Who to turn to for postnatal care and support?
Tumblr media
You might remember the first time you found out you were pregnant, maybe when you saw the line on the pregnancy test or felt the first pregnancy symptoms. Then came the roller coaster of the nine months of pregnancy followed by labour and birth. When the baby is finally out, you will be, well, many things – exhilarated, relieved, sad, happy!  But one important change that you will invariably notice is the shift in the focus. The baby is now the centre of attention, not just for others but for you too. This shift in focus often means insufficient care for the new mom during the crucial postnatal recovery period. The impact of this can persist not just in the short term for decades after.

Pune Set To Receive Second Vande Bharat Express Train By April 2023
Tumblr media
The Indian Railways is all set to introduce a new Vande Bharat Express train, replacing the Secunderabad-Pune Shatabdi Express with new rakes starting from April of this year. The new train is expected to belong to the Secunderabad rail division under the South-Central Railway. The decision to replace the Shatabdi Express with Vande Bharat rakes is in line with the railways' plan to introduce more Vande Bharat trains in the country.
Currently, there are ten Vande Bharat Express trains operating across the country, connecting various cities through a high-speed route. The Central Railway already has two Vande Bharat Express trains - from CSMT (Chhatrapati Shivaji Maharaj Terminus) to Solapur and CSMT to Shirdi. A senior official from the Central Railway stated that the response to the CSMT-Solapur Vande Bharat train is better than the one running between CSMT-Shirdi, with an average occupancy of almost 90%. This train also acts as an additional connection between Pune and Mumbai.
While the plan is to replace the Howrah-Pune Duranto Express with a Vande Bharat rake, officials have noted that it may take some time as Vande Bharat rakes currently only have chair cars for passengers, unlike the Duranto, which has sleeper classes as well. Nevertheless, the introduction of more Vande Bharat Express trains is expected to enhance travel experiences and provide better connectivity across various parts of India.
Apart from that, Indian Railways is also planning to introduce Vande Bharat Express in Jammu and Kashmir, in order to connect the Kashmir Valley with other parts of the country. The semi-high-speed train will operate on the Udhampur-Srinagar-Baramulla route.
Furthermore, the national transporter is all set to launch its 13th Vande Bharat Express train by next month, which will run between New Jalpaiguri (NJP) and Guwahati (GHY). This will be the first Vande Bharat Express train in Assam and Northeast Frontier Railway (NFR) zone, and the second in West Bengal. The NFR zone will operate and maintain the train, and the concerned departments have been instructed to make necessary arrangements. However, the date of inauguration, commencement of commercial services, and other details have not yet been disclosed.
The Vande Bharat Express offers passengers an aircraft-like travelling experience, with a maximum speed of 160 kmph and travel classes similar to the Shatabdi Train but with better facilities. The train's major systems have been designed and built in India, in line with the Prime Minister's vision of "Make in India"

Delhi-Dehradun Expressway To Reduce Travel Time To 2.5 Hours By Jan 2024
The Delhi-Dehradun Expressway, which will reduce travel time between the two cities from 5.30-6 hours to just 2-2.5 hours, is likely to be completed by January 2024. The 210 km-long expressway, being built at a cost of approximately Rs. 13,000 crores, will start from North East Delhi and pass through Baghpat, Shamli, Muzaffarnagar, Saharanpur, and Dehradun.
Uttarakhand Chief Minister Pushkar Singh Dhami inspected the under-construction Delhi-Dehradun Expressway on Sunday, March 26, 2023, taking stock of the 340-meter-long Daat Kali tunnel and an elevated section on the expressway. He directed the executing agencies to complete the work within the stipulated time and pay special attention to the quality.
Tumblr media
The last 20-km stretch of the Delhi-Dehradun Expressway passes through an eco-sensitive zone of Rajaji National Park, and therefore, Asia's longest elevated wildlife corridor (12 km) is being constructed that includes the 340-meter-long Daat Kali tunnel. The tunnel near DatKaali temple, Dehradun, will help reduce the impact on wildlife, and multiple animal passes have been provided in the Ganeshpur-Dehradun section for avoiding animal-vehicle collisions.
During his visit, the Chief Minister interacted with the labourers and inquired about their well-being, ordering officials to take care of their health, accommodation, and food arrangements. He said that to speed up the works related to Delhi-Dehradun Expressway in Uttarakhand, the National Highways Authority of India (NHAI) would be provided with all necessary support needed from the state to ensure the timely completion of the project. Permission has also been given to carry out work at night on the expressway.

Details On PMC New Bridge Proposal From Kalyani Nagar And Koregaon Park In Pune
Tumblr media
The Pune Municipal Corporation (PMC) is set to construct a new bridge over the Mula-Mutha river to ease traffic congestion in the Koregaon Park and Kalyani Nagar areas. The PMC conducted a traffic survey, which revealed that the proposed bridge would significantly reduce traffic congestion in the area. The estimated cost of the project is Rs 28 crore, and the tender process has already begun.
The new bridge will be constructed over the course of one year and will have two lanes for vehicles, spanning 10 to 11 meters wide. Once completed, the city traffic police and administration's traffic department will decide on the movement of vehicles.
The proposed project aims to alleviate traffic issues faced by local residents, particularly near the Koregaon Park bridge while heading towards Kalyani Nagar. Babu Wagaskar, former corporator and MNS leader had proposed widening the bridge connecting Kalyani Nagar to Koregaon Park by nine meters in 2014-15, which would have cost an estimated Rs 3.5 crore. However, the project was not undertaken by PMC at that time.
The new bridge is expected to provide relief to commuters and ease vehicular movement on the North main road. The PMC's efforts to address traffic congestion in the area are expected to benefit local residents and improve the overall transportation infrastructure in Pune.
The construction of the new bridge is anticipated to alleviate traffic congestion, making the surrounding neighbourhoods more appealing to potential residents. Enhanced transportation infrastructure often correlates with an increase in property values and attracts new businesses, thus stimulating economic growth in the area.

The Biggest Housing Market Boom Since 15 Years
Tumblr media
The housing sector in India has been witnessing a significant boom in recent times, with various factors contributing to the growth. A Capital Advisors firm in the country has reported that this boom is probably the largest in the last 15 years. The firm's Managing Director and CEO, Vipul Roongta, has attributed this growth to factors such as affordability and the aspiration of customers to own homes.
Roongta also noted that the residential real estate market has revived strongly after undergoing significant pain due to the new realty law RERA and demonetization. The accountability enforced by RERA, which holds developers accountable for completing projects and can result in imprisonment for defaulters, has been a significant contributor to the sector's revival.
“In the last one and a half decades, I think this is probably the biggest boom I am personally seeing as an organization on the residential segment, whether it is affordable mid-income and premium housing properties," said the CEO, who is also Co-Chairman, FICCI Real Estate Committee.
To cater to the growing demand for affordable housing, the firm has launched a $3.2 billion real estate fund. 85% of the capital has already been committed. Last year, housing sales in India reached an all-time high of nearly 3.65 lakh units across seven major cities, surpassing the previous record in 2014, according to property consultant Anarock.
Addressing the event, Kuldip Narayan, Joint Secretary, Union Ministry of Housing and Urban Affairs, said the size of the urban sector will double in the next 25 years.
He said the requirements for facilities, residential spaces, commercial spaces, and urban infrastructure would double, adding, "we have a lot of catching up to do in infrastructure".

How Will Metaverse Affect Real Estate?
Tumblr media
Introduction
The current rise of the metaverse has revolutionised real estate brokers' work as well as the way consumers buy and sell authentic homes.
The real estate business will benefit from this quantum leap in technology and interconnectivity. People may now sell houses or discover their perfect homes in far more sophisticated ways.
Recognizing The Metaverse
The term "metaverse" refers to a collection of technologies that coexist in the digital environment. Virtual reality (VR) and augmented reality (AR), as well as social commerce and artificial intelligence, are all coming together to merge the physical and digital worlds.
You may travel to a digital storefront, speak with virtual salespeople, inspect a product, and make an order while in the metaverse. In the metaverse, you can even buy virtual property, but in this piece, we'll look at how the metaverse is altering the real-world real estate business.
You may also develop digital twins, which are virtual representations that perfectly mimic physical items, to see how they would operate in real life.
If you are a real estate agent, for example, you may provide three-dimensional walkthroughs to prospective home buyers so they can get a sense of the property without physically visiting it.
Tumblr media
How Is The Metaverse Transforming The Real Estate Sector?
Here's how the metaverse is influencing real estate:
It Takes Away The Major Headache Of House-Seeking
Imagine taking the bother out of buying a home. No more driving about, wasting time looking at properties that are not a good fit, or going through complicated floor plans. This is conceivable in the metaverse since you can look at the property from the convenience of your own home and make purchases.
When compared to looking at images or floor plans, virtual tours can help generate a deeper emotional connection. They may also assist you to obtain a better grasp of the benefits and drawbacks of a specific property.
Tumblr media
It Saves Realtors Time And Effort
Meeting potential buyers, preparing and showing houses, and following clients to closings all take time and effort. Clients may view the home on their cellphones or laptops via a virtual tour. Those that are seriously interested in the home will call and request further information. If you're an agent, this can save you time so you can focus on other elements of your business.
Allows Real Estate Brokers To Connect With Clients More Effectively
AR-enabled mobile apps can aid in more effective customer communication. Clients may visually examine a 360-degree AR model of a specific apartment, home, or property of their choice with only a few touches. They can look through, compare, and analyse various properties. Meanwhile, real estate brokers may readily supplement the virtual training with much more detailed information on the home.
Improves Sales
For many years, the most successful marketing tactic for selling properties has been home staging. According to statistics, staged homes sell 20% more often and 88% faster than quasi-properties. This, however, is not a novel idea. Virtual staging is a novel, quicker, and less expensive way to achieve identical outcomes. It gives clients a genuine experience, which might help them feel a feeling of ownership right away.
Clients that attend the tour will be able to see them living in that place. According to Matterport research, over 90% of potential house buyers are more inclined to acquire a property if it includes an interactive three-dimensional tour.
Tumblr media
Provides Infinite Design Possibilities To House Buyers
Physically staging a home requires overcoming several logistical hurdles. Moving large furniture pieces into a property with many sets of steps or short corridors, for example, maybe a massive task that only specialists can handle.
This may constrain the buyer's design possibilities. However, with virtual staging, house buyers may pick the furniture or décor that best matches the area and simply add and modify the arrangement to their liking.
Because virtual staging services employ digital representations of décor and furniture, there are several alternatives for each area. Agents may also choose a different stage layout for each potential buyer, further personalising the experience.
Increases Brand Awareness And Reputation
High-quality VR content may help real estate companies generate more leads, increase overall customer experience, and attract more visitors to their sites and social networks. According to a Realtor survey, real estate listings with virtual tours generate over 40% more hits than those with only photographs. Because virtual reality tours are still in their early stages, they will be a significant distinction for a real estate business.
Offering visually appealing VR content is expected to go viral through social media, increasing brand recognition and improving search engine position.
Tumblr media
Accepting The Present Moment
Because of its low cost, simplicity, and time savings, the Metaverse is changing the real estate sector. Real estate firms that have embraced this revolutionary technology have already seen an increase in their ROI. So, why continue with outdated real estate marketing methods that result in customer loss? You should use the potential of the metaverse to transform your real estate firm and build a good reputation for yourself in the industry.
Conclusion
The metaverse, which refers to the intersection of virtual reality (VR), augmented reality (AR), social commerce, and artificial intelligence, is changing the way people buy and sell real estate. In the metaverse, buyers can virtually tour properties, saving time and effort for both buyers and real estate agents.
AR-enabled mobile apps allow for more effective communication between agents and clients, and virtual staging can improve sales by giving clients a genuine experience of living on the metaverse also provides infinite design possibilities for buyers and allows for the creation of digital twins, which are virtual representations of physical items.
It can also facilitate the creation of virtual real estate listings and virtual open houses.

7 Creative Ways To Connect Your New Home With Nature
In the hustle and bustle of urban lifestyles, we catch ourselves longing to be in the tranquillity of nature from time to time. However, it seems nigh impossible to take some time out of our busy schedules. But what if we told you there is a way to bring nature with all its benefits into your new home? Read on to find out how you can create this kind of home. How can you connect with nature in your new home? Follow these tips:
1. Incorporate Glass Windows
When Planning your new home, make sure to add large glass windows to your rooms. This is a great way to incorporate natural light into your space by keeping your home as bright as ever. Another added benefit is you get to have a view of the outside so now you get to enjoy the sunlight during the day and the spectacular view of stars during the night.
Tumblr media
2. Inclusion Of Live Plants
It’s time to activate your green thumb as one of the best, easiest and most effective ways of connecting with nature is to quite literally surround yourself with it. There are various ways to include plants in various spaces.
You can either have small plants here and there throughout your home or if you are blessed with the luxury of space you can even incorporate nature by building yourself a terrarium, be it in your balcony, your terrace, your backyard or even better in the middle of your house!
Tumblr media
3. Replace Non-Natural Items With Items Made Of Natural Elements
We looked at creating nature spots within your new home. But how about incorporating nature through non-living objects? This can be achieved by replacing your plastic or metal pieces with pieces made of natural materials like wood, jute, etc.
A simple example would be to replace a metal console table with a wooden one. This not only helps add a neutral element to your home but also radiates a welcoming aura throughout your home.
4. Nature Through Art
There may be spaces in your home where decorating with a live plant may not be the best option. For such places, an easy way to connect with nature would be to add illustrations or paintings of nature. Sitting in a space with a painting of nature gives one the illusion of being surrounded by it, bringing in the same sense of relaxation and calmness a live plant would have brought to the place.
5. Walls Of Nature
Many times with space or environmental restrictions it gets difficult to add live plants to the equation. For such situations consider putting a wall made of a natural substance, like wood, in the space you're designing. It will also give the viewer something from the outside to look at.

Investment in Gudi Padwa: Here’s how to use your money smartly
https://timesproperty.com/news/post/investment-in-gudi-padwa-blid1682
Tumblr media
We as Indians are very fond of our festivals as they are the roots of our cultural heritage. So as we gear up for the next financial year after 31st March, we look forward to new festivals. The end of March sees the closing of balances and accounts in businesses and institutions across India. April arrives, and we prepare to restart our financial planning as we approach the start of the New Year according to the Samvat calendar. In India, there is a strong link between the auspiciousness of a celebration and financial management. In Maharashtra, Gudi Parva symbolizes the start of a new year and a new harvest season, while North India is busy with Chaitra Navratras. The time is regarded as auspicious for purchasing assets such as gold, launching a new business, or investing money in new portfolios.
1. Gold:
Shopping and celebration are two sides of the same coin, and purchasing gold on Gudi Padwa is thought to bring fortune and wealth.
During this event, Maharashtrians invest in various sorts of traditional gold jewellery.
Bangles such as ‘patlya,’ ‘bangdya,’ and ‘tode’ are purchased, like a choker or ‘chinchpet,’ a ‘tanmani’ or short necklace, ‘bajbands’ or amulets, and ‘nath’ or nose rings.
Gudi Padwa is the best’muhurat,’ or auspicious period, to buy gold because families quadruple their holdings, bringing abundance.
2. Mutual funds:
Most people invest their money in savings accounts and fixed deposits. While these options provide capital protection, the returns are not particularly large. Mutual funds may be a better option. They have the potential to give more significant returns than the current inflation rate, which in India often hovers around 4 to 5%
You can achieve your financial goals, such as purchasing a car or a home, or establishing a corpus for retirement, by consistently investing in mutual funds.
3. Real estate:
On the occasion of Gudi Padwa, Indians like to invest in real estate or purchase a home, particularly in Maharashtra. As a result, real estate developers in Pune, Mumbai, Aurangabad, Nagpur, and other parts of Maharashtra are seeing an increase in inquiries.
Let’s explore what else Gudi Padwa has in store for those hoping to buy a property.

Also, keep in mind that RERA registration is required for all projects, all phases included, if the amount of land to be developed is 500 sq.m or more, and there are 8 or more flats.

There will be 12 additional ramp toll plazas in addition to the main toll plazas.
An airfield at Shahjahanpur is being built to give air connection to the Ganga highway.
For the time being, two bridges are planned along the route. A 960-metre-long bridge across the Ganga River is proposed, as is a 720-metre -long bridge across the Ramganga.
Along the Ganga Expressway, 18 flyovers and eight highways over bridges will be created.
Approximately 93% of the land for the Ganga Expressway project has already been secured.
The bidder will be selected for a term of 30 years.
Industrial clusters will be designated at strategic locations along the Ganga Expressway.
The Ganga Expressway will connect to the Purvanchal Expressway, the Yamuna Expressway, and the Agra-Lucknow Expressway. The Ganga Expressway would also provide direct access to the national capital from eastern Uttar Pradesh.
Ganga Expressway will connect Garhmukteshwar of Hapur via Martyrs Memorial in Meerut. After this, the next node will be Bulandshahr, where the proposed industrial corridor is to be built. After Bulandshahar, the Ganga expressway will pass through Amroha and will facilitate access to the famous Vasudev temple.
After Amroha, the Ganga expressway will be connected to the Kailadevi temple of Sambhal. After Sambhal, the Ganga expressway will reach Badaun, where it will connect to the Industrial Corridor, as well as to Hanumant Dham.
Ganga Expressway will also reduce the distance between Meerut and Prayagraj. The journey of more than 11 hours will be completed in 8 hours through this. Along with this, the pace of business and economic activities will also increase.
The maximum speed limit on the Ganga Expressway has been set at 120 km/h, and there will be two major toll plazas. Thus far, 94% of the expressway's land has been acquired. Another bridge will be erected at Garhmukteshwar to allow people to travel from neighbouring districts such as Hapur and Bulandshahr.
The Ganga Expressway is anticipated to stimulate industrial growth, trade, agriculture, and tourism, among other things. This will help bolster the region's socioeconomic growth. When completed, the Ganga Expressway would be the state's longest motorway, linking the state's western and eastern areas.
