Hello all, my name is Maddy, welcome to my blog!
I am based in Eden Mills, just outside of Guelph, Ontario. I have always been what my mom calls a ‘nature girl’. As a child, I would bring any animals I happened to catch in the house asking if I could keep them as pets, quickly learning that wild animals were meant to live outside.  Although I have always had a love for nature and the outdoors, as I’ve grown up I’ve been able to learn more about specific species as well as being able to pass on important lessons regarding respect for nature to a younger generation. For example, taking the kids I babysit out on walks through our local trail, I am able to show them different animals and teach them viewing these animals from a respectable distance as well as leaving the path the way it was when we arrived. I was taught by my parents and babysitters from my community and now I get to share with the children I care for as they grow up in our wonderful little village. 
Where I live, nature is abundant, I am very lucky to live in a place not only full of nature but full of people who respect nature. Although I always felt like everyone in our village respected nature it became very clear to me just how much a few years back. There was a large property going for sale in Eden Mills that used to be a camp (a camp that I once worked at with many others my age from the area). There was talk of it being bought and developed. In true Eden Mills fashion, 7 members of the community got together and purchased the property to prevent this from happening. They ended up severing the land and donating a section of it that is filled with trails to RARE preventing it from ever being developed. They sold the other four severed lots to families for family homes to be built. I get to be surrounded by a beautiful village full of flora and fauna every day whether it is simply walking the dog or admiring the animals in my yard through the window and part of the reason I can do that is thanks to those people. I am forever grateful that this group of people took action and helped preserve our little piece of heaven that is Eden Mills. It's these people that I am surrounded by that have given me a sense of place.

Business Operation Plan
Mindful Wearable Art uses textile waste from clothing manufacturing as raw material to create useful products, that makes it a textile diversion/ waste management business. MWA focuses on reducing green house gas emissions, and Art by producing eco-friendly products from fabric waste that would otherwise end up in landfills. To achieve this aim certain equipment and materials are required to take the raw material through all the creative and production processes to the final product stage, and ready for sale.
Equipment and Materials
Equipment required are sewing machine, workspace with a large table, a pressing iron and board; sewing accessories such as tape measure, set of rulers, set of sewing scissors, thimble, and hand sewing needles. The materials needed are textile waste (raw material), lightest weight fusible interfacing, machine sewing threads, hand embroidery threads, labels, tags, and plain sustainable t-shirt.
Sourcing
Fortunately, I am a dressmaker with a functional workshop, so I do not have to worry about investing money into equipment. All the textile waste will be sourced from my workshop; sustainable t-shirt from Wordans.ca (wholesale t-shirts); Labels and tags from Cotton Trends; all sewing materials (threads, fusible interfacing) from Len’s Mill Store, Guelph.
Procedure
I am a sole proprietor and work alone so every procedure will be executed by me alone in my workshop.
Textile waste is sorted, washed and ironed. Pieces are machine stitched together to create the desired artwork. More stiches can be added by had embroidery if desired. Fusible interfacing is ironed on the back to make it steady, and then mounted on the t-shirt by using decorative machine stitches. Once the product is finished, it is labelled, tagged and packaged.
Plans
Initially, I wanted to have an online t-shirt shop but as the course unfolds, I have realized that I need to do more work on my product before it is online ready. With the 50 dollar and the time available, it is best to create t-shirts within the budget and sell them to my already existing customers who have shown interest, for cash only. I have plans to join the Guelph creative Arts Association, where I can launch my business, and try and get my products to be carried in certain gift shops, and platforms like Etsy.

COVID-19 and Guelph’s real estate market. Where do buyers and sellers stand?

Within two weeks, the world has changed dramatically. We’re now in the face of massive closures and shutdowns, cancelled sports seasons, stock market declines and fistfights in the aisles of Costco over toilet paper. COVID-19, or the Coronavirus, has impacted everyone internationally in one way or another. But does the trickle-down of this global virus eventually impact the Guelph housing market?
Yes, it does.
But exactly how, is anyone’s guess.
There are several scenarios that could play out in the Guelph real estate market in the coming weeks and months. With Coronavirus panic and uncertainty in the market, both buyers and sellers need to wade through facts and figures to determine whether now is a good time to buy or sell.
In March alone, the Big Five banks have made a 1 per cent cut in the prime rate, which is the key benchmark that underpins variable-rate mortgages and lines of credit. The Office of the Superintendent of Financial Institutions, the federal banking regulator, also had plans to recalculate and reduce the qualifying rate on mortgages but has now put this plan on hold.
It could get more aggressive in the market
There’s no question that the Southern Ontario real estate market is in short supply of homes for sale. The Toronto Real Estate Board (TREB) reports that the average price of a home has increased by almost 17 per cent or $130,000 in February alone.
In January, 60 per cent of homes sold at or above the listing price in Guelph. In February, that number increased to 63 per cent. As of March 13, 68 per cent have sold at or above the list price this month.
It’s equally hot in Guelph.
Sellers are taking the record-high sales prices from the GTA and putting their money to work in Guelph where real estate is relatively cheaper. At the same time, there are fewer sellers putting their homes on the market in Guelph for a variety of reasons.
But what if those sellers decide it’s not urgent to sell and decide to wait until the Coronavirus is behind us? Fewer homes on the market with the same number of buyers could cause an even worse housing frenzy.
Local realtors, Beth and Ryan Waller predict that the higher-end home segment in Guelph of $750,000-plus will gain market share from the other segments. In February alone, this segment represented 17 per cent of home sales versus 11 per cent in February 2019. Homebuyers in this segment that are considering selling this year may want to do so during the spring rush.

An alternative scenario could be that sellers believe we are in for a recession and race to get their houses on the market in anticipation of falling prices. After all, the Guelph market has had quite a run and it’s always good to sell at the high.
At the same time, buyers may be deciding that going out in public for open houses and viewings could expose them to the Coronavirus and may decide to put their home search on hold for a few weeks. If there ends up being an increased supply and less demand, prices will rapidly decline and the competitiveness of today’s market will take a breather making it easier for buyers to get into their dream home.

Or it may be business as usual
It’s quite likely that we’ll see a combination of both of these scenarios as we move into the spring market - the traditional strong period for buying and selling homes. There will be increased sellers and continued demand from out of town and local buyers. And as a result, the market will probably tread along at a more balanced, more reasonable pace than we’ve seen in the past few months.
One of the most important things to consider is the guidance of a local REALTOR® who follows the market closely. If you’re selling, a marketing plan is necessary to maximize your sale price in today’s market. If you’re buying, you should have insight into neighbourhood trends, potential buying strategies and strong negotiators working for you.
