If You Will Have Me.

Setting: [right after chapter 15] Alternate universe where Raghav did not get into a fight with Ayush. (Tbh this ain't required you can put this in any timeline).

Raghav's pov
Raghav was waiting impatiently, tapping on the table with his nails. He had placed an order for chai 10 minutes back, and had called Ranveer 5 minutes before that.
No visible sign of either of the two.
He sighed and checked his phone and shot some quick texts to Ranveer. Ab aa bhi ja saale.
His heart thrummed at the idea of seeing Ranveer, of meeting the other at someplace outside the routine of their homes and dance studio. And for Raghav this was probably the worst place of all: a coffee shop. It was Ranveer who has recommended coming here. Mai jahan hoon uske kaafi paas hai, bas paanch minute mei I'll be there with you, he had said. Now Raghav was here, waiting since almost twenty minutes, waiting ki kab janab ke paanch minute khatam honge.
Well, at least his chai was here. He brought the newly brought steaming and took a sip. Ugh. Nothing like his mother's chai. Or Ranveer's mother's. Ranveer said it was the magic of mulethi. Nonsense. It was pure magic, regardless of the mulethi. As he drank his not-so-amazing-as-the-one-you-would-die-for chai, he wondered what Ranveer was doing in this area.
Raghav looked outside the cafe window. He could hear the annoying repetition of horns, and snippets of a blaring loud conversation between two men right outside. It was simple, loud, annoying yet very much full of life and vigor― so much like Ranveer.
Which brought him back to the question, what was Ranveer doing here?
Perhaps he came here to take college notes from a friend? Surely, they had missed a lot of classes owing to their dance practice. Or maybe he had to run an urgent errand? What could it be? Or― oh. Meet his... girlfriend? Um, of course he could, Ranveer was straight after all.
Raghav sighed and shook his leg. Shaant ho ja yaar. His feelings for Ranveer were definitely getting out of hand. "Kahan reh gaya ye―"
And cut. Words dried on Raghav's tongue tip as he heard the door to the cafe open and half-hopefully looked behind to see who had entered. He had done this thrice already, and everytime his eyes welcomed a stranger, but this boy in front of him... gods could he ever become a stranger to him? Even in the busiest of crowds with hundreds of people between them, Raghav felt certain he could find Ranveer if he had to.
He stared with wide eyes at Ranveer, who did not look how Raghav was used to seeing him. He was wearing a long, cream kurta and lousy flip flops, with a backpack slung on this shoulder which was― ye cham cham ki awaz kidhar se aa rahi hai? It took Raghav a second to realize Ranveer was probably carrying ghunghroo in his bag.
Okay so yes. Ghunghroo― and oh gods. As Ranveer came close and spotted Raghav, his eyes lit with cheerful recognition and he dashed to the table. That is when Raghav noticed the slightest hint of makeup on his face. Too subtle to notice, but too dangerous, fatally enticing, at the nearness they were sharing.
"Sorry," Ranveer said while taking deep breaths, "guruji se milke waqt ka pata hi nahi chalta."
Raghav looked at him breathlessly. Yes he had heard abour Ranveer's guruji― but the latter had said those days were left behind long back. Had he started taking lessons again? The thought of getting to see Ranveer with that tinge of makeup and alta― Oh. Alta.
Meanwhile Ranveer snapped his fingers to get him out of trance. And with a flinch, the sugar sachet kept next to him fell down. "I- I'll get it!" he stammered and bent down. Down there he smiled at himself for being such an idiot. Not because he dropped something, but because he did it intentionally. He picked up the sachet and gave a quick glance towards Ranveer's flip-flopped feet― and yes, they were lined in alta like his mother applied it during any festivity or fast.
"Did you fall asleep down there?" Ranveer asked from above. Raghav panicked, and in a hurry to get up hit his head with the corner of the table.
"Ouch ouch ouch!" he sat back and rubbed his head with his palm, his hair becoming a mess in the process.
"Let me see," Ranveer said with some seriousness and reached out from over the table and pressed with his fingers where he thought the injury was. Raghav winced but he let Ranveer's fingers linger in his hair locks. He turned red when he almost held Ranveer in place by the hand when the latter took his hand back. Almost. "Dhyaan rakhna chahiye na," he said, and oh his voice sounded so soft and concerned.
"Why are you dressed like... this?" Raghav asked, changing the topic. He couldn't handle so much in one go.
Ranveer laughed. "He wanted to meet me, I mean obviously. I don't remember a time when guruji wasn't fond of me," he said and smiled absentmindedly, looking at the table, "he runs a kala kendra nearby. Wahin bulaye the― bole senior ho, bacchon ko thora inspire bhi kar dena. To bas―" he gestured at himself― "that's why I look how I look. Man it's been a while when I had so many eyes fixed on me. It's weird, in a good way."
So when I have my eyes fixed on you, is that weird in a good way too? "Acha acha, isliye janab ko time lag gaya." And then Ranveer winked at him. He had the audacity to wink at him. Raghav wanted to wipe that cocky smile from his face, smudge his makeup a little― but Ranveer being the god-damn-divinity he was would still end up looking good.
Divine from head to toe.
Before Raghav had gathered enough wits to retaliate, Ranveer spoke up, and he said in the softest, most enchanting voices he had ever heard, "Kya dekh raha hai?"
Raghav's eyes widened. Oh shit. He was probably staring at him for long. He opened his mouth to justify himself, perhaps to even sarcastically flirt with him, when his world went black. 
"Huh? Uh," he blabbered, feeling the hands covering his eyes. They were cold, and Raghav thought he felt a ring on one of the fingers. And he probably heard Ranveer call his name with some surprise in his voice, but that was just his imagination. Suddenly the person behind him shifted and the hands on his eyes slipped away. He looked around, blinking hard, and saw what sent his heart racing with absolute fear.
Oh no no no―
"Hi, Raghav," the girl in front of him said and gave him a hug tight enough that he could launch his internal organs from his mouth.
"H-hi Bhanu. Ouch." He pushed the girl to a little distance, and smiled at her. He then turned his head to look at Ranveer, who was visibly controlling his laughter at Raghav's comically fearful expression. "Um, Ranveer, this is Bhanu, mamaji ki beti."
The presence of another person got her attention and she left Raghav to finally breathe. "Yes, we're cousins―" she turned her head to look at this other boy. A moment passed and she hadn't spoken again. Very unlike her, Raghav thought and titled sideways to look at her. Uh-oh. Bhanu was looking at Ranveer, but the look betrayed mere acknowledgement. It was a moment too late that Raghav understood what was going on in his cousin's mind.
"Hi, I'm Bhanu," she said and offered her hand.
Ranveer gently took it. "Ranveer," he said, "nice to meet you."
She looked at him with sugary sweetness. "You boys don't mind if I join you?" Ranveer protested that there was no objection of such sorts and pulled the third chair of their table for her. Raghav mentally winced― Ranveer was sometimes awfully polite to strangers, to people he would probably never meet again. It made a remarkable impression, indeed, but this isn't what Raghav needed right now. He could already see a circle of cupid arrows and hearts rotating around his cousin's head.
He didn't have anything against Bhanu, but it was safe to say she wasn't his favourite cousin at all. She was an only child like him, but much much more spoiled. Always liked to have her way― clung awfully tight to whomever she liked. Sometimes he thought of her, and compared himself with her. How different was she, after all? He too, was used to having his way on many instances. He too, was clinging onto Ranveer and was adamant on not letting go. He looked at the two giggling a little, and he realized the present most important difference between them: Ranveer could never like Raghav. Bhanu, he could.
"So," Bhanu said and Raghav's world shifted to reality, "Raghav baat karta hai mere baare mei?"
Now, one must know that there's just one way to answer this question. So Raghav looked at Ranveer with slightly pleading eyes, and Ranveer gave him an almost invisible nod of the head.
He smiled charmingly. "Obviously he does― who could not talk about you?"
Okay this is a little overkill. But Bhanu blushed. She blushed, great. "Really? What does he say?"
Raghav blinked hard. If he ever had to speak about Bhanu, what would he say? That she repeated 6th standard? That she occasionally stubbed her toe due to the crooked alignment of her refrigerator? That she drooled when she slept? Oh no. This was bad.
Ranveer looked at him for a second before answering. "Well, all good things, of course. Like- like tum gaati kaafi acha ho."
Okay, Raghav needed Doraemon and his bamboo-copter. He looked timidly at Bhanu from the brim of his chai mug that he had lifted up to his face. The girl was looking at the two of them with absolute confusion etched on her face. "I... Mai gana nahi gaati, Ranveer."
Ranveer looked almost alarmed when he turned to Raghav, and the latter just nodded for confirmation. He had never really heard Bhanu sing, except for the one time he was passing by from near the bathroom at his uncle's place and his ears had caught her jamming to some Bollywood song in the shower.
But Ranveer just smiled at them. A smile that could reassure Raghav even in the darkest days that anything could get alright. He said, "You don't? That's really surprising, Bhanu. Your voice is rather melodious."
Bhanu looked at him with a smile creeping up her face. And so did Raghav, with wide unblinking eyes. Whatever Ranveer was saying, it sounded coming out of politeness― Raghav knew him that much― but it sounded so good compared to the silence Raghav had always received.
Raghav had always shyed from giving compliments, but with Ranveer he knew when not to hold back. ...It would make you a little mad if you only peeked inside my soul, he had told Ranveer once. But when had Ranveer given him the chance to look into his soul, to search for answers in the depths of those beautiful eyes of his. For all he could remember, Ranveer had never complimented him beyond the professional confines of their studio. Not like it mattered... but still.
Raghav broke his thought chain and blinked back the thin ice layer of tears forming in his eyes. God forbid if somewhere were to understand what he was feeling. Ranveer was straight god damn. He would never―
Nevermind. Raghav gulped down his tea in one go. It wasn't that great anyways. But when he kept the mug down, he looked at Ranveer once again and he knew it was doomsday. The boy was rummaging through his bagpack, and strands of his hair were falling right in front of him. He didn't even care to fix it, gods. Raghav was sure not to make a sound― it would be so weird if Ranveer was to raise his head and look at him looking at him like this.
But Ranveer just kept smiling as he fished out a pocket notebook and pen, and Raghav wondered what all this was about. Bhanu was whispering something to him, and they giggled at their shared inside secret. Ranveer gave the notebook to his cousin who wrote something on it with a smile. When Raghav caught a glimpse, he realized she had written down her number with her name and a heart next to it.
"You know phone mei bhi contacts save ho jaya karte hain?" Raghav asked him.
Ranveer looked at him with a little surprise on his face as if he had forgotten that the boy was even with them. Ouch. But he kept his smile intact and said, "Phone se delete ho gaya toh?" He pointed at his notebook, "Isse nahi hoga."
Raghav grumbled, "Pracheen kahin ka."
Bhanu smacked him on the arm, and her eyes said, Don't be mean to him. Ranveer tapped the table to get his attention. "But look at you, still loving me and constantly being in the company of this pracheen boy." He then turned to Bhanu and stage whispered, "Mere ek baar bulane par itni durr milne chala aaya." Bhanu giggled.
Only his subconscious could register than Ranveer was blushing. His mind, though, was focused on controlling his own face and ears from turning red. "Aisa kuch nahi hai," he stammered, "I was just nearby toh aa gaya."
Ranveer rested his chin on his hand. "Your ears turn so red when you lie."
Oh shit, was his blushing that noticeable? He brought his hand to his ear to check if it was warmer than usual when he heard the other chuckle.
"You fall everytime for this," he said with a fondness Raghav couldn't decipher. He pulled his hand away from his ear. That's how it is with you too, he thought, I mean not to fall but end up crashing down everytime you look at me like that.
Deciding that he needed some time alone, he got up and excused himself to go to the restroom.
"Arey naraz ho gaya kya?" Bhanu joked. And what did Ranveer do?
Raghav felt a hand encircle his wrist from behind, and a shiver ran through him. He turned to look at Ranveer titling at a dangerous angle from his chair to hold him. Raghav stepped closer so that he wouldn't fall from his chair. He gave him an inquiring look, to which Ranveer just gave him a puppy eye look and said, "Pakka gussa nahi ho na?"
Oh how could he? How could he be mad if Ranveer was to look at him like this and tear his flesh and suffocate his ribs from within? Raghav slowly shook his head and managed a smile. Ranveer smiled back with relief. "Jaate jaate counter par mere liye ek chai ka order de do, please?"
Raghav couldn't help but laugh. Oh, Ranveer and his chai. He shook his head again. "Tujhe pasand nahi aayegi. Aunty ki mulethi nahi hai isme."
He felt for a moment as if Ranveer's grip on his hand tightened. It made no sense but Raghav wanted to give into his delusions. He looked at his wrist and back at Ranveer, who just smiled fondly and wobbled his head. And then he let go of Raghav. Just like that.
This time Raghav didn't look behind or wait for anyone to say something and he rushed to the public restroom and waited till Ranveer had to pull him out of there.
Ranveer's pov
Okay, Bhanu seemed nice, but he was slowly getting bored of their conversation. He nodded at her as she asked him a question and then went on rambling about some distant relative of hers who was trying to set her up with her son.
As if Ranveer cared. He was trying to be nice to her― probably way too nice since she was Raghav's cousin― but that's it. He didn't care beyond that. She offered him her number, he didn't refuse. Because there's no polite way to refuse. And he wanted to be nice to her because, whether Raghav liked her or not, she surely meant something to him. And Ranveer didn't have anything but heart eyes for anything that Raghav was fond of.
Like their dance. That day when Raghav had barged into his room and told him that they could have the world on knees for the two of them, Ranveer knew he couldn't simply refuse Raghav. Because Raghav was right. But most importantly because it was what Raghav desired.
Everytime Raghav choreographed a new step or practised even during breaks to improve the ones they already had, it did something to Ranveer. There was a dedication in Raghav's eyes, an ability to move like water― easy and carefree. It created such a paradoxical platheora in Ranveer's head he would sometimes wake up till late night tossing and turning in his bed and think about Raghav's easy-going nature and the sternness of the spark of in him.
There was a fire in the boy, one which could burn Ranveer if he let him. And Ranveer would sooner or later find himself drinking that fire like the waters of Plegethon. He indulged in those flames and had them ingulf him more than once. Every time Raghav held him to correct his posture during dance practices, Lord it made him dizzy.
Ranveer realized he hadn't been hearing Bhanu since a long time and had absolutely no context of what she was speaking. But before he could do something about it his phone chimed and his screen went bright, showcasing a single notification.
Raghav: need help. come here.
Ranveer excused himself immediately, earning a surprised look from Bhanu, and rushed to Raghav. He found the restroom and when he closed the door behind him, he found Raghav standing and leaning on the long basin counter.
Ranveer walked upto him and kept a hand on his back. "Raghav? Tu theek hai?"
Raghav didn't budge, and for a long moment Ranveer felt his presence unacknowledged. But then he finally spoke, "Do you like her?"
Huh? "Bhanu? You mean her―" everything suddenly made a lot more sense to Ranveer, and it was as if he had finally realized why Raghav looked so down the entire time. "Shit man. No no, it's not like that. I didn't know you'd have something against the two of us being a thing or something, but trust me it's not like that―"
Raghav laughed. He fucking laughed at that, and it sounded a bit on the verge of hysterics. "Whatever care do I have for it, Ranveer? Who am I to stop you from dating whom you want?" He spoke a bit more softly now. "Even if it's my cousin. And no I don't mind it... you dating her, I mean. That's not what I mind. In fact I do not mind anything actually!" Raghav ran his hand through his hair and kept it on his face for a moment.
Ranveer just looked at his side profile. "Oh but, surely, you do mind something―" he tried to turn the other towards himself but he didn't oblige― "Raghav look here. You look ill, oh Lord. There is something you aren't telling me. Something that's eating you from inside. Is it... Is it the competition?"
And Raghav laughed again, but this time it sounded much more pained. He finally turned to face Ranveer. "Everything's about the competition to you, right?" he asked. "Every thing, Ranveer. All you speak of, all you think of is the competition. Is there anything for you beyond this? Beyond the competition and the girls who flock around you?"
Girls? "Raghav?" Ranveer held him by the shoulder, "Raghav what the hell is this all about? What- what are you saying?" He hated how teary and scared he sounded at the end.
Raghav was already fighting back tears by now, and Ranveer pretended not to notice them despite the tingling in his fingers to cup his face wipe them for him. "Do- do we... Do we mean nothing to you?"
Ranveer stared at him blankly. "Who is we ? You and who else?"
Ranveer looked at Raghav as he lifted his shaking hand and pointed at the space between them. Ranveer just stared at him witless, unable to comprehend the array of emotions he was feeling. Suddenly a lot of beautiful words in an even more beautiful voice danced in the space between his ears.
Us, Ranveer. Raghav had told him. Surprisingly at this moment Ranveer could only remember that one phrase and aage peeche kuch nahi. You are magic to behold, Ranveer Kashyap. So that's what it was about.
"Raghav?" Nothing else came out of his mouth no matter how he tried.
The other wiped his tears on his sleeve. "Yeah, yeah, I know. This whole thing sounds weird to know. It wouldn't have been so weird if I was one of the many pretty girls who swoon over you." Ranveer felt the air between them charging with electricity as Raghav stepped closer to him. "But I'm not. I'm just another guy for you. Your dance partner Raghav. Difference is that I am in fucking love with you. You aren't."
Ranveer looked at him for a whole minute, reading the lines on his forehead, noticing his eyelashes, staring at his lips― basically doing anything but trying to understand the significance of those words. But then it dawned on him. Raghav liked guys. And Raghav liked him.
Ranveer breathed in shakily, and a whiff of Raghav's cologne was present in the air. "Love is a very strong word, Raghav."
Raghav didn't meet his eye. He opened his mouth as if he wanted to say something, but then pressed it close, gulped, looked Ranveer in the eye one last time and dashed for the door.
Ranveer closed his eyes and took some deep breaths. What the hell was happening to him? "I don't love you Raghav," he called out behind him. When he heard the other stop moving, he turned to look at his back facing him, frozen. "I really don't. But heaven forbid if I haven't felt anything for you."
Raghav whipped his head back so fast it made Ranveer flinch. He didn't know what he was going to say, but he knew he had to make a move. Quick. "Raghav Patil," he whispered, "four syllables but they're enough to suck the air out of my lungs and make my ribcage collapse." He gulped when he felt his throat going dry. He walked upto Raghav. "If there's a flock of girls around me, then there's the whole campus talking about you. I hear it everyday, during my classes and outside them." He slowly took Raghav's hand in his own. "It hurts a little," he admitted.
There was a moment of silence between them. "Ranveer?" Raghav asked softly.
He looked up to find Raghav looking at him, his eyes urging him to lay his heart open in front of him once again. "I want to tell the world that you're mine. Not just as dance partners. I think I crave you a little more than that."
Ranveer sighed and rubbed the back of his neck. "I don't think I am in love with you yet Raghav, but I really, really, like you. And I want to―" words died on Ranveer's lips when Raghav pulled him by his kurta and kissed him. Ranveer's first instinct was to bolt the door right behind them, and then he leaned into the kiss, finding Raghav's lips softer than any carnation petal. "You do have a pretty mouth," he said, quoting a conversation they had had long back.
When they broke the kiss, Raghav said, "This pretty mouth has even prettier words for you." He took a moment to breath and they looked at each other― hair dishevelled, face all red, lips parted and beautiful― and started to shake silently with laughter.
Ranveer looked at him, shy as he had always been. "C- can we do that again?"
Raghav bit his lip and smiled. "I thought you'd never ask, classical boy." And then kissed again, grabbing whatever inch of fabric they could get hold of. Ranveer could feel his knees buckling up but he kept holding onto Raghav for dear life. "I'll make you fall in love with me if I must," Raghav said in between the kiss, "if you'd want that."
Ranveer smiled, encircling the other in his arms. "I'd want anything as long as it comes from you."
Raghav looked at him for a moment. "Even ruined makeup?" he asked.
Ranveer's eyes widened as he ran back to the mirror and stared in horror at his slightly smudged lip tint and ruined eyeliner. "I should have agreed when they offered me smudgeproof lipstick and waterproof eyeliner. Lekin, nahi, hum to gadhe hain." And he started to laugh.
Raghav joined him and took out his handkerchief. "Looks like we have something to fix."
They spent a few minutes looking a little more presentable― it wouldn't have taken this much time if they didn't keep getting distracted by each other and convince themselves for a few more kisses. Which was not enough, by the way.
When they unlocked the door, they found a couple people waiting outside impatiently. They gave a sheepish smile and Ranveer dragged Raghav out of there.
Bhanu turend around to look at them. She was standing. "I thought you guys got lost or something. Where were you?"
"There was a... uh, problem we had to solve. Yeah," Raghav said, and Ranveer nodded.
She looked at them, still questioning things, but she let it pass. "It's getting late, mai chalti hoon." She gave Raghav a hug and a kiss on the cheek to Ranveer. She didn't notice the look the boys gave each other. "I'd love to meet you again, Ranveer."
Ranveer smiled. "Sure, me too."
Bhanu kept her hand on his arm. "Maybe this weekend?"
Ranveer looked at Raghav, who looked as if he would be anywhere but here, witnessing his classical boy getting flirted with by his cousin. He turned back to her. "I will have to check, because I was thinking of taking my boyfriend on a date this weekend. Maybe after that?"
Ranveer prayed Bhanu didn't hear the snicker that escaped Raghav's lips. She looked as if someone had slapped her. "Boyfriend?" she asked with furrowed eyebrows.
Ranveer nodded, pressing his lips together to control his smile. Bhanu looked at him and then at Raghav, who just gave her an innocent look as if he didn't even know before now that Ranveer wasn't straight. Well it wasn't far from the truth after all, he thought.
Bhanu gave Ranveer one last look. "Don't hit on my cousin okay. He's straight," and with that she stormed out of the cafe.
Ranveer finally allowed himself to relax and laugh a little. "She's a concerned sister, Raghav."
Raghav nodded. "Too bad she's concerned for the wrong person." Raghav looked at him. "So, date this weekend huh?"
Ranveer took his hand. "With my boyfriend, yes."
Raghav looked at Ranveer's lips and the latter got the idea that he wanted to kiss Raghav the moment they got some alone time together. "I am not forgetting about this so you better plan something."
"Obviously I will, and I wouldn't want you to miss it," Ranveer said with a goofy smile, "you'd make a great third wheel."
"Huh? I'm hurt Ranveer Kashyap," Raghav placed a hand on his heart, "I thought you wanted to be with no one but me."
Ranveer pretended to think about this. "Haan, wo bhi sahi hai. But you aren't my boyfriend yet, you see." He hoped his voice sounded suggestive the way he wanted it to.
Raghav seemed to get the hint. "You want me to be your boyfriend?"
Ranveer looked out of the glass window and smiled as if he wasn't even aware of Raghav's presence. The presence which made him so joyful and content. "If you will have me."
Raghav kept a hand on Ranveer's and smiled.

The video begins with a close-up view of large brown eyes, scrunched up in an obvious smile and gleaming bright with mischief. Avid fans would immediately recognise Raghav Patil— world famous hip hop dancer and fiancé of Ranveer Kashyap— lying on a soft hotel bed with his cheek pillowed on his arms folded under his head, fluffy hair spilled out over his elbows.
"Okay so," he whispers, and there is an obvious under-current of excitement in his voice, "Ranveer's gonna take two minutes to get here. He's in the lift, the doorbell will ring in about—"
The loud sound of the suite's buzzer sounds from somewhere off the screen, and Raghav lets out a giggle filled with mischief. There is a rustle as he pushes himself upright, and the phone shakes a little as he walks out of the bedroom and to the door, a soft laugh stifled by his own palm.
The camera pans down to show his slender fingers wrapping around the handle and pushing it down.
A tall man stands in the doorway, long damp hair pulled back in a messy half up half down style, a pair of gym shoes held in one hand. The black tank top he is wearing is soaked through with sweat, and does nothing to hide the bulge of his biceps or the broadness of his shoulders where he has a duffel bag thrown over his shoulder, and his grey sweatpants stretch obscenely over his thighs.
Off camera, the sound of Raghav gulping is very audible.
"Hi, jaan," Ranveer says, full lips curling up into a small smile as he glances at the camera before looking at something— or rather, someone— behind it. "Did you have a good nap?"
The camera moves as Raghav steps aside to let Ranveer through, and follows him as he walks into the living room, back muscles flexing as he drops the shoes by the little cupboard and the duffel bag on the sofa.
"Yeah," Raghav's voice says off camera, "I did. Woulda been better if you were there."
Ranveer chuckles and turns around, grinning at Raghav as he strides into the bedroom.
"What's with the camera, then?" He throws over his shoulder as he opens the closet and pulls out a towel and clothes that do not look like he spent three hours out in the rain.
Raghav's little giggle is perfectly audible.
"You must be tired," he says impishly, and the camera follows Ranveer, who is busy pulling his tank over his shoulder. "Spent two hours in the gym, didn't you? Exhausting. Dunno how you do it, really."
Ranveer raises an eyebrow, the camera focusing on the droplets of sweat that drip down his pecs and abs and cling to his deep brown skin. "Where are you going with this, Patil?"
Raghav giggles again.
"You must be tired," he says again, and mischief drips from his words. "So I was wondering— dinner, shower, or..."
He trails away, and Ranveer's other eyebrow rises up. "Or?" He asks, egging Raghav on.
"Or... well, me."
Ranveer blinks, almost like he's surprised. His eyes flick down to the camera before rising up again to the person who's recording.
A second later, a devilish smirk turns the corners of his lips up.
He stalks forward, reaching Raghav in three quick strides, and the camera goes out of focus as he grabs him around the hips. A shriek of Ranveer's name erupts from somewhere as the camera shakes violently, and then there is a glorious view of a round ass covered in soft grey material. The camera zooms in for a second before zooming back out, and it becomes clear that Ranveer has thrown Raghav over his shoulder.
"You," Ranveer's deep, smug voice rumbles, "as my dinner, in the shower."
The video cuts off, but not before a resounding smack, followed by a squeak that is very obviously Raghav's.

Web series's these days are getting more popular than the feature on- screen due to it's content, writing, scripts etc. Some of them are focusing on the dark and hidden part of society with some explicit content and are getting more attention these days as they engulf the audience but on the other hand some are trying to offer attention to people's life and their quest for success or you can say the struggle which we all face in our teenage lives. Here I'm mentioning about 2019's one of the finest gem made by TVF named "Kota Factory" directed by Raghav Subbu.
Story starts from a life of an IIT-JEE aspirant name Vaibhav Pandey (Mayur More) who comes to Kota along with his father to take admission in Kota's one of the finest coaching institute "Maheshwari Classes" which has a prominent record for establishing number of students in IIT as rank holders but due to some circumstances he didn't get qualify for the institute so at last he decides to join "Prodigy Classes" and stays in Kota for further studies as he was in XIth standard. While staying in P.G he gets to meet with Balmukund Meena and Uday Gupta (Alam Khan) his batchmates from "Prodigy Classes". While moving on further he meets with Jeetu Sir a.ka "Jeetu Bhaiya" (Jitendra Kumar) who helps him focusing onto his quest to crack IIT and later is the mixup situations and enthralling changes which we all see in our lives.
The name given "Kota Factory" exactly defines the situation which education system is having these days a number of coaching institutes along with countless number of students aiming to crack IIT-JEE every year. Creator of the series Saurabh Khanna decided to keep the background in black and white to showcase the current state of a student's mind which is having a lot of creativity but somehow fears from losing. The most beautiful thing about the show is that we all can co-relate with the situations occuring in Vaibhav's life. Especially the role played by Jeetu Bhaiya as a smart and a perfect mentor for each and every student for gaining their confidence. Even though the characters written for Ranjan Raj, Alam Khan, Ahsas Channa, Revathi Pillai and Urvi Singh are so optimistic that will make you cherish every moment when you will see this amazing "WEB SERIES". The Viral Fever did a commendable job in terms of research, building the characters and lastly the overall concept to see the inner side of student's journey along with inner dimension of education system. The chemistry shown between Vaibhav, Meena and Uday are so intriguing you will surely get to remember your times of struggle and if you are still in that age especially from Science/ Maths stream it's a visual treat for you to witness. Many of my friends are from Kota and when they watched "Kota Factory" they shared the same thing which they experienced while living and surviving in Kota. The pressure, the environment, the life of students in P.G everything was every similar for them. The shots along with the cinematography is shown in a quite realistic manner by Jerin Paul and Abhijeet Patil as they've focused on every minute detail while playing the sequences either they are from institute or other locations.

"You Know How To Sew?"
"Shit," Ranveer muttured under his breath.
Raghav's mother was out to visit some relatives for the day, and the boys had decided to gather up and play games at his house. It was going to be very fun. Emphasis on was.
"Kya hua?" Raghav asked from the sofa.
He couldn't see Ranveer's face, but he must have realised something was wrong.
"Karan ko puch kab tak aa rahe hain," Ranveer spoke tentatively.
"Kiya tha na call abhi. Bola panch minute mein aa jayenge wo sab."
"Shit," Ranveer swore again.
"Kya hua?" Raghav repeated. He looked back to see what was wrong with the other, only to see him holding up his own collar loosely. "Yeh kya hua?"
"Button toot gaya. Ab ghar pe jaake dusra pehenke aaunga utne mein late ho jayega bohot."
"Arey," Raghav tsked. "Ruk."
"If you think I'll wear one of your shirts you're severely mistaken-"
"You'll be lucky to have the chance, Ranveer Kashyap." He came back with a box of cookies in his hand. "Show me the button."
Did he mean to...?
Raghav snapped his fingers. "Oh hello, konsa button toota hai?" He took out a needle and black thread from the cookie box.
Ranveer asked, "You know how to sew?" To distract himself from the prickling at the back of his neck. To distract himself from the goosebumps rising on his arms. To distract himself from the way Raghav took the fabric in his hands, fingers dangerously close to brushing against Ranveer's chest, and put the button where it was supposed to be.
"When both your parents study art, you learn a thing or two about taking care of yourself." Raghav replied, not meeting his eyes. "And now shut up before I accidentally stab you with this needle and we find out it was actually poisoned and now I have no one to dance with."
Ranveer promptly shut up, but he could no longer control thoughts. Raghav was so close, so close, it Ranveer just dropped his head a bit their foreheads would touch. He wanted to.
If only it wasn't for the possibly poisoned needle in his hands.
He was mesmerized by the way Raghav's quick, nimble fingers moved. Pushing the needle inside and stopping just before it touched Ranveer's skin. Taking it out again to repeat.
Ranveer suddenly realised that his breathing had gone very silent, and sucked in a huge breath. Bad idea. It made the needle graze the flesh of his chest ever so slightly, but it stung nonetheless.
"Dhyan se," Raghav muttured without looking up.
He finished with the button, tying it in place. The small smirk that adorned his features then was at least a million dollars worth.
"Agli baar button todna mat. I'd much prefer a gentler approach," he said and walked away, leaving an open-mouthed, flustered Ranveer behind him.

Mr. Ramchandran is the Chief Executive of ABC Limited Recently, it was decided by the Board ot Directors that it would be profitable fot the corporation to set up a separate Marketing Department. Mr. Ramchandran has been directed to pick up a person who he feels is capable of heading the departrnenl. and then puting this person in charge of getting the department on its feet. After considering a number of good men Mr. Ramchandran has narrowed the field down to two possible choices : Rajesh Mehta and Pramod Kumar. Rajesh Mehta has a good track record with the company. He was hired eight years ago, and through the years he has shown a good deal of drive and initiative in all of his endeavours. He is an aggressive young man, and has received the nickname of 'go-getter' in his department. Although Mehta seems to be more concerned at times with ends rather than means, ‘he is very efficient and is considered a good leader by those who work under him. As one worker stated. "Although he can get rough with you at times, you always know where you stand with him, and when you have done a good job, he lets you know it." Mehta is also credited with accepting full responsibility, in all cases, and making quick decisions when action is called for. Pramod Kumar has been with the company for eleven years. He is well liked by all in his department and his work is first rate. Kumar's leadership style differs from Mehta's in that Kumar is not as aggressive and quick to act as Mehta. Before Kumar makes a decision, he generally consults others who he feels can contribute further information on a given subject. This often includes those who work under him. Those who work under Kumar consider him a good leader, and state that the atmosphere of participation produced by Kumar really encourages their utmost individual output while on the job. This can be seen by the production increase which soon occurred when Kumar became the head of his work force.

Raghav Chemicals Ltd. has planned for computerization of nearly 50 percent of the production operations and control. When the management wanted to start the production on the newly computerized process, it was shocked to note that not many employees in the production department were suitable to the new jobs and the information supplied by the human resource planners in this regard did not match with the reality.

 Case Study - 3
Vishal Industries Ltd., is a medium sized engineering factory employing 250 employees. The Factory Manager advised the Personnel Manager of the company to select a right man to fill up the vacancy of a "Time-Keeper". The Personnel Manager inserted an advertisement for this post in prominent local newspapers and received a large number of applications although specific job description and job requirements were embodied in the advertisement. After preliminary screening of applications, the Personnel Manager selected only 6 applications out of 197 and sent them "Application Blank" for collecting their detailed information. On receipt of Applications and on further scrutiny, it was observed that two candidates were age-bared, although they had a good experience at their credit and one candidate had a suspicious personal life. The Personnel Manager therefore selected only 3 candidates and sent them call-letters for a personal interview on a stipulated date. Only two candidates out of three appeared for the interview before the Interview Panel consisting of three interviewers. The panel had therefore to take a decision on selection, either of Mr. Tukaram Patil or Mr. Girish Mahajan. The personal traits and merits of these two candidates are as follows: Mr. Tukaram Patil, a young man of 30 years, has worked for a year in the Time Office of a reputed company. He is an exceptionally sociable, amicable individual who enjoys mixing with employees. His verbal skills are average. But he has a good degree of hardness. He can sit late in office and prepare payrolls of employees and complete the checking of paysheets a day before the actual date of payment. He was hired eight years ago, and through the years he has shown a good deal of drive and initiative in all of his endeavours. He is an aggressive young man, and has received the nickname of 'go-getter' in his department. Although Mehta seems to be more concerned at times with ends rather than means, ‘he is very efficient and is considered a good leader by those who work under him. As one worker stated. "Although he can get rough with you at times, you always know where you stand with him, and when you have done a good job, he lets you know it." Mehta is also credited with accepting full responsibility, in all cases, and making quick decisions when action is called for. Pramod Kumar has been with the company for eleven years. He is well liked by all in his department and his work is first rate. Kumar's leadership style differs from Mehta's in that Kumar is not as aggressive and quick to act as Mehta. Before Kumar makes a decision, he generally consults others who he feels can contribute further information on a given subject. This often includes those who work under him. Those who work under Kumar consider him a good leader, and state that the atmosphere of participation produced by Kumar really encourages their utmost individual output while on the job. This can be seen by the production increase which soon occurred when Kumar became the head of his work force.

Raghav Chemicals Ltd. has planned for computerization of nearly 50 percent of the production operations and control. Vishal Industries Ltd., is a medium sized engineering factory employing 250 employees. The Factory Manager advised the Personnel Manager of the company to select a right man to fill up the vacancy of a "Time-Keeper". The Personnel Manager inserted an advertisement for this post in prominent local newspapers and received a large number of applications although specific job description and job requirements were embodied in the advertisement. After preliminary screening of applications, the Personnel Manager selected only 6 applications out of 197 and sent them "Application Blank" for collecting their detailed information. On receipt of Applications and on further scrutiny, it was observed that two candidates were age-bared, although they had a good experience at their credit and one candidate had a suspicious personal life. The Personnel Manager therefore selected only 3 candidates and sent them call-letters for a personal interview on a stipulated date. Only two candidates out of three appeared for the interview before the Interview Panel consisting of three interviewers. The panel had therefore to take a decision on selection, either of Mr. Tukaram Patil or Mr. Girish Mahajan. The personal traits and merits of these two candidates are as follows: Mr. Tukaram Patil, a young man of 30 years, has worked for a year in the Time Office of a reputed company. He is an exceptionally sociable, amicable individual who enjoys mixing with employees. His verbal skills are average. But he has a good degree of hardness. He can sit late in office and prepare payrolls of employees and complete the checking of paysheets a day before the actual date of payment. Bombay Land Revenue Code, 1879 (5 of 1879) - Sec. 206 - Gujarat Land Revenue Rules, 1972 - Rule 108(6) - Delay in revision - Condonation - Held, non-suiting party on a technical ground causes immense prejudice to rights of parties, hence, party should be given opportunity to present his case on merits - Order by Single Judge, set aside - Appeal allowed. [PARA- 4, 5]
2. Anupam Rekadi Cabin Encroachment v. Jamnagar Municipal Association 1995 (1) GLH 586 
Bombay Provincial Municipal Corporation Act, 1949 - S.231 (a) - Power of Municipal Commissioner - Power to remove encroachment on public places without notice. [PARA- 29, 32]
3. Ajit Singh Thakur Singh v. State of Gujarat AIR 1981 SC 733
CODE OF CRIMINAL PROCEDURE, 1973 Section 378--Appeal against acquittal--Appeal barred by limitation-Condonation of delay--Sufficient cause therefore--Must be referable to event or circumstances falling prior to the expiry of limitation and not those after expiry of such limitation. Now it is true that a party is entitled to wait until the last day of limitation for filing an appeal. But when it allowed limitation to expire and pleads sufficient cause for not filing the appeal earlier, the sufficient cause must establish that because of some event or circumstance arising before limitation expired it was not possible to file the appeal within time. No event or circumstance arising after the expiry of limitation which may further delay the filing of the appeal. But that the limitation has been allowed to expire without the appeal being filed must be traced to a cause arising within the period of limitation. In the instant case, there being no such cause, it was held that the High Court erred in condoning the delay. [PARA-3] 
Note: This matter pertains to condonation of delay in criminal matter more particularly delay in preferring acquittal appeal. 
4. State of Gujarat v. Dhirajlal Chhotalal Thakkar 1982 (2) GLR 376
LIMITATION ACT, 1963 (XXXVI OF 1963) - Sec. 5 - State filing appeal against acquittal after lapse of 58 days - Sufficient cause must have been shown for the purpose of condoning the delay - State failing to make out any case for condoning delay - Application for condonation of delay deserves to be dismissed.

7. Municipal Corporation of Ahmedabad v. Voltas Ltd. 1995 (1) GLH 549
LIMITATION ACT, 1963 (XXXVI OF 1963) - Sec. 5 - Condonation of delay - Sufficient cause is a question of fact in each case and not a pure question of law - Delay must be explained and established - Government departments and statutory bodies cannot claim for condonation of delay on grounds of administrative follow up delays. [PARA-5.3, 5.4, 20, 22]
8. State of West Bengal v. Administrator, Howrah Municipality AIR 1972 SC 749 
LIMITATION ACT, 1963-- Section 5 -- Condonation of delay -- Special favour to Government -- Permissibility -- Liberal construction of term "sufficient cause" -- Scope of. The expression "sufficient cause" cannot be construed too liberally, merely because the party in default is the Government. It is no doubt true that whether it is a Government or a private party, the provisions of law applicable are the same, unless the statute itself makes any distinction. But it cannot also be gainsaid that the same consideration that will be shown by courts to a private party when he claims the protection of Section 5 of the Limitation Act should also be available to the State. The words "sufficient cause" should receive a liberal construction so as to advance substantial justice when no negligence or inaction or want of bona fide is imputable to a party.
9. Foreshore Cooperative Housing Society Limited v. Praveen D. Desai & Ors. (2015) 6 SCC 412 
It was held that, “It is stated that a plea of limitation concerns the jurisdiction of Court which tries the proceedings, since a finding on that may oust jurisdiction of the Court. The Tribunal, thus, committed a jurisdictional error in examining merits of the case without deciding the issue of limitation.

The Hon’ble Supreme Court while dealing with suo moto action against irregular assignments under the Andhra Pradesh Assigned Lands (Prohibition of Transfers) Act, 1977, held that, “it would be hard to give an exact definition of the word ‘reasonable’ and a reasonable period would depend upon the facts of the case concerned and on the facts of the case in which the decision arose, suo motu action taken after a period of thirty years was remitted to the High Court for afresh consideration.” 
11. State of Maharashtra and another v. Rattanlal (1993) 3 SCC 326
The Hon’ble Supreme Court while dealing with the revisional power under Section 45 of Maharashtra Agricultural Land (Ceiling and Holdings) Act, 1961 held that, “ suo motu revisional power may not be exercised after expiry of three years from the date of the impugned order, however, where suppression of material facts, namely, existence of the undeclared agricultural land had come to the knowledge of the higher authorities after a long lapse of time, the limitation would start running only from the date of discovery of the fraud or suppression. 
12. State of Orissa and others v. Brundaban Sharma and another (1995) Supp. (3) SCC 249
The Hon’ble Supreme Court while dealing with the revisional power under Section 38-B of Orissa Estates Abolition Act, 1951 held that, “ the Board of Revenue exercised the power of revision 27 years after the date of alleged grant of patta but its authenticity and correctness was shrouded with suspicious features and, therefore, exercise of revisional power was legal and valid.
13. State of Gujarat v. Patil Raghav Natha and others (1969) 2 SCC 187
While adverting to Sections 65 and 211 of the Bombay Land Revenue Code, 1979 held that, “ though there is no period of limitation prescribed under Section 211 to revise an order made under Section 65 of the Act, the said power must be exercised in reasonable time and on the facts of the case in which the decision arose, the power came to be exercised more than one year after the order and that was held to be too late.
14. Mohamad Kavi Mohamad Amin v. Fatmabai Ibrahim (1997) 6 SCC 71
The Hon’ble Supreme Court while dealing with Section 84-C of Bombay Tenancy and Agricultural Lands Act, 1976 held that, “ though the said Section does not prescribe for any time limit for initiation of proceeding such power should be exercised within a reasonable time and on the facts of the case, the suo motu enquiry initiated under the said Section after a period of nine months was held to be beyond reasonable time. 
15. Santoshkumar Shivgonda Patil and others v. Balasaheb Tukaram Shevale and others (2009) 9 SCC 352 
The Hon’ble Supreme Court while dealing with the power of revision under Section 257 of the Maharashtra Land revenue Code, 1966 held in para-11 that, “11. It seems to be fairy settled that if a statute does not prescribe the time-limit for exercise of revisional power, it does not mean that such power can be exercised at any time; rather it should be exercised within a reasonable time. It is so because the law does not expect a settled thing to be unsettled after a long lapse of time. Where the legislature does not provide for any length of time within which the power of revision is to be exercised by the authority, suo motu or otherwise, it is plain that exercise of such power within reasonable time is inherent therein.

LAND LAWS – Bombay Land Revenue Code, 1879 – S. 211 – Power of the State Government and certain Revenue Officers to call for to examine the records and proceedings – Scope and ambit – The Revenue Officers named in the Section are authorized to call for and satisfy itself as to legality or propriety of the decision or order – The powers having being statutorily invested in the specific Revenue Officer are contemplated to be exercised by such Officer on recording his own satisfaction and not the satisfaction of his superior officer – On the facts of the case, the Deputy Collector did not take a decision for revising the order of the Mamlatdar on his own satisfaction but he acted upon the satisfaction being recorded by the Collector – Held, the exercise of power by the Deputy Collector is not proper – Further held on facts, the power was exercised by the Deputy Collector beyond a period of 4 years and that two under the influence of the Collector was unwarranted. [PARA-21.3 and 23]
CONSTITUTIONAL LAW – Constitution of India, 1950 – Art. 226 – Writ Jurisdiction – Concurrent findings of facts – Scope of Interference – The powers under Art. 226 invest a discretion in the High Court to issue necessary writs even in the cases where concurrent findings are recorded by the statutory Authorities, if apparently such findings are shown to be arbitrary, biased, perverse or actuated by malice. [PARA-30] 
18. Dhaniben Shantilal Patel W/o. Late Shantilal Gopalji Patel v. State of Gujarat and Ors.
Bombay Tenancy and Agricultural Lands Act, 1948 – S. 2(2), 2(6), 63 – Bombay Land Revenue Code, 1879 – S. 211 – Gujarat Land Revenue Rules, 1972 – R. 108(6) – unpaid dues – auction sale – sanction of Government – petitioner challenged the order of SSRD – petitioner purchased the land in public auction – possession of land given to petitioner – subsequently Collector initiated suo moto proceedings under Rule 108(6) of the Rules on the ground of breach S. 63 of the Act – Collector held that petitioner is not an agriculturist – revision preferred by petitioner against the order of Collector – revision allowed – however, Secretary issued notice with respect to the legality of the auction sale itself – challenged – auction taken place in the year of 1976 and after period of 24 years validity of auction came to be examined by the Special Secretary – time limit not prescribed in the statute it does not mean that action can be taken after long time – reasonable time limit when there is no time limit prescribed in the statute – no explanation offered by respondents why action was not taken within reasonable time limit – petitioner did hold agriculture land at the time of auction sale though beyond 8 kms from the land in question is not a seriously in dispute – order set aside – petition allowed. [PARA-5 and 7]
19. Ghanchi Bhaichandbhai Nalabhai v. State of Gujarat 2014 (1) GLR 311
Bombay Land Revenue Code, 1879 (5 of 1879) - Secs. 65 & 211 - Collector forfeited new tenure land as it was sold without prior permission of Collector - Delay of 32 years in taking action - Plea to regularise the sale - Petitioner in possession of the land since many years and has developed land incurring heavy costs - Ready to pay "Today's Jantri price" - Held, impugned orders set aside, matter remanded to concerned Deputy Collector for taking action as per observations made in this judgment - Petition allowed. [PARA-12]
20. Ratilal Maganlal Intwala Since Decd. Through Heirs v. Special Secretary (Appeal) 2012 (3) GLR 2520
(A) Bombay Land Revenue Code, 1879 (5 of 1879) - Sec. 211 - Gujarat Land Revenue Rules, 1972 - Rule 108(6) - Delay in exercise of suo motu revision power - Such power can be exercised within a reasonable time - Held, seven years' period not a reasonable time - Order by Collector and by Special Secretary (Appeals), quashed. [PARA-13] 
(B) Bombay Land Revenue Code, 1879 (5 of 1879) - Sec. 211 - Gujarat Land Revenue Rules, 1972 - Rule 108(6) - Bombay Tenancy and Agricultural Lands Act, 1948 (67 of 1948) - Secs. 63, 84C, 2(2) & 2(6) - Bombay Tenancy & Agricultural Lands Rules, 1956 - Rule 36(1)(f) - Collector cancelling 'entry' on ground that it is in breach of Secs. 2(6) & 63 of Tenancy Act - Held, order by Collector without jurisdiction as Mamlatdar and A.L.T. is competent authority to adjudicate question arising under Tenancy Act - Further, Civil Court and not Collector competent to decide question relating to inheritance under Succession Act. [PARA-16] 
21. Vijayrajsinhji Virbhadrasinhjigohil & 1 v. State of Gujarat and Ors. 2015 (1) GLR 444 
(A) Constitution of India, 1950 - Arts 226 & 227 - Gujarat Town Planning & Urban Development Act, 1976 - Issue for cancellation of development permission - As per the law at the relevant time common plot is required to be maintained, & thereafter 5% of the total area of the land is required to be maintained as a common plot - Held - At the most the res no. 3 - Society could make a claim for 5% of the land as a common plot & not the whole of the remaining parcel of the land which admittedly belonged to the petitioner - No claim could be made for the remaining area of the land which is laying belonging to the original owner - Petitioner allowed. [PARA-12,13]
(B) Constitution of India, 1950 - Arts 226 & 227 - Gujarat Town Planning & Urban Development Act, 1976 - Held - The exercise of power at such a belated stage as rightly contended by the petitioner is without any justification - The powers have to be exercised within a reasonable period - Impugned order by revenue authorities quashed and set aside - Petition allowed. [PARA-18, 19] 
22. Bijolbhai Kadwabhai Bharwad v. State of Gujarat 
Bombay Land Revenue Code, 1879 – S. 108 – cancellation of entry – limitation period thereof – cancellation of entry in revenue records – consideration as to reasonable period for taking up proceeding for cancellation – suo moto action has been started 11 years after sale deed was executed and certification of entry was made – in another case action has been started after 2 years – held, action under S. 108 has to be taken within reasonable time – 11 years period is not reasonable period – delay of 2 years in another case is fatal to action taken against petitioners – impugned orders are set aside – application allowed. [PARA-4] 
23. Ramjibhai Naranbhai Rathod v. State of Gujarat
LAND LAWS – Bombay Land Revenue Code, 1879 – Section 79A- For breach of condition, Dy. Collector ordered to vacate the land and forfeited the same in 1985 – Entry to that effect was also mutated in the Revenue records and certified in the year 1985 – After 20 years, the petitioner applied for a copy of the order of 1985 – However, the Deputy Collector informed the petitioner that the papers of the proceedings have been destroyed as the said proceedings fall in class ‘C’ of the rules business – Thereafter, the petitioner filed appeal to Collector along with application for condonation of delay which was rejected – Further held, both the Authorities have come to the conclusion that order of 1985 was passed after affording an opportunity of hearing to the petitioner – For 20 years order was not challenged – No infirmity found – Petition dismissed. [PARA-8 to 12] 
24. Bochasanwasi Shri Akshar Purushottam Sanstha by His Pramukh v. Thakore Umedji Nanji 2009 (3) GLR 651
Bombay Land Revenue Code, 1879 - Secs. 211 & 65 -Bombay Tenancy & Agricultural Lands Act, 1948 - Sec. 63 -Land belonging to Trust was sold with permission of Charity Commissioner and purchaser built Dharamshala and hostel after obtaining N.A. permission - Respondent approached Competent Authority under Act of 1948 challenging N.A. permission etc. after six years of grant of N.A. premission - Respondent who claimed to be tenant had surrendered the land and the Trust had became absolute owner and respective entries were mutated - Petitioner or its predecessor was not joined as party - Competent Authority in exercise of revisional powers cancelled N.A. permission - Petition - Held, when land is converted for non-agricultural use, restriction under Sec. 63 of Act of 1948 will not apply - Authority exercised revisional powers after unreasonable period - Petitioner had had incurred huge expenses on the land and authority did not consider prejudice that was caused as rights of parties have altered - Petition allowed. [PARA-6]
25. AHIR HARSHURBHAI SAJANBHAI VAGH THROUGH POA v. STATE OF GUJARAT THROUGH SPECILA SECRETARY LPA No. 2366 of 2010 
Delay of 4 years ought to have been condoned – Sec. 206 – Gujarat Land Revenue Rules – the Collector exercised powers after delay of 35 years – party should not be non-suited on technical ground. 
26. TUSHAR VITTHALBHAI PATEL v. STATE OF GUJARAT and ORs SCA No. 3148 of 2012 651
Delay of 15 years in preferring an appeal before SSRD – the order of 1995 challenged in 2011 – petition dismissed on ground of inordinate delay in preferring appeal – upheld by High Court.
27. BHARWAD CHINABHAI PUNJABHAI MUNDHVA v. STATE OF GUJARAT and Ors. SCA No. 3750 of 2015
Delay in challenging the Entry – Fraud.
28. State of Gujarat, throug Secretary and Ors. v. Karsanbhai Popatbhai Sojitra and Ors. LPA No. 70 of 2016 in SCA 2558 of 2013
Wherein by observing the facts narrated by the Single Judge regarding the issue of exercise of suo motu powers by the Collector was contrary to law and if the order is allowed to remain, it would cause immense hardship to the petitioner. – further observed by citing decision reported in 2013 (2) GLR 1788 that, the law does not expect a settled thing to be unsettled after a long lapse of time, at the most the powers should have been exercised within a reasonable period of time even in the case transaction which would be termed as void transaction. Held – dismissed the Appeal.
