terrace that shares the same view.  It also has a formal dining room out the back and a media room for watching movies and TV shows.
Floor three is the master bedroom.  It’s so big it makes you feel a little guilty.  The closet space alone is bigger than your old apartment.  The bed overlooks the park and the entire back end of the floor is the bathroom which contains a hot tub, a bath that’s big enough for all of you, and a shower that takes up a whole wall with more showerheads than you know what to do with.
The fourth floor is what you start thinking of as yours and Clint’s floor.  There’s a library with views of the park, and a daybed by the window to snuggle in and read.  There’s an outdoor terrace just to sit in with a small garden.  Down one side is Clint’s training room.  Long enough to practice archery.  Wide enough to practice his swordsmanship.  The room at the very end is set up with game consoles and an arcade machine.
The fifth floor contains three guest bedrooms, each with its own bathroom.  And finally, there’s a rooftop terrace and gym.  There are bathrooms on every floor and an elevator runs from the sub-basement to the roof.
It’s a huge house, and one you need cleaners to come through regularly to help stay on top of things, but it never feels like it was too big or empty.  There’s usually noise coming from somewhere and all the floors are used regularly enough that you don’t feel guilty about the space.  There’s also room for your family to grow into it if that’s what you choose.  The secret entrance and FRIDAY’s cloaking capability means you can get in and out unnoticed and the three of you spend a lot of time in the park.  Taking runs, lying in the sun reading, or having picnics.
After a couple of months, Clint convinces you and Tony to get a dog.  A few months after that, Tony brings home a ginger kitten.
The house is your home and it helps you move from three people dating, to a family.  The future looks bright, and you can’t wait to see where your choices will lead you next.

Luxury Interio Patna
Luxury Interio is Best Interior Designing Company in Patna. Some Interior related points are:
Home-designing is not only about interior designing, but it is about making our house comfortable, attractive and usable. We need to make sure that we have everything that we need inside the room or in the house. In modern homes, people are focusing on different things like furniture, lighting, colors, etc. But still, they do not think much about the design of their interiors. There are many things that should be considered before starting the designing process. If you want to redesign your whole home then first you should start with the kitchen. Kitchen Interior Design Ideas : You need to choose a good color for the kitchen if you want to redesign it. You need to know what color goes well with your wall and floor. If you have chosen some specific paint color for the kitchen then you can get help from professional designers who will suggest you how to decorate it. Once you have decided the right color for your kitchen then you can begin to work on other parts of the room. If you want to change the look of your kitchen then you can add some nice touches in the kitchen. You can put some cool pictures on the wall above the counter tops. You can hang some interesting pictures over the island or over the sink area. You can even use wooden frames to display any picture you like. You can use some interesting artwork pieces in your kitchen. You can make sure that you remove all the old cabinet doors and replace them with new ones. If you feel that the old cabinets looks ugly then you can buy some new ones instead of replacing them. Kitchen Cabinets : To install new cabinets you will need to hire professional interior designers. Before installing the cabinets you should measure the size of your kitchen to ensure that the space will allow for the installation of cabinets. You may also consider buying the pre-cut cabinets, if you have enough money to spend. If you cannot afford to install the cabinets then you can always look at online stores that sell ready-made cabinets. Kitchen Lighting : When you are designing a kitchen you need to pay attention to the lighting. A dark kitchen does not look good and neither does having bright lights on all day long. You should set up your kitchen accordingly. You can install dimmer switches if you wish to adjust the brightness of the lights. You can also try to match the color of your existing lights to your new ones. If you have small children then you should place nightlights near the refrigerator and oven. Laundry Room Layout Design : A laundry room layout is very important if you want to redecorate it. You should arrange the washer and dryer in the middle of the room so that both of them are visible at once. You can also arrange cupboards around the washing machine and dryers to make sure that you have ample storage space for clothes. Make sure that you label the shelves and drawers so that you don't make mistakes later on. You should also take care of any electrical outlets and plumbing connections in case you decide to move around them. Bathroom Layout Design : Before beginning to plan the bathroom you should first determine where you intend to position the toilet, sink, tub, shower, mirrors, and various fixtures. You should make sure that you leave enough room between these objects so that you can clean up after yourself easily. Also, make sure that you install your medicine cabinet and mirror in a spot that makes sense for you. You should also make sure that the doorways leading out of the bathroom are wide enough. Bedroom Layout Design : There are many ways to redesign bedrooms. Many people prefer to keep the same bedroom layout as before, but you may find that you wish to change things around a little bit. Take into account the amount of space you have in your bedroom and the way it suits you best. You should also check the amount of natural light in your bedroom. You should try to avoid rooms with windows facing south or east because they tend to get hot during the summer months.

Simple Strategies to Increase Your Bathroom’s Appeal!
When it comes to increasing your home's value, bathrooms often take the spotlight. A modern, refreshed bathroom can make a big impression on potential buyers, offering them a contemporary and inviting space.
But how do you actually go about transforming an old-fashioned bathroom into something new and stylish? And what's the cost involved? Which changes make a real difference, and which ones don't?
Here, we've compiled a range of ideas for modernizing your bathroom. From simple cosmetic upgrades to incorporating the latest tech, these creative bathroom staging ideas cater to different tastes and budgets. Whether you're looking to splurge on premium updates or focus on eco-friendly options, these tips aim to improve both the functionality and the look of your bathroom, making it more appealing to potential buyers.
6 Bathroom Remodeling Strategies for Increased Home Value:
 1. Change Up Tiles and Flooring
Changing the tiles and flooring in your bathroom can make a big difference in how it looks and works. You might want to try different shapes, sizes, designs, or colors for a fresh feel. Look for materials that can handle moisture and heat well to make sure they last.
Safety matters in the bathroom. Textured tiles can help prevent slipping, and extra grouting can keep mold and stains at bay.
Want a cozy touch? Consider installing radiant-heated flooring. It not only feels great but can also help save on heating costs in the long run.
 2. Add Some Color
Who says bathrooms have to be plain white? Adding a new coat of paint can give your bathroom a modern vibe and boost its value. Stick to calm, natural colors for a soothing atmosphere.
If painting the walls seems like too much, try painting your cabinets instead. Playing with two colors can give your bathroom a stylish look. Don't be afraid to bring some color into your bathroom—it can really liven up the space.
 3. Maximize Bathroom Storage
Improving storage space, especially in smaller bathrooms, is essential for keeping things neat and calm. Adding shelves or built-in cabinets can tidy up countertops, leaving them clear for using the sink and mirror.
For better organization, mix open and closed storage. This lets you stash away everyday stuff like toiletries while showing off plants and little decorations. Closed doors are handy for hiding things like cleaning supplies and laundry. To spruce up storage without a big change, try using baskets and bins to divide drawers and cabinets.
 4. Upgrade with Luxurious Fixtures
Treating yourself to nicer bathroom fixtures can make your space feel more luxurious and thus help in positive real estate marketing. Popular items like soaking tubs and rainfall showerheads add a touch of luxury to your daily routine. Body sprays for showers are becoming more popular too because they're compact and versatile.
Modern bathrooms are loving walk-in showers—they're sleek and trendy. If you have the room, consider adding one or expanding the shower you already have. Also, think about swapping out old-fashioned vanities for pedestal sinks or wall-mounted ones. These give your bathroom a modern look and make it feel more open. And don't forget about the little things—updating hardware like towel racks and toilet paper holders with newer finishes can give your bathroom a quick and easy facelift.
 5. Upgrade Lighting
Lighting has a major impact on how a room feels. When it comes to your bathroom, better lighting around the sink area can make your morning routine smoother. Think about what works best for you. If you enjoy relaxing baths, softer lights can help create a calming atmosphere. For those who like doing makeup, putting lights on both sides of the mirror can give you the best view. You might also consider some cool features, like lights with built-in fans that can play music via Bluetooth, making your mornings more enjoyable.
 6. Upgrading Your Toilet
Switching to eco-friendly toilets can help save water and money. If you're thinking about updating your bathroom and being more environmentally friendly, consider getting a low-flow toilet. They use less water every time you flush. Another option is a toilet with a hidden tank, which saves space and looks modern. Just keep in mind that maintaining these toilets might be a bit tricky, so it's a good idea to get advice from a plumber on how to make them work well and look good in your bathroom.
 Closing Thoughts
Updating your bathroom can be tailored to your needs and budget. From improving functionality with storage solutions to adding a touch of style with paint or new fixtures, there are many ways to achieve a modern look. Keep in mind that a well-designed bathroom can significantly enhance tenant satisfaction,  making it a valuable consideration for any property management company looking to enhance the appeal of their rental units. By following these tips, you'll create a bathroom that you'll enjoy using every day, and that will also be attractive to potential buyers or renters down the line. Remember, a well-planned bathroom can make a big difference, so have fun and make the space your own!

Home Improvement Made Simple - Tips And Tricks!
Ready to get started improving your home yourself? But you don't know what to do or where to start with home improvement? No worries, this article can help you with it. Below are some tips and tricks that can get you started with the basics of home improvement. Make sure that your home is well insulated. Insulation is important in keeping the temperature of your home consistent, regardless of the temperature outside of your home. This is helpful in keeping down the cost of your energy bill in the heating and cooling of your house. Insulation is also effective in reducing the noise coming from outside. Furthermore, healthy homes compliance adds to the value of your home (be sure to keep all receipts and invoices so that you can prove what work was done). There are many boring lampshades with no zest. Go to your local crafts store, pick up some acrylic paint and stencils, and create designs on your lampshades. Keep in mind this can be done with dye based ink pads as well. Using this simple tip can make your whole room appear livelier. Always insist on references before hiring a contractor to work on your home improvement project. Make sure your potential contractor is properly licensed to perform the work in question. Hiring a professional is worth the money to give you peace of mind that the job is done right the first time. For an energy efficient upgrade, replace your hot water heater with a tank-less model. The new tank-less heaters only heat the water as it is needed as opposed to keeping 50 gallons or more heated at all times. This change will help your utility bills and the environment. Adhesive window films are one of the most affordable and easy-to-install home improvement projects. These films are available in distinctive stained-glass patterns, frosted designs, and a variety of other textured patterns. Many window adhesive kits include all the tools needed for the job and cost less than twenty dollars per window. If you have an issue with privacy in your living room or trying to define different spaces, a great way to do that is by using privacy screens. Privacy screens come in a myriad of designs, and you are sure to find one that matches your home. You can define different spaces by installing your privacy screens in a way that blocks the view from that particular area. A great home improvement tip is to call local repair services and shop around for the best deal. By shopping around, you'll have more of an awareness of who you're doing business with, and you'll be more likely to find the right person for the job. This can be a great way to make sure you're getting quality work done. Free up some cabinet space in your kitchen by using a metal desk organizer to store cutting boards, jelly roll pans and cookie sheets. This will not only give you the much needed cabinet space, but keep you from having to open every single drawer in your kitchen to find one item you could use. It is important to invest in supplies and tools that are of high quality. You might pay more to begin with, but it will cost less money over time. Products that are high-quality generally last longer. Tools can be expensive and you don't want to have to replace them regularly. While most people know that taking a shower instead of soaking in a tub helps to conserve water, not everyone knows that you can actually save more money on your water usage by replacing your original shower head with a specially designed low-flow shower head. This is a quick and easy improvement that can be done in one day and with only a minor cost. Take your new cabinets apart before installing them. Remove the cabinet doors and all of the drawers to make them lighter and easier to install. Make sure to label all of the drawers and doors so that you can get them put back onto the right cabinet when they are installed. With the previous tips floating through your thoughts, you ought to be ready to get started on your own home improvement projects! It does take some hard work and some attention to details, but if you keep at it, it is indeed achievable. So, go out there, enjoy yourself and start improving your home!
