Meet the candidates running for mayor of Inglewood

With the impending arrival of a Metro train, the most expensive NFL stadium in history, and a massive retail and housing development that will rise around the flashy venue, Inglewood is among one of the most dramatically changing neighborhoods in Los Angeles.

Mayor since 2011, James Butts, a retired police chief, has shepherded many of those changes. As the Daily Breeze and Los Angeles Times have reported: Butts’ colleagues on the Inglewood City Council rarely if ever dissent from his plans for Inglewood.

And the changes don’t stop there. Butts and other city officials are negotiating with the Clippers to build an NBA near the future home of the Los Angeles Rams and Chargers. These additions, Butts says, aren’t just about making Inglewood a destination.

“Before, people in Inglewood had to leave town to get unique services and high-end retail. They won’t have to do that anymore,” he told The Planning Report in July. “In fact, people from other towns will be coming here to spend their money—resulting in more tax dollars for the city, which will result in more police, more firefighters, and better library and recreation services for our children.”

But Butts is up for re-election on November 6, and he faces challenges from four residents vying for the post. It’s an influential gig. Inglewood’s charter defines the mayor as the city’s “chief executive,” and there’s a sizable salary to match: Butts collected $111,303 last year, plus benefits).

One of the candidates, Marc Little, has a formidable amount of money to spend on his campaign. Campaign finance disclosure forms show the attorney has amassed $686,500 in donations, a small fortune in a race for elected office in a city with a population of 110,600.

The bulk of those campaign contributions comes from Madison Square Garden, owner of the entertainment venue The Forum. In March, MSG sued Butts, accusing him and other city officials of pressuring the company to back out of a lease agreement for 15 acres of land and secretly negotiating with the Clippers to build the NBA arena there.

That’s not the only controversy that has swirled around Butts. At a City Council meeting in June, he told an activist to “go choke yourself.” (The comment was captured on cell phone video, but appears to have been clipped from the official video of the meeting posted by the city, according to the Daily Breeze.)

Earlier this month, the LA Times reported that Butts paid $680,000 for an Inglewood home owned by the mother of a public affairs consultant who routinely works for the city, including on the NFL and Clippers projects.

Ethical questions aside, what’s bound to be top of mind for many residents in this election is the skyrocketing cost of housing and displacement. As developer interest in Inglewood climbs, so do real estate prices.

Here, the mayoral candidates answer six questions about the impact of development on Inglewood and the city’s affordability problem. The responses have been fact-checked and edited for length and clarity.

What is the most pressing issue facing Inglewood?

Housing, school conditions, street paving, crime, drugs, safety, transportation, healthcare and homelessness.

How do you plan to extend the economic benefits of the new NFL stadium to Inglewood residents?

This has to be decided by the residents of Inglewood. By looking into the taxation system and what is allocated to the city and where it is spent.

Some residents oppose building a Clippers arena in Inglewood, claiming the stadium will further escalate the cost of housing in the area. Mayor James Butts, on the other hand, says it would make Inglewood a destination. Do you support bringing a NBA arena in Inglewood?

No. If it is going to cause problems for the Inglewood residents, only the Inglewood residents can decide that. We keep forgetting that the mayor is elected by people and he has to follow what the people ask him to do.

The city is promoting large-scale development projects that will bring new business to Inglewood. What solutions do you propose to keep long-standing, small businesses in the area?

Again this the decision of the residents of Inglewood, not the city only.

Inglewood rents have increased by about 37 percent since 2012. The median rent for a one-bedroom is now $2,600, according to Zillow, making rent unaffordable for Inglewood’s low-income residents. What’s your plan to drive down the cost of renting in Inglewood? Is rent control an option?

To try to build affordable housing for the poor people. I have many ideas which will be put in effect if I become mayor. One example is to use federal or state land to build with help from the Department of Housing and Urban Development, the Federal Housing Administration, and the Department of Veteran Affairs.

The state Department of Housing and Community Development says Inglewood needs to add 567 units of housing affordable to residents earning very low to moderate incomes by 2021. Since 2013, none of these units have been built in the city. How would you create more affordable housing in the city?

This is the same answer I just gave above. By using federal or state land or private donors to build affordable housing. Like in Europe, with subsidizing the rent in the beginning.

What is the most pressing issue facing Inglewood?

The management of our success, making sure all of our mass transit options match our development, ensuring our development partners follow through with the goals of the development agreement for 35 percent local hire, to continue to push our unemployment rate down, and to continue our eighth consecutive year of the lowest crime rates in the history of the city. [Note: The city’s crime rate has fluctuated from 2010 to 2017, and the number of overall crimes and the overall crime rate were up between 2016 and 2017.]

Also to figure out what we as a city can do to assist the school district in returning to our local school board’s control. I intend to work with the state senator and our assembly people to pass a bill to forgive the $55 million loan that was made to the district based upon the anticipated property tax [revenue] that will be generated by the Clippers project.

How do you plan to extend the economic benefits of the new NFL stadium to Inglewood residents?

There will be [thousands of construction and permanent] jobs created from the time this process started for seven years out. And we also have a hard-to-hire provision for people that have been incarcerated, served their time, and are seeking employment.

Right now we have a 40 or 50 people working with the iron workers that are making $50 to $90 an hour with benefits working on the project now. So these jobs, although they are defined durations, they provide the incumbents with the skill set to continue on with the companies as the companies move to other jobs. So these are not entry-level jobs, these are good-paying construction jobs that allow residents to gain skills that they did not have before to continue on with employment.

There are only two community groups, IRATE and Uplift Inglewood, that oppose the Clippers arena. [Note: Two community groups have filed lawsuits over the project.] The voices against the arena are minuscule compared to our population.

The Clippers arena will generate property tax, sales tax, and ticket tax revenue that the city lost when the Lakers departed for the Staples Center, and it’s being built on land that can’t be used for anything that is not aircraft noise compatible, because it was purchased with FAA grant money. This development hits that criteria and will bring revenue from land that has generated nothing for the last 20 to 30 years. [Note: Some of this land does generate property tax revenue.]

Inglewood has always lagged behind neighboring cities and the county in property value bounce back. Since the end of 2012, property values have gone up about 125 percent. We are proud that the residents of Inglewood are finally receiving the same benefits from owning their property that residents do in other parts of the county.

The city is promoting large-scale development projects that will bring new business to Inglewood. What solutions do you propose to keep long-standing, small businesses in the area?

The stadium entertainment district itself will contain businesses and is bordered by Crenshaw and Century boulevards and Pincay and 11th avenues, so it’s going to have a certain genre of businesses that are there that are compatible with high-scale sports entertainment. We’re still going to have Market Street, which is going to be across from the new Metro station.

The average rent in Inglewood is lower than anywhere in Los Angeles and in the state of California. [Note: The median cost of rent in Inglewood is lower than the median cost countywide and statewide. There are neighborhoods, however, in both California and LA where the median price of rent is cheaper.]

Secondly, we have more affordable housing units in Inglewood than anywhere in the South Bay per capita or in whole numbers, and we’re continuing to produce more affordable housing units than anywhere in the South Bay. [Note: From 2013 to the end of 2016, Inglewood did not build any affordable housing, while the city of Hawthorne, another South Bay city, issued permits for 161 affordable units. Inglewood did produce 619 units in the three years leading up to 2013.]

There was an attempt to get an initiative on the ballot for rent control, but they did not garner the signatures required. I support landlords getting a fair return for their properties, but not gouging tenants. I would support rent control where it’s proven that one investor or investors are buying properties with the sole purpose of evacuating tenants and raising rents. But I would totally support rent control if we receive evidence that investors are coming and just clearing out properties. We’re not going to tolerate that.

We have 221 housing units slated to go in on the old Cadillac site between Market Street and La Brea Avenue. Of those, 5 to 8 percent is going to be affordable housing. We are in partnership with the county for 100 units that will go in across from the Fairview heights station and 50 of those units will be affordable. We have PATH Villas on Lime Street and that has 40 affordable units.

We’re working on a deal now between Thomas Safran and Associates and the Clippers organization for a possible development on Beach Avenue near Hyde Park. It’s all very preliminary right now, but it would be about 90 units, probably about 40 of them affordable.

Little did not complete the survey, but his campaign website says he supports requiring apartment developers to include affordable units in their projects and the repeal of Costa Hawkins.

I plan to extend the economic benefits of the new NFL stadium to Inglewood residents by reverting the tax revenue back to our schools, small local businesses and homeowners.

The city of Inglewood is immersed in culture, diversity, and opportunity which makes it not only a destination city but a model to surrounding cities as well. I believe that without community involvement, proper assessment, consideration of environmental risks, and other cited issues, there is no clear path to support or oppose this matter.

The city is promoting large-scale development projects that will bring new business to Inglewood. What solutions do you propose to keep long-standing, small businesses in the area?

In 2004, the city voted against a Walmart being constructed in the city. This is a great example of both the inclusion of community and the need to ensure small businesses stay. As mayor, I will ensure that zoning regulation guidelines are fair and lucrative for the residents of our city.

The plan to drive down the cost of renting in Inglewood consists of focusing on stabilizing the median rental cost in an effort to make prices more affordable for Inglewood’s low-income residents. Yes, rent control is an option.

Unfortunately, our current administration has chosen to neglect the fact that it is impossible to build out poverty and homelessness. With only three years left to fulfill this obligation, we need to begin focusing on new lands to be used for this project. Community inclusion is a must.

What is the most pressing issue facing Inglewood?

As a lifetime resident of Inglewood, I believe that the key issue that drives all other issues is the neglect of our residents by the current administration. In 2016, the average salary and benefits for the top 100 employees in Inglewood exceeded $300,000 whereas the median household income was [just] below $45,000. [Note: In 2017, the average salary and cost of health benefits for the 100 highest paid employees, including the Inglewood Police Department, was $267,357; benefit costs excluded, the average wage for the 100 highest earners was $188,500.]

Ask yourself, is it really serving our community to have city workers earn over six times what the average taxpayer earns?

This is money that should be invested into community recreation centers, small business grants, improving the quality of our roads, paying the city’s electricity bills on time, finding numerous other ways to assist our residents, as well as creating a community integration program that ensures everyone can feel at home, feel safe, and thrive in Inglewood.

How do you plan to extend the economic benefits of the new NFL stadium to Inglewood residents?

By working with the NFL teams to create sports programs for our children, to ensure that more kids participate in sports, and to use sports as a way to combat drug use and crime in Inglewood. I will work to ensure that the city decides what type of development is needed, maximizing the benefits to the people of Inglewood.

According to Forbes, last year all NFL teams turned a hefty profit, and the average profit was $95 million. We love having two NFL teams in Inglewood, but that is no reason that a city near bankruptcy should be on the hook for public developments promoted by multi-billion-dollar football teams, when that money could assist our renters, small businesses, property owners and schools.

As a small business owner, I support an honest and fair business policy. LA Superior Court Judge Broadbelt ruled that Butts could be found personally liable in Madison Square Garden’s lawsuit, and as taxpayers we are now [possibly] on the hook for his legal fees. Madison Square Garden came to Inglewood with an open mind and promoted community growth, and the mayor allegedly tricked them. Such conduct will drive away potential business owners from Inglewood.

Additionally, the increase in the cost of housing is slowly driving away our long-term residents, and we need to enact rent control before discussing additional sports teams coming to Inglewood. We need to place Inglewood residents above the owners of sports teams. I welcome an NBA team to Inglewood, especially the LA Clippers, but the deal has to be fair for all sides: the Clippers, Madison Square Gardens, and most importantly our beloved city.

The city is promoting large-scale development projects that will bring new business to Inglewood. What solutions do you propose to keep long-standing, small businesses in the area?

We must aid our small businesses with city grants, ensure the success of these businesses through pursuing state and federal government assistance, enrich these businesses with cultural projects, and oppose the partial repeal of Proposition 13, which could be the final nail in the coffin of small businesses in Inglewood, if passed. Propositions 13 and 98 are the cornerstones of California’s economy and must be respected.

I support designating historical small businesses as state landmarks, forming special districts to decrease the tax burden on small businesses where appropriate, and holding quarterly meetings with small business owners to know their issues and be able to assist them. Small businesses are the cornerstone of Inglewood. We must do what it takes to preserve them.

There are numerous effective rent control laws in the cities of Los Angeles, Santa Monica, Beverly Hills, and West Hollywood. The City of Inglewood needs to review this legislation and enact rent control laws immediately. If elected, on the very first day in office, my administration will work with Uplift Inglewood and push for rent control laws.

There is no excuse for any mayoral administration to side with the special interests, instead of our people, our renters. Hard-working residents of Inglewood should not be evicted simply because they are going through hard times. My administration will also work with local banks and credit unions to ensure that our rent is low, and that renters can pay it.

Inglewood is one of the densest cities in America with over 12,000 residents per square mile. Comparatively, Los Angeles has roughly 8,500. Adding housing and building out the city stresses the resources of our schools, roads, sanitation system, and lessens the value of our current property owners.

As part of the deal with the NFL stadium, 2,995 new housing units are to be built in Inglewood, which could increase our population and our density by 10 percent. [Note: Curbed LA has reported that the project would deliver 2,500 units of housing.]

I am willing to work with the developers to assist a project that can ensure that 567 out of the 2,995 new housing units are dedicated to affordable housing, but we do not need additional housing built in Inglewood to line the pockets of developers. Furthermore, I will create a task force to ensure that the tax revenue from the development is used to hire former veterans to fight crime in Inglewood.

Get Ready for the Most Competitive Spring Home Buying Season Since the Great Recession

Spring is here — and with it comes the most popular time of year to shop for a home. But if prospective home buyers don’t prepare properly, they could be in for an agonizing search.

Across the country, many housing markets are seeing a record low number of homes up for sale thanks to fewer existing homeowners opting to move and home builders constructing fewer new homes. Tight housing inventory is, in turn, fueling rapid appreciation in home prices, all while mortgage rates have generally increased at a steady clip.

Not only is that making it less affordable to buy a home for many Americans, it’s also making home purchase process more stressful. This year, perhaps more than ever before, prospective home buyers need to prepare. “It’s probably the most competitive spring housing season we’ve seen since right before the housing crisis,” said Tendayi Kapfidze, chief economist at online lending marketplace LendingTree.

Here are some of the most important steps they need to take, according to housing and personal finance experts:

Review your credit report early and consolidate your debt

Before searching for a home, they should ensure that their finances are in check. This doesn’t just mean having an emergency fund in place for any unforeseen costs.

Review your credit report, said Kirk Licata, an Atlanta-based certified financial planner and senior adviser with LongView Wealth Management, a financial planning firm. And keep an eye out for errors.

Consolidate existing debt, Kapfidze recommended. That could lower monthly debt payments and improve a consumer’s debt-to-income ratio, which is one of the factors lenders consider when deciding if a would-be borrower is creditworthy. “That will help you over the hump to get a mortgage,” Kapfidze said.

Decide what type of house you want ASAP

Buyers won’t have time to rest on the laurels in today’s market — and that means they need to hit the ground running. The typical listing on Realtor.com now sells 8% faster than it did a year ago, said Danielle Hale, chief economist at realtor.com.

Consequently, indecision can easily jeopardize a home buyer’s success in securing a purchase. “A lot of buyers getting into the market for the first time don’t know the difference between a Craftsman, a Cape Cod and a Colonial-style house,” said Rick Sharga, executive vice president at Carrington Mortgage Holdings, a real estate company in Aliso Viejo, Calif. “Understand what house you want to get and what amenities you’re interested in.”

Figure out what you can actually afford

Many buyers may find themselves in a bidding war. Don’t flirt with a home price that’s vastly unaffordable.

A housing budget should include everything from insurance and utilities payments to homeowner association dues and maintenance costs. Plus, property taxes.

One good rule of thumb: Target a monthly mortgage payment equivalent to 80% or less of what you pay in rent, said Joel Cundick, a McLean, Va.-based financial adviser with Savant Capital, a wealth management firm.

Get pre-approved for a mortgage

Getting pre-qualified or pre-approved for a mortgage is a step that most housing experts now suggest buyers take. A pre-approval letter from a lender will state the maximum amount they are willing to lend to a borrower to finance the purchase of a home.

“It gives you a competitive edge against buyers who don’t have pre-approval letters,” said Holden Lewis, a research analyst at personal-finance website NerdWallet.“Home sellers don’t want to get burned by wasting time accepting an offer from someone and then a couple of weeks later it turns out they can’t get a loan.”

But getting a pre-approval doesn’t just ensure you will have a better shot at competing with other buyers — it can also help you stay true to your budget. Because a pre-approval sets a maximum amount that a lender will give, it restricts consumers from buying a home outside their price range, Lewis suggested.

Shop around for the right lender

Rising mortgage rates have cut into the refinancing business — and to make up for that lost revenue, lenders are competing more to attract home buyers.

“Not all lenders are increasing rates at the same rate, they have different strategies,” Kapfidze said. “Look at multiple lenders.” Compare their fees and negotiate lower costs for services like the home appraisal.

Don’t expect a computer to do all the work for you

Don’t be overly reliant on online searches, Sharga said. In hot markets such as Seattle, listings may be scooped up before they are even posted online. As a result, most housing experts suggest working with a real-estate agent throughout the process.

Real-estate agents do more than just help find a potential home. “The realtor can tell you what the local tax rate is and give you a sense of what insurance costs,” Sharga said.

Coming storm: Poor housing and fuel poverty raise fears over second covid wave

Should the rate of spread of coronavirus increase following the recent easing of lockdown measures, the government may have to impose a second lockdown later this year.

But while the move may be necessary to control the virus, forcing people to stay home over winter will put huge strain on households in damp or draughty housing and those struggling with heating bills.

"People's finances are going to be significantly compromised, so I expect we'll see far more cold homes and people unable to heat their homes properly," says Jessica Allen, deputy director at the Institute of Health Equity (IHE).

"They'll have to stay in constantly. People are skint. So both those things are going to mean that they're not going to be able to heat their houses adequately."

James Clarke of Severn Wye Energy Agency, which helps tackle fuel poverty, says: "Coming up this winter we are as a country going to be experiencing a recovery period from a respiratory disease. So the very last thing you want ... is a poor environment to be recovering in, certainly not one that is famous for exacerbating respiratory illness.

"So what I think we've seen in recent weeks with the outcry about care homes - 'what are we doing, what is the political response to the care homes situation?' - we're concerned that we might see a very similar sort of thing come the winter with areas of deprivation, where cold homes aren't addressed properly."

Health impact

Even in normal times, at least a fifth of excess winter deaths in the UK can be attributed to cold homes, either because of cold housing, unaffordable fuel bills, or both.

The list of consequences of cold housing is vast: increased chances of respiratory infections, cardiovascular disease, gastro infections, asthma, allergy symptoms, worse mental health, arthritis, rheumatism, and a higher number of falls - a major safety risk for the elderly.

"There is a deep concern for many of us that whilst we deal with this crisis whilst it's 25 degrees outside and the sun is shining ... we're potentially blind to what could occur if there was a resurgence once lockdown measures are lifted a little bit," Clarke says.

Peter Smith of advocacy group National Energy Action (NEA) says: "What we're concerned about is an overlap between another significant outbreak of covid, potentially flu, and cold weather, which would be a toxic cocktail and would sadly see premature deaths spike."

The nightmare scenario is people forced to stay at home during a winter lockdown, unable to earn, relying on central heating more when they are least able to afford it - and possibly living in damp, draughty, or uninsulated housing.

"What people tend to do if they can't heat their homes properly is to live in one or two rooms which they do heat - so then there's impacts on family conflict," Allen notes, adding that teenagers living in cold housing are up to four times more likely to have mental health problems.

"We're not saying that cold homes cause covid," Smith says, "but those people with underlying respiratory conditions ... will have their situation exacerbated by living in a cold, damp home. Broadly there's a 30% to 50% increase in respiratory problems, particularly from asthma, for people who do live in cold and damp homes."

Poor housing

As so often during the pandemic, Britain would enter a winter lockdown from a particularly vulnerable starting point - in this case, the state of its housing stock.

"We have in this country, well documented, some of the worst quality housing in Europe," Clarke says, pinpointing Britain's ageing housing stock - among the oldest in Europe - and its lax energy efficiency regulations as the drivers. "Certainly in Western Europe we fare very, very poorly. Just in general we have inefficient housing that lends itself quite well to creating a state of fuel poverty for a lot of low-income people."

While social housing tends to perform better thanks to investment by government and social landlords, privately owned and privately rented housing often lags behind.

Central government funding for private sector housing renewal - much of which was spent on improving energy efficiency - was axed as an austerity measure in 2011. Progress on improving fuel efficiency in private homes flatlined after 2014.

Most inefficient of all are houses of multiple occupation - poorly converted buildings split into individual flats to maximise rental income, often stuffed full of low-income or vulnerable occupants.

"There is a huge overlap between the people that are living on the lowest incomes and the people that live in the least efficient housing," says Smith. "And that's really what the definition of 'fuel poverty' in England captures - the overlap between those people that are living below the poverty line, and also have energy costs which are far higher than average."

And while private tenants are particularly exposed, even homeowners can face similar problems.

"For some people on limited incomes, if they're owner-occupied they're still not actually able to afford to do things to tackle that," Sarah Davis of the Chartered Institute of Housing says.

"Often in that age bracket they may have been people who've exercised the right to buy, and they're on significantly limited incomes."

The current lockdown means that a lot of the work inside people's homes to improve warmth and efficiency for the winter is simply not happening.

"I think we will find that this coming winter, we will over the course of 2020 have made little to no inroads into insulating our housing stock," Smith warns. "That will bear out in the statistics next year and it will bear out in our death toll as well."

Action on fuel poverty

Fuel poverty rates have changed little since 2003, with the impact of benefit cuts countered by an energy price cap and recent rises in the minimum wage. But even in a normal year, around one in ten people struggle to pay their heating bills or heat their homes effectively.

"Often this might mean just using the one room, or it might mean taking a massive hit on your finances over the winter and not eating properly," Clarke says. A winter lockdown could therefore lead to "more people in poverty ... in more vulnerable situations, more isolated, and more perennially in an unhealthy environment".

Allen agrees that the point about finances is crucial. "People who used to heat their homes adequately won't be able to probably this winter because of the economic impact."

Given that there's not enough time before a winter lockdown to address long term issues with the structure of Britain's housing stock, action to ensure heating is affordable is essential.

National Energy Action has welcomed a package of support agreed by energy suppliers that will help customers short of money to top-up prepayment cards and assist those struggling with monthly bills.

But there are concerns that people don't know what help is available - exacerbated by different suppliers using different criteria to provide different support to different customers. A winter lockdown would present an even bigger challenge.

"If we find ourselves in a winter of struggling with lockdown and with higher energy bills and lower incomes, and all of the things that contribute to fuel poverty, then we are going to need some pretty high level strategic decisions being made to address those," Clarke explains. He suggested debt caps and financial help for those who are struggling.

The NEA's Smith says there would need to be a shift from the current, supplier-funded coping measures to a government-funded response. He suggests a matched funding scheme so that when customers repay some of their fuel debt, the government and supplier each put money in as well to speed up the process, plus a government fund to support low-income customers who prepay for their fuel.

Industry group Energy UK said that suppliers have introduced payment holidays and emergency credit since lockdown started, but that "in a low margin business, with potentially many more customers than usual facing difficulties paying bills, suppliers are only going to be able to write off debts in limited circumstances".

Vulnerable people and those in financial distress are advised to talk to their energy supplier, who will be able to discuss options including reassessing, cutting or pausing payments.

"So there could be some really serious health repercussions of not taking steps at this point to protect those who often choose between heating and eating."

The Department for Business, Energy and Industrial Strategy said: "No one should be cold in their own home and this is especially the case while people are staying home to control the spread of coronavirus.

"We have struck a deal with energy suppliers to support those most in need during the outbreak. On top of that, we are protecting households from rip-off deals with our energy price cap, improving the energy efficiency of low-income households and giving extra money to pensioners during colder times of year."

NWAV ROADTRIP REPORT & PICS Hello all, First off, let me preface this with, I normally write code, not papers, so please forgive any spelling or grammar issues. Second, thanks everyone for a fun trip. I’m not just talking about Florida and Ohio. I’m talking about entrance into stocks. That’s correct. Not a stock pro here, first decent investment in a stock really. I got lucky with about 700 shares of OWCP when a buddy suggested that this might be right up my alley and pointed me towards it. Then I started looking for another stock since it was apparent 700 shares wasn’t going to do me anything in the near future that I wasn’t going to get in a pay check anyway. So backup… Who am I and why should you listen to me? Well, I’m more or less just a regular guy, for all intents and purposes, nobody. I do however happen to have a unique perspective that made this stock stand out to me as something to watch. Day to day I am a computer programmer, writing software to analyze various business functions ranging from marketing performance and employee efficiency to customer shopping patterns and inventory allotment. Since I’m also a big fan of money, I build websites on the side, primarily medical since doctors generally always pay. Lawyers are good to, but I digress… I live in Missouri and as we are bordered on three sides here by states with MMJ in some form or another in the works, and have a sad, sad, little program here ourselves, we all know MMJ is on the way. In Mo we currently have very restrictive legislation, only two companies allowed to produce CBD oil for epilepsy, and few neurologists willing to recommend it yet. I can’t blame the doctors, nobody wants to be the first and risk their career. Med school isn’t cheap! To have those loans and not be able to practice… No thank you! Keep that in mind when you think about these doctors working with PAO already… Pioneers. That being said, doctors don’t always make the best lawyers, marketers, or technical security experts. Trust me when I say as we web developer, I’m really glad these doctors are doctors, not web developers, or even designers for that matter. Nor should they be! They went to school to be doctors. Most know their limitations but sometimes they try to build their own site. They normally soon realize that when looking at time to dollars while comparing to overall website quality and shortened development time, it was best to just pay a developer/designer to do it, and everyone ends up happier and more successful. Similarly, I’m sure I could drill a hole or two in someone’s spine, pack it with Plexiglas, and call it a Kyphoplasty. I mean that is in essence, what the procedure is, but I make no claims that the patient would be in either less pain, or breathing at the end of the procedure. Having PAO to lean on for knowledge in areas doctors simply aren’t going to know as much about such as legal or make use of PAO’s online tech, will allow smaller practices to explode and larger ones to dominate in this emerging medical sector as it spreads across the country. While the MMJ aspect alone makes linking up with PAO attractive to doctors here in Mo who want to be in ahead of the curve, it is just a portion of the benefits. My most recent build was for a pain management surgeon who is already offering several alternative medical solutions offered by PAO and others that are not. After seeing how much business my client does on alternative medicine though, it is clear that MMJ, while massive, is only a part of this equation here. With our current healthcare system in a state of uncertainty, many patients are finding themselves weighing their options as the cost with insurance for many procedures is just as unaffordable as it is without. The Hormone and stem cell therapies alone are massive. As PAO grows and more doctors join, more ideas will spread, more solutions will be offered. One procedure my client offers now is Platelet Rich Plasma Injections. They cost the patient about $500 and are not covered by insurance despite showing overwhelming success rates. Like everything, as these procedures become more available, and better understood by the non-medical community, they become more affordable. Between the nightmare stories I’ve heard from clients and family, patients and doctors, everyone is ready for some options in healthcare. This isn’t news. Then you throw RSII in the mix, couple that with the fact that this company is not only growing its roots in two of the most conservative / restrictive states in the union and making it look easy. If their model works in Ohio and Florida, they can adapt to work in any virgin state as well as push into more saturated markets (once the low hanging fruit is gone). Seems to be a pretty good position to be in. At this point I’m sure I’ve got some people saying, “Making it look easy?!?!?!?! I keep hearing they are a scam?!?!?!”. Now I’ve learned if you even imply a negative motivation behind anyone’s actions on this board you are very likely to have your post removed, so I will simply ask. Why would someone you don’t know, who will never meet you, be hanging out in a stock gossip forum warning you “hey, don’t buy this it’s a scam”? I’d love to believe that everyone is my buddy, but have you played video games online? Have you seen what anonymity has done to behavior online? So without further delay, this is what I’ve got on NWAV… NWAV SUMMARY & REPORT (Part #2 – Ohio) So let’s start in Ohio. I was up there March 24, 2017. I started in Sandusky and then went down to Parma. The Sandusky office was exactly where it was supposed to me. This is one thing that had me dying laughing. We’re all sitting around here asking “Where is it? It’s not where it’s supposed to be!”, totally freaking out. Shoot, I took vacation days to drive up to Ohio because I wanted to make sure I wasn’t caught up in some Wolf of Wall Street pipe dream and thought we (the longs (the vocal ones at least, I’m learning here guys lol) on the board) had discovered some serious new info and I was gonna get proof. Just a couple days ago I’m looking at the PAO Facebook page. There is a sample ID they posted on Jan 20, 2017. It’s got the address on there, plain as day! Since Jan 20th! Even funnier, it’s been on this board at least that long too! They aren’t hiding info from us, they are busy working! Opening 6 locations and launching a website in a couple months is a daunting task. I made it up to Sandusky and found the clinic with no trouble. It is kind of tucked away in the back, not really easy to see unless you know where you’re going. No signage in the shopping center, but great signage at the entrance. To tell you the truth, I was a little disappointed in that at first, but later it all made more sense. I was able to talk to the neighbors in the unit closest to the street. They were telling me that they were really busy the previous week but were able to finish up moving everything in early and were “just waiting on the official go date”. I don’t remember exactly how I brought it up other than I was asking as a potential patient, not as an Investor, so there was zero reason to tell me a lie. That and the guy was very laid back, positive, and had sounded as if he believed it would be good for the community. When I was saying good bye I threw in there, “Man I wish these guys had stock, I would totally get some!” to which he said, “No kidding, I should ask if they do!” I hope he did. As far as what I could actually see, honestly not too much new. The signs were up and looking good. Everything was clean. Computers had some monitor glow at the desk in the lobby. I got there early in the morning and checked on it as soon as I got into town (about 1:30am… in the rain… lol… didn’t care, it was there!!!). I came back the next morning (where I talked to the neighbor) and the lights were out so it appeared someone had been there. The maintenance door was open between units but I’m getting too old to crawl through ceiling tiles and get trespassing charges, plus I had seen enough to feel good that things were on the up and up. I seriously considered it anyway, but thankfully I brought my fiancé, not my buddy, or I might have been writhing a much less complete report from a cell as I would rather have the stock than bail. Before heading down to Parma I checked out a few other things. I went to the Sandusky Wellness Center on 3703 Columbus Ave. This is where Dr. Greg(g) Winnestaffer, who will be at the Sandusky clinic, currently has an office. A nice building not too far away and after seeing how Florida is building out around Jacksonville, and talking to the staff of the medical complex where Dr. Bernard’s Friday office is, it would not seem farfetched to me that this location could serve as at least another referral source / satellite for PAO. This is just speculation on my part, but why not? I also checked out the Bank that was for lease in the same shopping center as the Sandusky clinic (1028 Cleveland Rd). There are no for rent signs on it anymore as seen in the Google Maps images. It looks unoccupied however there are some signs on the door that say “Lucky’s Entertainment” with little shamrocks. In the PR that came out Nov 3, 2016 it clearly said that they renegotiated the lease to get the bigger unit, but I still hold out hope that they grabbed the bank too and are saving it for Central Office / Dispensary / RSII Lab, but that is just me hoping. Couldn’t blame them for being quiet, I mean look at how we hound them for info, but think about a bank drive through with multiple lanes and a huge vault. How could a company like this, make use of a building like that? Next I went down to Parma to find the other clinic, but one thing first. I’m not from Ohio, never been to Ohio, didn’t know anything about the place. So when I read the PR talking about the opiate addiction problem in Ohio and saw some news clips about how they had the highest death rate from opiate overdose, I was like, “Yeah it’s bad stuff, got that problem here. Tons of meth too. Wanna talk murder rates, we all got problems, and what?” Ok, well maybe not that cold, but the point is I absolutely underestimated what was going on up there. In Sandusky there were some billboards, a few signs here and there, but more than at home. It was apparent that opioid addiction was a public concern, but by the time I got to Cleveland, parts of the city looked almost like a WWII “buy war bonds” news reals. There were signs everywhere warning about heroin and pills. Bus stops, trash cans, benches, everywhere! Once I made it down to Parma it was a little less apparent, but all that means is that it wasn’t smacking me in the face anymore. So the Parma office was a lot more viable than Sandusky, which makes sense. Folks in recovery aren’t really looking to be called out on it, or seen going in. Having a nice entrance in the back of the shopping center fitted the need up in Sandusky. Parma was the exact opposite. It’s positioned in a pretty nice medical building on the corner of a big intersection that is impossible to miss. Walk through the front doors, make a right and you’re there. The first 5 units facing the street are all AMCA. The office had easy to see professional signage, name and unit number in the buildings info board, and a mostly finished office visible from the mail slot and windows, and a note directing deliveries to go to the main door, not the other doors. This location was a win too! So Ohio looked great! Both of these are corporate locations, so revenues there will be all PAO! I almost convinced my fiancé to keep south and check out Florida on the way home, but there just were not enough hours left in the weekend to get back for work, so I would have to wait. Now that I’ve seen all the locations, talked to some people in person, and thought about all the work, and the timelines involved in businesses I’ve only to helped launch (not plan, and initiate)… in a single state… in much less volatile, history making sectors… and then compare to what you all have said you were doing to do, and have in fact done, in the time you have done it… I take back all the less than friendly messages I left over the last month or so when I didn’t understand, or misread the PR, or mistook something I saw. I even left a couple this weekend in Florida. I normally felt pretty dumb when I figured out what I was missing if that makes you feel better. While we’re being all forgiving, since I’m in part 3 of a report on a series of cross country road trips stalking your company, I would not trust me to keep quiet either, so totally forgive you for never calling me back LOL. At this point though, come on guys, drop the PR, make everyone happy, and let me get a real tour so I can say thanks in person! Ok, so I packed up the car and headed down to Orange Park. When I got there I was happy to see, much like Ohio, exactly what I expected to. Having AMCA logs on the door and windows was a great start. The parking lot was full, even around back. There even looked to be people waiting in their car in the lot next door because they were either early, didn’t feel like waiting inside, or maybe both. I walked in, looked around, saw that they were packed, and just looked lost and got out of there. After all this was a live working practice. I know how busy those offices can get and with a possibly overflowing waiting room, I didn’t want to interrupt and ask silly questions. Seeing there were 5 patients in the waiting room, 4 visible staff members moving quickly to get things done in the section of office behind the admittance window, and who knows how many of each I couldn’t see in the other 80% of the building, I didn’t need any more convincing that they were busy. Seemed to be everything I could hope for here. A few things to note about this location before moving on to the others… It is positioned wonderfully at an intersection, with a stop light, across from a large medical center. The number of patients a day that are going to leave that medical center and see the green cross in the windows here will be huge. There is also a pharmacy attached to the building. As of April 3rd 2017 Florida’s Senate has passed a new plan through its first hearing which is much less restrictive that the one from the house, allowing for edibles and vaping, just not smoking, along with all other treatment options. It also proposes increasing the number of dispensaries and independent labs testing the medical MJ treatments. Don’t we know a company that could benefit from that? Sure this is six months to a year away, so what do we do till then? I guess we work on registering more patients and give the lawmakers the numbers they need to put some weight behind what the people are saying they want. Wait a second, so you are telling me actions speak louder than words? So wait a second, by that logic, I guess I would rather have 5 verified locations and no PR, than a glowing PR full of promises. Now I mentioned leaving some unhappy messages with IR. That was because when I got to Jacksonville Beach I could not find the AMCA sticker anywhere and I didn’t want to go into random buildings asking about it. I called IR and left message and my phone number. Surprisingly, they didn’t call me back. Cooler heads prevailed and after I realized that I sure as heck wouldn’t call me back either, but I was already down there and couldn’t go home and leave it at that… I went in and played patient and turned up some good info though. So we have seen on the Pointe Medical website that 905 Beach is Dr. Bernard’s part time office. He is only there on Fridays. This of course was a big old red flag until I understood the business a little better. How can we count this as a clinic if the doctor is only there on Fridays? We’ll doctors having a couple offices is nothing new, they do it all the time. The problem is that Dr. Bernard is only one guy, so how can he be in two places at once and make use of two offices in a way we can really count as two clinics? That is the beauty of this model, with even just what we have seen of the altmedcenters.com page, the secure video referral system (MCVerify), and proper staffing, a doctor’s practice can rapidly scale up to multiple locations in short order. The software allows the doctor to be anywhere provided they have a location with staff such as a Physician’s Assistant or Nurse Practitioner to aid in the recommendation. Now all the sudden this location made more sense. Well, confirmation on that was the second thing that came out of the mouth of the very nice lady working at the desk. “Dr. Bernard hasn’t been at this location in a few weeks actually. ” My heart stopped. “I know he’s been out trying to hire some more staff. I know he needs at least a PA (Physician’s Assistant).” I vision came back into my left eye, then my right, followed by a heartbeat. More staff is good. The other lady chimed in, “Yeah I think he’s been working on getting a new location ready the past couple weeks.” I need to start playing poker. I politely said thanks and sorry for the confusion, I must be trying to get to his other office. Joked around for a minute since they were really friendly people and headed for Ft. Lauderdale. At this point not having had time to think it through and realize how good of news that was, but feeling better about all I had just heard. Now my next stop was Ft. Lauderdale since I only had so many business hours left in the trip, but first I’ll talk about St. Augustine. When it was announced that PAO Group got their lease at this location I was pretty happy. Unfortunately I was not able to figure out where it was, nor did they give a location. Seeing how this location is not too much further from Jacksonville Beach than orange park (in the greater scheme of things), with Green Cove Springs (another location mentioned in PR) almost between Orange Park and St. Augustine, it seems to make sense that Dr. Bernard will be in fact heading up multiple locations as we were told in his FB video with Robert Webber. Also, the St. Augustine location looked to be in overall good shape in the video, and seems to not need much more than paint and equipment as it was previously a doctor’s office. Having been 2 full weeks since they took possession, I would not be surprised if they were ready to open in short order and then we will have our first corporate location in Florida. Ok, on to Ft. Lauderdale. Well for starters… Man the turnpike can slow ya down! I didn’t get down there till after business hours and it was Friday so I was out of luck for catching anyone there. Just like you find looking online, there was Hollywood Hormone Therapy sign, just no AMCA. I was a little irritated. Left IR another real peach of a message, and sat there for a minute or ten. I was able to see through the windows in the front that the lobby looks just like its picture on the website, but the lights were out and the only picture I could get was more reflection of my phone than image of the lobby, so I didn’t bother taking a picture of it. Now at this point, despite overwhelming evidence that this is in fact everything promised, I’m sitting there seeing ready to pop actually thinking. Maybe they are right… Crazy talk I realize now, but I had been in a car for 20+ hours. Anything short of a grand opening parade was going to be a disappointment. I went back to the PRs to see what I had missed. Just like the freaking ID with the Sandusky location on it that sat in plain sight for months. When I talked with the staff in Jacksonville Beach, I mentioned Alternative Medical Center in the office next door when I was looking for Dr. Bernard’s office. Just like the people who called the phone numbers asking about the PAO group getting confused answers. Everyone there knew Dr. Bernard, only one of the neighbors knew that Alternative Medical Centers was, “that thing Dr. Bernard is working on”. Patients going to Hollywood Hormone Therapy are making appointments to see a doctor, not a physician’s group. In this case they want to see Dr. Michael Schmidt who also runs a family medicine practice a little further north in Deerfield Beach. Me getting hung up on the AMCA sticker not being in the window seems kinda silly now that I have had sleep and EVERYTHING else is where it was expected to be. Additionally, because of the scalability of this business model, I won’t be shocked if we see similar developments with Dr. Schmidt in the Ft. Lauderdale and easily drivable surrounding areas as we have seen in the Jacksonville area with Dr. Bernard and the northern Florida locations. NWAV SUMMARY & REPORT (Conclusion) So having time to get home and type everything out. More than ever, I like what I see here. If my biggest beef is that two satellite locations don’t have logos in the window, but everything else seems to be going pretty darn well… Things could be a lot worse. They seem to be meeting goals on time which is apparently unheard of in the OTC. We also look to have been building a very strong base over the last month investor wise and the PPS has had one of the smoothest stabilizations after initial discovery that I’ve been able to find going through other stock histories. Throw the fact that we have a PR due any day and 4/20 in two weeks where MJ is about to be national news on CNN and all the other news stations, like it is every year around 4/20, it would seem to me that great things are on the horizon. I got 6 points back in 2009 for speeding with a drink drive ban the same night! I don't need any lectures. I can easily say biggest mistake of my life! I done my time and still paying for it. I done a insurance quote without the 6 points and it was 600, with them it is 1300! (the drink drive ban included in both quotes) It is comming up to the 4 year mark where I can now get them removed from my licence, but I have to still declare it to my insurance even though there not on my licence any more..? (rehabilation offenders act..?) I have changed my ways and I drive very sensibly in low litre cars! Never want a fast car! (I am 23) I just use it for work my annual mileage is around 10k. These 6 points have raised it dramatically! Are there any insurance companies out there where I can only declare it for the 3 or 4 years? When I started learning to drive at 17, I decided to buy my self a cheap car so that I'd be able to get more experience behind the wheel, pass my test quicker and have a car as soon as I passed my test. I was insured on my provisional license with an insurance company which specialised in learner drivers. However, I ended up getting 3 points on my license the week before I passed my test, in what I still think were pretty unfair circumstances. My house doesn't have a drive or a garage and so I had to park my car on the road in front of my house, or on a street round the corner when there were no spaces. As it was my first car I was really excited, and without understanding that I could get in trouble for it, I used to sometimes sit in my car and listen to music with my friends. The week before I passed my test we were sat chatting when a police car came down the road and pulled up behind us. I still at this point didn't realise I had done anything wrong, I wasn't driving the car, simply sat in it so I didn't realise I had committed an offence. The police informed me that because the engine was running, I could have been driving or about to drive and on that basis they convicted me for driving without a license. I only got 3 points and a 60 fine due to the fact I wasn't actually driving and at the time I accepted that with relief, I was terrified I'd get a ban or lose my license or get a massively unaffordable fine. I could have appealed but that would have meant going to court and I was only 17 and that terrified me. I declared the points to my insurance company straght away, but due to the nature of the offence my insurance was invalidated and void. I've only just now realised how serious having insurance voided in the past is. I'm supposed to be moving a 5 hours away in a few months for a job, and I have plenty of money saved for car insurance and a car, as without a car, the move is completely unrealistic. Without a car I won't be able to get to work as the hours are unsocial and my job isn't very well connected with public transport at all and so relying on public transport or taxis is simply not an option. I found a car, went to get an insurance quote, and found out that getting insurance is practically impossible when you've had insurance voided in the past. The points don't seem to be a problem, when I tell companies about my points but not about my insurance voided in the past they happily give me a quote. They're expensive, but affordable and it's what I was expecting. However, as soon as I tell them that my insurance was voided in the past they refuse to even give me a quote. I'm completely out of options and I don't know what to do. I need a car, but I can't get insurance as much as I try. I know I was in the wrong, but it seems like the voided insurance is more of a punishment than the points are and surely that isn't right? And the voided insurance will stay with me for the rest of my life, so does that mean that driving will never be an option for me? I'm sorry for the essay, I just really don't know what to do! Availability Dwindles as More Seniors Consider Retirement Homes in Canada

As more and more seniors are considering retirement homes in Canada, the market is struggling to keep up with record-high demand.

While Statistics Canada’s 2016 census showed that the “country recorded its greatest increase in the proportion of seniors,” last year, experts told the CBC that “Canada is failing to prepare for the housing and home care needs of an aging population,” despite having decades to prepare for the demographic shift.

More Seniors Consider Retirement Homes in Canada

The National Post’s Naomi Powell recently suggested that “the problem comes down to a failure of supply to keep up with demand.” Both the CBC and the rating agency DBRS Ltd. have predicted that by 2026, more than 2.4 million Canadians aged 65 and older will need continuing care.

What’s more, the number of Canadians who need “‘supportive care’ offered by retirement homes, including monitoring of medication, regular housekeeping, meal preparation and other services… is expected to reach ‘a staggering’ 3.3 million by 2046,” Powell reports.

With more demand than availability, seniors are experiencing long wait lists or are simply unable to find the care they need at a price they can afford. Data shows that in 2012-2013, “34,312 individuals were on a waitlist for their preferred choice of a long-term care residence,” Gollom reports. Wait times are not improving because the country can’t keep up with the demand for senior care.

Prices Skyrocket

Meanwhile, housing prices across the country have skyrocketed, making home ownership unattainable for many Millennials and senior housing unaffordable for many seniors.

“The supply of seniors housing, for 2017 in Ontario, has not kept pace with current demand levels across all types of care,” says Primecorp Commercial Realty. According to the CMHC, “total supply of seniors’ housing grew by 2.4% to 57,663 spaces in 2017, slower than the 2.9% growth rate for the population aged 75 years and older.”

Primecorp, which is based in Ottawa, suggests that “this shortfall, fueled by pent-up demand and a lack of new supply in the construction pipeline, has led to the lowest vacancy rates for seniors housing in Ontario since 2001.”

The result is that costs for senior housing have seen steady increases, especially in high-density urban centres. “In the GTA, the majority of all rental spaces for seniors now cost more than $4,000 (54.1%). The average monthly rent for a standard seniors’ living space in the GTA has risen to $4,159 in 2017, up from $3,825 in 2014,” the Toronto Star reports.

The Financial Post notes similar increases across the country in 2017, with the average monthly price for a standard sized senior housing unit costing:

$3,015 in Alberta

$3,009 in British Columbia

$3,526 in Ontario

$1,678 in Quebec

$2,880 in Saskatchewan

The Impact on Canada’s Housing Marketing

While prices continue to increase and many seniors wait for a spot in their preferred retirement community, a report by Royal LePage has found that baby boomers are beginning to move out of their large, single family homes, opting instead for low-maintenance condo living. The result is that “luxury condo prices are outpacing appreciation in luxury detached homes in most markets across the country.”

Ben Myers, president of the real estate consultancy firm Bullpen Consulting, recently told Beach Metro’s Josh Sherman that “the expansion of rent control, which as per the Ontario government’s Fair Housing Plan announced in April 2017 is now applied to rental units constructed after 1991, [which] could make retirement homes an appealing option for developers who might otherwise have built apartments.”

So, while Baby Boomers are causing an increased demand in condo prices, developers may be less likely to opt to build new condos and apartments, considering the benefits of building retirement communities instead. “With rental increases that landlords can charge now limited on newer buildings as well, retirement homes — with their meal plans, medical services, and other revenue generators — could provide a better return,” Myers suggested.

Tariffs Expected to Slow Construction in Canada

Meanwhile, the trade war which rages on between Canada and the United States is expected to set new senior housing projects back even further. The Financial Post’s Natalie Wong reports that the construction industry is bracing for higher construction costs, predicting that some new builds will be stalled or even canceled due to skyrocketing costs.

“The price of steel used for construction projects across the country has already soared by about 38% in 2018 due to a booming property market and a lack of supply, according to the Canadian Coalition for Construction Steel,” Wong reports. She suggests that “wider steel quotas or tariffs would hit British Columbia [hardest] as the province has historically relied on imports for more than 60% of its annual consumption.”

While the need to build new senior housing is at a critical point, the fact is that increasing construction costs may actually slow construction of new retirement communities and condos across the country, which will only further exasperate an industry in which the demand for affordable senior living is huge, and the availability is dwindling.

The take away for Canadians is don’t wait to investigate senior care.

Look into communities in your area now and get on the waiting list for communities that make your short list. With some foresight and luck, you may be able to skip the queue when you find you need additional care and support.

So I just turned 16, and am about to purchase a car after saving up for the past year or so. I just have 2 questions. 1- Im planning to get a 1991 Nissan 300zx, there's a 2 seater-2door and a 4 seater- 2 door version of this car. So... I had a 1998 VW beetle that I traded in today for a 2003 VW beetle. I purchased this car in the state that I am currently in for college (MD). In order to purchase the car I had to get a MD tag. My old car is insured under Farm Bureau in NC. Can I transfer my old insurance to cover this car? I am not a Maryland resident, but NC resident. Any help/advise is greatly appreciated. My 98 beetle was in great shape, but the newer car had more additives like sunroof/less miles etc.... The difference was around $5000 that I am having to pay.. I was stopped at a red light behind two cars. Both cars started to go and so did I the next thing I knew I had hit the car in front of me. The car in front of me hit the car in front of him. We all pulled over my car isnt to bad but I drive a suburban, the car in front of me was a smaller car so his looked a little worse. Nobody was hurt, and all cars were drivable, so we decided to not call the police we just all exchanged information. After we had finished and they left I immediately called my insurance lady to let her know what happened. I am not super clear on this next part, we have been going back and forth with our insurance since that call and will continue to fight it. When I called the insurance lady she said I wasnt covered. She said that they had received the last payment much later than it was due (not sure how because it was mailed the same time as always) but because of that our insurance had been cancelled. A couple of weeks ago they had chased our check, she said we were reinstated as of yesterday (the day of the accident) but because it was the same day they werent liable to pay the damages. We are going to keep fighting them because I dont think its fair. Even if they decide that they wont pay we can afford to just pay for the damages to the rear end of the car in front of us, because know matter what happened I am at fault for following to close. We cant afford to pay out of our pocket also for his front end and the rear end of the first car.
