i meant to post this a while ago, but my boyfriend @dscodarkness commissioned @bernard-the-rabbit to draw mikazuki, hoshi, and chai son from my atla fic the fallen embers burn as a christmas present!!

On the other hand, Seungcheol is also soft and vulnerable, which matches well with Epiphany, which talks about moments of dreaming before the battle.

And ofc i'll give it to Jihoon bc he's the one who was classically trained in music,,, and this piece is actually beautiful!!

Share some headcanons about your muse:
Izuminokami is far too good at putting up a facade. He likes to play himself as a ‘cool and popular sword’ that belonged to Hijikata. But deep down he harbours a lot of issues; mostly about how he wasn’t there during the final battle at Hakodate and how he couldn’t save Horikawa during the post-WW2 disarmament. He mightn’t show these insecurities to the outside world, but they absolutely kill him inside, and he won’t tell anyone about it. He doesn’t want to look uncool in front of the other swords or the Saniwa and he certainly doesn’t want to trouble Horikawa.
He’s also very self-conscious that he’s the youngest of the swords and tskumogami in the citadel; he often knows he’s acting like a child but at the same time, can’t stop himself. This in turn leads him to try to be even cooler to impress the others (particularly his brother), not realizing that everyone probably understands why he acts the way he does.
He mightn’t say it out loud (especially when Yasusada and Kiyomitsu are around), but he genuinely loves his Shinsengumi family and is eternally grateful that they’ve all been reunited; particularly as in real life, most of the Shinsengumi swords in TKRB are listed as missing.
Kane-san uses the excuse that mochi is too sweet from him as excuse to hide the fact that he avoids eating it because half the time he chokes on it. Because thatt’s super uncool and not even old men like Mikazuki choke on their mochi!

Báo cáo "Điểm nhấn thị trường Việt Nam nửa đầu 2018" do Savills Việt Nam vừa công bố cho thấy hoạt động mua bán, sáp nhập doanh nghiệp (M&A) đang diễn ra khá sôi động.
Trong đó có thể kể đến các giao dịch lớn như Tập đoàn khách sạn Mikazuki của Nhật Bản đầu tư 100 triệu USD vào một dự án ở Đà Nẵng; Capitaland mua lại 0,9ha đất tại quận Tây Hồ, Hà Nội với giá 30,2 triệu USD; nhà phát triển bất động sản Singapore - Keppel Land - chi 11,4 triệu USD để thâu tóm 10% cổ phần của dự án Saigon Sports City...
Ngoài ra, còn có thương vụ mua lại 24% cổ phần tòa nhà văn phòng Sun Wah Tower trên đường Nguyễn Huệ, TP HCM của nhà đầu tư Nhật - Nomura Real Estate Asia. Giá trị giao dịch không được công bố, nhưng giới địa ốc cho rằng không hề nhỏ với một dự án nằm trên khu "đất vàng" của thành phố.
Ông Troy Griffiths - Phó giám đốc điều hành Savills Việt Nam cho rằng điểm hấp dẫn các nhà đầu tư vào Việt Nam là mức sinh lời cao so với khu vực.
"Tỷ lệ lợi tức cho thuê trên tổng tài sản hợp lý cùng với hệ số lãi tiếp tục duy trì đà tăng trưởng lợi nhuận ở mức cao sẽ thu hút lượng lớn vốn nước ngoài đổ vào Việt Nam", ông Troy đánh giá.
Đồng quan điểm này, bà Dương Thùy Dung - Giám đốc cấp cao CBRE Việt Nam nhìn nhận hiện tại là thời điểm chín muồi cho các nhà đầu tư ngoại đầu tư vào thị trường.
Theo số liệu từ CBRE Việt Nam, riêng tại TP HCM, tổng giá trị giao dịch các dự án bất động sản trong nửa đầu năm nay đã đạt gần một tỷ USD. Con số này của cả nước năm 2017 là 1,5 tỷ USD.
"Hiện tại là đỉnh cao của chu kỳ nên các nhà đầu tư đang tận dụng thời điểm này để bước chân vào thị trường trong nước. Họ sợ nếu không đầu tư ngay trong năm nay thì sẽ lỡ mất một nhịp", bà Dung đánh giá.

Báo cáo mới nhất của Hiệp hội Bất động sản TP HCM (Horea) ghi nhận FDI vào bất động sản thành phố trong 5 tháng đầu năm nay đạt hơn 216 triệu USD. Con số này của năm 2017 là hơn một tỷ USD.
Tính đến hết năm 2017, toàn thành phố có 7.372 dự án FDI còn hiệu lực với tổng vốn đầu tư gần 45 tỷ USD, chiếm 32,4% tổng vốn FDI. Đa phần nguồn vốn này đến từ Nhật Bản, Hàn Quốc, Singapore, Hong Kong, Đài Loan, Mỹ...

Theo Horea, có nhiều nguyên nhân dẫn đến sự tăng trưởng mạnh nguồn vốn nước ngoài vào thị trường bất động sản thành phố. Yếu tố quan trọng nhất là nhà nước đã thay đổi chính sách, pháp luật về đầu tư, kinh doanh bất động sản theo hướng cởi mở hơn với nhà đầu tư nước ngoài.
Hơn nữa, thị trường bất động sản trong nước đang có lợi thế về chính trị ổn định, kinh tế tăng trưởng vững chắc và tầng lớp trung lưu đang gia tăng mạnh, dự kiến chiếm đến 50% dân số trong 10 năm tới. Và quan trọng nhất là sự xuất hiện của ngày càng nhiều doanh nghiệp nội địa có năng lực và uy tín thương hiệu.
Ngoài ra, theo các chuyên gia, vốn đầu tư ngoại ào ạt vào thị trường thời gian qua cũng cho thấy tâm lý cởi mở hơn từ phía doanh nghiệp địa ốc trong nước.
Ông Lê Hoàng Châu - Chủ tịch Horea cho biết khi Việt Nam gia nhập WTO năm 2007, đã có ý kiến quan ngại nhà đầu tư nước ngoài sẽ thống lĩnh thị trường bất động sản. Nhưng đến thời điểm hiện tại, ông cho rằng quan điểm này không có cơ sở.
"Cho đến nay, các doanh nghiệp Việt Nam đang đứng vững trên thị trường bất động sản trong nước. Nhiều thương hiệu đã khẳng định vị thế như An Gia, Vingroup, Him Lam, Bitexco, Đại Quang Minh, Novaland, Nam Long...", ông Châu đánh giá.
Cùng quan điểm trên, đại diện công ty An Gia nhận định các doanh nghiệp địa ốc trong nước vẫn đang duy trì vị thế trên thị trường nhờ hiểu tập quán, tâm lý khách hàng; có kinh nghiệm về thiết kế, thi công, hoàn thiện pháp lý dự án cũng như sở hữu kinh nghiệm bán hàng, tiếp thị sản phẩm...
Đơn vị này đang hợp tác với Creed Group - quỹ đầu tư có tiềm lực tài chính vững mạnh và kinh nghiệm phát triển các dự án bất động sản tại khu vực châu Á với hàng chục dự án hiện diện tại Bangladesh, Indonesia, Singapore, Malaysia, Lào, Campuchia và Việt Nam.
"Nguồn vốn dồi dào, kinh nghiệm phát triển dự án của Creed Group qua nhiều nước đã giúp An Gia có thêm nhiều kinh nghiệm, đặc biệt là những tiêu chuẩn khắt khe kiểu Nhật trong phát triển dự án, thiết kế, xây dựng cũng như tính minh bạch trong hợp tác", đại diện doanh nghiệp chia sẻ.
Hiện liên doanh này phát triển Skyline (89 Hoàng Quốc Việt, quận 7, TP HCM) - dự án được vinh danh ở hạng mục "Dự án phân khúc hạng trung tốt nhất" (Best Mid-end Condo Development) tại lễ trao giải Property Guru Vietnam Property Awards 2018 vừa qua.
Tọa lạc tại vị trí tiếp giáp sông Sài Gòn và liền kề Phú Mỹ Hưng, dự án có quy mô hơn 63.000 m2, bao gồm một block cao 35 tầng với một tầng hầm, 2 tầng thương mại và 480 căn hộ. Dự án có mật độ xây dựng chỉ 24%, còn lại là diện tích dành cho các tiện ích nội khu như sảnh đón resort, hồ bơi, hồ Sky Pearl và công viên kênh đào với diện tích hơn 7.300 m2.

Ngoài ra, việc hợp tác này còn giúp An Gia mua lại toàn bộ 5 block còn lại của khu dự án La Casa. Đại diện doanh nghiệp cho biết, trong quá trình hợp tác, đối tác quốc tế rất tôn trọng và phân rõ phạm vi điều hành và quản trị.
"Càng hợp tác với các đối tác toàn cầu, các đối tác càng 'khó tính' thì An Gia lại càng phải cố gắng để đáp ứng những sự đòi hỏi chuyên nghiệp, khắt khe đó", vị đại diện tự tin.
Ở góc độ công ty tư vấn toàn cầu, bà Dương Thùy Dung cho rằng các đối tác nước ngoài luôn mang đến thuận lợi cho chủ đầu tư trong nước.
"Mối hợp tác này mang đến cho chúng ta sự cạnh tranh lớn, do nguồn vốn thường đến từ những thị trường bất động sản lớn và phát triển hơn. Chúng ta có thể học hỏi kinh nghiệm, kiến thức và các thông lệ từ các thị trường đó", bà Dung nhận định.
Tuy nhiên, theo bà Dung, nếu so với khu vực và tiềm năng thị trường, giá trị giao dịch bất động sản của nhà đầu tư nước ngoài tại Việt Nam vẫn còn rất thấp.
Theo đó, tổng giá trị giao dịch của cả nước trong năm 2017 là khoảng 1,5 tỷ USD, trong đó 75% đến từ Hà Nội và TP HCM. Con số này chỉ bằng 1/20 hay 1/30 nếu so sánh với Singapore hoặc Hong Kong (Trung Quốc).
Xét riêng thị trường nội địa, hiện thị phần của các nhà đầu tư nước ngoài tại Việt Nam là 13%. Mức này đã tăng hơn gấp đôi so với khoảng 5% của năm 2007 nhưng vẫn là còn rất nhỏ so với tiềm năng thị trường.
"Chúng tôi kỳ vọng nguồn vốn nước ngoài vào Việt Nam sẽ tiếp tục tăng trong thời gian tới, trước mắt dự kiến nguồn vốn ngoại đổ vào thành phố nửa cuối năm nay sẽ tương đương với con số 6 tháng đầu năm", bà Dung cho biết.
Tiến sĩ Nguyễn Trí Hiếu - chuyên gia tài chính ngân hàng cho rằng liên kết, hợp tác với công ty Việt Nam là hình thức dễ nhất giúp các nhà đầu tư nước ngoài tham gia thị trường bất động sản Việt Nam. Với những lợi ích từ nguồn vốn này, ông cho rằng thị trường nên có sự hoan nghênh. Tuy nhiên, cũng nên cân nhắc với những đối tác muốn vào Việt Nam với mục đích chiếm lĩnh hoặc làm khuynh đảo thị trường.
"Chính phủ cần có chính sách để xem nhà đầu tư từ quốc gia nào, nguồn nào là chúng ta nên hoan nghênh, nguồn nào là cần hạn chế", ông Hiếu nhận định.

glossary of characters for my atla fic is it my fault the fallen embers burn to help clarify things (and so i can keep my own facts straight)

real niche reference but. she has the same build as jasmine harper from season 8 of so you think you can dance except taller. why, you ask? i had a crush on jasmine when i was younger and that’s how i realized im bi :)
of the crew, she has the darkest skin tone b/c she’s from colonies

long black hair that she usually keeps in a braid, curls in humidity
her family = leaders of Yu Dao colony ; she has younger siblings

during that last mission in Omashu, she was caught & as punishment was tortured a lil & given her trademark glasgow smile
done as both a lesson to Stop Spying On Us but also to make her super recognizable & therefore no longer able to go effectively undercover
Fire Lord was like “hey you did a shitty job & got caught and now we can’t send anymore spies to Omashu or let you loose as a civilian. imma send you on my son’s boat”
doesn’t speak b/c she has learned that talking just causes pain^^ + a part of her tongue has been cut so even though she technically can speak, it would be a bit painful &/or mumbled
you can’t be a criminal w/ a tragic past on a ship led by a disgraced prince & invent the found family trope AND be cishet it’s not allowed
*** not many, if any at all, are ever supposed to survive being in the 41st. in this fic, it’s the name for an army division that’s been used as bait for at least ¼ century, just w/ new recruits every time. so when zuko spoke up against it, he didn’t know that it had already been decided, and that proposing it in the war room was simply procedure
hope this cleared things up (especially physical descriptions ahaha... im saying this as a joke but id genuinely bawl if someone drew one of my ocs or something from my fic lmao im saying this as if it’s super popular)
