𝐁𝐚𝐫𝐛𝐞 𝐝𝐢 𝐛𝐨𝐬𝐜𝐨 ツ

Hypotrachyna rockii
This foliose lichen has irregular, sublinear lobes with lobulate margins and plane to convex apices. The upper surface is whitish gray and often wrinkled and cracked. It has laminal, crater-like soralia full of farinose or granular soredia. The lower surface is black with brown edges, and has scattered black rhizines. It rarely produces apothecia, which have a crenulate or sorediate margin and a brown disc. H. rockii grows on pine bark in montane forests in the neotropics and east Africa.

Sorano x Meredy - Familiar
You have me officially hooked @gaycoloratura (’: May February be a good month for you! 2/28
Very steadily, her hand combed through the fluffy pink waves of Meredy. This was nostalgic as the maguility mage had settled against the box she had settled on. The instinct to play with her loose curls and pull and tug into various styles them about was only natural.
The task of brushing through the many wavy and thick strands of hair had been a daunting task as Meredy had so much hair. She cringed internally whenever the brush would get stuck on a huge knot, as her head was sensitive but what about the pink haired mage wasn’t? Her personality had come from the magic she had been attributed. The act of making a connection an emotional drain on the poor girl.
Pulling back a simple lock of hair, Sorano pulled it around her finger. She relished in how smooth it twirled about her fingers, soothing some of her deepest urges. If they had been alone (which was never) she would find herself playing with a different part of Meredy’s body.
Roving the plastic comb through her cotton candy locks once more and one last time, she set it by her side as her fingers began to weave the smallest of strands together. Oh so lightly, the pads of her fingers turned her chin to the side. This gave her a vantage to finishing the small crown of a braid.
She grabbed a small rubber band once she finished, tying the two opposing braids together to settles on the back of her head. And with the flowers they had picked earlier, Sorano entwined the white bulbs into the thick of the plait.
Her breath tickled against her ear, “I’m finished. You look as beautiful as ever, Meredy.”
The girl jumped to her feet, just as Sorano’s heart had skyrocketed at the sight of the flower crown atop her head. For a long time she had thought she was an angel sent from above, but one of the truest nature stood before her.
Her red eyes widened, her own hands skimming over the white wild blossoms that sat on the braid. Those plump pink lips forming into the shape of a small circle, “Wow… I didn’t think you would use all the flowers. It’s amazing, Sora!”
The girl plopped down on her lap, her cheek brushing against her own; her lips peppering against the height of her cheekbone. The soft petals tickling the bridge of her nose. An aroma of sweet pollen, drifting into her senses along with the intoxicating scent of Meredy. She never saw her girlfriend wear perfume but her essence was of a fresh floral.
Her arms tightened around her waist. Her thumb finding the soft skin of her stomach, drifting to and fro as they folded into one another.
Yes, it was love but the undefined familiarity of Meredy was what had kept her from leaving.

Hostile Game Over
The internet remains undefeated as the memes have documented the new Wolf on Wall Street-GameStop. Reddit users have taken the Revolution from the forum to the fiscal platform of the stock market in just a few months! Thanks to r/WallStreetBets the GameStop stock increased to more than 822% and millennial nostalgia stocks such as BlackBerry and AMC have also made a dramatic comeback. Pay attention Pacific Northwest proletariats because we could bring the bourgeoisie to their knees  with a similar Attack on Titan strategy starting with some of the biggest publicly traded companies in Oregon! Nike, Lithia Motors, and Schnitzer Steel  Industries are just some of the big names that influence the climate here in the Rogue Valley and I’m concerned with the lack of support towards anti-racism. We know that the local big wigs aren’t going to make such a “political” argument without some costly coercion so what can the average Oregonian do?
The GameStop Gambit on seasoned Wall Street investors has shown us that collectively as a community we can be an unstoppable force and emphasize that it’s people over profit. I encourage every concerned citizen to take a good look at the SOREDI action plan and reflect on where our voices can hold the most impact. At first glance, the Rogue Valley is a fertile landscape with plenty of homegrown revenue but at what cost? There are plenty of underpaid, overworked, and overlooked seasonal workers that have some horror stories that every union representative should hear but why don’t they? Well first let’s call these hard-working citizens what they actually are-exploited workers. If English isn’t your first language, some of your family members are considered “undocumented”, or if you don’t understand the legal jargon on a predatory labor contract then congrats you are subject to exploitation. If you’ve worked as an independent contractor on the farm or on a construction site then SOEQUITY wants to hear from you! We have some big plans brewing for March Madness and we can’t do it without you the citizens to hold these predatory employers accountable.
We shouldn’t stop at just shifty contracts for seasonal workers, we need to go for the entire exploitation entree with the underpaid work for our fellow incarcerated Americans. It’s not equitable unless we include their lived experience in the quest for change. I love shopping locally to support the community that I live in; and I can’t think of a better way to continue that support, than with the untapped talent of recently released outcasts whose work experience reflects their time inside. I realize the attitudes that some of our more well-to-do members of the community hinder this concept but that’s part of why change is needed. If the rest of you have been religiously watching the actions of our “Centrist-in-Chief”, then you’re probably aware by now that he has terminated private prison contracts and are completely underwhelmed by it. According to law professor John Pfaff, “This is not about shrinking the footprint of the federal prison system, it’s just about transferring people to public facilities…” Exploitation in all forms within the borders of these United States is in fact a bipartisan effort and it’s counterproductive to believe otherwise. While I’m ecstatic that our congressional meetings no longer resemble the cast reunion episode to Love & Hip-Hop, the oppressive foundation of America is still very much intact.

Caloplaca flavescens by FatWagtailPhotography Thallus yellow to orange, placodioid (i.e. a crust but lobulate at the margins), often with a whitish zone at the base of the lobules, more obvious in intact thalli (but seen also in related species), lobules convex, generally slightly pruinose; apothecia deeper orange and crowded in the centre of the thallus. Easily confused with C. aurantia, which has more flattened lobules, and with C. decipiens, which is sorediate towards the centre of the thallus. Common, especially in the south and east, on calcareous rocks, walls and cement. https://flic.kr/p/2iXwncs

Meet the Real Estate Tech Founder: Nathan Miller from Rentec Direct
In our latest real estate tech entrepreneur interview, we’re speaking with Nathan Miller from Rentec Direct. He’s a recent addition to the Mastermind.
Without further ado…
What do you do?
My work in software development and real estate investing lead me to create Rentec Direct, a property management software solution serving over 14,000 landlords, property managers and investors nationwide.
I’ve always had a passion for efficiency and when I started investing in properties and managing them myself, I found inefficiencies every step of the way. I knew I wasn’t alone when I’d find himself fumbling with the keyboard and stacks of receipts every month futilely trying to manage my properties using spreadsheets. And I knew there had to be other landlords facing the same endless horror show. So with a drive to save myself and other landlords worldwide and fueled by a lot of coffee, I spent hundreds of early mornings (before my day job began) writing version 1 of Rentec Direct and made it available free to help other stressed out landlords. Nine years later, the passion project has grown into the third largest property management software system in their sector servicing over 14,000 clients managing over 400,000 units.
My vision endures as I continue to make advancements in customer experience, innovation and technology. Over the years, I have developed Rentec Direct in my own time and invested my own money into the company, making Rentec 100% organically grown and debt-free.
What problem does your product/service solve?
We empower property managers and landlords to take better control over their rental properties, finances, and tenant-relationships.
Rentec Direct helps our clients improve customer satisfaction, increase profits, and protect assets, while saving time and money. A lot goes into managing rental properties, from day-to-day renter relations like marketing vacant properties and finding new tenants to business management tasks of paying vendors and tracking your accounts. Rentec Direct provides all the tools to successfully accomplish all the duties required of rental professionals and investors, with property management software that will help clients find qualified renters, organize rental properties, keep track of income and expenses, and more.
One of the biggest benefits Rentec Direct offers the rental industry, is providing a software that eases a potentially tenuous relationship between landlord and tenant. By giving renters a way pay rent online through one-time or recurring monthly payments, renters are less likely to pay late fees. And both parties can avoid awkward rent collection and late rent conversation.
What are you most excited about right now?
I’m excited about leveraging our development resources to make all of our clients more efficient.
Imagine this — If our developers can spend 50 hours making a feature or improvement that saves every one of our clients just one minute of time every day, then our efforts are multiplied one minute times 14,000 clients = 14,000 minutes a day saved. Now look at that from a macro perspective of all of our clients as a whole. Our one time 50 hours of work just saved an aggregate 85,000 hours per year of time for all of our clients every single year. Now our clients get to spend more time doing something they love.
What’s next for you?
One of Rentec Direct’s core products is the tenant screening solutions offered to our clients. Tenant screening is the number one way a landlord or property manager can protect an investment property. By evaluating a rental applicant’s credit history, criminal background, and eviction history, a manager or landlord gets a clear picture of a potential tenant’s financial responsibility and rule-abiding behavior. Technology has given our clients access to instant reports, to make decisions quickly and efficiently to find the most qualified tenant and get the property occupied quickly and safely.
One service I am extremely interested in developing is extending the protection of tenant screening beyond the leasing process. A lot of landlords and property managers benefit from long-term renters, who stay at a property for years at a time. And while it’s nice to avoid the turnover costs associated with long-term tenancy, a person can change over the course of a few years. I want to provide a continued tenant screening service to our clients, that pulls a criminal background report of current tenants annually. Essentially, it would look to see if that have been any dangerous convictions on a tenant’s current criminal record, that weren’t reported at the time of the initial screening process. This would give a landlord or property manager an idea if it is a safe idea to renew a lease with the current tenant.
I have worked with clients, and have had personal experience, where a tenant checks out through normal tenant screening at the beginning of the lease. But after a few years, a problem happens, and we come to find out that the tenant was convicted of a crime after the initial screening process.
I plan to work with the industry to make annual tenant screening a normal and legal part of the leasing process to help protect investors and their properties.
What’s a cause you’re passionate about and why?
I am passionate about community development and engagement. I have lived in southern Oregon my whole life and want to continue to contribute towards my region. We live in such a beautiful area, I want to help my town by providing good jobs and making southern Oregon a great place to live and raise a family. I do this through support of SOREDI (Southern Oregon Regional Economic Development Inc.), a non-profit organization dedicated to increasing the long-term prosperity of Jackson and Josephine Counties. SOREDI helps businesses prosper to advance economic opportunities compatible with community values.
Rentec Direct strives to motivate the future of Oregon’s technology industry with participation in the Rogue Tech Tour, an event hosted by SOREDI, which invites college students from southern Oregon to tour and network with the region’s tech companies. The idea behind this event is to promote southern Oregon tech based companies and encourage Oregon technology students to pursue careers in southern Oregon, instead of relocating to Silicon Valley or other technology hubs.
As a cloud-based software, Rentec Direct brings millions of dollars of business to Oregon with customers in all 50 states, the majority of which are not from Oregon. Rentec Direct prioritizes partnerships with Oregon businesses, including working with Campbell Consulting in Bend, OR, Generation Web Marketing in Medford, OR, and Zeal in Medford, OR., and Investor Carrot in Roseburg, OR.
Thanks to Nathan for sharing his story. If you’d like to connect, find him on LinkedIn here.
We’re constantly looking for great real estate tech entrepreneurs to feature. If that’s you, please read this post — then drop me a line (drew @ geekestatelabs dot com).

Flavoparmelia soredians
A positive story for today! F. soredians is sensitive to pollution--particularly sulfur dioxide. Now generally in our modern age, lichen populations which are sensitive to pollution have been decreasing. But recently, observers and scientists have actually noticed populations of this lichen increasing! This trend follows trends in decreases in environmental sulfur dioxide pollution, and so this goes to show that if we reduce environmental pollution, lichen populations can bounce back! This foliose lichen grows in closely-attached rosettes up to 10 cm in diameter. The upper surface is yellow-green, and speckled with farinose soredia bursting from round or ridge-like soralia. The lower surface is black towards the center and brown toward to lobe margins, and has simple rhizines. It only rarely produces apothecia, which are saucer-shaped with a brown disc and sorediate margin. F. soredians grows on trees, wood, and occasionally rock and roofs. It has been recognized thus far in Europe, North America, and Australia, but who knows where its range might expand to next!
