Curious what happens when you submit an offer on a home? A few things can happen once you have found the perfect home and are ready to put in your offer. First, your offer can be accepted. When this happens, the seller signs your offer as is and all terms and conditions you asked for, have been agreed upon by the seller and are now legally binding. Second, the seller may want to counter your offer. They may counter the price, or they may counter the terms, such as a 30 day closing versus a 15 day closing. Or maybe you asked the seller to pay for your closing costs and they counter back that they will pay half. The seller then resubmits this new offer back to the buyer and the buyer either accepts or can counter back again. Third, your offer can completely be rejected, with out a counter. Most sellers will submit a counter offer if they do not agree with your terms. But keep in mind, it is not uncommon for a seller to totally reject your offer if you ask for too much from them in the terms or your asking price is very low and they feel, unreasonable. It is important to put together an offer that will not offend the seller, so that you can at least get a counter offer back.
