A Trump Tower Goes Bust in Canada
The failure this week of Trump Toronto showcased a familiar scenario: big promises, glitzy image, a Russian-born financier, aggrieved smaller investors – but few losses for the mogul himself.
The 65-story Trump International Hotel & Tower Toronto has all the glitz and ambition of the luxury-brand businessman with his name in giant letters near its spire. It’s the tallest residential skyscraper in Canada, and probably the fanciest. The hotel’s sleek cream-and-black interiors were inspired by Champagne and caviar. Every room features Italian Bellino linens and Nespresso coffeemakers. Guests can book a Trump Experience outing through the Trump Attache concierge service. Their furry friends are eligible for the Trump Pets program, which “will fill your best Fido’s tummy with gourmet treats, and see them off to sleep on a plush dog bed.”
This Trump-branded and Trump-managed jewel is also, as a business venture, a bust.
On Tuesday, a Canadian bankruptcy judge placed the glass-and-granite building into receivership, just four years after Trump and his children cut the ribbon at its grand opening. Once it’s auctioned off, whether or not Trump is the leader of the free world by then, his name may well vanish from its marquee. Trump is not the project’s developer or even an investor; one of his partners, a Russian-born billionaire who got rich in Ukraine’s steel industry, controls the firm that’s in default. The Trump Toronto is still a posh hotel, and even though nearly two thirds of the tower’s condo units remain unsold, they’re still upscale residences. Still, the saga of the property’s glittering rise and rapid fall is classic Trump, featuring a tsunami of litigation and bitterness, money with a Russian accent, and a financial wreck that probably won’t hit its namesake particularly hard.
Trump has vowed to run the country the way he runs his businesses, and Trump Toronto is yet another reminder that his businesses do not always run smoothly. Even before the bankruptcy, the Trump Organization was already mired in litigation over management issues with the project’s owner, Talon International—led by Alex Shnaider, the steel magnate who is perhaps better known for buying a Formula One racing team and hiring Justin Bieber to sing at his daughter’s Sweet Sixteen. The project also faced lawsuits filed by middle-class investors who claim they were suckered into buying time-share-style units in the hotel with wildly overstated projections of Trump Toronto’s performance. Now it’s in receivership, which will produce new ownership and, quite possibly, a new brand.
Trump Organization spokeswoman Amanda Miller noted that the company still has a long-term deal to manage the Toronto property, no matter who controls it after the auction. “This has been a record year for the hotel, and we look forward to its continued success,” Miller said. “Guests can expect to receive the same superior level of service and quality that is synonymous with our brand around the world.”
But it’s not clear that Trump Toronto will keep its name, much less its management team. Toronto is one of the world’s most multicultural cities, and Trump’s run for the presidency, especially his provocations against immigrants and Muslims, have made his hotel a target for protests. And one insider familiar with the bankruptcy proceedings said that local rivals in the luxury condo and hotel market, notably the Four Seasons and the Ritz Carlton, have dramatically outcompeted the Trump property. Court documents show that even though investors in the hotel units were told the “worst case scenario” for occupancy rates would be 55%, they’ve ranged between 15% and 45%. The average room rate, despite the snazzy crystal sconces and in-mirror bathroom TVs and floor-to-ceiling windows overlooking Lake Ontario, has been nearly $100 below the initial projections.
“The whole business model has been overpromise and underdeliver, and it’s Trump’s name on the thing,” the insider said. “You can’t put all the blame on him and his people. But if they did a terrific job, do you think it would be in bankruptcy?”
Trump first got involved in the project 15 years ago, when he held a press conference with Toronto’s mayor to announce his plan to build a new Ritz Carlton downtown. That plan fell apart when it came out that his development partner was a fugitive who had been convicted of bankruptcy fraud and embezzlement in the U.S. Trump then forged a licensing and management deal with Shnaider and another Russian-Canadian named Val Levitan, whose name comes up a lot in the documents because he had no development experience. Talon pre-sold 85 percent of the units at near-Manhattan prices before the groundbreaking in 2007, but most of the buyers backed out after the global financial crisis ravaged the real estate market, and Levitan was eventually forced out.
It is clear from affidavits in the fraud cases and the bankruptcy case that the buyers have taken a financial beating. A warehouse supervisor named Sarbjit Singh, who was earning about $55,000 a year, testified that he borrowed money from his father, a retired welder, for the deposit on his hotel unit; he never closed on the deal, but he says he still lost $248,000. Se Na Lee, a homemaker who was married to a mortgage underwriter, borrowed money for her deposit from her parents; she did close, and ended up losing $990,000 through December 2014, she says.
A judge later described Talon’s prospectus and other “deceptive documents” as “a trap to these unsurprisingly unwary purchasers,” and ruled that they could sue Trump as well as Talon. The surnames in the court filings reflect the global diversity of the people who put their trust in the Trump brand and the Talon sales representatives: Ayeni, Surani, Yuen, Rhee, Okwuosa, Gupta, Radhakrishman, Varadarasa, Akinkuotu. Some said they were assured that Trump’s involvement would make it easy for them to get mortgages, but banks have shied away, even as the local real estate market has become one of the hottest on the planet.
These problems were already simmering when Trump—along with his children Eric, Donald Jr. and Ivanka, who oversees his worldwide hotel operations—stepped out of a Cadillac Escalade for the hotel’s ribbon-cutting in April 2012. There are snippets of the event on YouTube, where you can see Trump smiling dutifully as he congratulates hotel staffers, accepting a Maple Leafs jersey with his name on the back, and watching a speech by Toronto’s late mayor, Rob Ford, who would later become a household name after a crack-smoking scandal.
By 2015, Trump and Talon were suing each other, with the Trump team alleging a Talon scheme to take over the management, Talon alleging a Trump scheme to devalue the property in order to buy it at a discount, and both sides accusing each other of shoddy financial record-keeping. Talon also disparaged Trump’s performance running the hotel, but the dispute is now in mediation. It probably won’t matter, because Talon is about to lose the property, most likely to JCF Capital, a U.S. investment firm that purchased its $225 million construction loan.
Talon’s attorney, Steven Rukavina, would only say that the company is cooperating with the restructuring, and views the court’s appointment of a receiver as “a positive step forward toward achieving that objective.” JCF declined comment, though it has said in its filings that it intends to honor Trump’s contract if it assumes control of the property.
But Trump’s campaign, with its hostility towards foreigners, progressives, and others, has not played well in Toronto. A city councilor has called for the property to change its name. Hollywood types reportedly blackballed the hotel—along with its 31st-floor restaurant, which is actually called America—during this summer’s Toronto Film Festival. There have been protests outside the building by union workers, women’s groups, and Muslim groups. The Trump brand is under siege, which has delayed the opening of a similar Trump-licensed hotel and condo project in Vancouver until after the election. The colorful mosaic celebrating multiculturalism at the entrance to Trump Toronto, titled A Small Part of Something Larger, now seems to clash with the nominee’s white-backlash message.
Trump has presided over four corporate bankruptcies, and the flurry of lawsuits and countersuits over Trump Toronto’s broken promises is rather typical for a Trump property. But this is Talon’s bankruptcy, not his. The project was built with other people's money; he just got paid for the use of his name and his hotel management team. It’s not clear how much he ever knew about Talon’s high-pressure sales tactics. It’s also not clear how much he ever knew about his Russian-Canadian partner's business activities in Eastern Europe.
“We heard fantastic things about [Shnaider],” Trump told a Forbes reporter by phone from his 2005 honeymoon. “But sometimes people say wonderful things whether they mean them or not.”
Then again, Trump did license his name and his brand to Talon. This isn’t his main concern this week, but he can’t deny all responsibility for the failure of a Trump project, especially when the Trump Organization is running the Trump hotel. The project's partners, investors, and lenders all got a Trump Experience, one that isn't available from the concierge.

Just read a tweet about a condo unit owned by Russians in Trump Towers being raided from a guy I follow who routinely tweets anti-fuckwittery news (this tweet, if you're interested) but the tweet is not the point. The point is that you never wanna read the replies to the stuff this reliable fellow posts (unless you want to go on a MAGA-blocking spree) because it is all constant, relentless people denying the obvious truth of the sensible things he tweets.
I bet without looking at the tweet you can think of a dozen people I could be talking about without even trying. And if you were on Twitter in the last 7 years you've probably been exposed to this, even if you weren't relentlessly a target whose every post is met with it.
It's exhausting. It IS gaslinghting. It is designed to make you doubt your own sanity. We have started acting very strange, all of us, as a consequence.
We have been at war, trying to tell each other about the dangers, and feeling like absolutely no one who will do anything about it is listening.
We are all fucking Cassandra, and it sucks.

How to use Trump Tower and other luxury high-rises to clean dirty money, run an international crime syndicate, and propel a failed real estate developer into the White House.
In 1984, a Russian émigré named David Bogatin went shopping for apartments in New York City. The 38-year-old had arrived in America seven years before, with just $3 in his pocket. But for a former pilot in the Soviet Army—his specialty had been shooting down Americans over North Vietnam—he had clearly done quite well for himself. Bogatin wasn’t hunting for a place in Brighton Beach, the Brooklyn enclave known as “Little Odessa” for its large population of immigrants from the Soviet Union. Instead, he was fixated on the glitziest apartment building on Fifth Avenue, a gaudy, 58-story edifice with gold-plated fixtures and a pink-marble atrium: Trump Tower.
A monument to celebrity and conspicuous consumption, the tower was home to the likes of Johnny Carson, Steven Spielberg, and Sophia Loren. Its brash, 38-year-old developer was something of a tabloid celebrity himself. Donald Trump was just coming into his own as a serious player in Manhattan real estate, and Trump Tower was the crown jewel of his growing empire. From the day it opened, the building was a hit—all but a few dozen of its 263 units had sold in the first few months. But Bogatin wasn’t deterred by the limited availability or the sky-high prices. The Russian plunked down $6 million to buy not one or two, but five luxury condos. The big check apparently caught the attention of the owner. According to Wayne Barrett, who investigated the deal for the Village Voice, Trump personally attended the closing, along with Bogatin.

A squad of FBI special agents, assisted by local police, descended on Trump Tower III at 15811 Collins Ave. to carry out a search of unit 4102. It’s owned by a shell company, MIC-USA LLC, that is controlled by two Russian businessmen, Oleg Sergeyevich Patsulya and Agunda Konstantinovna Makeeva, according to state corporation records.
Sunny Isles Beach has been dubbed “Little Moscow” by locals because it’s home to many Russian expatriates. Some expressed concerns about a backlash against their affluent beachfront community after the Russian military invaded Ukraine last year and the U.S. government started pursuing sanctions against oligarchs who hide their wealth in real estate in South Florida and other parts of the country.
Before becoming president in 2016, Trump signed a deal with the developers of the 45-story condo buildings to name the property after him to help promote sales. Foreign buyers, especially from Latin America and Russia, flocked to Trump Towers, as they did with other Trump-branded properties in Sunny Isles Beach.

Putin became one of the richest people in the world by stealing from Russians first. The Russian oligarchs used perestroika to privatize all the assets of the USSR by stealing them from the hands of the decent people because that’s what predators do.
We don’t have a political problem. We have a predator problem. Like murder hornets that invade a beehive and destroy a bee every 14 seconds until the hive collapses the oligarchs want to move into the United States and do the same because none of them want to live in Russia.
Who would? after all, it was destroyed by oligarchs and nobody steps away from the mob, they get retired through violent means.
But all these oligarchs are old now and know they can’t keep ahead of the slightly more violent and ambitious lion cub beneath them who is growing tired of paying the old man when he does all the dirty work.
The soviet oligarchs ate Russia to death with their greed. Then Ukraine. Now they are designing a perestroika 2.0 to put 330 million Americans into real estate default so they can come in and buy everything up at 3 cents on the dollar. Trump just enabled them.

The difference is, this is the first time in known human history that the Information Age happened. You can hide your neighborhood bullshit in 1980. It’s harder in 2000. By 2024 the internet knows more about a narcissistic oligarchs movements than he knows about himself.
It’s just a matter of organizing that data.

Friday's filing—submitted by former President Donald Trump's defense attorneys—says Wade trekked at least 35 times to a residential community in Hapeville, Georgia, where Willis was living at a friend's condominium, and traveled there twice in the middle of the night. The apparent after-hours rendezvous allegedly took place prior to when the pair says the affair started.
Trump's lawyers relied on data collected from Wade's cellphone and its "pings" off of cellular towers close to the condo. 
According to an affidavit written by private investigator Charles Mittelstadt, he received AT&T records from the company's Subpoena Compliance Center documenting the call and text history as well the location data of the number belonging to Wade.
"Upon receipt [of the requested records], I began an analysis using a Leads Online analytics tool called CellHawk. CellHawk is considered by law enforcement to be the gold standard in cell phone records analytics. It is used throughout the United States and Georgia by law enforcement agencies" and "should be well known" to the DA's office..."Mittelstadt wrote. "A cornerstone of the CellHawk analytics tool is the inability to manipulate the data. Data is uploaded as received by the cell provider custodian."
Using the CellHawk analytics program, Mittelstadt compiled his discoveries into:
Exhibit A: A report of more than 2,000 voice calls and a little under 10,000 text messages exchanged between Willis and Wade over an 11-month period in 2021, specifically from January 1, 2021, through November 30, 2021, the month of his hiring.
Exhibit B: A heat map of the Wade-Willis interactions capturing "a prevalence of calls made in the evening hours."
Exhibit C: A report of Wade's geolocation activity near the Hapeville condo.
Mittelstadt constructed "a geofence" that isolated two cell towers in closest proximity to the condo's address. From there, he discovered "a minimum of 35 occasions" pre-2022 when Wade's phone connected "for an extended period" to either one of those towers based on Wade's data usage, voice calls, and text messages. The data revealed Wade was "stationary and not in transit."
Specifically, on the evening of September 11, 2021, Wade made a late-night visit to the Hapeville condo's vicinity at 10:45 p.m. and departed overnight at 3:28 a.m. the following morning, Mittelstadt found. According to the cellphone data, shortly after arriving in East Cobb, where his home is situated about a half-hour drive away, Wade sent a text to Willis at 4:20 a.m.
On November 29, 2021, Wade's phone was pinging to the towers near his East Cobb residence, but he allegedly left the area upon receiving a call from Willis at 11:32 p.m. "[W]hile the call continued," Wade headed towards the condo just after midnight, arriving within the geofence at 12:43 a.m. and remaining there for several hours until 4:55 a.m. the next day, Mittelstadt observed.
As required by the court, Willis responded to the filing Friday night.
In a motion demanding that the defense's exhibits be excluded, Willis disputed Mittelstadt's findings and asserted that the Trump team's submission is "clearly inadmissible," has "little evidentiary value," was "not filed in good faith," and "should not be considered by the Court." Willis went so far as to suggest that the cell site location information (CSLI) was not "legally obtained."
Regardless, the cellphone records "simply do not prove anything relevant," the DA's office asserted in the objection. "The records do nothing more than demonstrate that Special Prosecutor Wade's telephone was located somewhere within a densely populated multiple-mile radius where various residences, restaurants, bars, nightclubs, and other businesses are located," the rebuttal reads. "The records do not prove, in any way, the content of the communications between Special Prosecutor Wade and District Attorney Willis; they do not prove that Special Prosecutor Wade was ever at any particular location or address; they do not prove that Special Prosecutor Wade and District Attorney Willis were ever in the same place during any of the times listed..."
One tower is roughly 2,000 feet away and the other is 3,000 feet. Though the perimeter established around the condo, which is two miles from Hartsfield-Jackson International Airport, also encompasses several businesses, Mittelstadt said his methodology "eliminate[s] the possibility" that hits could be associated with routine travel on the interstate, "nearby attractions," or the airport.
Trump's team pushed back Sunday on Willis's objection, noting that the records were obtained via a subpoena issued to AT&T. 
Legal analysts chiming in on the unfolding corruption case against Willis have pointed out that a court-ordered search warrant backed by probable cause is not necessarily needed here, as the state suggests, since the defense counsel is not a state actor.
Mittelstadt's findings contradict what Willis and Wade claimed under intense cross-examination.
Both of them testified at the February 15 evidentiary hearing that they never slept together at the condo in question. 
On the witness stand, Wade was explicitly asked if he ever stayed the night there. "Never," Wade replied. Grilled on how frequently he had visited before his hiring, Wade told Trump's lead attorney Steve Sadow it was no more than 10 times:
SADOW: "And would you say that was frequent? When I say frequent, do you think prior to November 1st of 2021, you were at the condo more than 10 times?" WADE: "No, sir." WADE: "They'd be wrong."
Questioned how many times Wade paid her a visit in 2021, Willis replied: "I don't think often, but I don't want to speculate." When pressed by Sadow for a number, Willis specified, "Let's say more than 10, but I'm not sure that that's even accurate. He certainly has come and picked me up, gone and grabbed some food to eat," adding: "I don't remember him being in that condo a lot."
Willis insisted that no one, except maybe one of her daughters, ever spent the night with her at the condo.
If the defense can prove that they lied during sworn testimony, it could constitute perjury and potentially bring forth criminal charges. Keep in mind that Willis is trying to convict Trump on charges of making false statements and filing false documents.
"[T]his would make this controversy far more serious than disqualification from this case. It could raise concerns over potential criminal conduct. It could also push the court to refer both attorneys to the bar," legal scholar Jonathan Turley remarks.
Willis is accused of deriving personal benefit from appointing Wade, her lover, to serve as special prosecutor in the sprawling Georgia RICO case against Trump. The relationship's timing is a critical component of the defense's argument that the affair compromised the case's integrity, as the Trump co-defendants seek to dismiss the grand jury indictment as "fatally defective."
In court, the couple claimed the romantic relationship didn't begin until spring 2022, after his appointment on November 1, 2021.
However, ex-Willis staffer Robin Bryan-Yeartie, the DA's former friend who allowed Willis to sublet her condo, testified she had "no doubt" that the affair started earlier than they alleged. Believing the fling began as early as 2019, Yeartie recounted witnessing Willis and Wade intimately embracing each other, such as hugging," "kissing," and showing "affection."
Judge Scott McAfee, who's presiding over proceedings that could result in the DA's removal from the prosecution, will now need to decide whether to admit the affidavit and the cellphone data into evidence. Mittelstadt says he is readily available to testify.
The disqualification proceedings are expected to continue this week with the defense's "star witness" Terrence Bradley, who was Wade's divorce attorney, appearing Monday before McAfee. The judge has denied Wade's bid to block Bradley's appearance.
Closing arguments on the defense's motion to disqualify Willis have been scheduled for Friday, March 1.
