Aspen - Character Portrait (in steps)
Everyone's process is different. Here's mine with a bit of shitty commentary.
Tumblr media Tumblr media
1. thumbnail/concept/rough sketch
Call it what you will. I usually make 2-3 rough sketches of different poses or angles but for Aspen I had managed only one after a tiring day. Of course, if the client does not like it, I'd be more than happy to try sketching a different pose/scene til they are satisfied.
Tumblr media
2. Lineart
3. Flat colors
Once the rough sketch is approved. I draw over it with some cleaner lineart. I don't draw the lineart for every single detail for example the silver on the corset or the water drops on the rose.
I usually finish both the lineart and flat colors at the same time so I didn't save a screenshot of just the lineart. For the flat colors I either color pick from the reference sheet or come up with them on my own. If the colors are too irritating to the eye I usually add a purple multiply layer on top to tone it down.
Tumblr media
5. Lighting
added silver nail guards and beans. Defining the proper color palette, shading and light source. Plus decided to add the rose bush background from the concept sketch.
Painting
Now we move on to the fun part. The struggle is real. My personal go-to method for painting is cutting up the shapes into small pieces and working on each piece one by one without merging my dozens and dozens of clipped layers. If the amount of layers bloats the CSP file too much don't even bother merging them down because that doesn't decrease the size. I find it far more efficient to copy and paste all the layers onto a new canvas and save. You can turn 11GB into a mere 10MB.
Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media
Final renders
To finish off the piece. I either send it to my phone and use the app Photoshop Express to experiment with the filters OR I mess around with the color balance/tone curve/hue/contrast/gradient map and other correction layers in Clip Studio Paint til I'm satisfied with the output.
Then I add the 3D glitch auto-action in Clip Studio Paint. (You can find it and more on assets.clip-studio.com) Then I go set the grain effect in Photoshop Express to 20%. I know you can make a grain/noise effect on Clip Studio as well but I haven't figured it out yet. Photoshop Express makes it easier and did I mention it's free
Anyway I hope you found my rambling entertaining. Thank you for reading!

Summer Housing Market Opportunities
Tumblr media
Today I want to talk about Summer real estate market opportunities - not just for selling, but for your buyers too! This is a fantastic time to be out there in real estate. Summer is a perfect time for both buyers and sellers.
First, let's talk about buying opportunities. If you have buyers right now that have not been able to find what they want, I desperately want you to get back in the MLS and scour for all listings that have been on the market longer than ninety-days. Those 90+ day opportunities are there because sellers are tired of being on the market. Also, those sellers want to be able to enjoy a little bit of their summer! Imagine the stress relief when they get a bonafide offer.
I have been looking at closings. Go ahead, open up your MLS and look at sales. Then, look at sales of homes that have been on the market for over ninety days. You are going to see some pretty healthy price differences between the list price and the sale price of those two markets.
Take that buyers base that you have, call those buyers, and let them know that there are opportunities out there. They might have to look at a few, they might have to make a few offers, but you have this base of what used to be optimistic sellers who didn't sell in the spring and who are now looking to have it done!
The next opportunity is for sellers out there who have been sitting on the fence. Summer is a fabulous time, because what has happened is that we have now lost that surge of spring listings. Now a lot of that inventory is gone. So we are seeing that areas which have low inventory now, there is an opportunity for your sellers to get on the market and take advantage of that lack of inventory and maybe get some top dollar out of today's market.
It's time to communicate, connect, and inform. If your summer market feels quiet to you, then you have to create the noise and let people know what is possible in a summer market. Do your research, figure out your list-to-sale price ratios for different price points and different kinds of inventory and you will understand so much better what kinds of opportunities exist in your own local housing market.

what a smile to start the episode...
Tumblr media
cjh’s struggle with idol identity is something that’s been going on for a while, but every time it seems like he gets to a conclusion and then decides to keep going, but then still circles back with doubt. not sure if he’ll ever really be satisfied like this
the one thing about having so many strong vocals is at least the audio of this perf sounds super good and im proud of momo holding his own during his lines! so happy to see junrong and xzx and chenxu’s smiles when performing!
aw cjh freaking out bc he can brag to his mom that he got praised by zhl aw! i wonder if this will make him feel more comfortable in an idol space
awwwww this face when hyb says he did well as center
Tumblr media
ayy just the fact that theyre complimenting the kids’ dancing, like xzx and cjh and enyu, i feel like momo must be relieved and proud. kinda disappointed that youku didnt put more emphasis on how much momo helped them and all, but i guess i should be grateful they included some of that in the last ep
also lol idk if i like enyu with light hair but everyone saying hes handsome now? i agree the confidence does make him more handsome tho
me: oh thats nice that xzx has really improved and he’s worked hard
also me: EXCUSE ME YOUKU I REFUSE TO BELIEVE LIN MO LOST TO XZX WHAT DID YOU DO TO HIS VOTES
also way to give huang junrong zero attention yet again for his singing and stage presence which were both A+ in this stage.... hes literally not mentioned at all during the judging and he didnt even get camera time for his vocalizations during the performance, bc ofc they were focusing on xzx instead... you cant trick me into thinking xzx sang those notes?? thats obviously junrong’s voice???
tbh i think i liked “follow me” less than the last song even, maybe this style of music just doesnt appeal to me but it seemed monotonous lol also kinda surprised this stage minimally utilized zhan yu’s vocals but im happy to see csp singing and smiling and zixin too! oof kou cong has been through a lot for his age, hes so young but 7 years on his own and manages to maintain a silly, fun personality wow
L O L MOMO WATCHING LIKE A TIRED MOM
Tumblr media
hes just like “good luck son, i cant help you no more” LOL
HAHAHAHHAHAHAH THEY INCLUDED ZHAN YU DOING SOMETHING WEIRD AND EMBARRASSING YES THANK YOU WE NEED THIS IN OUR LIVES
Tumblr media
people need to know zhan yu is WEIRD and FUN bc i think people are really missing out on this key part of his appeal LOL
lol i love kou cong and i honestly think he deserves to win a lot of votes and im happy for him, but im also skeptical of youku that he actually won... maybe bc of xzx winning last round also was a surprise, i feel like something just feels weird. if anything, zlj, zy or csp couldve gotten more votes than him. wasnt zhan yu in like top 5 for the last stage? zlj i dont need to mention, but i felt like csp stood out a lot in this perf too
LOL i love qcyn friendshipppp csp being supportive of kou cong and feeling open enough to joke around with them :’)
Tumblr media
also side note, im just gonna question why they insist on giving zlj strange hairstyles...
lol them capitalizing yuehua friendship to promote sxl.......
akey’s rap was really good, i liked it! but also it doesnt seem like hes doing it live lol... and something seems off about his dancing. or maybe theyre all just not super in sync?
but on a separate note, am i the only one who feels like guo zhen’s voice is the only singing voice that doesnt sound forced in that high register?
hm i wonder if sxl’s injury also contributed to why their dancing looked off to me
also maybe im being overly skeptical but guo zhen winning also doesnt make a ton of sense to me either, so imma just make up a theory that youku is rigging people who they want to give those extra votes or extra attention to. it doesnt make sense to me that all 3 of the groups that went have had unconventional first place winners. unless the audience is just that weirdly skewed. but in this group, hwx and zuo ye have consistently done better than guo zhen... unless people agreed with me that guo zhen was the only one that didnt sound or look awkward during this perf LOL but we all know youku realllyyy wants guo zhen to debut and hes the least secure of youku’s picks to make it in, so im suspicious they did this to boost him a bit
wow jin fan looks really nice with that hair color, im surprised LOL
Tumblr media
also xikan seems really nervous :\
not surprised they still feature the kids they want to feature at the end, but ill move on lol i wonder if we’ll ever find out what the rest of them got certificates for

Final week of current stuff~
-
June 20
I woke up before 9AM... somehow. (Itching + heat probs didn’t help.)
I rambled a bit on Twitter about grapefruit, felt a bit risky/curious about eating just a quarter of one this morning. (Was a bit concerned about drug interactions.)
Did some sketches, chatted, did some dishes, and made today’s Hello Fresh meal. Zucchini pomodoro penne bake an enjoyable meal, even moreso thanks to it’s relative ease to make.
I spent a few hours after that- chatting, playing KH, and steaming some leftover zucchini grandma brought us.
(Okay it was late, but I really jumbled up my exercise itinerary today...)
First, Day 25 of the CSP. Level 3, max rest. Counts were fast and form wasn’t stellar... but I’ll accept it. That was nevertheless intense. Also, had a few moments of “but wait, what side am I holding for again?“
Second , Day 25 of the MC. 15′ meditation + OM Mantra. I decided to sit against my bed and let my arms rest in lap. It went alright... got interrupted  twice and had a few moments where I think I was dozing off a bit. I’ll call it done.
Third , today’s DD. 1′ tree pose with EC. Out of order, since I barely remembered to get this one done before calling it a day. Breezy and fun work.
Last , Day 25 of the VP. Level 3, no rest. Pretty fun and breezy. Hip flexors felt it a little, too.
I regretted my decision to break out my 2DS... got to bed way too late again.
-
June 21
I woke up a bit before 2PM.
I believe the first thing I did waking up was accompanying brother to get some Subway. After some YouTube, I got started with today’s exercise.
First, today’s DD. 30 side-to-side lunges with EC. Just about manageable.
Second, Day 26 of the VP. Level 3, 30″. Arms needed some recovery time to work with, but got it done.
(After watching Lord of War, Dinner for Shmucks, and chatting with a friend...)
Third, Day 26 of the CSP. Level 3, max rest. I debated heavily on rain checking it, since it was past midnight. But I did it anyways. Also doable, but I felt I had to try to be a bit more quiet.
Last, Day 26 of the MC. 1′ equal breathing + 15′ meditation. Got a little impatient at the very end. But I did have a few moments of enjoying some ujjayi-style breathing sounds.
I then repeated yesterday’s mistake of playing more 2DS games, despite sense telling me not too... oh well.
-
June 22
I woke up around 2PM.
Ate dinner, just some Chinese fast food. I spent a few hours watching some YouTube and reading some cool SaSi analysis posts before getting started on exercises.
First, today’s DD. 1′ hollow hold with EC. Still not particular fond of this one, but can still manage.
Second, Day 27 of the VP. Level 3, no rest. A bit of stretching stuff, overall quite breezy~
(After chatting and passing some more time to allow food to go down...)
Third, Day 27 of the CSP. Level 3, max rest. That was pretty intense, but it was a good call to stall a bit for more food digestion beforehand. Honestly, quads got a good deal of action with the core/abs. But, consider it done.
Last, Day 27 of the MC. Backup & Restore + 15′ meditation. One thing I always like about B&R is the rush of cool you get after getting out of the second child’s pose. Did doze off a lil during tonight’s session and it took a bit for my right quads to stop trembling from fatigue to stay relatively still. Eventually stopped but did crush my left foot a tiny bit awkwardly (was sitting cross-legged).
After YouTube and some gaming, I decided I would try to actually get to sleep in the green zone. Despite the impulse to play more games crossing my mind. Yay!
-
June 23
... I woke up just shy of 5AM. Had a restless night’s sleep. Got to be PROFOUNDLY itchy. I think ti was because of the heat. =_=
After some deliberation on twitter, I ordered some OTC antihistamines, did some dishes, confirmed an appointment, and followed up on our census response. I then took a nap.
Woke up again at around 3PM.
Tanked my ENTIRE day playing Gemcraft and regretted it.
Got to bed obscenely late again, too.
-
June 24
I woke up before 1PM.
After a bit of YouTube and a phone call from my case manager, I started to play catch-up with my exercise stuff.
First, yesterday’s DD. 2′ jumping Ts with EC. Took a false-start trying to find a sustainable pace. But I eventually I nailed an exact 1/sec pace, 120 reps. "Forbidden Fruit" turned out to be a good tempo to work alongside. (As well as in terms of run-time.) :,D
Second, today’s DD. 20 up/down planks with EC. I went at this as fast as I could so I could get through it. Did wear some long sleeves for it. Elbows still had to look forward to doing more tho. :P
Second, Day 28 of the VP. Level 3, no rest. The heat plus those 2 DDs made this harder than it otherwise would be. Notably, especially at the start - doing balanced leg raises was hard and had a few drop-downs (still a self-imposed challenge there.).
(After a bit of time recovering from that with a bit of rest and pickle juice for electrolytes...)
Third, Day 28 of the CSP. Level 3, max rest. Elbows were not the most happy about more up/downs... but I was able to manage. If barely in the last couple sets.
Second, Day 29 of the VP. Level 3, 30″ rest. Arms were a bit tired after that, and this was an arms day. So I started off with that rest period, did think to close it after a couple sets... but eh. Might as well go a bit easier on myself after everything...
(After a bit of debate on whether to do more doubling up...)
Third, Day 29 of the CSP. Level 2, max rest. Accrued fatigue made me feel like Level 3 wasn’t happening today. Neck strain was probs the worst part to contend with here...
(After some dishes...)
Last, Day 28 of the MC.15′ meditation. I did some slow breaths, counting upward for each inhale/exhale. Had a few brief moments losing count, but doing such does help to maintain a bit more deliberate focus.
After a bit of a headache setting things up, I streamed that chibi!Remus drawing. I wound up pulling an allnighter, by the time I finished it.
-
June 25
After posting that art and doing a bit of gaming, one of the first things I did was take a hot shower. Sleep dep made me feel my tired muscles more... taking a hot shower just now helped that for a bit.
I wound up staying up so I could get to the laundromat as planned and deal with clothes. Afterwards, spent time unpacking some deliveries, taking out the trash/recyclables, making dinner, feeding/watering dog, and putting away my laundry... honestly was too tired to be saddled with all that. But I did what I needed to do.
Very late, but one of the last things I spent energy on today was exercise.
First, today’s DD. 1′ climbers with EC. 130 reps were counted by the end. Given my food choices, I’m glad this was the only exercise on docket that could aggravate the stomach. And even then, it went without much issue.
Second, Day 30 of the Vitality Program. Level 3, no rest. Honestly, the only hard part here was probably the calf raises - given how sore my calves were getting (after those Jumping Ts and no sleep to recover from them). But this was just manageable.
Third, Day 30 of the Core Strength Program. Level 3, 30″ rest This was pretty breezy by this program’s standards. Was arguably too exhausted to mind how high I was targeting for the leg raises, but I won’t dock any points for it.
Last, Day 29 of the MC.15′ meditation + OM Mantra. Because tired, leaned against bed again. Did have a few moments of drifting focus from the mantra. But I did the best I could and appreciate the activity.
I went to bed in the green zone. Because my wall was hit.
-
June 26
I woke up proper around 1PM.
One of the first things I did today was make today’s HF dinner. Hoison-sesame roasted veggie bowls. I was thrilled that dad liked this one, given that he has stated not liking sweet potatoes / yams before. This def speaks to how much of a big deal is in HOW you cook stuff (than only just what's in it).
I then spent time doing dishes, before doing a little bit of exercise.
First, today’s DD. 40 raised leg circles. Just about manageable.
Last, Day 30 of the Meditation Challenge. 20′ meditation. Tried to focus on breathing, but I did have some trouble staying focused on it (was fidgety in thought and with my hands/arms)Observed left leg went to sleep and took a good minute or 2 to normalize sensation. Didn’t stop me from getting up and walking around, KNOWING after the first window where the sensation feels okay you get slammed with weakness/parasthesia. :,D
I then spent some time to clean the kitchen countertops and toilet. Did some logging and video editing before turning in. Pretty late, later than yesterday.
-
Summary of Experience:
I finished both my programs on time, in June 25.
The Vitality Program. was a good warm-up and mostly a breeze to get through! Easily managed Level 3 for the whole program. What I did note was how long I needed to rest between sets.
No rest for 25 days
30″ rest for 5 days (arm-centric days)
The Core Strength Program had a lot of days that kicked my ass a bit. But I’m happy with how far I could take it most of the time. I only needed to knock 2 days down to Level 2 (16 & 29) and did Level 3 for the rest. I also recorded the spread for how long I needed to rest between sets.
No rest for 3 days
30″ rest for 2 days
1′ rest for 5 days
1′30″ rest for 5 days
Max rest for 20 days
I finished the in Meditation Challenge June 26. This was a good thing to rerun, for many reasons. I did it all to silence. I occasionally experimented with different sitting positions (largely determined by how tired I was). Focused on breath most of the time, counting them a couple times.

What do you need to start doing digital art?
The ultimate comprehensive guide for the absolute beginners.
Now, you’ve probably decided to venture into digital art, or digital painting to be more precise but you are a little unsure what you need to get a good start without making too many mistakes.
I am a digital artist myself, so this guide will be very practical and based on my experience and also many other artists, not just some guide you find on a tech blog. And also, this guides assumes that you want to be serious in digital art, not some casual hobby.
Now without further ado, let’s dive in to the important parts shall we?
EQUIPMENT
1. A laptop
When looking for one do take note that it should have
About 8gb ram or more
Minimum of 1gb dedicated ram on graphics card, preferably 2gb.
Screen size about 14-15 inch is good.
You might be thinking why not a tablet? Most tablets do not have the computing power to handle large files, which you will do, when doing nice digital illustrations. The screens are too small, forcing you to zoom in and out often, disrupting workflow. And keyboard shortcuts saves a lot of time.
Of course if you don’t mind, a desktop or workstation with large monitors of even Cintiq (tablet monitor) will be the best ideal solution. But that will add up to quite a lot of budget. And a desktop is not portable. Laptop nowadays have enough power to do some heavy digital art. The ram are what is important to work with digital art in a reliable speed, if you get anything less than that, then you might encounter some major annoyances in speed when your file size starts to get big. Besides, those specs are readily available and will last you for quite some time without needing to upgrade.
2. A graphics tablet
There’s not much brand available in the market of tablets, the most popular on is of course Wacom. But there is also various chinese/taiwan brand available in the market.
My recommendation is: Wacom Intuos
Preferably A4 size. Unsurprisingly, wacom is also the most expensive brand there is. If budget is a little tight, you can get wacom bamboo that is cheaper, with less sensitivity pressure, but you probably won’t notice it anyway. If you get smaller than A4, your wrist might get sore/tired easily after prolong hours of painting.
The other brand are actually really usable too, but they require batteries on their pen, and I hate having to forget replacing them and having them dying on crucial moments. Of course, they are much cheaper than wacom, so there’s that.
In my experience, a wacom intuos is very durable, and will last you a very long time. I am using an old version that is wacom intuos 3 A4 size. It has dropped on the side before, thereby having a crack, but the tablet is still functioning fine, and I haven’t replaced a nib for ever. So I think in the long run, it is a very good investment. Get a good tablet, and if you take care of it, it will probably last you many many years.
SOFTWARE
Now there are several popular brands in the market, and from time to time, I always found people asking which software they should use and buy. While different software cater to different needs, not all software are made equal.
The software that you often hear are probably:
Photoshop (PS)
Sai
Clip Studio Paint (CSP)
Corel Painter
Procreate and Medibang etc
You can read my detailed review of PS and Painter here.
But let me throw a short gist here: You want to get serious and go far in digital painting, so you want a software that is robust, reliable and provide powerful tools for professional work.
In the end, only 3 remain: CSP , PS, and Painter.
I won’t delve in to the rest, but simply, they don’t have enough professional features to carry you far.
Now don’t get me wrong, anyone can create great art with whatever tools, hell some can even paint with MS Paint and Mouse. But the appropriate and powerful tool can carry your skills far than MS Paint and mouse will ever do.
This is not a debate about good art, it’s a guide on the most useful tool for the job. So let’s move on, and I’ll give you a brief description on what each software does.
Corel Painter:
If you want to emulate traditional media look and artistic brushes, Painter is easily the king. Here is what painter can do (all my art):
Tumblr media
That oil painting look can be achieved in Painter easily, and it has much more tools like Palette Knife, Watercolors and Pen etc.
Plus Painter can also create some very sleek line work like this:
Tumblr media
Painter has a “paint on a path” feature, that allows any kind of brush to produce very sleek line work.
So, line art and Traditional look: Use Painter
Though I have to warn you, the brush control panel is extremely robust and can seem quite daunting at first. And Painter has many annoying quirks and glitches that can be annoying, which you can find out in detail in my review.
Photoshop
In summary Photoshop is king, you can read a detailed review here.
If you are looking to create art like this:
Tumblr media
Or this (and also top banner art):
Tumblr media
Then PS is the answer. It has all the tools you need to do from A to Z.
Concept art, speed painting, character design: use PS
If you want to do line art though, PS is quite bad at line stabilization, it will look like this at best:
Tumblr media
As you can see it’s not bad, but it can’t produce that sleek and cleanliness that Painter can. While Painter can do it in one stroke, PS needs to do it with multiple stroke and eraser. So if the lines are only used for sketching like me, then PS is fine, otherwise it’s not.
Clip Studio Paint
I haven’t dabbled very long in CSP to produce a complete art with it. But CSP is very geared towards those who wanted to create manga in it’s purest form.
It has multiple options to create Manga panels, it also have plenty of options for those half-tone shadings. The brushes provided within are also catered to making manga. While CSP can also be used to make paintings, it doesn’t have features as robust as Painter or PS. CSP also has good line stabilization. There’s one thing it stands out though. CSP is cheap. So in summary:
If you want to make comic/manga: Use Clip Studio Paint.
CONCLUSION
“In summary, get a decent laptop, an A4 intuos tablet, and Photoshop to get started. If budget is an issue, save on software first. PS uses subscription for $20 a month, CSP standard version is only $50 (cheap!).”
Now that you have everything ready, let’s get started on learning how to create digital art..... on another tutorial! If you found this helpful, please reblog, thanks!

4 Letters to Revolutionize Your Listing Lead Gen Strategy
Tumblr media
Tired of tech and want an easy-to-execute listing lead strategy? If you think it sounds too good to be true, it's not.
I developed my Letters for Listings series more than two decades ago. Although the series has been updated, the mechanics are as basic as they were more than 20 years ago, and perhaps even more effective!
More effective? How can that be?
More than 20 years ago, Zillow didn't exist. Redfin didn't exist. Even Facebook was still just a glimmer in Mark Zuckerberg's eye. Online lead generation was in its infancy. The best ways to generate leads at the time included mailing, calling, open houses, and some agents even resorted to door knocking (not for me - but that is a whole different Zebra Report). Fast forward to today and most agents are looking to technology to generate leads. That is GREAT news for those agents who prefer to generate leads using some of the older tried-and-true methods - like sending letters.
According to the United States Postal Service, the average American household received 454 pieces of marketing mail per year - or about 1.5 pieces per day excluding Sundays. It doesn't take much to be noticed these days and with much of your competition focusing on online marketing methods, the mailbox can become your most lucrative lead generation platform!
The Letters for Listings plan is super-simple, but it does work best if you have a listing. If you don't have a listing, you can modify this plan as allowed by your local MLs and real estate standards of practice. Here's how it works.
Determine Your Target
Depending on the neighborhood, select around 50-100 homes to send the letter to. These are folks who will see your listing and for whom the selling of the listing will most likely impact their home value.
Send a Listing Letter
Have this letter prepared ahead of time, ready for when your listing goes live. Then drop the prepared mailing in the mailbox immediately. The contents simply:
Introduce you as the listing agent.
Let the target neighbors know that you have listed the property and they can expect increased traffic.
Indicate if the neighbor is concerned about this traffic, perhaps due to small children or pets, that you would be happy to put a slow down or caution sign in their yard (THIS IS KEY!).
Invite them to a neighbors-only open house that might be an hour or so before your scheduled open house.
Indicate you will let the neighbors know when the house pends and sells.
When agents send out this first letter, it is amazing how many neighbors stop by that open house. Rarely do I hear of agents needing to supply a slow down or caution sign, but neighbors are impressed by the tone of the first letter. Why? This letter is about service, not sales. Those neighbors are potential sellers and this is step one in cultivating that relationship.
Here is a link for the slow down signs which you should have on hand if you are sending these letters.
Send a Pending Letter
Once the property pends, send the pending letter. The contents are as follows:
Indicate the home is now under contract and traffic should slow down.
In the event the final price is not to be shared until after closing, let them know that you will be sending that information as soon as the property closes.
If it sold quickly, indicate the days on market so there is a sense of urgency.
Send a Sold Letter
When the property closes, send the sold letter. The contents should indicate:
The property is now closed. The sellers will be moving out and the new buyers will take possession (or whatever the parameters are that you are allowed to share).
The final sales price.
Anything notable about the sale - low days on market, sold above list price, multiple offers, etc.
You can also include some neighborhood statistics here if that is relevant.
Indicate that you are happy to be of service if there are any questions. If you have a local neighborhood market report or something like that, this would be an appropriate time to offer it.
That's it! No hard sale. This is all about you being of service to the neighborhood.
Now enter - the Other Buyers Missed Out letter. This can be sent a week or two after the property closes and should only be sent in the event the property you had listed went for multiple offers.
The "Other Buyers Missed Out" Letter
There can only be one winning buyer on a property. But when there are multiple offers, other buyers have raised their hands and indicated they wanted to buy in that neighborhood, at that price point. This could be a GREAT opportunity for someone who had been thinking of selling. You don't necessarily have a buyer, but you do have the contact information for all those agents who brought their buyers to buy your listing. If the recipient is thinking of selling or just getting additional information, they should reach out.
Frequently Asked Questions
How do I determine the area and get the addresses?
Each neighborhood will be a little different. In some cases, you might choose specific streets to target who might drive by your listing. In other neighborhoods, an entire section of houses may be suitable. In more-rural areas, you may only have a dozen or so homes that fit the bill. Once you determine what is most appropriate for your area, you can work with a direct mail company to get the addresses or perhaps a title or escrow company, or even a lender.
Are we talking letterhead and envelopes?
Yes! Letterhead and envelopes. Branded letterhead and envelopes if possible.
Can I just address them all as "Dear Homeowner" or do I need to get more-specific than that?
If possible, I suggest a mail merge that includes names and addresses. As I was researching for this article, I read time and time again that people like getting personalized mail. Doing a mail merge is certainly not as easy as having 100 of the same thing copied, but the bang for the buck is unparalleled.
This market is moving so fast, I don't have time to send a letter, let alone schedule an open house!
I am here to tell you that some of my clients are making a lot of money following this formula. If you list and send the letters Monday, that should be enough time for a Saturday open house and offer review on Sunday or Monday. I suggest you look at what is common timing in your market and adjust your listing schedule to allow time for the letter and the open house. Plus, that gives more buyers more time to see the property. Of course, this is up to the seller, but I encourage you to remove the barriers to getting this done and add this simple letter series to your listing to do checklist.
Look, you can make excuses or you can make it happen. I prefer to make things happen.
Denise, can I get YOUR letters?
You can! There are two ways that you can get your hands on these letters:
OPTION ONE: These letters are available to all Club Zebra members. Learn about Club Zebra and join for free before July 15th. Once you are a member you can get your letters here.
OPTION TWO: Come to my Search for Sellers and Find Success class!
Tumblr media
This July 21st I am going to be doing a deep dive on lead generation specifically for listings live in Lynnwood, WA. All attendees will receive these four Letters for Listings. In fact, if you become a Club Zebra member first, you will also get a $50 discount when you register for this class!

Week 1 of new stuff! Late to post... but whatever...
-
May 23
I woke up after 1PM, today.
One of the first things I did today was make today’s Hello Fresh meal. Zucchini & sun-dried tomato panini. This was also very enjoyable! It reminded me of the times I went to Starbucks for internet access and it was one of my regulars. I love fresh basil and everyone liked it well enough.
I then did some dishes, shopped, and chatted a bit before doing today’s exercise.
First, today’s DD. 2′ bicep flex hold with EC(?). It was either 1′ or 2′, given some typos on the post this time. Decided to shoot for 2′, to be safe. This was pretty intense, and I wound up tensing my trapezii and my left lat... for some reason. But tried to refocus and steady my breath to avoid pulling stuff.
Second, Day 1 of the Vitality Program. Level 3, no rest. Surprisingly tuckered out my hip flexors in this one! I tried to challenge myself a bit to try to do the balancing variation as much as I could (a few times falling out, mostly due to fatigue.)
Last, Day 1 of the Core Strength Program. Level 3, 1′30″ rest. That kicked my butt a bit! And it roughed up my elbows too. Thankfully was wearing long sleeves. Remains to be seen whether I’ll continue hitting Level 3, but I will do my best!
Intended to restart the meditation, but that fell by wayside for the night. Spent most of the rest of my time chatting about movies before gaming and getting to bed late. :P

May 24
I woke up after 1PM again, today.
After binging OpenAI music, chatting and starting watching a movie with a friend... I did some exercise during the start of the movie (Monkeybone).
First, today’s DD. 40 dead bugs with EC. Took me a moment to dust off the muscle memory - but I found my groove sure enough.
Second, Day 2 of the VP. Level 3, no rest. A whole lotta arm work. Mildly taxing but still pretty breezy.
(After the movie..)
Third, Day 2 of the CSP. Level 3, 1′30″ rest. Form mighta been a bit sloppy - but good enough for me. Because man, that was intense.
Last, Day 1 of another rerun of the Meditation Challenge. 5′ of meditation. Sat there and focused on my breathing... man. I forgot how nice it can be to just meditate.... a great time as any to get this going in earnest...
I then watched Scoob! as the second movie in tonight’s double feature. And found  it delightfully charming.
I got to bed late again, but earlier than yesterday.

May 25
I woke up after 2PM, today... bleh.
Watched a bit of YouTube, took a shower, and spent a few hours at grandma’s for Memorial Day with few other family members. Food was tasty and I got a bit overfull. But it was reasonably smooth an experience (honestly, helping with food-making does make one feel less tense in that environment...)
After we got home, spent some time chatting and browsing, while I waited on ffod to digest. So I wound up exercising a bit later than ideal.
First, today’s DD. 2′ bouncing with EC. I counted 252 bounces. As expected, this did make me find a bit of joy, by the end.. I love this exercise! =w=
Second, Day 3 of the VP. Level 3, no rest. This was pretty breezy... but I may’ve rushed through it a bit more than optimal. A lot of it was stretching/flexibility work, so slower would be better. Hopefully, I’ll keep that in mind for next time.
Third, Day 3 of the CSP. Level 3, no rest. Hip flexors did feel that load - but I could manage with minimal rest, today. I did think to doing the twists more slowly, but given the time, I just wanted to knock this one out.
Last, Day 2 of the MC. 1′ equal breathing + 5′ meditation. The equal breathing portion felt a bit rushed  with my eyes closed today. So I may opt to do them how did them in past, with visual cue, going forwards. I was also a bit more fidgety today, probably from all the coffee I had today. I still appreciate my effort.
Didn’t get to bed on time again, but I did get to bed a bit earlier than yesterday. *Shrugs.*

May 26
I woke up a bit after noon, today.
During/after a bit of YouTube and gaming, I got my exercise in fairly early.
First, today’s DD. 40 sitting twists with EC. Pretty breezy work - but then I decided to do it quickly again.
Second, Day 4 of the VP. Level 3, no rest. The balance work was enjoyable and breezy. Arms got mildly tired by end of it, but far from unmanageable!
Third, Day 4 of the CSP. Level 3, 1′30″ rest. That was pretty intense, but I was able to keep plank through each set.
(After a break to eat and whatnot...)
Last, Day 3 of the MC. Backup & Restore Workout plus 5′ meditation. Did the WO with EC by doing 10 slow ct holds. I still enjoy this sequence quite a bit! Meditation wen well enough too.
I then made some dinner, chatted a little bit, and then got back to work.
I got to bed late again... but earlier than yesterday. :P

May 27
I got up around noon today.
One of the first things I did was some at touching up and talking with client about current project. Huzzah, I’ll be so happy to finish it.
Then, I went into today’s exercise.
First, today’s DD. 2′ chest expansions with EC. I counted 168 reps by the time was up. Pretty breezy work.
Second, Day 5 of the VP. Level 3, no rest. Pretty breezy stretching/flexibility-oriented sequence again.
Third, Day 5 of the CSP. Level 3, 1′30″ rest. Ooof. I liked the heel taps, the knee-in/twists... not so much. But I felt it and appreciate the benefits.
Last, Day 4 of the MC. 5′ meditation. Pretty calming despite some mild heartburn.
Made dinner, did a little bit of chatting and mostly spent rest of day on art.
I got to bed over an hours earlier than yesterday, but still in the red.

May 28
I woke up before 1 PM.
Did a little touching on art before getting in today’s exercise.
First, today’s DD. 2′ chest expansions with EC.... accidentally erased the number I recorded on my dry erase board. But I’m pretty sure I approached 2/sec. Breezy work.
Second, Day 6 of the VP. Level 3, no rest. Stretching stuff mostly - I think I  endeavored to go at this suitably slowly this time. Very manageable.
Third, Day 6 of the CSP. Level 3, 1′30″ rest. This was pretty intense. Those knee-ins and twists are always pretty deceptive.
Last, Day 5 of the MC. 5′ meditation. Noted that it was a calming session.
Spent rest of day watching the Austin Powers trilogy with friend.
.I got to bed earlier than yesterday, but still pretty late.
-
May 29
I woke up after 11AM.
Most of my day was spent working on my current art project - doing finishing touches on it. Also watched YouTube.
Did my exercise related stuff well past midnight... oops.
First, today’s DD.40 raised leg circles with EC. Only prob really was in how late I was in doing this. :P
Last, Day 6 of the MC. 1′ equal breathing + 5′ meditation. Pretty straightforward, but certainly was a bit fidgety.
Not much else to really say other than I got to bed entirely way too damn late again. :P
