Review: Each Confide’s new single ‘You & I’ offers lighthearted, dance-along electronic sound merged with a message of fighting internal battles
Since their formation, Glasgow’s synth and dreampop duo Each Confide have only gone from strength to strength, selling out headline shows and finding their tracks resonating far and wide across the globe. Backed up with regular radio features on BBC Radio Scotland, Each Confide spent 16 weeks at Number 1 on Amazing Radio's US Charts while still being relatively new to the scene. That’s not to say it wasn’t well deserved though, as this pair now take on 2024 ready to build up their fanbase and continue the momentum their prior releases had stirred up.
Their newest single ‘You & I’ is likely to be that defining anthem for the two-piece, a blend that embodies both serious emotion while smothered in energy and beats that keep you on your toes. With a vibrant, looping electric guitar riff ringing out from the get-go, things are light and easy on the ears before you’ve even delved deeper. Quick-paced beats and whirring backing synth also make an appearance, complemented by backing vocal ‘ooh’s that all-together set up an introduction that’s fun, colourful and still paired-back enough that an intimate narrative isn’t off the cards.
The verse continues this glowing set-up, with electronically smothered vocals taking centre stage as they retell an internal conflict, battling with oneself during a time of personal crisis. Though you’d never have expected such meaning from the jump, it slots right into the fast moving sound and dance-along spirits, encouraging complete openness while you shake off the negativity that’s looped through your mind one too many times. The intimacy also manages to hold back on feeling all too raw, intentionally limited by the vocal effects that keep up a guard while still delivering thoughts often shared only to pen and paper, taking their audience through an all-too relatable journey of pain that they can only quite share when it’s in a less emotional capacity.
Through the opening admission, the pair instantly capture an audience that have found themselves in a similar position, working through the nuances of mental health behind closed doors: ‘I’ve been desperate to find myself some normality, there’s a war in my mind.’ Yearning for that sense of ‘normal’ once again, the words are distant and far from it, wistful and wondering what they’ve lost as to stray so far from simple pleasures in the everyday. The internal ‘war’ is just as telling, an all-too-common reference for those dealing with their thoughts as they seek to find something tangible to relate it to, with nothing quite comparing to the pain or the experience of mental illness. Continuing with the pre-chorus spilling of back and forth, Each Confide sing: 'nowhere to go, your mind’s in trouble… no need to lie, you’re in denial’. Through self-awareness they find themselves even further astray, acknowledging their weaknesses and yet incapable of making change, trapped within a constant loop of disdain. So much of it yearns for change, for help and guidance, pleading ‘sound the alarm, next stop this catastrophe’ , but sometimes so much cannot be done alone.
If you’ve ever hoped for a track that on the surface is an anthem worth dancing, singing and having a great time to, while below there’s so much more to be said and heard, then ‘You & I’ is the perfect tune for you. It’s relatable, filled with hope, determination and moments of solitude and defeat too, the realest depiction of the mental conversations a lot of us often face in our hardest times. I’m gonna watch the duff again. It’s the realest movie I’ve ever seen in my entire life. I know I’m the ugly designated fat friend and I’m sure my friends know it. They know I’m hideous and unlovable.
Their compliments never feel genuine and you can tell they’re forced. When they give eachother compliments it’s enthusiastic, but for me the energy is off and is very blatantly done so out of pity. Maybe if I were to fish for compliments as much as them I would get called pretty and told I look good more often. They’ve never told me I’m pretty and it hurts. I don’t even wanna go outside because I know I’m disgusting. It’s not like people won’t notice me either, because I stand out in a crowd. I’m short, im fat, im loud, I have stupid ugly curly hair, greasy skin, lips that scrunch up in the center and make me look disgusted all the time, a big forehead, a huge nose, a round face. I hate my round face so much, it makes every angle of my face look stupid and gross. All these things may work on other people but not on me. I’m fat but I’m not even curvy I have straight hips and a stomach that goes out so you can see everything.
I wish boys found me pretty. The only people I’ve been called pretty by are other girls and girls lie. Girls lie because they know how much it hurts, but it hurts even more when you know nothing you’ve been told is true. I wish I was pretty. I wish I was like my friends, effortlessly beautiful. Maybe they’re beautiful because they don’t sit around and cry. Maybe they’re beautiful because they actually do shit. I’ve tried doing something. I tried working out and it didn’t work. I was still fat and ugly. I don’t wanna live anymore. What’s the point if you’re not beautiful. No one will notice your intelligence or your kindness because no one will notice you at all.
I just wanna be pretty even a little bit.

     The musician had heard everything she said, her voice surrounding him in raging whirls that blurred his mind and vision. Thankfully he wasn’t as drunk compared to a few nights before. Her words echoed, his heaving chest now felt so tight, like a fist clenching at his heart with every step he took away from her. Wolfie had left him before and now he was the one stepping away, when all he wanted was to go the other way around. Wrap his arms around her and embrace her like never before, to crash his lips against hers and kiss her so passionately that words wouldn’t even be needed to express how much he still loved her.     ❛ You didn’t even give me a chance...  ❜ he muttered under his breath, fingers coiling in a fist. Ten days, one year, five, ten... Would have been better to have spent with her than nothing. But she wouldn’t give herself a chance either... A bust of anger filled his lungs again and he was so determined to go back and tell her that, that cowardice kept her from happiness. BnHA Chapter 320: Deku vs. Class 1-A
Previously on BnHA: Flashback!Kacchan was all “fuck Deku and fuck his stupid goodbye letters, I need to speak to somebody in charge.” Endeavor was all “hello, I am Somebody In Charge.” Kacchan was all “listen up asshole, you need to let us go out and collect our wayward nerd because you stupidly left him alone with All Might and that’s a fast track to disaster right there.” Endeavor was all, “[self-incriminating silence].” Rat Principal was all, “okay sure, have fun kids.” Back in the present, class 1-A was all “hi Deku” and Deku was all “I’M FINE!!!!!” and Kacchan was all “THAT’S WHAT I THOUGHT YOU’D SAY YOU DUMB FUCKING NERD” and so the kids all got ready to fight, because OF COURSE they’re gonna fight. Sorry guys, but yeah it’s happening.
Today on BnHA: Kacchan is all “what’s up Deku you look like a possessed Rorschach test, so anyway how are the new quirks coming along.” Deku is all “they’re coming along like THIS” and uses Smokescreen to try and get away. Kacchan is all “PHASE ONE COMMENCE”, and Kouda, Sero, Jirou, and Ojiro leap into the fray to shower Deku with heaps of love and violence, because this is a shounen manga and kicking someone’s ass while simultaneously proclaiming your undying admiration for them is just how it’s done in these parts. The KoudaSeroOJirou squad then passes the baton to Satou, Momo, Tokoyami, Kaminari, and Shouji, who are all “fuck this mask” and do a bunch of stuff to tear Deku’s mask off because they’re the real heroes. Shouto is all “LOOK AT THE LITTLE CRYBABY, THAT’S RIGHT, GO AHEAD AND FUCKING CRY and by the way let us share your burden please,” and once again I swear this is all very deeply moving and touching within the actual context. The chapter ends with Tsuyu being all “look at me. I’m the cliffhanger now,” and damn.

ANTICIPATED DISCOURSE: “oh my god what a fucking hypocrite can you believe this fucking guy”
PREEMPTIVE REBUTTAL: it’s precisely because Kacchan has been in this exact situation himself that he’s able to recognize his past self in Deku now and call him out on it. just because it took him sixteen years to get it through his head that he can’t accomplish every single thing completely by himself doesn’t mean Deku has to go down that same path. so yeah, maybe it is a bit hypocritical, but if you insist that the only people qualified to call out stupid shit are people who have never done a single stupid thing in their own lives, then what you’re basically saying is that absolutely no one on earth is qualified lol. so yeah, I’d have to disagree
and one last unrelated note, I’m willing to bet the whole “you didn’t even say a word before you ran off” thing is possibly the first thing Kacchan’s said in this whole encounter that actually does stem from genuine hurt rather than his tough-love-harsh-truths strategy. I’M TAKING NOTES HERE HORIKOSHI. at this rate it’ll take twice as many chapters as DvK2 for them to hash out all the stuff between them, geez
anyway so I gotta say, so far Deku vs. Class A is looking an awful lot like a DvK3 wearing a hat, trenchcoat, and sunglasses lol

(ETA: okay so this whole “take me away” line seemed pretty weird to me, and sure enough it’s yet another one of those cases where only the verb is specified, and the object is left to the reader’s interpretation. so even though the translation says “take me away”, I’m pretty sure that what Deku’s actually saying is “take you away” -- as in, his loved ones will be taken away by AFO.
and that is literally the way he phrases it, though -- the verb used is “奪う” (ubau), meaning “to snatch away; to dispossess; to steal.” which, god, that hurts my whole goddamn heart though, because for him to say it like that?? not “AFO will kill you”, but “AFO will take you away from me.” he can’t have nice things anymore because of AFO. he can’t be around the people he loves because AFO will hurt them. he can’t have happiness because AFO will take it away from him. anyway so where the fuck is AFO right now, motherfucker I just want to talk.)

fuck. and I mean, we knew he was crying, that was a done deal. but still, to see him in this much pain is just...
and the acknowledgement that he knows they’re worried about him, but that it doesn’t change his mind one bit. this, right here, is why they have to be a bit harsh with him, you guys. because they’re up against the full, unbridled stubbornness of Midoriya fucking Izuku, and if they don’t match that stubbornness with an equal stubbornness of their own, they basically don’t stand a chance
(ETA: quick note that there is apparently another mistranslation here -- rather than saying that his friends are oblivious to the danger, what Deku is actually saying is that none of his friends have activated his Danger Sense once throughout this entire fight. which I had been wondering about, and it turns out Horikoshi actually confirmed it. so basically none of the kids bears any ill intent toward him, and there’s literal proof right there.
incidentally, as @class1akids​ pointed out, this also casts an interesting light on this chapter in terms of who hasn’t fought Deku yet. not to play the Hagakure Traitor Music for the billionth time you guys, but I’M JUST SAYING lol.)
anyway, but the good news is that they all seem to understand that. and the even better news is that we have reached the tier 3 friends!!

PREEMPTIVE REBUTTAL: this is a callback to the classic “even heroes cry when they have to” Shouto line from chapter 137. Shouto is clearly following Kacchan’s lead here and going for the more ruthless approach, knowing that the gentle approach isn’t getting through to him (if anything it’s only making him more stubborn as we saw on the previous page). basically it’s his way of pointing out that even heroes are still only human, and so is Deku last time he checked

okay real talk, I get why Tsuyu is included in the tier 3 friends, because she was one of the first people to team up with Deku going all the way back to USJ. but that said, this probably would have had more impact if their most recent interaction hadn’t been like 150 chapters ago
but anyway though it’s still a good speech. maybe not quite a cliffhanger-level speech, but a good speech nonetheless. in a way though, I’m glad to see that Horikoshi seemingly didn’t give a fuck whether he ended this on an actual cliffhanger or not for once
and that “headed toward the climax” part has me excited too, ngl. because if we really are getting to the so-called climax this soon, that makes me even more certain that there is indeed a DvK3 in the forecast. so I presume that next week (or I guess two weeks from now) will be the tier 3s along with the remaining tier 2s like Kirishima and Aoyama

I never listen to podcasts, ever. Podcasts were never a thing to me and never appealed to me. But listening to Daniel Johns’ podcast is like the only podcast I’ll ever listen to. And it’s the only podcast that’s been very... relatable. Like I used to say all the time that whenever I talked about the band members, I always saw Daniel as like a mirror image of myself because I just understood his struggles while I was struggling (not the eating disorder, I never had that, but just the anxiety and the depression and other things like that); but it’s like the second episode of the podcast he put out, like... I don’t wanna say this like it’s a good thing like, “Oh, you have depression?! So do I!” “You feel excluded?! Me too!” Like, it’s never a good thing to feel any of those things at all, but there’s this strange comfort when you hear that what you’re going through, other people have gone through that, too; and like even in the extreme cases when you think that like, “Oh shit. I don’t think this is normal at all. This can’t be common,” and yet, they’ve done or thought the same thing, too, it’s like, “Oh! Wow, okay!” It’s like even though under different circumstances, like he’s his own person and went through his own experiences, he’s famous, I’m not, there’s just that feeling you get that you just know too well when you hear someone else talk about it. That reclusiveness. That feeling when you feel alienated, ostracized, and abandoned. When he said those words, they struck me very deeply. Because that’s what I’ve been going through. And it’s like, you know, great to have people in your life that’ll try to reach out to reassure you that they really do care about you (like they care about... all of you, not bits and pieces of you, and wanna see you get better and want you to be happy), but it’s always so hard and so damn difficult to try to combat that little voice in the back of your brain when it says shit like, “Oh, they don’t really care about you. They’re just saying that because they really care about your art, the band you’re a part of, whatever.” And it’s even worse when you’re in that state of isolation and you purposefully put yourself in that state to get away from people because you think that’s what’s best for you; or it’s your best comfort zone, being alone and learning how to deal with your struggles on your own.
So yeah! I don’t wanna make this like a “me” thing overall. It was just there were certain parts of that episode that really made me go, “Damn,” and I was like hit with personal flashbacks lol. I’m so happy for Daniel and where he’s at now, and how open he is to doing this podcast where he’s laying it all out; with being so open, honest, raw, and real about his struggles and everything he’s experienced. This is one of the realest pieces of media I’ve enjoyed listening to and I cannot wait to hear the rest of it!

Senku and Gen: A fight? HeadCanon
I've always written hcs when I seem stuck in writing because there are days where I have the ideas but my thoughts aren't as cooperative in the creativity department. So another headcanon turned into narrative - featuring the realest aspect of every relationship ever: arguments.
Also, involving the characters of KoS with KoM merged 💖💫
• When Senku and Gen fights, they never allow it to get in the way of their meetings. Especially since they held meetings with the five generals every so often.
• They swore that their relationship shouldn't get in the way - so they can often get quick past it outside with other people
• The catch is, its obvious that they had a fight. There won't be verbal terms thrown around, but Suika and Chrome feels it but cant quite put a hand on it.
• Ukyo and Ryusui on the other hand sees what's different - theres quite a bit of charged tension, but not too thick to get in the way and stifle conversations.
• Even old man Kaseki sees what's different from when they're normal or theyre fighting.
• Gen calls Senku without any honorifics - and Senku is much more reserved and replies way too straightforward. He doesnt bother with explanations like before and goes 100% straight to the point.
• But he is also reserved in a way that he doesnt throw any jokes around.
• Gen, is immensely cheery as if to make up and cover the fact that there's something going on.
• You'd think he is extra cheerful but if you look past it like Kohaku can, you'd see how his smiles and giggles isn't quite genuine.
• As a former entertainer, its easy to pass it off and to act, but inquisitive people and people who are his friends can differentiate his performance and genuine emotions.
• Kohaku, Ukyo, Ruri and as much as he hates it, Senku.
• Senku sees his overly cheery mood and at times, it gets to his nerves that his showman smile is plastered way too permanently.
• Senku has this secret hatred for Gen's facade.
• He hates that their arguments do this - but his pride also stops him from doing anything.
• Gen also sees how Senku gets easily annoyed at the smallest things, but he never pops off.
• When Senku is about to let out a steam, he catches himself way before words he don't mean can come stumbling out - and he excuses himself to cool down.
• He doesn't want people talking to him when that happens.
• Gen acts the same - secluding himself.
• He does this when something is bothering him, going for long walks around the forest to clear his head off and maintain his composure.
• He talks to himself mostly, to get his thoughts running and sorted and this had worked for him even way before - but more often it ends up in him being a sobbing mess because he hates that they've fought.
• Senku literally loses sleep and delves further into work, making more of the energy drink he made for Kinro just to keep him running. Coffee and Monster drink didnt exist here so he might as well make his own power up drink.
• Even though he is head deep into mountains work for Kingdom of Science - every so often he'll space out and think back about his and Gen's fight.
• More often, this makes Senku hiss and crumple or break whatever he is holding onto. Its frustrating and he hates emotions and irrationality - but he hates it more that no ones hovering over his shoulders or clinging onto him.
• No one knows how long it lasts - it varies depending on their degree of fights. Sometimes, within a day, other times three days.
• No one can complain because they still get work done - Senku leading teams and Gen still boosting morale despite his being so low at that point.
• The next meeting they held, no one mentions the slightly red edges to Gen's eyes and Senku's pinkish nose.
• This time, Tsukasa and Hyoga were present, so is Kohaku and Francoise because it seems urgent.
• Its going towards the usual flow - everything is smooth and flowing until Tsukasa notices Senkus fast replies when Gen asks, and Gen's lack of honorifics towards the scientists name.
• Hyoga, being brutally honest and reveling in such charged tension, decided to add oil to the flame.
• Did you two fight?
• Senku and Gen could only look at him, looks at each other and then simultaneously and respectively answers yes and no - and everyone watched with bated breath as the tension hastily thickens up.
• No one has ever interefered when the Kingdom of Science's two founding leaders were fighting - this being a first and it had to be Hyoga who intercepts.
• It could have been more acceptable if it was Suika, but even little Suika had learnt from Francoise that when two people fight, others shouldnt interfere so she lets it be even though she's sad that Senku and Gen fought.
• Senku manages to repress his exasperated thoughts and so does Gen who brushes off everything with a clearly fake smile - but Hyoga mentioning it makes everything unbearable and everyones now walking on thin ice.
• Ryusui and Francoise decided its enough, calls for a two hour break before they get into another meeting and locks the two of them in the observatory.
• No one can leave until they make up.

Yep, cliffhanger. I'll probably post the making up part if I get the inspiration to write it 🤭 I like to think that Senku and Gen both has a hard time apologizing because for one, Senku is emotionally incapacitated JK HAHAHA no, but he just doesnt see it as necessary because action speaks louder than words.
Whereas Gen has his pride - even though he is probably in the wrong, he doesn't apologize for the heck of it and probably manipulates people into thinking they're the ones at fault. He doesn't do this with Senku though. It's why he is at a loss because his whole life it's what he is good at and then Senku comes in and bulldozes his bad habit.

Crushing companions with their first kiss with f!sole ! 😍
i mixed up the crushes and the already romanced so it’s a variety. this took me forever to finish because my brain farted at least 5 times in the making so it didn’t turn out the way i wanted.
(deacons part could be seen as the aftermath of that one prompt of sole confessing their love to him before leaving to the institute!)

Danse:
everything would happen post blind betrayal, when danse is on the road to recovery and is doing much better, his life finally getting back on track. though he does slowly regain his confidence back, it doesn’t stop the sudden mood drops that tend to hit him like a train from time to time.
sole would know when it happens; danse becomes quieter than usual and looks drained upon first glance. she knows that familiar fidget and the way his head hangs low from time to time that somethings on his mind. no matter where they are, sole will always drop everything and kindly excuse them both to pull him away to the nearest private area.
their first kiss would happen in the privacy of their own room. they’d both be preparing for a short mission, casually packing their stuff in silence. she’d turn around to talk to danse but pause, watching as he stared at the photo of sole and her family that laid on the counter with a sad expression.
sole would drop whatever she’s holding and make her way to him, placing an a hand on his bicep. “hey.” she whispered as she looked up at him with a small smile. he didn’t smile back, much to her distress, and instead continued looking at the picture displayed in front of him.
her thumb brushed his bicep softly as she tried to speak in a soothing voice. “what’s wrong?” danse would close his eyes, shaking his head. “it’s nothing.” of course, sole wouldn’t believe it one bit. “you know i’m here for you.”
after a long period of silence, he’d let out a breath, still unable to lock eyes with her. “it pains me knowing that i can’t provide you with the life you desire. i can’t give you what a real man would be able to.” sole would wince at the sadness lurking in his voice and she’d move closer to him, “i’m not real, sole. i’m a synth. someone who can’t give you a family, someone who can’t give you something real.”
sole would move her hand to his shoulder and gently push him away from the counter to face her before he could let out another word. her hand would sprawl against his chest as she tiptoed to place a kiss on the former paladins lips, sending him to a state of utter shock.
he wouldn’t know what to do at first and would simply stare down at sole who continued to kiss him despite his lack of reaction. once sole pressed into the kiss more, he finally kissed back just as hard, closing his eyes in bliss. his hands found her waist and he pulled her in closely as if he couldn’t get enough of her.
his mouth followed hers in desperation to continue the kiss as she pulled back, slowly opening her eyes. she’d grab his hand and placed it on his chest, allowing danse to feel his own heart beat tremendously from the kiss.
“you are real. this-,” she whispered quietly, pressing his hand down more, “- heartbeat is proof that you are. you may be a synth but it doesn’t make you less of a human. i will still love you just as much no matter what or who you are.” he would still be dazed from the kiss, his fingers twitching at the feeling of his heart beating through his chest.
with her other hand, she’d caress his cheek lovingly, “what we have? it’s real, danse. you are the realest thing i have in my life and i’m so grateful you’re here with me. trust me when i say that this is the life that i want.” danse would stare down at her with a soft expression as she continued, “now a life without you is something i don’t want.”
there wouldn’t be words that could explain the amount of relief and joy that filled his chest so he pulled her into a tight embrace instead, burying his face into her hair in an attempt to hide his blush. “thank you.” he’d mutter against her hair and she’d smile, returning the hug. “anytime.”
Deacon:
deacon would take his feelings for sole seriously when he’s placed in a position where there’s a chance of losing her. that being said, her being transported to the institute with no idea if she’d make it back hit him harder than it shouldve.
he’d spend endless nights praying, crying that sole was still in one piece somewhere and that she was at least safe. deacon beats himself up over the fact that he took advantage of soles kindness she offered him and regretted every moment he wasted by being distant.
him praying in the north church wasn’t a common sight, but god, it was the only thing he could resort to at this point. he closed his eyes as he hunched over in his seat, listening to the sounds of the now silent building.
everything they’ve done, all the memories they’ve shared replay in his mind like a broken record and he begins to breathe heavily, his chest bubbling up with that bitter feeling that surrounded him for days.
it would be silent for a few minutes and he’d hear a few footsteps echo behind him. he took a deep breath, collecting himself so he wouldn’t appear troubled to whoever needed him at the moment, “i’ll be there in a moment.”
“and here i was thinking you missed me.” a familiar voice rang out and he jolted up, looking over his shoulder to find the one person he’s been waiting for staring at him with a tired smile. “sole!” he jumped from his seat and pulled her into a tight embrace, lifting her off the ground.
she’d let out a surprised, “woah!”, before returning his embrace with just as much force. once he placed her back on the ground, he hid his face in her neck, unable to loosen his grip around her torso. “guess you really missed me..” sole laughed into his ‘hair’, lightly caressing the back of his head.
deacon would pull back, moving both his hands on either side of her face as he spoke in a voice filled with disbelief. “missed you? you had me fucking terrified you weren’t gonna come back!” he brushed his thumb against her cheeks, resting his forehead on hers as he spoke in a shaky whisper, “i was scared. when they crossed your name off the board, i just- i didn’t know what to do. sole, i-“
sole would cut his words short as she pulled him down onto her lips, pulling him close. deacon would freeze in shock at first but would close his eyes, his grip on her torso growing more firm the more he melted into the kiss. this felt right. no matter how many times he tried to avoid it, this was what he’s always yearned for. now that it was happening? there was just no way he could run away any longer.
she would pull back, leaning her forehead on his once more, locking eyes with him, “i’ll always come back for you.” she smiled warmly, making his heart swell. he let out a soft sigh and pulled her closer against his body, a playful smile dancing on his face. “guess this is the part where i say i love you, huh?”
sole let out a small, genuine laugh in response and they both leaned in for another kiss under the light of the church, the silence and tranquility of the moment surrounding them.
Maccready:
mac would have to be in love with sole for quite a while for him to truly initiate a kiss. the first time they kiss is when mac informs sole about medtek and the situation with his son. of course, sole being a mother and whatnot, she immediately sympathizes with maccready and gets to work as soon as she can.
even if mac had told her it was alright to finish some of her duties before they could head down, she denied without another word and refused to hear anything else come from his mouth.
he’d feel bad at first for pestering sole about it and pulling her away from her responsibilities but would immediately feel a sense of loyalty and happiness knowing that she was more than willing to go out of her way for his needs.
sole would make a stop at diamond city to stock up on items before heading there and smile at maccready who blushed, “we’ll get that cure. i promise.”
once they’d reach medtek, sole would take every challenge head on without a complaint and a determined look on her face as she cleared the area. once they had reached the lab and cleared it out, she would immediately jump in to search for the so said cure.
after scavenging through drawers and cabinets, sole finally let out a squeal and called out mac within seconds of finding it, “mac! i found it! i found the cure!” and he would immediately run over to her, eyes falling to the serum locked in her hand.
he’d gently take it from her, a big grin growing on his face as he bounced excitedly. “we did it..” mac would beam, staring at the serum with disbelief, “holy crap, we actually did it! we just gave duncan a fighting chance to live!”
he’d instantly envelope her in a tight hug out of pure joy, nearly knocking her down in the process. sole would hug him back, letting out a warm laugh at his happiness.
mac would pull back, tears glistening in his eyes as he kept his hands on soles shoulders, sending her a huge smile. “god i’m so happy i could frickin’ kiss you!” and upon realizing the words leaving his mouth and the shocked expression forming on soles face, he’d immediately hold both his hands up in surrender.
a look of horror would cross his face, realizing he outright confessed to her without control and a huge blush would form as he stuttered out excuses. “i mean, i would never kiss you!” he panicked, realizing how bad that sounded and tried to pull anything out of his ass to save him, “n-not saying that i’d never kiss you! a-anyone would if they were given the chance. i mean i totally would but it’s not like you’d ever kiss me!”
sole would cover her mouth and giggle at his embarrassed babbling as he tried to recover from his mistake as quick as possible. she knew he meant well so she took no offense to his comment and took his hand in hers, staring up at him with a smile. “shut up and kiss me already, mac.”
a small ‘o’ with form on his mouth and he’d shut up as she patiently waited for his next move. “wait, r-really?!” she’d roll her eyes and grabbed his collar, pulling him down so his lips would meet hers.
he wouldn’t know what to do at first as he stared down at sole with a surprised expression and a heavy blush but would soon send her a needy kiss in return, his hand finding her waist while the other held the serum tightly.
it’s been a while since he kissed anyone and god did he miss it. he missed having someone by his side to call his and spend his days with. someone he could call home and love forever. he wasn’t gonna let this moment slip and he’d be dammed if he didn’t treasure every moment of it.
sole would release his collar, retreating from the kiss and smile up at him with a blush. he’d look at her dreamily, his eyes following her as she moved back. “i don’t know how i’ll ever be able to pay you back for this,” he said softly, trying to steady himself, “i owe you big time.”
“all i care about is curing your son and besides,” she ruffled his hair, earning a pleased sigh from him, “that kiss was more than enough to pay me back.”
“i hope that wasn’t the last time.” he inwardly begged that she reciprocated the feelings he held, biting his lips as he waited for an answer. luckily for him, she did. “not like i’d let it be.” and he let out a relieved grin, pulling her into a hug once more.
Hancock:
it would happen upon confession between the two. it wouldn’t happen in a city, settlement, or in any crowded place, but in a temporary shelter they decided to bunker down in for the night.
“i’m gonna change.” she’d mutter, grabbing her bag and heading towards the vacant room of the house. hancock would let out a hum, acknowledging her words before rolling out the sleeping bags on the floor.
while changing, sole realizes that this might’ve been the perfect opportunity for her to admit her feelings. there was no one; only him and her in this very house and it wasn’t very often they found themselves in privacy, often being pulled left and right. and if hancock didn’t feel the same way, well.. well she’d just have to deal with it. at least in some way, it’ll give her closure.
after putting the last of her clothes on, she’d shyly call out for the ghoul, tapping on the door to attract his attention. “hey hancock.” she wouldn’t hear the sounds of his feet shuffling towards the room due to the loud pounding of her heart. she’d only realize how close he was to the door when she had heard his voice across it. “sunshine?”
she’d see the door knob wobbling and panic would immediately wash over her, causing her to grab the handle. “don’t open the door, please.” the desperation in her voice was embarrassing but there was no other way she could truly confront him about it other than this. “are you alright? is there something wrong?”
she’d take a deep breath- it was now or never. through stutters and a shaky voice, she’d respond. “y-yes, i’m fine. i just, uh, i just wanted to talk to you, hancock..” her voice would die for a mere second before speaking again, “.. about something important.”
“i’m listening.” he responded, voice muffled through door but still comprehensible. “hancock, i just-“ she composed herself, “-i didn’t know how to tell you this and- and i was just so afraid you were gonna hate me if i did.”
a lengthy silence filled the air for the moment before hancock decided to break it, “you know i’d never hate you, sunshine.” soles hands would begin to shake, wanting to get the confession done and over with so she could finally be at peace.
“i know you wouldn’t hate me, i just- i like you hancock, okay?” she admitted, feeling herself choke on her own words, “you make me feel so safe and happy and- and i- fuck. i know you don’t feel the same way.” silence followed after and she closed her eyes, feeling the tears beginning to build up.
she expected a rejection, so why did it hurt so much now that it was happening? despite her tears, she tried to say anything to end the subject and send him away, but nothing came out except a strangled sob.
her eyes shot open upon hearing the doorknob turn and before she could rush up to lock the door, hancock was already bursting through it with a soft expression. she froze, unsure of what to do as her face reddened, tears falling out of her eyes.
“hanc-“ he’d move forward before another word could leave her mouth and he’d crash his lips with hers, wrapping an arm around her waist as he pulled her in closer. she squeaked in surprise at first, slowly processing the moment for a mere second but immediately kissed back, placing both hands on his chest.
she’d try to catch her breath as he withdrew, keeping his face close to hers. “what are you talking about? i’ve had it bad for ya for ages now.” he whispered against her lips, “was kinda getting tired of waiting, thought of doing the job myself.” sole gripped on his shirt desperately as he brought his hand to her face, brushing a thumb over her lips, “i want you just as bad, trust me.”
“don’t stop.” she entreated and he chuckled huskily. “wasn’t planning to, sunshine.” and just like that, he’d kick the door shut behind him, locking his lips against hers once more, but much more passionately this time around.
Nick Valentine:
nick is a man of class and had planned this for a few weeks, the idea dwelling in his mind for a good period. he wants the moment to be absolutely special and memorable for him and sole. this is the first time he’s ever showed such interest for an individual after all.
he’ll plan this romantic ass date for sole and go out of his way to make sure it turns out perfect and exceeds post war standards. a romantic dinner date, a walk around the city or at a peaceful area, and perhaps a long talk while doing so.
you can also expect he does stuff like flowers when he greets you, a nice outfit to post war expectations, and all the ins and outs of being a prewar gentleman. holding doors open, compliments galore, and so much more.
as they’d take the long way home to sanctuary, they’d chat about their life before the war and life during it, wanting to get to know each other better as individuals and not as people trying to survive. he’d hold her hand gently, lighting brushing his thumb over her knuckles.
he’d drop her in front of her home and hold both her hands in his with a stare full of happiness and love. “i had a great time,” he’d grin at her, “i hope the feelings mutual. i’d be honored to be given another chance to take you out.”
sole would shyly smile at nick. “of course. id love that.” he’d lean forward and take one of his hands to place on her shoulder as he kissed her on the cheek softly as a way of saying thank you. she would smile at him teasingly as he pulled away, standing up straight. “is that all, mr. valentine? i was expecting just a little bit more.”
nick would find himself shocked at her boldness at first, but then he realized that this is sole- of course she’d pull some crazy move like that. quietly, he’d let out a chuckle and put a strand of her hair behind her ear. “daring tonight, aren’t we?”
sole would let out a playful pout, rolling her eyes at his comment. “very much so.” he would move in closer, holding her chin gently and tilting her head up as he closed the distance between them. though his lips were cold and tasted of metal and ciggerates, she found comfort in the way his lips moved with hers as she gripped onto his sleeve loosely.
he pulled away, sending her a small grin, his eyes illuminating in the darkness of the night. “ain’t that a way to end the night.” nick would comment, “couldn’t have imagined anything better.” sole would flush, looking up at him with a timid smile and he’d ruffle her hair affectionally, “get some sleep, alright? after all, a beautiful girl like you needs her beauty sleep though youd still be stunning either way.”
she would playfully swat his arm, letting out a giggle before heading to her door. “you’re so cheesy.” nick would tip his hat, “only for the best. goodnight, sweetheart.”
“goodnight nick.” she’d return his words, sending him one final grin before rushing inside her home with a happy heart. quickly, she got ready for bed with a jump in her step, wanting tomorrow to come by as soon as possible.
Preston:
itll be a long while before a first kiss happens between the two. they’d have to be already dating for it to happen and it would probably occur post institute when everything’s a little more settled down.
in fact, it’d happen on a peaceful night where both of him and sole would be in bed, resting from all their responsibilities. sole would be fast asleep as preston watched her with a loving expression, a smile plastered on his face as he observed her.
he didn’t know how he got here or what he did to deserve a life like this. one moment, he was stuck in concord, debating whether he’d make it out alive with a heavy weight on his shoulders and now, he was laying next to his other half he’d never thought he’d find, happier than he had ever been his whole life.
he dwelled on how innocent and pure this moment was as he gently moved a strand of hair out of her face to get a better view. the way her chest rose with every breath, the soft pink that stained her cheeks, the quiet snores, and how relaxed she look while she sleeping only made him fall in love with her more.
as he continued to stare at her features, his eyes fell on her lips and he flushed, wondering how it felt upon touch, whether that was on his fingers, skin, or his lips.. or that was what he thought. what he really wanted was to kiss her right then and there. he wanted to feel the softness of her lips against his more than ever.
he would be so focused on her mouth and lost in his thoughts that he wouldn’t notice sole, who had woken up, staring at him with a blush. it didn’t take a blind man to know what preston was thinking and he made it very visible and obvious for sole to figure out exactly what he wanted.
“if you wanted to kiss me, you could just ask.” she teased with a whisper, softly chuckling at the sight of his eyes going wide as he pulled back in shock and embarrassment. she reached over to caress his cheek, sending him a reassuring smile. “im okay with you doing it, preston. you know that already.”
“i-i, um-“ he stammered, trying to catch his words, “- are you sure you’re o-okay with it? we could always wait till you’re ready.” sole scooted closer to him, “you’re my boyfriend, of course i’m okay with it.” she shushed him before he could continue worrying, “and yes, i’m ready. i always have been, i was just worried you weren’t.”
he swallowed nervously, knowing that was all he needed to know before he could truly initiate the kiss. “i could say the same.”
sole noticed his tenseness and moved her hand to his arm, squeezing it softly. “relax. it’ll be easier once you do.” and he did. he let out a breath he didn’t know he was holding in and stared at her soft expression, feeling himself calm down. yeah, it was much easier to think now that he was.
he closed his eyes as he leaned forward, his hands shakily moving to her waist. sole did the same and met him halfway, softly brushing over his lips at first only to be met with a much more deeper kiss. although the kiss seemed a little awkward and tense at first, they both eventually melted into it.
sole sighed in pleasure, snaking her arms around his shoulders as preston rolled over so he was above her. this went on for a few more seconds until they both lost breath, eventually pulling back with a pant. sole would slowly open her eyes to find preston on top of her with a reddened face and shy smile.
she returned his smile with a soft laugh, bantering, “someone got a little carried away.” preston looked down at her and ruffled her hair gently. “can’t help it if i have someone as beautiful as you as my partner.”
“corny.” she muttered with a grin, pulling him back down slowly so they could lock lips once more.
Sturges:
even though sturges is horribly inexperienced and hesitant of things that are foreign to him- such as love, in this case - he’s willing to let that go just to be with sole for the rest of his life. he’d be a fucking fool to let someone as amazing as her slip through his fingers.
there are many days where sole protects his ass from dangers and he feels guilt, knowing it should be the other way around. yet, he can’t help but avoid violence, knowing that it isn’t something he’s used to.
but on many days, he protects her too. it may not always be with weapons and violence like sole does, but instead with moments where he cares for her health and takes care of her on her bad days. whether emotionally or physically.
the moment with their first kiss happens, however, is when sole falls ill with a fever and isn’t healthy enough to function properly. “i told ya to slow it down a little, sweetheart.” he mutters, sitting by her bedside as he moves the hair out of her face, “some days, ya gotta know when to take breaks.”
“i k-know but i have.. things to do..” she whispered hoarsely with half lidded eyes. the way her face flushed due to the heat of her skin made him worry only more and he sighed softly, moving his hand to cup her cheek. “the world can wait a little, sweetheart. understand?”
sole looked at him for a moment before nodding obediently, leaning into his touch. “good.” he smiled gently, continuing to caress her face. soon enough, his smile faltered into a worried expression, feeling her temperature rise immensely after a short period of time. he’d carefully pull his hand away, not wanting to wake up sole and rise from his seat to go to fetch some supplies.
before he could completely retreat his hand, he’d feel a small one captured his wrist weakly and sturges would look over his shoulder to find sole staring at him. “don’t leave, please.” she’d plead, her voice quivering in what seemed like fear. “i... don’t you to.. go.”
itd take him a moment to process the scene but once sole let out another, “please”, he’d break out of his trance, immediately taking action to resolve the issue. he’d turn to face her and loosened the hand wrapped around his wrist, interlocking fingers with her. he’d lean forward, bending down to place a soft kiss on her lips as a message of reassurance that he had absolutely no intentions to leave her in this condition.
sturges would let it linger for a moment before pulling back, chuckling softly at the dazed expression planted on her face. “i ain’t goin’ no where. i just need to grab your medicine and some water, ‘lright?” he placed a gentle kiss on her cheek, his free hand cupping her face before standing up straight, “i’ll be back before you know it.”
she brushed her thumb over his hand, another murmur escaping her lips, “i’ll be waiting then.” he nodded, squeezing her hand before retrieving it. sturges headed towards the the exit of the room, stealing one last glance of her still figure before leaving. he’d be sure to give her a thousand more kisses once she recovered.
Gage:
it’s a moment of hesitation and vulnerability. sole would be tipsy from a get together, but still sober enough to operate and gage would take care of her. she’d be on her bed at fizztop, cuddled in her sheets.
quietly, he’d be complaining about having to go through the trouble of taking care of the overboss but secretly kows that he’s more than willing to do so above anything else. “lay the hell down, boss. don’t make it harder than it ‘lready is.” she’s pout and let out a small, “fine”, following his orders.
“you’re lucky you’re my boyfrien’ or i woulda thrown you off this floor.” she slurred, glaring at him from across the room as he began placing their stuff down at a desk nearby. “and yer lucky i’m protectin’ yer sorry ass from gettin’ killed out there.” he shot back, sending her a glare in return. he turned away from her, wanting to hide the blush on his face upon hearing the word, ‘boyfriend’, escape her mouth.
sole let out a small ‘hmph’ and crossed her arms, laying back down on the bed. gage grabbed a bottle of water from the counter before heading to her bed, placing it on the desk nearby and turned around to leave her at peace.
“i never said you could leave.” she’d complain, almost childishly. he’d look over his shoulder, giving her the side eye for a moment before pulling a chair nearby and placing it near her bed. he sat down with a huff and leaned back, trying to ignore the stares sole sent him. even if he wanted to say no, he couldn’t. she had his hand wrapped around her finger and there was just no goddamn way he could deny her wishes.
“come here.” she’d order, stretching both her hands out as a signal to move closer. he wanted to make an excuse not to, say a denial even, but instead moved forward to her curious hands, silently wondering what she’d do if he’d give her the chance. he didn’t trust himself to speak, not when he was placed in such a vulnerable position.
sole cupped his face, tracing every scar that littered his skin with a dreamy gaze. his throat tightened at the sight of her looking so innocent; something that she refused to show outside of the walls of fizztop. he didn’t know what to say or do in this situation, only secretly admiring as the moon shone on her face through the darkness of the night and god was she beautiful.
her hands would slowly move down his face and fall on his lips, her fingers soon brushing over the soft skin. the way she gently ran her hands on his skin felt so foreign to him, but it didn’t feel wrong. for once, gage wasn’t afraid of such contact and he didn’t want to pull away, even if his mind was telling him to. perhaps he was so used to his usual rough routine to the point where he didn’t realize how much he yearned for this.
“i’ve always wanted to kiss you,” sole admitted, her cheeks dusting red as she observed his lips with wonder, “i’ve always dreamt about doing it.” and he’d stiffen at her touch upon realization. gage wanted the same thing just as much and there was absolutely no denying that.
maybe for once, he could be vulnerable; show his soft side and allow himself to indulge in the moment instead of pushing it away. “if you wanted to, you could,” he said, trying to keep his tough exterior up, “yer the overboss after all. nothin’s stoppin’ ya.”
sole continued brushing over his lips, “it’s not the fact that i want to. it’s if you want to do it also, gage.” he’d try to swallow down his pride for once, but nothing came out and he couldn’t find the words to say. he’s fucked a ton of girls beforehand so why’s it so difficult to admit that he wanted to kiss her.
“do you want to?” she’d ask hesitantly, her eyes flickering up to meet his. ‘fuck it.’ he thought with a skip in his heart, giving her a hard stare. “yes.” and that was all she needed to hear. she pulled him closer to her, connecting her lips to his slowly. gage would close his eyes and allow the kiss to happen, keeping his hands to himself to avoid any desires taking over.
he’s kissed a ton of girls before, but this? this was different. it sent an electrifying feeling within his body and his heart had began beating in way it had never done before. for once, this was something he did not want to let go.
he felt sole grab his hand, sliding it under her shirt and he immediately withdrew, pulling back. he wanted this so bad but fuck, he needed to know if she truly wanted it and it wasn’t the heat of the moment nor the alcohol. sole looked at him with wide eyes, “gage?”
“boss, you sure you want this?” he’d ask her without missing a beat. “cause once ya give me the go, yer in for a long night.” sole would laugh at his indirect consideration and take his hand in hers once more, placing it back under her shirt. gage felt himself grow rigid at the sight of her batting her eyelashes, “im sober enough to make decisions like these, now shut up and come here.”
he’d immediately throw off any weapons slung over his shoulder and remove his armor, rising from his seat. he pushed her down until her back was on the bed and climbed on top with the hungriest eyes ever. oh it was gonna be a long night, alright.

Well, it is certainly interesting times, right? So big news story for this week.

So the big news story for this week, the government sponsored entities, which are GSEs, we call them, which are, which is Fannie, Freddie, Ginnie, Fannie Mae, Freddie Mac and Ginnie Mae have decided to extend the foreclosure moratorium from December 31st of 2020. They've extended it out to January 31st of 2020. And the story goes on to say that will affect about 28 million homeowners in the United States. Not that there's 28 million people in a forbearance situation, but they're that many Fannie Mae, Freddie Mac and Ginnie Mae government insured or guaranteed loans. So Ginnie Mae includes VA and FHA. So that is a breath of fresh air for some of those guys as well. We know there's a lot of things going on, right? So with that now understand that only applies to the Fannie Freddie and Ginnie loans.
Joe Varnadore (02:59):
It does not apply to the other loans that are through regular conventional lenders and so on. So just a big piece of news there. And again, that is good news for a lot of folks there, alright. And stay tuned for more of that. We'll have our news flash every week as we go through this. So as I said, we do have a special guest today, and this gentleman, his name is Mr. Dave Storton and Dave comes to us. He is from the San Francisco Bay area. Why don't you bring on Dave? And let's talk just a few minutes.
Dave Storton (03:43):
Hey , Joe how are you doing?
Joe Varnadore (03:43):
So. Dave is a retired police detective from the Bay area, right?
Dave Storton (03:50):
Correct. Yep.
Joe Varnadore (03:51):
And if my memory serves me, correct you when you, I guess when you retired, you did you were doing, you were doing financial fraud and things like that, right?
Dave Storton (04:03):
Yeah. That was in financial crimes unit. I was actually the commander of Financial Crimes Unit.
Joe Varnadore (04:08):
Wow. That's a big job, dude. I didn't know you were the big wheel.
Dave Storton (04:12):
It was a handful. Yeah. It was a handful.
Joe Varnadore (04:15):
Yeah. I'm sure a lot of things, I'm you've got a lot of great stories to tell. Right?
Dave Storton (04:20):
Oh yeah.
Joe Varnadore (04:20):

Absolutely. So they've you when you, when you came into note school, you were, you, you, you do a lot of other things, right? You have, you know, I think you and I have talked about this and you do defensive driving courses all over the United States, right?
Dave Storton (04:50):
Yeah. I do specialized driving courses. Actually. I teach off-road driving to search and rescue personnel, fire departments, and some civilian classes as well. That's my fun business.
Dave Storton (05:00):
That's you fun?
Dave Storton (05:00):
Not that Notes aren't fun. but that's my fun business.
Dave Storton (05:06):
Well, one of these days I live in a little town in South Florida, as you, some of you guys have heard me say a little town called Okeechobee. And the Sebring Raceway is about less than, about 45 minutes from where I live. So one day Dave's going to do something over there and I'm going to go over and and help him out.
Dave Storton (05:23):
Yeah. We'll have some video of that cause there I teach protection driving. So how to protect dignitaries and also some motion pictures done driving school there as well.
Joe Varnadore (05:34):
Well, even after being married 28 years and my wife riding around with me for a long time, to put back in with all the help I can get. So, but you were looking for something that was going to be passive for you, little bit active, but you were really, this was kind of a means to an end, right? You wanted to continue to build wealth. You live in an area that has a lot of great investors out there that, that what private investors, I should say, right?
Dave Storton (06:04):
Right.
Joe Varnadore (06:04):
They would want to invest. And they totally want to do nothing. Right. They totally want to be passive.
Dave Storton (06:10):
Yeah. It's really interesting in that because my peer group is now retiring from law enforcement and they are bailing out of California for reasons we won't get into here, but because they're selling real estate, they're buying in other places out of state and they have cash on hand that they want to invest, but they don't like the roller coaster of the stock market. And because of just the, this time in their life, they want cashflow. They don't want to, they're not trying to grow an IRA to retire later. They're retired now. They want cashflow now. And so I'm able to offer that to them
Joe Varnadore (06:45):
Well, and you know, it we were looking at some stats the other day, Dave, and the last time, you know, back during the great recession, which sounds like know a hundred years ago, but it was 10 years ago, right. Or 12 years ago that there was a record set back then of about $3.8 trillion that at one time was sitting just in money market accounts. Right. Which means it was doing nothing, you know, well, you know what i mean, but less than a percent in return. And so that was like at 3.8 trillion today, there is almost 5 trillion, like three or five, 4.8 or $9 trillion sitting dry inside of money market accounts. And then all of the pile of cash that is sitting over in self-directed IRAs that is sitting in dry cash. Right? They say that number is somewhere between 55 and $75 billion sitting in dry cash in IRAs. So we talk about, you know, working with burnout landlords, we call them BOLS. Right?
Dave Storton (07:55):
Yeah.
Joe Varnadore (07:55):
And, and so on, and that private capital that's out there it's a thing. Right. We had a you had a deal last year where your first deal, right. That I think you used a hundred percent private investment money. Didn't you? The non-performing note you did in New Jersey?
Dave Storton (08:13):
Yeah, my first I kind of challenged myself on it, Joe, and that, you know, you keep hearing people say, well, you can use other people's money. You don't need to use any of my, any of your own. So I had some of my own to invest, but I thought, okay, let's see if I can actually do that. So I jumped into the deep end with a non-performing note with not a dime of my own money in it. And I had set a goal for myself after going to NoteExpo to get into the deal contest, and at least be a finalist. And and I was a finalist that year. I didn't win the whole thing, but, you know, just to be a finalist was pretty cool.
Joe Varnadore (08:43):
Yeah. Three out of out of many is pretty darn impressive. So yes, Dave his story goes that he attended well, he became a NoteSchool student late in the summer of 2018.
Dave Storton (08:58):
Right.
Joe Varnadore (08:58):
He was getting his feet wet with the business and doing, you know, kind of studying up. And then he jumps in and goes to NoteExpo in the fall of, in November 2018. And he saw all these folks getting up on stage, getting their awards and so on. And Dave, what did you decide you were going to do at that point?
Speaker 3 (09:17):
Well, I set that as a goal for myself. So what I tell my kids who are now in college or graduated college now is, if you do not write down your goals, it's a wish. So I created a mouse pad and on the mouse pad, in fact, I have my mouse pad right here. So on my mouse pad, I wrote on the top of it, NoteExpo. And I put on deal finalist. And I remember I showed that to you that day.
Joe Varnadore (09:48):
You did, you absolutely did.
Dave Storton (09:49):
And I gave you goosebumps, I think, but that, you know, I didn't know I'd make it, but I was going to give it my best shot.
Joe Varnadore (09:54):
Yeah. So that would end up, what? 2018, November, 2018, Dave says, I'm going to be up on stage with a deal, not done his first deal at that point.
Dave Storton (10:03):
Right.
Joe Varnadore (10:03):
November of 2019, boom, you were there. And we had to go virtual with with NoteExpo this year, the appreciation event NoteExpo but.
Dave Storton (10:13):
I still enjoyed it. It was good. I like in person better, but yeah.
Joe Varnadore (10:19):
Darn good. Yeah, and your on the list again, Right.
Dave Storton (10:23):
I was. To be honest, my expectations were low for the virtual event, but man, I really had a good time and enjoyed it.
Joe Varnadore (10:28):
Well, you know what it's what is, what is the old thing? Always a bridesmaid never a bride. Right? Anyway. So let's talk a little bit and we go back to the teaser that I gave at the beginning of this. So can you really buy a great performing note from NotesDirect, which is our note platform, right. As easily as you can buy a case for your cellphone from Amazon, and really the answer to that, Dave is, you know, yes. Right?
Dave Storton (11:02):
Correct. Yep. It's just like, if you're going to buy a product on Amazon, you go look at all the reviews and then you talk to your friends and you know, you Google it. And it's kind of the same thing with a note, you're just doing underwriting and you're doing all the background work for it. And you actually, even this year I learned, and I don't have his name in front of me, but there are people out there that'll help you with the underwriting if you need that.
Joe Varnadore (11:27):
Right.
Dave Storton (11:27):
And you just do your research on it. And, you know, I guess that's a little different, especially on my first one. Cause I'm hovering over a button that, you know, is $47,000, you know, with sweaty fingers. Do I click it? That's kind of what I like about NotesDirect is, okay, I click it. If there's something just agregiously wrong in the, in underwriting. Well, the NotesDirect people are there and you know, they'll help you work through it.
Joe Varnadore (12:00):
That's right. Well, and we'll talk a little bit more at the end of this, about how to, you know, how to get to NotesDirect and so on. So let's we've got a picture of the house here and some details. So let's just talk about what that looks like, right? So here's the house now, by the way folks, we said Dave lives in the San Francisco Bay area, right. Is that anywhere close to Ridgely, Tennessee?
Dave Storton (12:27):
It is not for if anyone's geographically challenged, it is not close. And just to be clear this is not, this is not the non performer.
Joe Varnadore (12:35):
Did you ever go to Ridgley, and look at this house, Dave.
Dave Storton (12:37):
Yeah. Well, this is not the non-performer I bought the first one. This was,
Joe Varnadore (12:40):
Right Exactly.
Dave Storton (12:40):
Actually the performing, a performing note that I bought that had started having issues. So.
Joe Varnadore (12:46):
Right. You know, the great thing about the NoteSpace is that you're the bank, right? So you bought a note that on a house in Ridgely, Tennessee, you know, three bedroom, one bath house, It's got a current value of $55,000. Now it's a nice looking little house guys. And I know, you know, if for those of you that live in California or live in some of those higher price areas, you go, Oh my God, I can't get a parking space for that much. Right. But that's kind of the way it is.
Dave Storton (13:22):
That's true.
Joe Varnadore (13:22):
So let's talk a little bit about Dave, a little bit about the details of this note. Right? What did it look like then? When you bought this? Okay. So the note the house is worth 55,000, right?
Dave Storton (13:38):
Right.
Joe Varnadore (13:39):
And the balance on the loan was $43,250. The interest rate on this is 10%. Now, some folks will go, Oh 10%, that's a little bit high, God, this is a lower price band asset. And that is appropriate for a note of this size. Right. And so it says, the term is 250 months. So Dave, this was what was the original term on this one?
Dave Storton (14:10):
This actually was the original term before I modified it.
Joe Varnadore (14:14):
Right. But what I'm saying is this lady had owned this house a long time, right. This was a 360 month loan.
Dave Storton (14:21):
Right. And there's yeah, 250 months left on it when I bought it.
Joe Varnadore (14:25):
So let me make sure everybody gets that. So guys, this loan, the the borrower owes 250 payments after having made 110 payments. So she's owned this house for what nine years. Right. So nine years. So, and she's got a bit of equity in it. She's got about 10, little over $10,000 in equity in cash equity, but here's the thing, she's got nine years of emotional equity in this house. Right?
Dave Storton (14:56):
Yeah. if you look at the picture, Joe, the picture on the first slide that you brought up.
Joe Varnadore (15:01):
Yep.
Dave Storton (15:02):
That's one of the things that told me she's got emotional equity in it, because if you look at that yard, it's nice. There's flowers on the mailbox. That's somebody that cares about their house.
Joe Varnadore (15:12):
And that's, you know, I bought a note once in Memphis and I didn't even go in, it was a, it was a performing note and they, it was, the yard was, and it was an older house. Right. But the yard was immaculate. The hedge was totally trimmed. The sidewalks were totally edge, man. I'm a little anal about, you know, my yard and stuff like that. And I go look at that, that's I don't need to see anything else. Right.
Dave Storton (15:38):
Yeah.
Joe Varnadore (15:38):
Emotional equity there. So you go through this and we'll go back to the next screen there. And so, the monthly payment is $412. So basically, Dave, what you're buying is you were buying the rights to receive the note, right. You're buying the rights to receive for 250 payments at $412.
Dave Storton (16:01):
Right.
Joe Varnadore (16:02):
And so that means, and you bought this note right?from NotesDirect note was traded at a discount folks. So Dave buys this note for 34,250 bucks. Right. So he buys it at an $8,000 discount. So that makes your, I didn't figure what your yield on that is, but it's somewhere in the 12, 13% range I would assume.
Dave Storton (16:24):
Yeah, I don't have that in front of me, but yeah.
Joe Varnadore (16:27):
So it's up there. So then you let's kind of look at some redeeming factors on this. So you buy this for 30 for $34,000. The balance is 43,250. So again, the borrower had paid 110 payments of 412, right. So there's 250 payments remaining. So you buy this and did you buy this in your IRA or did you just buy it outside of your IRA?
Dave Storton (16:57):
Bought it outside of the, my IRA with none of my own money.
Joe Varnadore (17:01):
That was my next question. So you actually used all investor money on this, so you bought some inexpensive and I'm going to guess that you paid somewhere your private lender was paying you. So you were paying somewhere between 6 and 7%.
Dave Storton (17:19):
Yeah. Around a little over seven actually, because these are the guys I use are friends of mine. I've known them for a long time. So I was, I was a little bit generous.
Joe Varnadore (17:27):
So you're giving them a little extra juice out of the lemon, Right?
Dave Storton (17:29):
Right.
Joe Varnadore (17:32):
Okay. So, you're buying this cashflow, right. And so you buy it and let's look at the deal points on this. So you bought it back in December of two night of 2019, and everything is all good.
Dave Storton (17:50):
Yeah. There wasn't had a good payment history. And so everything was fine for three months.
Joe Varnadore (17:56):
And so then well, we had a challenge didn't we? I, some of you have heard of it was a pandemic. I think it's, you know, it's called COVID and this lady's life kind of, after living in that house and owning that house for nine years, she had a lot of things happen to her. Right. I think said we had the COVID thing. That was a divorce. There was a challenge with her daughter. So there was some really, she, it was kind of just dumped on her all at once, right there.
Dave Storton (18:24):
Right. You actually spoke to her directly and heard her story, and she just had some horrific stuff going on in her life.
Dave Storton (18:31):
Right.
Joe Varnadore (18:32):
And guys, here's the thing. And Dave, you, you chose to speak to her, which is a good thing. Cause you wanted to find out what was going on. But just to understand that, guys you don't have to do that. There are default servicers out there that can work with you, or it can work with your client, your borrower for you. And, and I'm sure you went through the process with that as well. Yeah.
Dave Storton (18:53):
I had a servicing company and they said they would, they could work through it. But you know, without giving them too much information on my bar, we had something in common in our backgrounds.
Dave Storton (19:04):
Right.
Dave Storton (19:04):
So I told the servicer, like, I'd like to talk to this lady directly.
Joe Varnadore (19:07):
Very good.
Dave Storton (19:08):
Because you know, we have something in common. So I spoke to her directly and that actually worked out very well.
Joe Varnadore (19:15):
So she missed three three payments and you. You know, one of the things I love about this business is that folks like, you know, you, myself and all these other pile of NotesSchool students that are out there, we can affect people's lives in a positive way in that you were able to not have to go through a bunch of red tape, right. Because you're the, you're the bank, right? You're the DS national bank, the Dave Storton National Bank, you were able to make a decision and very quickly decide that I really want to help this lady. And that's what it's all about. You didn't want that lady's house, you wanted to help her, and she was willing to go along with that as well.
Dave Storton (19:59):
Yeah. She developed some trust with me, just, you know, cause we spoke and, you know, I told her a little bit about me and you know, what our commonality was and why I wanted to talk to her directly. And so she trusted me and we actually went over in detail, her budget and what she could afford. And that was my starting point on how I could modify this thing.
Joe Varnadore (20:22):
Right.
Joe Varnadore (20:23):
So here's what the modification look like. Right? You her balance before was, I'm looking at my notes here, 43,250.
Dave Storton (20:32):
Right.
Joe Varnadore (20:32):
So you dropped the balance down to $40,000.
Dave Storton (20:35):
Right.
Joe Varnadore (20:37):
You dropped the interest rate from 10% down to 9%. You extended the term a little bit, right? She owed 2, she had 250 payments remaining. You just extended the term by 50 months, so it was $300 or 300 months. And then that dropped the payment, the monthly payment. What about 56 about $68 a month, which may not sound like a lot to a lot of folks, but you know, it is. Right?
Dave Storton (21:05):
Yeah. It was significant to her. The way I came up with those numbers is we backed into it as Eddie says, as I went from, okay, what's your budget? You know, she needed something under 350, for sure.
Joe Varnadore (21:18):
Right.
Dave Storton (21:18):
And so I just backed into those numbers, trying to get it under 350 and it worked out.
Joe Varnadore (21:25):
And again, it just, you know, that's the thing I love about this. So Dave, once you did that, right? You used some of that NoteSchool magic that you learned. Right. That and so let's look at what you decided to do after you modified this loan. So you went in, and you decided that, and there's some things that you can buy alone guys. And in this case, there's 300 payments left. So, Dave decided that he was going to sell the front end piece of those payments. And you decided to sell 180 of that 300 payment payment stream. Right.
Dave Storton (22:10):
Right. I had a, I already had a partial buyer that he was already looking to buy a partial from me. So I was, already on the hunt for a note I could partial when this occurred. And I thought, Hey, I could partial this one.
Joe Varnadore (22:23):
Right. So it was perfect. Right? So you present this to your partial buyer, your partial bought, you said, look, you invest $39,000, you get 180 payments of $344 a month. Your your investor's rate of return is 6.7%, which I'm sure that he or she was just totally ecstatic with. Right.
Dave Storton (22:48):
Yeah. He was completely happy with that because even said, I'm getting 2%, the money's getting there 2%, if that sitting in a bank account.
Joe Varnadore (22:57):
Exactly. So, and he's, you know, the house is worth 55, so there's plenty of equity in the thing, you know, between what it is. So Dave, you sell a partial, right? Those 180 payments. And guys, we say at NotesSchool all the time that your workshop your chalkboard. Right. And so Dave just decided how much he wanted to sell. Right. So we figured up a rate of return for his investor, and then he just carved off a piece of those payments to sell. And so what that did is that allowed you to bring $39,000 back into your business,
Dave Storton (23:31):
Right.
Joe Varnadore (23:34):
Excuse me, guys, allergies this morning so that you, so we call that also the Capital Recruitment Plan, right. So all you're doing is recouping some investment into your bank, and then you owe, or you own 120 payments on the back end of that? A 300, $344 a month. So your, we always joke around, right. So what's his rate of return guys. It's very high. Right? So, let's look at the numbers here, Dave, as we wrap this up. So you had all in, right? You had the note cost of 34,230 I believe is what it was 34,250, right? And then when you modified it, you had some cost in that. So you're all in cost on, this was 34,895.
Dave Storton (24:27):
Right.
Joe Varnadore (24:27):
So you received three payments from your borrower December, January, February, and those payments total $1,236. And then it must've been, what about April or may that you modified this.
Dave Storton (24:42):
Right.
Joe Varnadore (24:42):
And you sold 180 payments for 39,000 bucks. And when you sold those payments for 39,000 bucks, now, if we go back and look at those numbers, you've gotten every dime of your money back, right. You've gotten 39,000 plus the 1200. So you've gotten back a little over $40,000 in monthly payments are in cash.
Dave Storton (25:09):
That's right.
Joe Varnadore (25:09):
But Dave, you still own what?
Dave Storton (25:13):
I still own have on the back end of the note, with zero money in it. And you know, what's funny, Joe is I just hired a new bookkeeper, cause my last bookkeeper couldn't figure out what the heck I was doing. And I just, I just talked to the new bookkeeper yesterday and she said, I've never seen anything like this. You're going to have to teach me how to do it.
Joe Varnadore (25:33):
Well, guess what? You've got another, you've got another passive investor right, Dave?
Dave Storton (25:37):
Yeah.
Joe Varnadore (25:38):
Oh my gosh. That is so that's just. Just so that everybody gets that right. So Dave has his original purchase, then he has to modify it. So he receives those three payments. He modifies the loan, he sells a partial. So Dave, you've got, you've collected about 40, over $40,000. So you've made $5,000 in today money, kind of over a few months, right?
Dave Storton (26:02):
Correct. Yeah.
Joe Varnadore (26:03):
And then, you have the back end, you've sold 15 years of payments. So once your partial investor has received their 180 payments, it automatically reverts back to you and you're going to receive the remaining 120 payments. Now it could pay off early. Right. And that's okay. It could or they could continue to pay it and she could continue to get it to be in at 300 more months. So anyway, so your total profit is $46,000 on a $35,000 investment, right?
Dave Storton (26:36):
Yeah. That's not bad.
Joe Varnadore (26:37):
But you have nothing invested in those 120 payments.
Dave Storton (26:41):
Yeah. That's what got the bookkeeper's attention. She, I'm trying to do the numbers on this. You don't have any money in this, and you're going to start collecting payments? I said, yeah. She said, well, I want to do that.
Joe Varnadore (26:54):
Actually, $5,000 ahead of the game. And then anyway, Hey guys, that's the NoteSpace. And that's why we that's why we absolutely love this business. It's just an amazing thing to go in and do that. So you, not only, it's something where you can profit and prosper and you can help folks. And I love to say we can help people. One house at a time in the US we can go out and do that without getting all corny and all that on that. Right. I just, I have a real strong opinion about us being able to do that. Today, we, I appreciate who you are. I appreciate, you know, your integrity in the business and helping folks in the business and just, you know, a lot of folks go, so what, let me just foreclose on this thing. Right. But that, wasn't the game on this, right? This, the game on this was the long play. Right. So, money today and money tomorrow, and we teach that over and over and over.
Dave Storton (27:52):
Yeah. And I told you about this one, just in passing, when you said you got to put this in the contest and I hadn't considered that because I hadn't written, I hadn't really thought about the contest for this year. Sure. Okay, so.

Wakanda has been something of a safe place in that regard, and are now doing the outreach to help their continent and the world, but it takes the world of people within the majority putting in the effort and learning and embracing those cultures and languages (without appropriation, which I know is a fine line to walk sometimes) in order to really make progress. once it is no longer alien, it is also no longer scary, and can be held in proper esteem.

Sam’s understanding of cultural habits (and there are many overlaps between various cultures and the ways they mourn) is such an asset here, and I’m glad that they’re pulling a contrast between the tech-driven, cold, calculating predictions made by certain people and organizations in other parts of Marvel and the general sort of soulful and instinctive approach here

Legislation and social change as a result of violent action is nothing new. Every peaceful protest has been backed up by some kind of harm, whether it be economic, like a boycott, or physical, either damage to property or lives. I think instinctively people understand this, but it’s good to see it put in the spotlight.

Dan and Crystal used to both work full time, Crystal was in the healthcare industry and Dan was on call 24/7 supporting software for the coast guard. A few years ago the couple stepped away from their careers and entered real estate investing.
Now after four 4 years since the couple have met Jay they have raised millions of dollars in private money and private funding for their own business.
Dan and Crystal business model in real estate investing focused on a combination. Meaning 80% to 90% of their portfolio have some terms deals and the predominant piece of that percentage is in “rent to own status”. While ten (10) to twenty (20) percent are in “fixed and flip” by which are all in private funds.

Jay Conner (03:12): They’ve raised millions and millions of dollars in private money and private funding for their own business. And they’ve massed a huge wealth and equity and cash since doing deals. In fact, in just the past four months up there in their market, they have purchased 16 additional houses bringing their portfolio to almost 100 houses that they have in their portfolio and their inventory. And I’m going to bring them on here in just a second to share with you how they’re finding these deals these days, how they’re getting them funded and what their business model is looking like. So with that, welcome to the show, Dan and Crystal Mewhorter.
Crystal Mewhorter (03:55): Hey Jay.
Dan Mewhorter (03:55): Hey Jay.
Jay Conner (03:57): Hello, good to see you. And didn’t we have just a fantastic time last week here in Eastern North Carolina at my live event, The Real Estate Cashflow Conference.
Dan Mewhorter (04:09): Absolutely
Crystal Mewhorter (04:09): So much fun. It was so great to be in person with all the students.
Dan Mewhorter (04:13): Yeah.
Jay Conner (04:13): And we had our Mastermind meeting last, let’s see a week ago last Monday and Tuesday, two full days. That’s our top elite group Mastermind members from all over the nation. So yeah, we had us a full week, Monday through Friday for sure. Didn’t we?
Crystal Mewhorter (04:30): Absolutely.
Jay Conner (04:31): So, Crystal and Dan, whichever one of y’all wants to do the talking I’m sure you all want to go back and forth. Why don’t you tell our audience how it is that we even know each other.
Crystal Mewhorter (04:46): So I had, I have the great privilege of actually running into Mr.Jay Conner. So I was at a Real Estate Investing event and I was running down the hall as I’m known to do. I generally don’t walk very slow. So, just wasn’t paying close enough attention, ran smack into him we were at the elevator up, he was delightful, surprisingly pleasant. I had no idea who I was talking to at the time he introduced himself asked me a couple of questions. I went back to the event, you know, had my head hanging just a little bit, cause I was really quite embarrassed and not moments later he’s introduced as the next speaker which much to my surprise. From that point forward, I had the great opportunity to get to know Jay and Carol Joy and then ultimately attended their events sometime later. Dan and I did, and got to know them a bit better.
Crystal Mewhorter (05:39): And I think the really special part was obviously spending time with them at their events and getting to really know them and, what a family it really is. So signed up to be members of the Platinum Program and we worked the entire program. And as Dan had said, we did what Jay said, that is his rule, Jay said to do it. So we have to do it. And we really credit that to our success. And in the end of it all have the absolutely awesome, awesome pleasure of getting to assist with coaching, your students that are in the program at this point. So we’re very, very blessed.
Jay Conner (06:16): Absolutely. So I sort of spilled the beans, but the kind of results that you and Dan personally have achieved so far and not to be personal or too specific, but how would you describe, your results?
Dan Mewhorter (06:36): Phenomenal. And it is far out exceeded or exceeded my expectations and we just continue to keep growing. So we continue to do what we do and it works for our market and we’re still using the basis of it as your structure and it’s been great.
Crystal Mewhorter (06:55): And I would chime in life changing. So we’re both incredibly fortunate. We both worked full time, many, many hours. So I was in the healthcare industry and also in leadership. So I worked well over full time. Did activities required, nights, weekends, things like that. And was raising two small children and actually stepped away from that career a few years ago now and are able to enjoy a lifestyle we could have never have dreamt and Dan was able to step away from his way over full time career. Cause he was on call 24/7 supporting software for the coast guard and in their search and rescue program. So the two of us has an incredibly different life than we could ever have imagined. So life changing would be the best word.
Jay Conner (07:47): So you’ve been both of you been full time working together husband, wife team in The Real Estate Investing. And how long have you all been full time now?
Crystal Mewhorter (07:59): I’ve been three years.
Dan Mewhorter (08:01): And two and a half for me. Just a little less than two and a half.
Jay Conner (08:04): That’s awesome. So tell everybody, what does your all’s business model look like? And what I mean by that is, you know some real estate investors focus heavily on terms. And I know you all do a lot of terms deals. Some investors rely on hard money as far as funding their deals. Some investors buy and hold, some buy and flip, some do a mix. So what’s just the overview of your all’s business model look like?
Crystal Mewhorter (08:36): Our business model is focused on a combination. So by all means we do a lot of terms deals. That’s one of the things that we specialise in and really enjoy the benefits of. So at any given time our portfolio has about and it, of course it changes cause it’s goes through evolution. So 80 to 90% of the portfolio may have some sort of terms in that and or predominant the predominant piece of that is in a rent to own status. And though all of those deals, whether they’re owner finance, subject to you or any other level of combination of creative financing may have some private money on that as well. And then anywhere from 10 to 20% at any given time are fix and flip directly all private funds.
Jay Conner (09:25): What’s your average profits looking like these days? And when I say average profit, you may have, you know, you sell a lot on rent to own, so you haven’t cashed out on selling it rent to own, but you got a big chunk of equity. So, either in cash out profits or equity, what’s your average profits looking like?
Crystal Mewhorter (09:45): Average, when we put it together I guess about two weeks ago, we revisited that to see what our numbers look like. We’re averaging 72 as our profit margin, obviously they vary.
Jay Conner (09:57): Yeah. Just to make sure everybody understands that $72,000, not separate, we’re not talking $7,200 in wholesale fees. We’re talking profit and equity of $72,000 per house. What’s the median price, a house in your all’s area.
Crystal Mewhorter (10:16): 250,000.
Jay Conner (10:18): So you’re 250. So obviously for you to be getting these kind of average profits, you gotta be finding these in very, very deeply discounted being able to buy them deeply discounted, right?
Crystal Mewhorter (10:30): Yes.
Jay Conner (10:30): Yeah. So I asked you to come on the show today and talk about a couple of recent deals that you all have done. So let’s talk about your first deal and let’s tell them everything, you know, from how you found the deal? How much you paid for it? How did you fund it? What kind of repairs if any, were required? What did you sell it for? Or how did you sell it? What kind of marketing you use to locate it? And just sort of from start to finish,
Crystal Mewhorter (11:04): Do you want to talk about long lap or do you want me to start? Okay. So a purchase that we just recently completed within actually, I guess, about two weeks we found the deal. It was actually someone that identified us on Google. So we can attribute that to all of the SEO efforts that we’ve put in place. So search engine optimization for those that aren’t familiar with that term, having had companies that have assisted us with that as well as really working that organically. So making sure that we’re reaching out to our customers asking them to share when they have a good experience and so forth. So this was a Google search.
Jay Conner (11:47): Let me ask you all this. What are just I mean, if someone wants to other, I mean, it’s always best to hire an Expert, but if someone’s wanting to increase their organic results of people just searching to find them. What’s a couple of tips you can give people on increasing their exposure on the internet and people finding their website.
Dan Mewhorter (12:12): So, I mean, we do a lot of free advertising, free SEO, organic SEO, if you will, Facebook and the social medias. So whether it be Twitter, Instagram whatever else we get out there, I don’t know, we’ve got a ton of them out there, but Facebook, primarily we do a lot of advertising on our Facebook business page to get the word out of that. When it comes to Google searches though, when you put on your website, if you have a website and you should have a website if you’re a business, you should be putting in a lot of keywords in there that when people do a search for say, buy my house fast, or sell my house fast, or sell my house in X city, putting those phrases in there will allow them and on your Google my business page, which you should have as well, putting those in there, those allow people to find you on a Google search.
Dan Mewhorter (13:08): So understanding what people are looking for when they do searches is really critical. I would highly suggest that you do some research on that. There are websites you can go to. To identify what people are looking for in your area.
Crystal Mewhorter (13:22): And another really simple tip is send your link, your Google link out to people that you’ve done business with. And it doesn’t have to even be necessarily a buyer or seller. It could be somebody that’s had a really good experience with you in terms of working with them on something where you’ve supported them or assisted them, but sending them the link so that they can go in and give you a Google rating. And a review, those things help a great deal. And those are really simple things to do. Not always easy to get people to reach out and complete those things. But if you send people a link, they’re generally more apps to get that done for you.
Jay Conner (13:58): Excellent. All right, well go ahead.
Crystal Mewhorter (14:01): Okay. So, Oh, so he found us on a Google search. We had a conversation, this is a three bedroom, two and a half bath in Virginia Beach. So it’s a good area desirable. The current CMA is 185,000. We were able to negotiate with him to 1225, and he did not want to accept terms. So actually I’m going to give you probably for the first time ever when we’ve discussed deals, I’m going to give you two that aren’t entirely cash, which is a little unusual
Jay Conner (14:42): Now, what was his motivation? What was his hot button?
Crystal Mewhorter (14:47): He got a job in Louisiana and this is actually a second house. So, he was trying to rent It, have had a terrible time with it. Last thing you want to do is be renting this house, when he just gone through a not great situation, and move to another state far, far away.
Jay Conner (15:07): We can never know for sure why other people decide to do what they do, but do you know, or do you have a guess as to why this particular seller was willing to give up so much equity?
Crystal Mewhorter (15:20): I do actually. He’s done, and he did not want to have to go through the process and try to get a realtor he’s been down that road felt like that wasn’t a very comfortable road either. I.e, getting what he wanted and for him to get to know that the sale was complete and we we’re going to hand him the cash, He was fine.
Jay Conner (15:42): Gotcha. So repairs, are any rehab required or is it a, just a beautiful house?
Crystal Mewhorter (15:50): He actually completed all the repairs from the previous tenants, even putting in new carpet and painting.
Jay Conner (15:56): So you don’t have to touch it. All you gotta do is put it on over to disposition. So the numbers again were the after or the as is value.
Crystal Mewhorter (16:06): The as is value Yeah, it’s 185,000, we bought it for 122,500
Jay Conner (16:11): 122,500 Okay, nice.
Crystal Mewhorter (16:14): Yeah. And so, and of course we’re selling it rent to own, so we’re going to be able to increase that sales price. But as it stands right now, if we were to take it to market and, you know, sell it ourselves, we obviously could make 62,500 on it just directly as it sits today. We won’t do that. It’s in too good of an area and it’s and it’s also a townhouse, so it’s like fairly ideal for a rent to own status.
Jay Conner (16:49): Right.
Crystal Mewhorter (16:49): And so it really fits the bill. So our monthly going out to our private lender is $883. Actually, It’s 1550 all day, every day to rent to own it. We might even be able to push that a smidge, but like on a really, you know, fair day, we can do that. So it’s already cash flowing $667 for all intent and purposes as it sits now. And so we’ll actually go ahead and carry it for a little while and watch what the market does and sell it from there.
Jay Conner (17:12): Well, you know, for the long term selling rent to own is the most profitable.
Crystal Mewhorter (17:16): Yup.
Jay Conner (17:16): Because when they get ready for a mortgage, your rent to own buyer they didn’t negotiate with you on price.
Crystal Mewhorter (17:27): Uh-huh.
Jay Conner (17:27): They and when it comes time for them to cash out, you’re not having to pay realtor fees on selling.
Crystal Mewhorter (17:36): Yup.
Jay Conner (17:36): And, you typically don’t have to go through the painful process of the buyer hiring their inspection company and nitpicking you to death. Right?
Crystal Mewhorter (17:48): Absolutely.
Dan Mewhorter (17:50): Yeah.
Jay Conner (17:50): So you just closed on it two weeks ago and just to make sure everybody knows what we’re talking about. When you say you funded this deal with private money, does that mean you went to a broker or how did you, what do you mean by, in your case? It’s funny with private money.
Crystal Mewhorter (18:09): Oh, so one of our private lenders that has their money in a self directed IRA. So somebody from our warm market.
Jay Conner (18:16): Right.
Crystal Mewhorter (18:17): Directly our warm market, it’s not even a conversion from a cold to warm there’s somebody that was in our warm market. It was actually somebody that Dan worked with when he flapped all the CDs on the desk when he walked out the door.
Jay Conner (18:29): So Dan what’d you tell folks about that CD is.
Dan Mewhorter (18:33): Okay, so we, Jay.
Crystal Mewhorter (18:36): What’s the CD?
Dan Mewhorter (18:36): The CD is The Private L ender CD.
Crystal Mewhorter (18:38): The 16 minute stress free investing.
Dan Mewhorter (18:42): Right. It’s the intro.
Jay Conner (18:44): Right. And so what is it? And how’d you use it and how did it work?
Dan Mewhorter (18:48): So, when you’re in Jay’s world, Jay will help you create these CDs. But we thought it would be great if my beautiful wife with her lovely voice would create one as well. So we locked her in a closet for about, I think it took about an hour really to get it what you wanted. And it walks through the introduction of what a self directed IRA is and how it can invest for you and how you can make a profit off of it. And it’s kind of like a 10,000 foot introduction into it, to get you interested in it, and get you to kind of understand that there’s other ways that you can invest in real estate. You can buy and sell and do what you want to with your own money and not be a slave to somebody else.
Crystal Mewhorter (19:28): It’s the teaser,
Dan Mewhorter (19:30): A teaser,
Crystal Mewhorter (19:30): And what do you do with it?
Dan Mewhorter (19:32): So, when I decided that it was time for me to leave my job prior to being escorted out of the building, which is what they do on a government job, I took probably about 50 CDs, about 50. And I distributed them to everybody’s desks within a hundred feet of my cubicle. Everybody got one. So they all started calling me up and laughing and saying, that was the funniest thing they’ve ever seen. And now they’re all starting to call us up saying I was funny, but now I’m interested because the mark has been doing the whole roller coaster thing for him. So, Yeah.
Jay Conner (20:10): Right. So that’s the gives everybody an introduction to what Private Money is. So the funding that you got on this deal was actually from an individual using their retirement funds. And of course you probably had to train them on how to get their retirement funds moved over from wherever they had them, to a self directed IRA company, and then that, and then they could fund your deal or deals by using their retirement funds.
Crystal Mewhorter (20:36): Absolutely.
Jay Conner (20:38): So, have you already got a buyer for this rent to own home?
Crystal Mewhorter (20:41): He had, how many did you have on this one last week?
Dan Mewhorter (20:44): 700.
Jay Conner (20:47): 700 inquiries.
Dan Mewhorter (20:49): Yeah. 700.
Jay Conner (20:50): Wow. I think you might have it sold.
Crystal Mewhorter (20:54): Think so.
Dan Mewhorter (20:56): Weeding through them all, finding the best qualified one.
Jay Conner (20:59): Right. So you’re still working through all those inquiries,
Crystal Mewhorter (21:02): Correct. Cause we were gone last week, so yeah, so we took communications and talked to people that we in sent out potential applications. But we don’t have them firmed up. I.e, we haven’t run background checks or confirmed their exact funds, So.
Jay Conner (21:24): Right. What did you price the house at?
Crystal Mewhorter (21:28): What did we price the house at.
Dan Mewhorter (21:29): A monthly?
Crystal Mewhorter (21:31): No, we priced at 1550. What did you sell it for? Did you do.
Dan Mewhorter (21:35): 200 even? I think I put that on my 200,000, even as what they put out.
Jay Conner (21:40): Okay. So back to the point, when you sell on rent to own, you’re able to raise the price above what it will appraise for today. For at least two reasons your rent to own buyers are not negotiating with you on price per se, but they would be in the multiple listing service. And the other reason is how long are you going to give them the cash out 12 months? 24 months? How long is the term?
Dan Mewhorter (22:03): On this? On this one is a 24 month one.
Jay Conner (22:08): Right.
Dan Mewhorter (22:08): But again, the way that I communicate with them is that obviously I’m looking for the most qualified people to go in there, the ones that A, can afford it and not be eating beans and rice the entire year or two years, Right? And not be housed for. And then B, the ones that their credit, while it may not be the best credit to be able to get a mortgage. It’s not the worst one either. So if they’re in there and they’re sitting at, you know, 500 X, whatever it may be, I know I can get them qualified because we have, we’ve got a great credit repair program that we sponsor as well. So I know I can get them requalified as long as they follow through. I also look at their record of where they are renting at before and make sure there’s no addictions, things like that. And if they match that 700 dwindles down very quickly to probably about 75 of those 75, I have a conversation with them. And if I feel good about that, and Crystal feels good about it because we’re pretty good about judging people’s personalities by conversations.
Dan Mewhorter (23:06): Then we decide, okay, these are the top five. Let’s get them in there. And we know that they’re most likely going to qualify well before the two years. So we do explain to them if you’re able to qualify quickly and you don’t want to rent it the entire time, just let me know when you’re ready to qualify when you’re ready to get you on mortgage. And then we’ll shut it down. So, we can get them qualified as quickly as three months, or it may take the entire two years.
Jay Conner (23:29): Gotcha. Well, those numbers work. Let’s say your $200,000 is the option price that you’re selling it for. You bought it for 122.
Crystal Mewhorter (23:40): Uh-huh.
Jay Conner (23:40): Yeah. You probably didn’t have to take that one to the committee, did you?
Crystal Mewhorter (23:43): No.
Jay Conner (23:43): That’s awesome. Look, I know you all came prepared to talk about another deal, but we’re out of time on this show. So will you all come back on another episode very, very soon.

AU 3 Even is the crown prince of Norway, endlessly privileged and unbelievably unhappy. After a messy breakup, the media turns on him. Isak is a journalist tasked with what he thinks will be the least interesting story of his career- a profile on the prince.
AU 4 Every year, the university grants funding for 1 student project. Even is thrilled when he hears he’s going to be receiving funding for his short film, only for the board to withdraw their offer in favor of a last minute proposal from a biology student.

AU 2 They are neighbours who hate each other with a burning passion. Despite this, neither of them can deny that the other is hot af. So they make an arrangement, and then other arrangements. The problem? none of them seem to work.

AU 8 Isak and Even are friends and it's all good, except for one small problem. Even has a crush, but Isak won't look at him that way. The solution? Make a finsta too woo him, in true desperate Even fashion.

My Chemical Romance: An Easy
Anyone who knows a thing about me knows: My Chemical Romance is My Band. Not that I own them, just that they are they always have been, and they always will be my favorite band.
I know every lyric to ever song. I’ve heard the attic demos and dangerous weapons, and the mad gear and missile kid stuff. I know all the important dates, the reason why the band formed, and why they disbanded. I know why each drummer left, every spouse and kids name, and have listened to, scene, and read every side project from each core member. I love My Chemical Romance.
I found their music at a time when I needed someone and there was no one. Many of the MCRmy have a similar story.
Now I have been moderately quiet about the reunuin. Yes, I tried my darnedest to get tickets—and failed. I bemoaned once I did fail. But for the most part I have really reacted to the announcement. Barely expressed hopes of a full blown tour, or fear over it being a one and done deal.
What I am going to is talk about the band and maybe determine why they mean so much to us.  
There is a complexity within My Chemical Romance that many other bands just do not have. The reason this band is better than most if not all other bands of its time is because they’ve always managed to tell deep impactful relatable songs coupled with a theatrical dramatic persona. MCR managed to write many different stories. Each album created a fun (even when it was depressing) fictional narrative for a fan to fall into and lose themselves completely in.
Every My Chem album manages to sound like the most grand fantastical hyperbole epic, while at the same time feeling like the realest absolute human experience hitting on each intimate moment of both fear, and hope, in a way no other band ever has. My Chemical Romance has the theatrics and storytelling of Diamond Dogs, and the Banger anthems of Queen. Never once in any era of the band did they forget to play in some form of fantasy or another.  When our lives and our problems became too much MCR always said it was okay to run away for a while. And we took them with us as we did.
Every single second was intentional. Yes, MCR was extremely emotional, but there isn’t a moment of that bands career that wasn’t preplanned. My Chemical Romance was able to capture raw expressions of humanity and lay out it like a formula for consumption. Which helped with saying whatever the band needed to say while still maintaining their fairytail worlds. And My Chemical Romance Always had something to say.  Because My Chemical Romance- underneath all the costumes, and make up- was always about something
 Bullets is about a group young men ( The Band) comprehending a tragic event (9/11) and the scary changing world around them.
Revenge is a violent story peering deep into the pits of emotional turmoil.
Parade is coming to terms, understanding and appreciating the unknown and the inevitability death to the fullest.
Danger Days is the colorful, warm, rambunctious, joy of life and all its hardships.
Yes, I know each album is a concept album, but beneath the story of a thousand deaths, a rock opera black parade, and sticking it to the corporate overlords, each album gave us something important:
 Bullets lets us know there were others who felt our despair.
Revenge let us know we weren’t alone in it and maybe just maybe there was something other than our sadness to cling to.
Black Parade vocalized: our fear of ourselves, our fear of our pain, and the fear that maybe we won’t accomplish anything before we go. And most of all that it’s all okay to feel that way.
Danger Days vocalized our potential and the potential all life has to be something. As long as we put in the work for it, because it’s not going to be easy. It let us know that adulthood is hard but so very very worth it. And to never ever let your fight die.
 Regardless of one’s opinion on Danger Days, it is that last album that ascends MCR from many of its ilk. With that album MCR refused to put themselves in a box. They refused to remain in the limbo between what everyone wanted and what they wanted. They refused accept their lot of despair. Instead they choose to shed the chains of their darkness and work towards the sun, and color, and loud, loud, LOUD noise. They told us to choose happiness no matter what it took no matter what it meant.
           Now I don’t know what this Reunion means. Maybe it’s nothing, just a show that they felt like playing, which means I will never get to see them live but that is okay. Or Maybe it’s a full blown tour, which would be great.  But I know everything about this band, and I know that every note and lyric was genuine.
Most of all, I know what this band has given to me, and been to me and to so many people. It’s been a friend, when I had none. It snuffed the silence and let me cry freely. It’s been a flame when my torch was going out. It has been my pain and my joy, and I have loved every second of it.

Writing Blind #21: Character Death

Ah the fun times of writing death scenes. When effective a death scene has the potential to surprise, horrify, sadden and of course, with enough investment, rip out the readers heart and leave them an emotionally wrecked mess. The death of a character is important for any story as it helps in a myriad of ways such as setting a stories tone and on developing characters. In the end if you don’t want to read any further just remember that a characters deaths, big or small, should service the story in some regard. The golden rule is; no wasteful deaths! With a death you must recognise three stages to it, the build-up, which includes foreshadowing, the actual death itself and finally the fallout and impact of the death.
Now a character death should be used in order to have an impact on the story. Otherwise its just superfluous and if its done for shock factor then it is simply lazy writing. Characters can die in a variety of ways, the only real limit comes down to genre and how far you’re willing to go. But it does help to remember that the way in which a character dies can often affect how their death is treated going forward i.e. did they did as an act of self sacrifice or something. One thing I find with some stories is that death is glossed over, even if its part of another characters motivation. An effective author would aim to have the shadow of a characters death loom over the rest of the cast after the fact. Now this doesn't mean you have to constantly have someone break down and cry ever minute but it does mean that the repercussions of that death should be felt. Sure have a person be openly mournful but maybe the person dead had a specific role that they’ve left vacant. How does the story feel different with that character gone? You must remember that not only should the characters feel the emptiness of the absent character but also your readers should feel the emptiness as well.
Now before I move on to the real meat of today I just want to reinforce something very important. NEVER WASTE A DEATH! I know I already said this but I cant stress it enough. When a character dies there needs to be some fallout whether in story or not. Some of the best death’s are trajectory deaths in which they completely change the direction the story is going in. A similar vein are motivational deaths where the death of one character acts as the impetus for action in another. These are easy as we directly see the impact of the deaths. Also use their deaths to explore the emotional trauma, how it affects the other characters and how that trauma may in turn disrupt their goals. If you can think of anything to help you with this just remember that losing a friend or family member, no matter how strained the relationship is, will never be easy or something you can simply get over.

But I think its time we look at how the death can impact the story, there are more but to me these are the important ones you want to remember; the scale of the death, method, affect on the characters, service to the story and tone.
Scale
Regarding scale this means how widespread is the scale of the characters death for the story. How does it change thing going forward based of the existing role of the character? For example, did the characters death trigger some sort of political upheaval or did it cause a war to break out. These are thing to consider, but it doesn't have to only be large scale, on a smaller level it could be the impact on a friend group. No matter what you need to think about the scale of the deaths impact. If its a prince whose died you can sure bet there will be repercussions and conflict. Of course, the scale of the death is also affected by the method of death too.
Method
This one shouldn't be too complicated. How a character dies is just as important as why? Both for the story and audience. Is it gruesome? Is it blood? Is it quick? Is it painless? These are the thing you should be asking yourself when looking at the way in which ha character dies. Here's some more questions for you; are they alone? who or what killed them? How are they found by others? Is the method of death morally or thematically appropriate?
Affect on the characters
This one I love to give priority to because it really is the most significant. When a person dies no matter if they were the antagonist or protagonist that will have an impact on the surviving characters. Of course their reactions can range but I find some of the most effective story deaths are the ones where people simple don’t know how they should react, or even feel. Because to me that the realest feeling for death anyone can ever have. If you want my purest advice I’d suggest that  in the aftermath of a sudden character death, some of the less mature characters should just be confused about how they should feel. When a character dies the others should feel any range of emotions and express them how it is most suitable for the character, rage, denial, regret, depression, confusion or even acceptance. Really all you need to do is look at the stages of grief for any understanding of how people react to death.
Service to the story
Simply put, how does the death serve the story in the greater picture. Closely linked to all other points you should consider this as building up the character. Usually some people make a character whose sole purpose is to die and service the story by showing the brutality of the world the characters live in. But there are other ways. Maybe the person is killed by their closest friend to showcase the tragedy of the story or maybe its a Romeo and Juliet situation, who knows. This one really depends on the type of story you’re writing as a dead character is only as impactful as the story allows them to be. They can’t just die and disappear, there has to be real fallout in the story.
Tone
Essentially make sure the death lines up with the tone of the story you’re trying to tell. If its a romance the use it to up the drama and tug at the heartstrings. If its a comedy that at make it funny, just think of stupid deaths from horrible histories for example. You want it to fit the tone otherwise it provides some jarring tonal whiplash for the readers and suddenly they can’t trust the book or might give up on it altogether. Just think that a characters death will always depend on your genre. You want the death to fit correctly with the tone, you could try and use a different tone to create some unique drama but I would be very careful not to implement conflicting tones otherwise it could disrupt the whole novel.
When looking at this subject I just want to reiterate this is only a small part of the bigger picture. You don’t have to do everything I have said as characters die in a variety of way and not all of them lend themselves to what I have discussed. Ultimately what I want you to take away today is that a characters death should service the story, be impactful to both the readers and characters, should help to blend/compliment the tone of the story and how the method of death affects the response to it.
