When I moved to the UK in the early 2000s, nearly everyone I met fancied themselves a real-estate investment genius. Young people all had plans to “get on the housing ladder.” Each of these schemes was more crackpot than the last — the most plausible involved buying minuscule flats, “doing them up,” and flipping them. The weirder ones involved buying unbuilt holiday homes in Spain or Croatia — places these people couldn’t afford to visit, especially not after assuming crushing debt to buy these homes — waiting for them to “go up in value,” and selling them.
No amount of debate or discussion could dissuade these young people from pursuing these highly speculative, highly leveraged bets. They had been subjected to a yearslong barrage of assurances of the inevitability of house prices rising, including no fewer than three public TV shows about house-flipping — that is, publicly funded propaganda to make risky, speculative financial bets look “safe as houses.”
But as weird as my conversations with young people were, they were nothing compared to my conversations with people of their parents’ generation. Without exception, every older person I talked to about the housing crisis — for that’s what it was! — was convinced that they were the second coming of Warren Buffet, a genetic sport born with the mutant power to unerringly spot underpriced homes.
Their evidence for this? They had bought homes in the 1970s and 1980s for less than £100k, and now those homes were worth £2m. For them, this was a sign that they had “bought well.” No amount of debate could convince them otherwise, not even discussions of how the surreal, high-risk bets their children were making were feeding a bubble that saw all homes soaring in price.
Buying into a bubble doesn’t make you a genius — it makes you a gambler in a rigged casino. Now, lots of people make money in a rigged casino, and not just the casino’s owners. The people who bought and held onto their homes through the housing bubble considered themselves to be genius investors, even though their “strategy” consisted of “living somewhere, while forces they didn’t understand drove trillions into the housing market and inflated the price of every home.”
Housing is a uniquely dangerous form of speculation, because shelter is a primary human right, and being unsheltered is catastrophic. When a nation replaces labor rights and a social safety net with speculation on housing, it pits the living conditions of everyone who doesn’t have a home against everyone who does. A country whose residents’ dignified retirement depends on house prices going up is a country whose government is committing to making shelter more expensive.

Imagine if the only way people in your town could experience upward social mobility was if the price of food went up, and if your local, regional and national government committed itself to a policy of making food as expensive as possible. Life without food is harder than life without shelter — but a society that fails to provide stable housing to its people is still an abject failure.
Here in the USA, we’ve just been through yet another housing bubble, driven by a combination of offshore speculators, overall asset inflation from Trump’s quantitative easing, NIMBYism, and 15 years of failure to build new housing since the Great Financial Crisis. House prices have soared to levels that dwarfed the runup to the 2008 bust.
The entire asset bubble — stocks, crypto, baseball cards, art, wine — is bursting, and its taking the housing market with it. April saw the largest decrease in house sales in US history, a month-on-month drop of 16.6% and a year-on-year drop of 26.9%.

Even those shocking numbers don’t convey the true scale of the collapse, because they obscure variations by region and sale price. For example, the US south experienced an annual drop of 36.6%. Unsold inventory in the south rose by 59%. Sales of homes listed at $200–300k fell by 71%.
One of the defining characteristics of a bubble is leverage: when people have to borrow to place their bets. Leverage makes bubbles a lot bigger. Credit gives bidders access to more money, so the prices go up as they outbid one another.
But leverage also makes bubble burst a lot harder. The people who loan money into the bubble want to make sure they don’t lose everything if prices go down, so when things look bad, they call in their loans. The banks that provided the leverage for the 2008 crisis used unregulated financial products in a bid to contain their risk (most “financial innovation” consists of finding ways to market prohibited products by rebranding them as something else).
That risk-containment strategy was built on contracts where borrowers promised not to seek bankruptcy protection if they got into trouble. This meant that when prices went down and lots of gamblers found themselves needing to cover their bets, they were unable to renegotiate their debts in bankruptcy court — instead, they had to sell off their assets for whatever they could get (remember “short sales”?).
This meant that as soon as house prices dipped, lots of houses were forced into the market, which drove house prices down even further. Those falling prices triggered another wave of sell-offs, and another drop in prices, and more sell-offs. No wonder that regulators sifting through the ashes of the 2008 collapse called these unregulated risk-containment strategies “suicide notes”:

These price-annihilating “fire sales” are a feature of every bursting bubble, though they’re an especially grave risk in crypto, where smart contracts are designed to force instantaneous, automated loan liquidations when the value of the loans’ collateral drops:

Asset bubbles drive all kinds of risky behavior. As the current housing bubble has gotten bigger and bigger, house-buyers have held off on selling their old houses. In other words, if you buy a new house and move your family into it, you don’t sell the house you just left — you leave it empty for months, or even a year, borrowing to cover two mortgage payments.
Why would anyone do this? Because housing prices kept going up — and up — and up. By “hodling” onto that old house, you could ride that upward trend “to the Moon.”
Like the older Britons who were convinced that having a place to live made them financial geniuses, even though they had no theory to explain rising house prices and thus no way to predict when prices might fall, the people who hodl’ed their old houses mistook the dividends of a massive asset bubble for their own financial acumen.
That was a harmless delusion, so long as house prices kept going up. Once the market cooled, it was a disaster. Last month, new house listings went up by 26% month-on-month, and 8% year-on-year, the first annual increase in listings since 2019. It’s worse than it looks: rising mortgage rates mean that buyers are leaving this market, reducing demand for the (increasing) supply. Closing sales have declined for nine consecutive months.
Prices are falling: 74% more homes were relisted at lower prices in May than in April. The collapse is (unsurprisingly) worst in the cities that inflated the most during the bubble: Austin, Phoenix, Sacramento, Riverside, Denver and Raleigh.
The original sin here is to conceive of homes as assets first, and human rights second. Asset bubbles are hugely destructive, but they don’t have to implicate shelter. That was a policy choice, and once again, we’re learning that it was the wrong one.

Welcome back to the Pancakes household for their second summer! We join Bob and Eliza clearly in a good place in their relationship, with Bob enjoying his lunch and Eliza's company, and Eliza not seeming to mind him chatting to her while she works on edits for her latest novel.

As for Bob and Eliza's daughter, Adrienne, she's out on the balcony enjoying a game of chess with her best friend, Axel Woods. Axel, of course, is the son of John Woods and Peaches Zest, with Peaches having left John in the first year of the rotation, and recently married Johnny Zest.

There appears to be no lingering awkwardness or animosity from the early days of the Pancake's rotations. Bob never found out about Eliza's affair with Bjorn, of course, but things have calmed down enough between the two in the know that Eliza has no issue with Bjorn dropping around and catching up with Bob while she supervises Adrienne's attempts to learn to ride a bike.

Initially reluctant father Bob is now completely smitten with his charming, cheerful daughter. Adrienne has a mild mischievous streak but is otherwise a straightforward kid to parent, much to Bob's relief.

More than mischievous, she's incredibly studious, and during the summer worked on her second volcano school project, aiming to make this one even better than the first.

She also never once forgot to complete her homework, on time, and to the highest standard. Early in the summer she came home with her first A grade, and never slipped below that again.

Eliza and Peaches remain good friends, and Eliza can't help but brag about her daughter whenever she visits Peaches. Happily, Axel has proven to be a very good friend to Adrienne, and is a reasonably good student himself, so the two women can trade stories and bask in their collective pride.

Eliza is admittedly a bit jealous when she's introduced to Peaches' newest pride and joy, though. Baby Hendrix is adorable in his horse onesie. Eliza would have loved another child but Bob had put his foot down after being surprised with Adrienne. Peaches and Johnny are also younger than Eliza and Bob, who are both adults (Johnny and Peaches are still young adults), so it only makes sense they're still in the phase of expanding their family. Still, holding Hendrix is giving Eliza baby fever!

Bob remains resolute about their baby days being behind them, though. He wants to focus on Adrienne as she's getting older, save money and buy Eliza the house of her dreams, and enjoy fishing in his free time. He accepts an invitation from Catarina Lynx to join her in Windenberg for a spot of fishing one lazy summer afternoon, and has an excellent time.

It's paying off, too. With Adrienne getting older, he's free to really focus at work, and he manages another promotion during the summer. He's finished his Master Chef aspiration, so his focus now is on becoming an executive chef.

Eliza receives a promotion too, but is less thrilled about it than Bob. Unlike her husband, she has no further aspirations to climb the career ladder. She's now employed as a novelist and plans to stay there, with her primary focus shifting to writing her own books and selling them to publishers.

Shifting her attention away from work frees Eliza to spend a bit more time on her health. She takes up jogging, and finds it a pleasant activity and nice way to admire the pretty neighbourhood her and Bob live in.

The Landgraabs aren't residents of Willow Creek, preferring the heat and beauty of Oasis Springs, but they still own a lot of property all over, including in her neighbourhood. Eliza knows this means they're good contacts to have. Bob has expressed his intention to support Eliza to achieve her dream of a perfect house, so she spends some time picking Jeffrey's brains about property values in Willow Creek. She's open to leaving this neighbourhood for an even nicer one, but wants to remain in Willow Creek long-term.

As they come towards the end of the summer, Bob and Eliza enjoy breakfast together in their backyard one morning.

Bob puts his chef skills to the test and whips up dinner for the family before heading out to the lake to fish. Adrienne enjoys roasting marshmallows over the fire while chatting to her Mum. It starts drizzling, but for the moment, that seems okay.

The Pancakes enjoy their holiday for a little while, but like when Catarina went to Granite Falls for a holiday, the summer thunderstorms soon roll in. They hide out in the tent for as long as they can manage, but eventually the threat of getting struck by lightning sends them all scurrying back home a day early. Darn!

Adrienne is disappointed they didn't get to stay out camping for longer. Eliza, though, is relieved that no-one died!

They decide to make it up to Adrienne in a couple of ways. First, she's allowed to invite best friend Axel and new friend from school, Olive Tinker, over for her very first sleepover. Adrienne is delighted by this - she's a sociable kid, and had always wanted to have a sleepover with some friends.

Budgeting for Taxes When Buying a Property in Spain

Buying a property in Spain is a fantastic opportunity to discover a change of pace and lifestyle, whether you’d like a weekend apartment in Barcelona, a holiday home in beautiful Valencia, or are planning an overseas retirement along the golden coastlines of San Sebastián.
As with all elements of an international acquisition, it is important for you to understand the property ownership rules throughout Spain and the taxation associated with owning a home, holiday property or rental apartment to ensure you budget accordingly.
Here we look at the various costs, tax liabilities and legalities you should be aware of before proceeding with your Spanish property purchase plans.
Rules for Foreign Nationals Buying a Property in Spain
Post-Brexit, purchasing a home in Spain is slightly more complex, but there are no sweeping restrictions. The main requirement is that you will need a Número de Identidad de Extranjero or NIE. This identification number enables foreign nationals to register for taxation or open a local bank account.
You will be issued a number if you register your residency through an Oficina de Extranjeros or immigration office. Expats can also apply for an NIE via their nearest consulate, embassy, or in person by attending a Spanish police station with their passport.
If you plan to spend more than 90 days per 180 days in Spain, you may also need to consider your visa category since this is the maximum stay permitted for third-country travellers without a valid permit or visa.
Options may include:
Applying for the Investor Visa, which grants residency to applicants purchasing a qualifying property for at least €500,000.
Long-stay visas – available for those relocating for work, studying in Spain, opening a business or moving to join Spanish relatives who hold residency or citizenship status.
Non-lucrative residence visas, which allow affluent expats to apply for a renewable residency permit when providing evidence of a minimum income.
Second homeowners may not require a visa if they are not planning to stay in Spain for over the 90-day threshold but will still need an NIE number to be allowed to proceed with a property purchase.
Average Spanish Property Purchase Prices
Spanish property prices differ considerably between high-demand cities such as Madrid, prestigious regions in Andalusia and Catalonia, and the balmy islands of the Balearics. However, as a rough average:
Homes in central metropolitan areas cost around €3,131 per square metre – 38.8% lower than the average for a comparable property in the UK.
Properties in more rural and suburban regions cost roughly €1,977 per square metre – 48.7% more affordable than the British average.
Combined with mortgage interest rates currently over 40% lower in Spain and general living costs of 21.2% beneath those in the UK, buying a Spanish home can be surprisingly affordable, particularly for expats purchasing a second or primary residence having previously lived in London and the southeast.
Taxes and Fees
Alongside the cost of your chosen property, you will need to budget for other outgoings:
Legal fees normally cost around 1% to 2% of the property value.
A local notary will charge a further 1% to 2.5% for services such as registering title deeds and paying title deed taxation charges.
Should you need to apply for financing, mortgage fees are an average of 1% of the purchase value.
Impuesto de Transmisiones Patrimoniales (ITP), the property transfer tax, is payable between 6% and 10% on existing homes. New builds and off-plan developments may be subject to IVA, the Spanish equivalent to VAT, at 10%.
Transfer taxes vary since the autonomous regions throughout Spain have discretion about the tax rates payable. Most purchases that attract an ITP liability need to be settled within 30 days of the completion of the sale, paid online, in person, or via your solicitor.
Tax Obligations for Foreign National Spanish Property Owners
Once your purchase has concluded, you should be conscious of ongoing tax liabilities, which may depend on your tax residency position. For example, if you own a holiday property in Spain but remain a UK taxpayer, you will need to declare any revenues earned through renting the property to HMRC.
Long-term residents will not usually be expected to declare their assets or income to the UK tax office since they will be categorised as Spanish taxpayers. However, there are further considerations around succession planning and inheritance tax.
Impuesto sobre Bienes Inmuebles (IBI) – Real Estate Tax
Each Spanish autonomous region charges a different IBI rate, which is calculated by the local town hall based on the home’s valor catastral (cadastral value). Rates currently vary from 0.4% to 1.1%. As an indication, the annual tax obligation is normally around €400 for an average-sized apartment and €2,000 for a large, detached villa.
Exacciones Municipales – Local Property Taxes
Local taxes are similar to council taxes in the UK and tend to be around €80 per year for an apartment, covering services the municipality provides, such as refuse collections and drainage.
Personal Income Tax
If you rent out a property in Spain for any period or have an empty property, you may be subject to income tax charges. Rental income is taxed on the progressive income tax scales, depending on the rates payable in your region.
An imputed income tax rate may also be payable for vacant homes that are not leased or rented. This tax is calculated based on between 1.1% and 2% of the home’s rateable value. Non-residents with a Spanish property pay the flat rate 24% income tax rate, also based on the same proportion of the catastral value.
Properties with a rateable value updated within the last decade are taxed at 1.1%, whereas those with an unchanged catastral rating are subject to the 2% assessed tax rate.
Spanish Wealth Tax
Spanish tax residents pay wealth tax calculated on their worldwide assets. Non-residents pay wealth tax against their assets or income in Spain, charged yearly against assets held on 31st December.
As with many of the taxes discussed, rates depend on the autonomous region where you live, with some regions offering the minimum tax-exempt asset value of €700,000 and a €300,000 tax exemption for all primary residential properties. Others have generous wealth tax allowances, with Andalusia and Madrid introducing 100% exemptions for residents.
Any taxpayer with wealth of over €2 million will need to file a wealth tax return, even if their taxable wealth falls beneath the exemption value.
Budgeting for Property Taxes on a Spanish Real Estate Acquisition
While we have detailed all of the main taxes levied against properties in Spain, it is important to note that total tax obligations will differ depending on the value of your home, where the property is based, the tax treatments imposed by the local municipality, and whether you are a resident taxpayer.
It is always advisable to speak with a suitably qualified wealth manager or financial adviser to evaluate how your Spanish property will be taxable and to consider further complexities, such as the impact on your estate and exposure to inheritance tax against the value of your Spanish home in the UK and overseas.
