If you have an empty property and want to avoid paying council tax, there are a few things that you can do.

First, find out if it’s exempt from council tax or eligible for a discount.

This will help to make your payments less costly, but it won’t completely get rid of the tax. It’s also important to understand how the system works.

1. Check if the property is exempt

Each local authority keeps a list of all the domestic properties in their area. These are then put into a council tax valuation band.

Each band has a different amount of council tax to pay. However, there are some types of property that are exempt from paying council tax.

These include properties that are empty for a short period or are unoccupied for a specific reason. The amount of council tax you have to pay will depend on your property’s value and the number of people aged 18 or over who live in it.

Some properties are also eligible for discounts and reductions on the amount of council tax they have to pay. These are awarded at the discretion of your local authority.

There is also a Long-Term Empty Premium (LTEP) charged on properties that are empty and unfurnished for 2 years or more. This can cost up to 300% of your standard council tax.

2. Check if you’re eligible for a discount

In some cases, you may be entitled to a discount when paying council tax on an empty property. However, this discount will be based on your particular circumstances and you will need to contact your local council to apply for it.

For example, you may be entitled to a discount if your property is being renovated or repaired. This can result in you being given full council tax relief whilst the work is carried out, but you will then need to start paying as soon as the property is complete.

You may also be able to get a discount if you are living on a very low income or are on benefits such as jobseekers allowance, income support, pension credit, employment and support allowance and universal credit.

You may also be able to avoid paying council tax on an empty property if you have someone else live in your home and pay the bill for you. This is called a guardian or an occupant.

3. Make sure you’re paying the right amount

Council tax is an annual fee that helps pay for services like bin collections, libraries, fire services and police. Normally it’s paid in 10 monthly instalments.

The amount you pay depends on where you live and what your property is worth. There are eight bands in England and Scotland, labelled A to H.

In Wales, there are nine bands. These are based on what your property was worth in 1991 and 2003, when they were revalued.

The price that you pay for council tax is worked out by the Valuation Office Agency (VOA), who work out the council tax band your home falls into. You should know your council tax band so you can make sure you’re not paying too much.

4. Check if you’re eligible for a refund

A property can become empty for a variety of reasons, such as a foreclosure, court case or estate settlement. These can leave the property vacant for a long period of time, making it more difficult to find tenants or buyers.

Fortunately, there are some exemptions from paying council tax on an empty property. These include properties that are owned by charities or that were previously occupied for charity purposes.

There are also discounts if the property is being renovated or is undergoing major repairs and structural changes. These are generally provided on a case-by-case basis, so it’s important to check with your local council for more information.

If a property is unoccupied and unfurnished for 12 months or more, an additional amount known as a ‘Long-Term Empty Premium’ is charged. This can add up to a huge bill for owners of empty homes, so it’s important to make sure you pay the correct amount by checking with your local council.

PMID: 31216707 Abstract Title:  C-Phycocyanin Suppresses the In Vitro Proliferation and Migration of Non-Small-Cell Lung Cancer Cells through Reduction of RIPK1/NF-κB Activity. Abstract:  Phycocyanin, derived from Spirulina platensis, is a type of natural antineoplastic marine protein. It is known that phycocyanin exerts anticancer effects on non-small-cell lung cancer (NSCLC) cells, but its underlying mechanism has not been elucidated. Herein, the antitumor function and regulatory mechanism of phycocyanin were investigated in three NSCLC cell lines for the first time: H358, H1650, and LTEP-a2. Cell phenotype experiments suggested that phycocyanin could suppress the survival rate, proliferation, colony formation, and migration abilities, as well as induce apoptosis of NSCLC cells. Subsequently, transcriptome analysis revealed that receptor-interacting serine/threonine-protein kinase 1 (RIPK1) was significantly down-regulated by phycocyanin in the LTEP-a2 cell, which was further validated by qRT-PCR and Western blot analysis in two other cell lines. Interestingly, similar to phycocyanin-treated assays, siRNA knockdown of RIPK1 expression also resulted in growth and migration inhibition of NSCLC cells. Moreover, the activity of NF-κB signaling was also suppressed after silencing RIPK1 expression, indicating that phycocyanin exerted anti-proliferative and anti-migratory function through down-regulating RIPK1/NF-κB activity in NSCLC cells. This study proposes a mechanism of action for phycocyanin involving both NSCLC apoptosis and down regulation of NSCLC genes.

Abstract MicroRNAs play important roles in tumorigenesis of various types of cancers. MiR-320a can inhibits cell proliferation of some cancers, but the biological roles of miR-320a in lung cancer need to be further studied. Here, we investigated the roles of miR-320a in suppressing the proliferation of lung adenocarcinoma cells. MiR-320a treatment was found to effectively suppresse LTEP-a-2 and A549 cell proliferation, and induce more apoptotic cells induced by irradiation compared with control treatment. Our results also showed that miR-320a, as a novel miRNA, directly regulated signal transducer and activator of transcription 3 (STAT3) and its signals, such as Bcl-2, Bax, and Caspase 3. The siRNA-inhibited STAT3 levels further proved its roles in regulating STAT3 signals. Moreover, miR-320a treatment effectively suppressed cancer cell growth in mice xenografts compared with controls, and significantly inhibited cell migration in vitro and in vivo. Our findings collectively demonstrated that miR-320a, by directly regulating STAT3 signals, not only suppressed cell proliferation and metastasis, but also enhanced irradiation-induced apoptosis of adenocarcinomia cells.
