No pain, no gain.
I had two new air conditioners installed this morning, one in the dining room, one in my bedroom. (I really need to replace all of the units, but those rooms face the causeway between this building and the next and are difficult to ventilate, so they were top priority. Now I have to get used to having working A/C again.)
All went well until after the workmen left, when I discovered that, in both rooms, they raised the Venetian blinds as far as they'll go, which means that the blinds are now jammed. I'll need to get help from the building staff to lower them. The building office is closed for vacation until Tuesday, however, so I can get something repaired only by calling the management company's emergency line — which doesn't consider this an emergency, as it turns out.
What this means is that I have no privacy in those two rooms until this is solved. Admittedly, the people on the other side of the causeway are quite good about keeping their blinds drawn, but it's still a potential issue, particularly inasmuch as . . .
. . . at present I'm unable to use the toilet in the room adjoining my bedroom (the handle needs to be either reattached or replaced): in order to relieve myself in the middle of the night I have to use the back bathroom and, you guessed it, I have to walk past both of those bare windows to get there. (And I sleep naked in summer.)
It just doesn't seem right that solving each and every problem creates a new one.

[ad_1] Inigo and Diego Ardid sat at a convention desk, checked out an aerial picture of their Ivy and Mint towers in Brickell and mirrored on the darkish days of the Nice Recession. By the point Lehman Brothers went bankrupt in 2008, Key Worldwide, the Ardids' household agency, had offered about half of the 504 condos on the accomplished Ivy and had not completed the inside buildout of the adjoining 530-unit Mint in Brickell. Lending got here to a halt, property values plumbed, and consumers opted out of contracts. “It was an entire collapse of the system,” Inigo stated. “No one wished to shut at that time. Consumers had been like, 'The items are price lower than what I might lose if I simply stroll away from my deposit.' “It was like catching a falling knife.” Key completed Mint and offered out each towers after traders led by Starwood Capital Group purchased the mortgage e book that included the initiatives' debt. “They began to wish to work out the problems with the debtors that had carried out an excellent job,” Inigo stated. “We had constructed the buildings on time, on schedule, on finances.” The initiatives marked Key's debut into large-scale condominium improvement. The technique was textbook Ardid: Seize on a scorching market with sufficient warning to trip out a doable storm. Now the household is poised to make the same play, this time with plans for a 51-story, 750,000-square-foot workplace tower in Brickell. South Florida's workplace market was supercharged from an inflow of companies beginning in late 2020 because of the state's early pandemic reopening and business-friendly local weather. However extra not too long ago, the world has felt a sting from distant work, a rise in sublease availability and a slowdown of lease signings from out-of-state companies. In opposition to this backdrop, Key's undertaking, referred to as 848 Brickell, would face competitors. Three different workplace towers are within the works close by, together with a supertall by Steve Ross' Associated Firms and Swire Properties, and billionaire hedge funder Ken Griffin's Citadel headquarters. 848 Brickell is a undertaking that will propel the agency into the stratosphere of actual property, now crowded by a who's who of builders betting on Brickell. But questions loom over its viability. Tinheritor father's sons Patriarch Jose Ardid did not groom his sons for actual property. However he did elevate them to be go-getters. “You could not be a sofa potato,” Inigo, 47, stated. “Sports activities, being energetic in one thing, being a part of one thing,” Diego, 44, added. “Should you went out on a Friday night time, on Saturday morning there wasn't sleeping in till 2 pm That did not exist.” Jose, now 75, went into actual property in his native Spain, however left the nation within the Seventies due to political and financial uncertainty. He additionally wished to comply with by on his imaginative and prescient for a US enterprise enlargement. In South Florida, Jose constructed up Key with small, risk-averse investments, utilizing largely his personal fairness and backing from household and mates. In 1980, he purchased a low-income condo complicated on Miami Seaside's Venetian Causeway and transformed it to a luxurious 120-unit gated group. A few years later, Jose constructed an eight-story workplace constructing in South Miami, and in Brickell, he purchased a five-story bayfront condo constructing and transformed it right into a 12-unit condominium. Over time he developed a thriving hospitality area of interest throughout Florida and Spain. “Should you did not know Inigo got here from a household enterprise, you'll assume that he wants the subsequent deal to outlive.” Arnaud Karsenti, thirteenth Flooring Investments Inigo and Diego discovered their option to Key Worldwide within the early 2000s. Simply because the agency was ending the 224-room Marriott Stanton South Seaside, Inigo was making an attempt to determine his profession path.
At Jose's suggestion, he put out feelers for Miami Seaside investments and located the event web site for Key's Monte Carlo lodge on Collins Avenue and sixty fifth Road. Diego's first large deal was the 2005 buy and financing of the Eden Roc Miami Seaside lodge. After that, the brothers had been hooked. “While you get an enormous job, it sucks you into the corporate,” Inigo stated. “It is your suggestion, your duty, you're the one which raised the capital, you're the one which presents to the banks, and at that time… you might be tied in,” added Diego. By 2006, Miami was within the midst of a condominium growth. Development cranes dotted the skyline, lending and gross sales flowed, and the brothers received in on the motion. “While you get [pre]you exit, you might be like, 'Wow, I simply offered 500 items.'” Diego stated. “Now we will play in these leagues. We already knew hospitality, and my brother stated, 'If I do know hospitality, why do not we simply do the identical factor on the residential facet?'” Whereas they did survive the bust, the Ardids didn't emerge unscathed. In 2009, they handed again a 1.4-acre lot adjoining to the Ivy and Mint to Ocean Financial institution, which had filed a foreclosures over an $18.5 million land mortgage. ST Residential, the Starwood-led funding group that purchased Ivy and Mint development lender Corus Financial institution's mortgage e book, offered the final debt tranche Key wanted to complete Mint. As a result of ST purchased the loans at a 40 % low cost, it wasn't a problem that some unit closings got here in at lower than pre-recession expectations. “There was a sure quantity we needed to hit for the traders to be completely happy, however that definitely was not par to what it was earlier than the crash,” stated Victor Ballestas, regional director of ST on the time. From then on, Key, which handles its residential gross sales in-house, went large on condos. It accomplished the 98-unit Eden Home in Miami Seaside in 2013, 230-unit 400 Sunny Isles in Sunny Isles Seaside in 2015, Bay Harbor Islands' 38-unit Sereno and Miami's 387-unit 1010 Brickell in 2017 and the pair of Harbor towers with 425 items in North Miami Seaside in 2018. In all, the agency's portfolio holds 10 million sq. toes of condominium and condo actual property throughout over 6,000 items, together with $2 billion of hospitality belongings below administration throughout greater than 3,000 lodge keys, plus business investments. In Florida, Key developed the AC Resort by Marriott Fort Lauderdale Seaside and in Spain, an Solely You lodge in Malaga. The agency not too long ago expanded to Lisbon, Portugal, the place it's renovating a historic palace right into a 116-key Six Senses lodge. Inigo and Diego formally took the lead within the agency's day-to-day operations someday in 2005 or 2006, though Jose stays closely concerned. In recent times, nonetheless, the brothers have turn out to be the highest brass, whereas their father has stayed out of the image — actually. TurnKey Since 2022, the household's media representatives have requested The Actual Deal to exclude Jose's headshot from tales about Key's initiatives, saying he has taken a again seat to his sons. Jose was additionally not current when TRD met along with his sons on the agency's Brickell headquarters. Inigo and Diego say Jose, who at the moment splits his time between South Florida and Spain, weighs in on main strategic selections and comes into the workplace a few instances every week when he is on the town. “Each new acquisition we talk about [with Jose]“Diego stated. “Or in the course of the architect choice and once we are discovering initiatives. … Or any sale of an asset.” “Yesterday, we mentioned the workplace tower [848 Brickell] with him as a result of he was within the workplace all day, and two new acquisitions,” Inigo added. Over the previous 15 years, as Key's portfolio grew and the agency turned extra capitalized, it additionally expanded its partnership pool.
Final yr, it accomplished the 32-unit Boca Seaside Residences condominium in Boca Raton, which had a sellout of $156 million. Miami-based Integra Investments and West Palm Seaside-based Wexford Actual Property Traders partnered with Key on the undertaking. And in partnership with Associated Firms and Wexford, Key scooped up the West Palm Seaside workplace buildings at 400 and 450 South Australian Avenue for $35 million in 2022. The agency steadily works with Wexford and Arnaud Karsenti's Coconut Grove-based thirteenth Flooring Investments, together with on most of Key's condominium initiatives. “Now we will play in these leagues. We already knew hospitality, and my brother stated, 'If I do know hospitality, why do not we simply do the identical factor on the residential facet?'”Diego Ardid, Key Worldwide The Ardids' actual property companions use a wide range of accolades to explain them — “quintessential European well-rounded [family],” “stylish,” “heat and pleasant” and “humble” — however some additionally referred to as out Inigo's “intense” nature in the case of actual property. “Should you did not know Inigo got here from a household enterprise, you'll assume that he wants the subsequent deal to outlive,” stated Karsenti, who first met Inigo in 2011 when each had been competing for a distressed be aware on a Miami Seaside constructing. The 2 opted to accomplice and redeveloped the positioning into Eden Home. Inigo “is simply hungrier and has extra grit than just about anybody I do know within the enterprise. For him, it is like a favourite sport.” Not each partnership has labored out. In 2012, a administration settlement between Eden Roc house owners Key and a Mexican investor with the then-hotel operator returned into an unpleasant dispute. Eden Roc's house owners accused Marriott Worldwide and its Renaissance Lodges, which had an settlement to function the lodge no less than by 2030, of operating the property like a “poor stepchild” of the model, in accordance with courtroom filings. The house owners invested $240 million to renovate the lodge and construct a spa and an adjoining 282-key lodge, however income fell removed from the professional forma Marriott had introduced. Marriott countered in its swimsuit that it contributed $2 million for development and gave the house owners reprieves on charges that had been as a result of Renaissance. The house owners terminated Renaissance's settlement in 2012, however the model refused to step down as supervisor. Court docket data make clear what adopted: Marriott claimed that Jose and Diego led a administration takeover staff to the lodge in 2012 with about “50-60 uniform safety officers” that attempted to entry proprietary Renaissance data. Eden Roc's house owners countered that in their takeover try, Renaissance referred to as the police and safety from a close-by Marriott-managed lodge, with Jose and Diego being “bodily assaulted” within the debacle. The fits had been settled in 2016, with Eden Roc's house owners agreeing to a $10 million cost and three franchise agreements for accommodations in Mexico, in addition to one other $11 million 5 years later, which may very well be offset by extra franchise agreements. Key has been diving from the Eden Roc and is now a minority proprietor. “Go” Amid the latest Brickell workplace growthhigh-end workplace towers scored leases at a brand new report of effectively over $100 per sq. footwith now offers pushing nearer to $200 a foot. The Ardids took be aware and final yr proposed 848 Brickell. This is what they've going of their favor: They'll watch for a drop in elevated rates of interest as a result of they personal the positioning. (848 Brickell was one among Jose's early investments, with the prevailing 13-story constructing being Key's headquarters.) Chicago-based Sterling Bay is partnering on the undertaking after the agency and Griffin minimize ties on his Brickell tower. Secret is focusing on 40
% to 50 % preleasing earlier than it seeks financing, and will use a capital stack construction that will permit for rate of interest swaps. Critics say it might nonetheless be robust. Greater than 2.7 million sq. toes of workplace area is deliberate for Brickell. “That is loads of area,” stated Robert Orban, a Cresa workplace dealer. “I do not see instant demand for 1.5 million to 2 million sq. toes of workplace area coming to fruition inside a yr or two years of completion of those initiatives. “They may very well be taking a look at a lease-up that might go 4 to 5 years after completion.” Though the Ardids solely want a few 100,000-square-foot preleases, the pipeline of those large-block tenants has slowed, and Miami usually “has by no means been an enormous pre-leasing city,” Orban stated. “It has been extra of a 'construct it and they'll come.'” The Ardids are assured of their plan, saying they're getting calls from potential tenants, each new to the market and native. “As a result of there are so few places of work constructed, the most important tenants are damaged up. A few of these tenants have 30,000 sq. toes there, 40,000 sq. toes there,” Diego stated. “These individuals are consolidating. …We're getting these calls.” Their cautious but assured strategy is rooted within the enterprise values Jose instilled in them. “I believe our father is an enormous go individual,” Inigo stated. “And in addition, do not overdo it. Be sure to do not go stupidly and you'll't even maintain it on the primary bump on the highway.” [ad_2] Supply hyperlink

The rear wheels locked as Bonnie braked, spitting grey smoke from the wheel wells as the flow of traffic through the intersection went completely berserk. More amateur drivers, bug-eyed and petrified, did nothing to get out of their way.
She stomped on the gas and straightened the shift one-two-three. When Bonnie opened his eyes they were through the intersection and doing eighty on the Venetian Causeway.
Bonnie's eyes fixed on flashing warning lights ahead, "What's that?"
