Zoe and Zach Templeton (both 25) outside their first home that they spend two years scrimping and saving up a 20 per cent deposit for. Picture Annette Dew. Queensland is leading a national surge in inquiries about taking out a home loan, with financing conditions the best they’ve ever been. Data from Aussie Home Loans, a mortgage lender, showed that 31 per cent of inquiries came from Queenslanders, followed by Victoria and Tasmania (25 per cent), and New South Wales and the Australian Capital Territory (24 per cent) in June. MORE: Giant skate bowl home sells for millions Broncos stars’ property portfolios revealed Race car driver selling Gold Coast home However, separate research revealed that seven out of ten first homebuyers were failing to take advantage of the positive market conditions because they did not know how to go about it. Of those surveyed, 58 per cent said they were “struggling to navigate the mortgage market, often feeling overwhelmed and confused”, while 90 per cent admitted to not knowing what the Federal Government’s First Home Loan Deposit Scheme was, despite it being only one of several schemes designed to help first homebuyers on the market. Most of the respondents (81 per cent) indicated they needed financial guidance, with 65 per cent planning to turn to a mortgage broker for help. Aussie Home Loans chief customer officer David Smith said “overwhelmed” was the number one word respondents used. // // “There’s so much to consider from, choosing the right place, to then trying to get the finances lined up. We find ourselves in an environment that was already a bit stressful and confusing and then we’ve had bushfires, floods and pandemics to make everyone a bit more anxious. Ironically, if you’re in full-time employment, you’re in a great position. Interest rates are as the lowest they’ve been in history and conditions are the best they have ever been for first homebuyers.” “Getting on the property ladder is within arm’s reach for anyone if they dedicate themselves to growing their savings, but confusion around what can help Australians get there more quickly and easily is stopping many aspiring buyers from achieving their goals.” FHB TIPS: 1. Don’t be put off. 2. Find the right person to give you the guidance. 3. Find out what’s available to you from all the schemes. 4. Move with confidence. (Source: Aussie Chief Customer Officer, David Smith) Zoe and Zach Templeton, both 25, saved for two years to get into their first home this year. “We would rather see our payments going towards paying off a loan and starting our future together. We wanted to find a house to move into before we got married, so we could start married life in our first home,” Mrs Templeton said. They offered $535,000 for a three-bedroom, two bathroom property last year, qualifying for a percentage off their stamp duty (given it was under $550,000). They also did not have to pay Lenders Mortgage Insurance because they had a 20 per cent deposit. “Neither of us had taken out a loan before,” Mrs Templeton said. “Luckily, we were already quite money conscious and budgeted all of our expenses.” They said it was “very surreal and exciting” to buy a home, but definitely a challenge. “We had to learn a lot about the market very quickly to make sure we could take advantage of all first homebuyer benefits, not get taken advantage of, get the best deal possible and were aware of all the risks. We were very lucky to have our parents’ support and that of a financial expert throughout the process.” FOLLOW SOPHIE FOSTER ON FACEBOOK The post Best time ever for first home buyers, but many still in doubt appeared first on realestate.com.au. from news – realestate.com.au https://ift.tt/39BWdSX

yet another dream aGain - September 26, 2018
okay so it all starts out and Blake asks to go to the store for snacks so we're heading to walgreens and get kidnappés and the guy was like "alright sex trafficing" and then I blanked out Old boss left her office & remodeled in a huge huge place- wonderfull but I can't remember it all!!! Um my friends were coming to pick me up and I was wearing a huge long Victorian farmer era dress to prom. Hippeeee when we got to the prom we were sitting in like rows of seats in like an auditorium and I remember the placement: so tw is tiara, jr is jake, ag is astana, vj is vijay from degrassi & then there's a mystery boy and a hot girl who I have a strong inclination is zoe Rivas. There was a lot of space between me and tiara Okay ANYWAY someone's giving a speech ahead on the auditorium stage but idk I wasn't listening & no one was caring & so I sat in the row and just doodles for a bit, not knowing where things were going. I hear little giggles & laughter behind me and there's this super gorgeous girl & this cute guy along with the whole set up near me, except I was pushed away like 1000000 feet because the seats were separated & they were like 3 rows ahead o me. I remember Zoe flirting with boy astana and the cute guy. He honestly reminded me of s mix between a real life jet from ATLA and Diego Rivera. He was very lively. I liked that. He called astana the hot one of the group and she was like I'm also the gayest boyyyyyy Then all of a sudden someone had the message that someone cornrows shares hair & needed a whole bunch of hair dressers to come and undo it so a whole bunch ran on stage and they fucking FLEW a mix between nature & like they were members of the Kyoki warriors &&&& I remember tiara taking off but when I looked at my side she was still there &&&& there was distance so tiara screams my name and motions me over and with a stomp of my foot I earth bend my seat all the way next to her and plop down like "howdy yall" excited to finally meet mystery boy. So tiaras like "Jake is quitting hockey today you wanna come with us" and I was like "for moral support ofc" and Jake goes okay I say "I" tiara says "don't wanna " and you say "do hockey anymore" and we were all like is this a fucking ritual what do you mean??? And the boy cracked his ass up &&&&& yeah. Weird dr moules kinda man who was tall and slender and more uptight was teaching the class. Tiny desks like for kindergarteners I was on the floor away from him && V weird. Hope and some other guy maybe geo? We're chatting with someone on their iPad and I pulled over and it was the mystery boi and I was like "why aren't you in class??" And he was like independent study!! And he showed me his huge glass door with paintings and stuff on it and went into how spirituality was put into it and the outside markings were kinda rainbow & had people and I saw the people jump from the glass and over to me &&& as he talked they floated off the door and into the air like a rhythmic thing and I just kept talking to him for the longest and rall moiles kept giving me the evil eye and I had to go and when I finally did hope was like "no! You were literally talking to him for like 9 hours" and I was giddy and I fell in love with the boy in my dreams with a colorful glass door and flute people And yyes Prom crown wooden theme with kinda skulls Hope gives a speech on how threatening one of my random tweet about me shoving a bowling ball up neo nazis asses were. Shows me a letter I made for her that had coralline in it saying "I'm gonna get ya"

The Simple Optical Illusion That Makes an Image Look Like It's Drawing Itself
iStock
iStock
Artist James Nolan Gandy invents robot arms that sketch intricate mathematical shapes with pen and paper. When viewed in real time, the effect is impressive. But it becomes even more so when the videos are sped up in a timelapse. If you look closely in the video below, the illustration appears to materialize faster than the robot can put the design to paper. Gizmodo recently explained how the illusion works to make it look like parts of the sketch are forming before the machine has time to draw them.
The optical illusion isn’t an example of tricky image editing: It’s the result of something called the wagon wheel effect. You can observe this in a car wheel accelerating down the highway or in propeller blades lifting up a helicopter. If an object makes enough rotations per second, it can appear to slow down, move backwards, or even stand still.
This is especially apparent on film. Every “moving image” we see on a screen is an illusion caused by the brain filling in the gaps between a sequence of still images. In the case of the timelapse video below, the camera captured the right amount of images, in the right order, to depict the pen as moving more slowly than it did in real life. But unlike the pen, the drawing formed throughout the video isn’t subject to the wagon-wheel effect, so it still appears to move at full speed. This difference makes it look like the sketch is drawing itself, no pen required.
Gandy frequently shares behind-the-scenes videos of his mechanical art on his Instagram page. You can check out some of his non-timelapse clips like the one below to better understand how his machines work, then visit his website to browse and purchase the art made by his ‘bots.
And if you think his stuff is impressive, make sure to explore some of the incredible art robots have made in the past.

Surprising Sculptures Made From Fallen Feathers
Kate MccGwire, Orchis, 2012
Tessa Angus
Kate MccGwire is a British sculptor with an unusual medium: feathers. Her surreal, undulating works often take the form of installations—the feathers spilling out of a drain, a stove, a crypt wall—or stand-alone sculptures in which antique bell jars, cabinets, or trunks contain otherworldly shapes.
MccGwire developed her obsession with feathers after moving to a studio barge on the Thames in 2006, as she explains in a video from Crane.tv recently spotlighted by Boing Boing. The barge was near a large shed full of feral pigeons, whose feathers she would spot on her way to work. “I started picking them up and laying them out, collecting them,” she remembers. “And after about two weeks I had like 300 feathers.” At the time, concerns about bird flu were rife, which made the feathers seem “dangerous as well as beautiful.”
When not supplied by her own next-door menagerie, the feathers for her artwork come from a network of racing pigeon societies all over the UK, who send her envelopes full every time the birds molt. Farmers and gamekeepers also send her fallen feathers from birds such as magpies, pheasants, and roosters.
The cultural associations around birds are a big part of what inspires MccGwire. “The dove is the symbol of peace, purity, and fertility,” she told ArtNews in 2013, “but it’s exactly the same species as a pigeon—which everyone regards as being dirty, foul, a pest.”
The same duality is present in her own work, which she frequently shares on her Instagram account. “I want to seduce by what I do—but revolt in equal measure. It’s really important to me that you’ve got that rejection of things you think you know for sure.”
You can see some pictures of MccGwire’s work, and watch the video from Crane.tv, below.
