Sometimes I wonder if the manual Ralsei gave us has a ton of Important Plot Information in it and so the reason it feels like there's lore stuff he's keeping from us is just that he assumes we've already read all about it

I FUCKING LOVE SUBXARCLAN CAN I PLEASEE KNOW MORE ABOUT THEM SILLIES
OF COURSE… IM FOREVER OVERJOYED YOU GUYS LIKE THEM SO MUCHHH >_<
some in universe lore: all subxarclan cats hail from a moon that was destroyed by an asteroid! this resulted in a large amount of them falling onto the planet (not earth) the moon was orbiting and being scattered. theyre rebuilding their way of life on this alien planet now n_n
there are no cats already living on this planet and any outsiders encountered are also cats that fell from the moon! their neighbouring clans are called dustclan rustclan and gustclan but theyre not super important so i dont focus on them. but theyre colonies of different alien species
aaand for process stuff: i use the kris’ colorful kitties mod with these guys! characters are developed mostly based on in game events but i have full freedom to retcon or manually alter anything if i find it funny. a lot of it is developed with my qpp :3 we like to have fun we like to play and draw
here they all are!! and thx for the ask n_n theres some pretty silly and awesome cats in this clan.. cant wait for you guys to get to know themmm

I wonder how Kris feels when they don't have their SOUL. It's most certainly hard for them to move in that state, that much we can see, but what else? Is it hard to eat? Hard to see? Hard to hear? Hard to breathe? Hard to think? Is it an effort to make each muscle move without the guiding strings of the player?
imagine being in your body but it feels leaden, dead. you're not sure your heart is still beating - you can't feel it, just a gnawing cold emptiness beneath your ribs. every breath is on manual but you don't seem to need to breathe as much, and sometimes only the edges of ache remind you. everything is on manual. every muscle has to be forced into movement, pulling against the sense that it's waiting for some other, better order than yours. every action is a struggle to coordinate a body that fights against you. your senses are deadened and numb. your fingers and toes lose sensation bit by bit, a reminder of a timer counting down. you are a ghost pulling your own corpse behind you.
and then when your work is done, the soul sinks back into you, warmth blooming through your limbs, and you rise so easily even as you feel control slip away.

Theory: Ralsei is a Titan (or at least a Neo darkner)
Hey so. this theory and analysis has been long over due, I'm so sorry but I kept forgetting and getting sidetracked with school work.
Okay so many people have noticed how weird Ralsei is, he's honestly a whole can of worms on his own without considering every theory being made about him.
But I have had this particular theory in my for like almost a whole fucking year, so let me propose a weirder one: Ralsei is a titan.
What do I mean by that? Honestly, I kind of only half way know what that means, since this is more of crack theory but here are my points
We all know that Ralsei looks different between the first two chapters. But a few people have pointed out that Ralsei's transformation from chapter 1 to chapter 2 is rather strange, as the two look very different. Toby has said that Ralsei looking different was a recent choice made during development.
He first starts out as this black, fluffy figure in a ratty looking robe, with his hands mostly obscured, and a hat. but after he takes off the hat, he suddenly looks very different: white fur, and more boss monster like. in chapter 2 we see his robes are neater looking and his arms are visible with black sleeves.
Tumblr media Tumblr media Tumblr media Tumblr media
I find this bizarre, because it's such a drastic change. Looking at his two forms side by side, it almost looks like two different characters. Like, taking off a hat should not change your form like that, even if it might be dark world logic.
Ralsei is also shown to disappear when he's downed in battles. Susie, Kris and Noelle all have sprites of them kneeling or collapsed on the ground when their hp reaches 0. But ralsei just... turns into a pile of his clothes, in both forms. Almost like he's made of nothing??
Tumblr media Tumblr media
Ralsei also seems seems just show up in dark worlds without Kris or Susie bringing him there in his supposed object form. Other darkners like Rouxls and Lancer are physical objects (both of them are playing cards), and need to be carried in Kris' pocket to the Cyber World. Kris has to physically take all the objects from rooms and bring them back to the supply closet.
Since we still only have two chapters at the moment, what object Ralsei actually is in the light world is currently a mystery. Some say he could Kris' red horned headband (personal favourite of mine), or even the missing green crayon in the Dreemurr house.
I even theorised that he might be Kris' mysterious knife they always seem to have on them, which is why he's always in the dark world shortly after Kris and Susie arrive there. But we never see Kris' knife in their inventory anywhere, unless Kris is just. materialising the knife out of thin air???
This still doesn't change to fact that Ralsei, if he did have an light world object equivalent, would have to be carried around like every other darkner in order to travel to other dark worlds. But he doesn't. He just... shows up in Cyber World to help Susie and Kris without any explanation other than "I felt a dark presence."
Most interestingly, he later explains that darkners who don't belong in other dark worlds will turn to stone. All the Card Castle characters in the Cyber World turn to stone in chapter 2, but Ralsei doesn't. He does say that Castle Town's fountain is made of pure darkness, so that's why all darkners can live there.
Ralsei being Castle Town's ruler helps him in this case, and the fact that a piece of text in Toby's concepts for Ralsei's manual says that Ralsei's form is made from Castle Town's fountain. Makes sense that a being made from pure darkness would be able to live in every dark world. But here's another question I have.
WHY is Castle Town's fountain made of pure darkness? How did it get this way? Is it because the fountain has maybe been around longer, while others like Card Kingdom and Cyber World were created only recently? What makes a fountain pure darkness?
Well here we bring up some interesting lore from Queen in chapter 2. Queen says that she needs a lightner to help spread more darkness, by literally opening a dark fountain inside a dark world. In the Giga Queen fight, she calls it a Neo Fountain.
Berdly almost makes this a reality, only to be stopped by Ralsei, who suddenly drops the lore about the Roaring.
The Roaring is a prophecy of a sort of apocalyptic event, where opening more dark fountains and fountains within fountains could cause mass destruction. Giant beings known as Titans will form from all the fountains, and will cover the world in darkness, turning darkners to stone and leaving humans to fend for themselves.
Ralsei speaks of this like its either a prophecy that was passed down to him, or something he even witnessed first hand. Maybe that's why he has no subjects in Castle Town. But I want to go back to everything I've said here about Ralsei, the most important ones bolded.
• is able to change forms by the drop of a hat (haha)
• is supposedly made of pure darkness like Castle Town's fountain
• fades into nothing when he's downed in battles
• can travel between dark worlds without being brought physically in the light world
• doesn't turn to stone when in other dark worlds while many other darkners do
• knows about a catastrophic event where more fountains are made and giant beasts made from darkness ravage the land
That last part. When I remembered that Ralsei said that the titans are formed from dark fountains, and that Ralsei is a darkner of pure darkness... well that got me thinking: What if Ralsei is a young titan? His first form in chapter 1 could be closer to his true titan form, and he might be taking a new form in chapter 2 to appeal more to lightners.
(Side note Ralsei taking the form of a boss monster, the species that Kris' family is, is another can of worms I have to save when I talk about their connections.)
What if Ralsei is a product of a Neo fountain being created? What if he's the last remnant of a time when there were more fountains, when the sky was black with terror, and the land cracked with fear.
Tumblr media Tumblr media
Like, NEO fountains are even talked about more in the Spamton Sweepstakes. When you play this puzzle on the website, and click the 3rd option on the bottom row, you are brought to a sprite of a chair.
We all know the chair, but the phrase in the window of this page definitely seems seems be hinting at the creation of Neo fountains.
Tumblr media Tumblr media
What if that's Ralsei's deal. Even if he isn't a titan, what if he's some kind of Neo darkner? What if he's more darkner than darkners in general?
_
Honestly I'm fully prepared for this theory to be steam rolled over when the next two chapters drop, but it was fun and interesting to write nontheless! I'm interested to see if anyone else has their own theory about this or if you even had the same thoughts?

PREDICTIONS: Ralsei
or, why this pile of rock is going to tear my heart out
Tumblr media
Ralsei is a Titan.
"The unending pillar of darkness that gives my body form" dedication in Ralsei's manual matches Ralsei's description of Titans "tak[ing] form from the FOUNTAINS"
Tumblr media Tumblr media
Ralsei's body completely disappears when downed
Ralsei was first completely shadowy and amorphous within his hooded cloak, then a bit more defined but still shadowy under his hat, before finally settling on a more visible form at the end of Chapter 1
Just before removing his hat, for a couple of frames Ralsei's sprite changes his paw color from black to white. As well, where Ralsei previously had black paws in various animations such as clapping or spell use, they are now white in Chapter 2. These suggest that Ralsei's shadowy appearance is not simply caused by the shade from his hat.
Tumblr media Tumblr media Tumblr media
Ralsei's initial description is a somewhat ambiguous "Dark-World being"
Unlike normal Darkners, Ralsei does not turn to stone and can seemingly teleport between Dark Worlds at will
Ralsei is the sole denizen of Castle Town, an area seemingly abandoned or evacuated, where Titan-like eye marks and darkness covers the land
Ralsei knows a lot about the Roaring
"Do not be alarmed... I am not your enemy." is one of Ralsei's first words to Kris and Susie
Tumblr media
Ralsei wants to redeem himself for participating in the last Roaring by stopping it from happening again.
Again: Ralsei is the sole denizen of Castle Town, an area seemingly abandoned or evacuated, where Titan-like eye marks and darkness covers the land
Ralsei’s portrait/sprite when talking about the Roaring seems haunted
Tumblr media
Ralsei says “I...I’m sorry!!! I repent!!!” in the generally foreshadowy Poppup dialogue
However, Ralsei is an unwitting pawn in a greater villain's scheme.
Ralsei is characterized as overly keen to follow orders.
Poppup dialogue: “Ralsei moved to click on an ad with a bunny on it teaching you how to make friends... ...and accidentally clicked on an ad of a machine gun that appeared over it!” / “Ralsei tried to click on an ad with a castle on it... ...but it was actually an ad for a company that demolishes buildings with bazookas!”
Again: Poppup dialogue: “I... I didn’t mean to do it... I... I’m sorry!!! I repent!!!”
Tumblr media Tumblr media
In order to fix his mistakes or save the world, Ralsei may sacrifice himself, perhaps becoming the Waterfall statue in Undertale.
Undyne states "That statue's been here forever... No one knows where it came from." This description seems similar to Gerson's explanation of the Delta Rune: "That emblem actually predates written history. The original meaning has been lost to time..."
Tumblr media Tumblr media
The statue is greyscale and cracked, like Darkners such as Lancer when turned to stone
The statue has horns, like Ralsei (note that the direction of Ralsei's horns varies across sprites/portraits and concept art, sometimes being turned inward and other times outward)
The statue is associated with the song "Memory," which is associated with Asriel, who appears connected to Ralsei
The statue in Waterfall may have been part of the original Royal Memorial Fountain before Mettaton's statue replaced it
If so: Ralsei is associated with all three concepts of a "Royal Memorial Fountain," being a prince who is made from a Dark Fountain and, as "memory" is a prevalent theme in Deltarune and Ralsei sings its "Don't Forget" motif in battle, with remembrance as well
Other things:
Ralsei appears self-aware in the same way as Jevil and others.
"(SAVE and take a break anytime you want, OK?)"
"Even if it's not real, you can still have fun, right?"
"It seems like it was just a corrupted program."
There may be multiple "Ralsei"s in some way.
“They [two Ralsei plushes] are both correct. Both beautiful.” (Toby Fox on Ch 1 Livestream)
“Every Ralsei is equally beautiful.” (Toby Fox on Ch 1 Livestream)
“I just wonder what... being “Ralsei-like” even is...?”
Tumblr media
Unknown: why does Queen not notice Ralsei?
“How Thoughtful You Two Have Come To Help Me / Kris, Susie / Which One Of You Wants To Be The New Knight”
“Hey Was There A Third Guy?????????”
“I Will Miss Each Of You / Noelle, Your Un-needed Honesty / Susie, Your Foolish Bravery / Kris, Your Chill Vibes / ... / B...Burghley?”
Unknown: why does Ralsei (seemingly) know about the ThornRing?
"..." if given
(screenshots: 1 2)
DISCLAIMER: this is a predictions post, just laying out the predictions that i have currently and my personal reasoning. eg. i am by no means the first or only person to consider titan ralsei rofl

Round 2
Tumblr media Tumblr media
I think I'm gonna do all of them in one day this time? There're half as many as round 1 so. I've been trying to get the bracket image to look good but it's still kind of shit and it's gonna take a lot of manual editing of all of the boxes and whatever to make it more legible but here it is if you guys want it? I got rid of the first round contestants just so it was a bit easier to see, but there's an earlier version of it I've already posted that I can link to should anyone wish to see it.
But yeah the matchups are as follows:
Gordon Freeman (Half Life) vs Mono (Little Nightmares 2) WINNER: Mono
Flower Kid (Smile For Me) vs Frisk (Undertale) WINNER: Frisk
Stanley (The Stanley Parable) vs Shoko Nishimiya (A Silent Voice) WINNER: Stanley
Cat (Stray) vs Chell (Portal) WINNER: Chell
The Knight (Hollow Knight) vs Kirby WINNER: The Knight
WALL-E vs Link (The Legend of Zelda) WINNER: Link
Charon (Hades) vs Six (Little Nightmares) WINNER: Six
The Journalist (Bugsnax) vs Perry the Platypus (Phineas and Ferb) WINNER: Perry the Platypus
Beatrix LeBeau (Slime Rancher) vs Eve (WALL-E) WINNER: Eve
Kris (Deltarune) vs V1 (Ultrakill) WINNER: Kris
Moth (Sky: Children of the Light) vs Madotsuki (Yume Nikki) WINNER: Moth
Ferb (Phineas and Ferb) vs Hearthstone (Magnus Chase) WINNER: Ferb
aand that's it! You may have noticed the two squares on each side that don't match up to any characters? I'm thinking that I'll get the losers of the 4 closest polls of each group (so Agent 8 and Sonic so far) and do a couple of revival rounds!

Has Bojan ever told Kris "I love you" in Serbian and he didn't realize? (we see Bojan mutters a lot of Serbian, but we don't know what)
oh interesting!!! lets go there
so this is funny bc originally, a big part of bojan's ch16 crisis wouldve been that he accidentally said "i love you/volim te" to kris when they had sex in ch15, then realising that the next morning and freaking out about it. i switched it up mostly for two reasons:
a) the "shit we took it too far" moment ended up being having unprotected sex which, again, i hadnt originally planned lol it just sorta happened. and i like it better that way bc in their context, that is very much an admission and an act of love, without either of them explicitly saying it. and it gives bojan a (very flimsy excuse of an) exit route from his crisis where he tells himself that as long as neither of them has said it out loud, they can still just go back.
and b) i dont know about actual kris, but holidate kris doesnt exactly speak or understand serbian fluently, but he does recognize a few words here and there. like curse words bojan regularly uses mostly but also. stuff you just pick up when you live in the area of another language if that makes sense? like how im from germany but ill recognize a few words and sentences here and there from polish, dutch, french, etc just bc. its stuff you kinda pick up from proximity and having music with different languages in the charts.
and a "volim te" would have definitely been recognisable to kris, its not something he wouldve overheard or not have understood. and that would just have changed his whole perspective in ch16 bc bojan would have told kris he loves him only to then fuck off and say hey lets just be friends. it would have been a very different crisis on his part then, knowing bojan loves him but for some reason doesnt want him vs actual ch16 wondering where he'd gone wrong, thinking bojan had figured out kris had feelings for him but not feeling the same and that pushed him away etc etc
so uhh. what was the question again? oh yeah.
bojan speaking serbian. this is one of those "idk man i just write the guy" instances kinda, i dont have any exact words or sentences in mind?
had to go back and check where bojan speaks serbian actually
Tumblr media
exhibit nr.1: just various curses for sure
Tumblr media
exhibit nr.2: ummm probably also just like fuck me but in serbian? maybe smthn like "need you in me" etc like maybe just something filthy and desperate lmao
Tumblr media
exhibit nr.3: a lot of sweet talking mostly, telling kris how amazing he feels, in him and under him, how he loves being so close to him, how good he makes bojan feels ummmm idk i cant come up with anything deep or poetic rn but basically just a loooot a lot of sweet talk and praise and basically saying how much he loves kris without actually saying the words for it. does that make sense?
but with all things that are left vague: its up for interpretation if you have something else in mind. bojan could be reciting the manual to his microwave for all i know.

Deltarune Theory/Headcanon: Ralsei is a shapeshifter
This theory actually spawned from Ralsei’s ‘down’ sprite, so let’s look at the ‘down’ sprites of all the playable characters in Deltarune so far
Tumblr media Tumblr media Tumblr media
they seem normal, obviously just hurt and unable to battle at the moment
now let’s look at Ralsei’s
Tumblr media
...Huh, that’s weird. It looks like he’s dissolved or something. Well, maybe it’s just for his hat sprite?
Tumblr media
Ah, so NOT just hat sprite.
This honestly confused me for sometime, why did this happen to Ralsei? It probably wouldn’t of confused me if this happened EVERY time he was down, but look at this
Tumblr media
Ralsei still has his form after Chaos King attacks him
This made me ponder why Ralsei kept his form HERE but not when he’s down in battle. Why not just use a normal down sprite?
Now, you could argue he loses shape because of the fountain (mentioned in the cut manual)
Tumblr media
But that still doesn’t answer my question of WHY he still has his form after CK attacks him.
Other things came to my mind too, like how Ralsei is a goat like Kris’ family (I do not believe in ‘Ralsei is Asriel’ supremacy), or why his ears change when he takes off his hat.
Then, one theory came to mind, a far fetched one, but a fun one.
What if Ralsei is a shapeshifter?
Ok ok, I know it’s probably not true BUT hear me out.
Like I said, Ralsei is a goat. Kris’ family are goats. What if Ralsei shapeshifted into a goat after taking his hat off? It would explain the change of ears after taking off his hat
Tumblr media
‘But how would Ralsei know about Kris’ family?’ How did he know Kris and Susie’s names without even knowing them?
What if, Ralsei somehow knew about Kris’ family and shapeshifted into a goat to make Kris feel more comfortable around him (Why would he do that for Kris and not Susie? I dunno go ask him. Maybe because Kris is the one who can seal the fountain? Weak argument I know)
Now, coming back to the Ralsei down sprite; How does this tie back?
Well, shapeshifters might be weaker than normal darkners and when hurt too much, they loose form and have to wait to regenerate. That still doesn’t answer my CK question though...well, maybe he learned to withstand the attacks enough to not loose shape!
Oryoucouldjustsaydarknerlooseshapeafterbeinghittoomuchandhejustlearnttowithstandtheattackwithouthavingtobeashapeshifterandyoucandebunkmytheorywhateverfloatsyourboat
anyway, probably not canon, very weak theory, but it’s definitely one of my headcanons now. Thank you for coming to my TED talk

Last night, I had the thought "imagine the 'A dog has eaten your commands. You can't do anything for the rest of your life.' thing from the Ralsei manual in the context of ER."
Tumblr media
Like... a dog somehow stealing Kris's ability to communicate with the beasts. Fey-type shit or something like that.
What's your thoughts on this silly thought of mine?
Man, it's a good thing that the Annoying Dog is in the light world right now rather than the Dark World! It could be a real danger to Kris otherwise!

I recently played a Tier 4 D&D homebrew one-shot, and rolled up a caster because I'd noticed my party was mostly martials. Did a quickly colored version of this to show the other players during the "introduce your character" segment on game day, because I tend to take a long time verbally describing my characters ^^;
She's very obviously based on Raven from Teen Titans, I think. And I was too lazy to think up another magic effect so... let's say she's just about to hurl an Eldritch Blast at someone =P

On a similar note to my previous post, I think it’s probably a fool’s errand to try and find when Deltarune happens in relation to Undertale. At least if we’re not talking like a Universe-Reset-Theory thing, but as two parallel lines that the Player interacts with in different points.
I mean, I know the year “202X” appears in the hidden files for Ralsei’s Manual back up in Chapter 1 so a lot of people assume this universe is 10 years ahead of Undertale’s. But to me it’s clear that the two universes diverge so much that those dates are pretty meaningless.
Like ‘ten years ahead of 201X’ seem to make sense for Asriel. Cause, remember, 201X isn’t the year of the events of the game - but the year of Chara’s fall into the Underground. So if he hadn’t died in 201X, he would be college-aged by 202X, that makes sense.
But this world is also full of characters who were born long after 201X, some of which appear to be roughly the same age (Snowdrake, Burger/Pizzapants) or even slightly older (Monster Kid, maybe Susie and Kris if they are counterparts to Suzy and Frisk) than they are in Undertale. And then you get to stuff like Rudy being already dead in Undertale, which might be a matter of things it being further along in his personal timeline or just a matter of chance...
…I think it’s clear that events, including the dates of characters’ births can get totally rearranged in this verse, so there’s no point in expecting a timeline comparison with Undertale to be totally linear. (Also as far as we know they don’t even use the same dating system lol.)

Texas authorities say a 12-year-old Houston girl who disappeared for over a week, allegedly with a 27-year-old kidnapping suspect, was using a dating app called Tagged.
The girl was reported missing Feb. 22, when she was seen getting into a vehicle in the 7700 block of Waterchase Drive in Missouri City, Texas, around 1:40 a.m.
On March 1, Columbus Police were informed the suspect may be in their city limits and ultimately found and "attempted to detain" Sirterryon Preston "in reference to having possession of the missing juvenile," Columbus Police said in a press release.
"Preston attempted to flee police custody but was captured and arrested," police said. The suspect is charged with evading arrest and was taken to the Colorado County Detention Facility. Authorities are eyeing more charges pending an FBI investigation into the girl's disappearance.
Tagged, a dating app for people 17 years or older, is owned by the Meet Group, the dating app network company behind MeetMe, hi5, LOVOO, Growlr and Skout.
"We were deeply saddened to learn the news of [the girl's] disappearance and are relieved by her safe return," the Meet Group told Fox News Digital in a statement. "Nothing is more important to us than the safety and well-being of the community on our platforms every day. As such, we proactively reached out to Houston law enforcement to offer any assistance we could as soon as we became aware of the situation."
The Meet Group noted that Tagged's policies "prohibit minors" from using its dating apps, and the company utilizes "both technology and manual analysis to help check for minors who may have registered for our platform using a false age.
"Should we be made aware of any attempts to circumvent our process, we thoroughly investigate any report involving a possible minor user or child exploitation," the company added. "We invest significantly in these efforts, and while we know that, sadly, there is no way to make this process completely infallible, we are continuously evolving to stay at the forefront of best-in-class safety practices."
Dr. John DeGarmo, founder and director of the Foster Care Institute, told Fox News Digital children will often turn to dating apps and other platforms to get attention when they are not receiving enough love or attention at home.
"I think all dating sites present a risk to children," DeGarmo said. "I know Tagged has some type of policy where they don't allow kids under the age of 17, but how many children, like this girl here, are on it? I imagine there are thousands of children on these sites."
Sexual predators are also on dating sites looking to groom minors, DeGarmo added.
The child safety advocate said parents should have regular conversations with their children about the dangers of dating apps and social media platforms in general, where predators may be seeking to connect with minors. Parents should also monitor their children's activity online, he said.
"Parents have to be vigilant with their children in a number of matters. … Parents have to form strong, healthy relationships with their children so their children are not looking for these relationships elsewhere," DeGarmo said, adding that children coming from broken homes or who don't have "loving parental figures" will look for "what they are lacking in their life" on social media and dating websites.
Kris Perry, executive director of Children and Screens: Institute of Digital Media and Child Development, told Fox News Digital "there is limited existing research into how many teens are using dating apps, much less the risks or outcomes of this use."
"There is evidence that predators target minors through social media apps, knowledge that has guided some of the recommended protections we see in legislation such as the Kids Online Safety Act," Perry said.
"We can reasonably expect that dating apps are no different, except that for many of these apps, users are supposed to be at least 18. Without knowing many details, this case (and many like it) are examples of why we need a stronger understanding of how youth may be using these apps, what risks may exist and what changes can be made to create safer online experiences."

Big-time apartment owners, it turns out, also had a secret weapon: a Texas company called RealPage, which sells software to property managers to help them set rents and juice their profits. Its algorithm tells landlords exactly how much rent they should charge for units in their buildings, based on a potent mix of both public and nonpublic data that property owners supply to the company.
RealPage openly brags about its ability to help clients "outpace the market in good times and bad." In a new lawsuit against the company, Kris Mayes, Arizona's attorney general, offered a translation: "'Outpace' is code for charging higher prices than what would be charged in a market untainted by collusion," the complaint reads. "This is price fixing, and it is illegal."
The lawsuit is one of dozens that accuse RealPage of operating a vast conspiracy to overcharge renters via its prized algorithm. Critics say the cooperation between RealPage and apartment managers has emboldened landlords to raise prices even if it means more units are left empty when tenants are forced to leave. Without RealPage, the plaintiffs argue, landlords would be hesitant to jack up rents; instead, they'd focus on keeping their buildings full.
. . .
RealPage wields the greatest power in markets with a high concentration of corporate-owned apartments. About 70% of apartment units in the Phoenix metropolitan area are owned or managed by companies that use RealPage for "revenue management," the company's term for the price-recommendation software that is now under scrutiny, according to estimates by Arizona's attorney general. In Tucson, about half of listed apartments fall under that umbrella. The Washington, DC, attorney general, who has also sued RealPage, said that more than 30% of multifamily units in the district, and 60% of units in buildings with 50 or more units, were priced using RealPage's software.
. .
By turning over pricing to the algorithm, plaintiffs say, RealPage's clients are encouraged to push rents higher than if they'd left the decisions up to humans. You don't have to take their word for it, though — both the company and its users have publicly hailed the software's ability to capture more revenue. "As a property manager, very few of us would be willing to actually raise rents double digits within a single month by doing it manually," one RealPage executive said in a since deleted video, according to a 2022 investigation by ProPublica. Another apartment manager said in a testimonial video that the software "pushes you to go places that you wouldn't have gone if you weren't using it."
