"...there are a lot of things I don't share with the general public, kid..." Yagi exhaled. His hand trailed away from the tea-maker, watching it without raising his gaze. Young Midoriya had already surprised him a few times...so he supposed it was only fair he surprise the kid in turn- but this...would definitely be out there.
Tumblr media
"I didn't just drag you back here to enjoy lunch- though that would help." A calm atmosphere. That was all he could employ to aid in this minor discovery. Like many things about All Might, for years there had been speculations...that his power had once been weaker than it was now. Not in the normal sense- in a sense that had him tugging subconsciously at his suit's sleeve.
He'd left his phone on the coffee table- face-up so he could read any notifications that might come through. It was...strange, with young Midoriya. He had shared an integral secret of his life- something so few knew, that he kept hidden for so long...and now here he was, offering another one to the kid- though the precise 'why' was beyond him. Maybe- he just liked not having to keep things hidden, anymore. Not having to keep every secret wrapped up in a tight ball in his throat, refusing to let him breathe.
He gently moved a cup under the tea-maker's spout, letting the concoction fill the cup below- before holding it out to the teen. An offer that the youth could accept or refuse, if he wanted.
"....I'm sure you've heard the story," He did seem like a pretty big fanboy, after all- but still. "--about how the world-famous 'All Might' didn't have a soulmate, yes?" It was too dangerous...the universe had painted a target on their back- as he had painted a target on young Midoriya, by giving him One for All.

[@themultiversebundle | Plotted in DMs!]
It had been a rather quiet day, yet again..so Fin and Yagi had decided to walk about town. The tall blond still got a few odd stares, and every now and again, someone would walk up wanting an autograph. It had taken the world time to get used to Yagi as he was now- and while the whispers of 'the Symbol of the Dead' weren't exactly welcome...it was better that than All for One in the streets.
Tumblr media
"What do you say to dropping by Smoothie King before we head back to the school?" Yagi's suggestion hadn't been in the air for more than a second when he bumped into something- or rather, someone. He took a stumbling step back, his smile instantly transforming to apologetic as he raised his hands. "Ah- sorry about that! I didn't mean to bump into you."
Tumblr media
Huh....Fin wasn't exactly the best at Heroes, but this one...didn't look familiar. They'd seen a few ever since their rise in Hero society, but they had yet to see one that looked so...robotic? It wasn't like Ingenium or his younger brother, Ida- this felt...different.
Their eyes flickered towards the nearby store the stranger had stepped out of- revealing an interior beyond the door that very much wasn't what could be seen through the glass. They immediately jumped towards it- but the door slammed closed before they could catch it.
"Shit...!"

Alessandra AU
Fandom: Bleach, Katekyo Hitman Reborn.
Relationships: Ichigo Kurosaki & Xanxus.
Summary: Ichigo reborn as Xanxus’ little sister.
.
[Part 1] [Part 2]
Honestly, Xanxus is not even surprised when these particular bunch of clowns appear in front of him. He's just happy that it happens during his sister's first day of Mafia School. He doesn't want them anywhere near his baby sister. Not after he saw the amount of damage her soul is still healing from.
There had been quite a lot of casualties the day Xanxus found out. His elements don't talk about it, Alessandra looks oddly touched if the subject ever comes up. The entirety of the training grounds had to be rebuilt but Xanxus figures they should be happy Xanxus had mellowed enough not to go out hunting.
"Rukia, I presume," he drawls and looks the outfit over. Summer dress and a cute little smile, she looks like a high schooler and all-around good little girl. The act won't serve her well here, though, this is the Varia and they know better than some Japanese teachers over three decades ago. Alessandra is fond of her, Xanxus hates her with a passion that surprises even him.
Both of them agree, whatever debt was owed to her has long been paid.
"Ah, yes, mister Xanxus," she demurs, sweet as sugar. "Is Ichigo here? We'd like to talk to him."
Xanxus hides his fury behind his careless facade. He's a mafia Don, he knows how to play this game, no matter how compromised he is. "Ichigo Kurosaki is dead," he doesn't say because of you but he hopes she heard it regardless. "He doesn't live here."
She falters at that, for a split second, and then recovers. "My apologies. I meant Alessandra, mister. Could we talk to her?"
With a hum, Xanxus shrugs, takes a deliberately slow gulp of his whisky and watches her do her best to reign in her temper. "I don't believe you can, no."
"And why is that?" She asks, tone far tighter and teeth pressed together.
Maybe he shouldn't be taking as much enjoyment from this as he is but Xanxus doesn't give a shit about her comfort, "for starters, she's not here at the moment."
"And?" Rukia demands and Xanxus lets her.
Let her think that she's untouchable, let her go on with that for a while yet. Xanxus wants to see the realization in her face, the fear creeping in. He'll draw the line in the sand and he's taken measures to ensure it will be respected. "And even if she was, I wouldn't let an ungrateful traitor like you anywhere near her."
"Traitor?" Rukia grits out and there it is, the temper. If Xanxus didn't hate her so, he'd admire her spine. "We are his friends!"
Yes, Ichigo's friends in just the same way that Timoteo is Xanxus' father. It's easier on the mind to call it kindness than manipulation, after all. "Were you? Then why is it that you only come around when you need something?"
Rukia's eyes widen and she flinches back, Urahara beside her lowers his head and hides behind his fan. The third soul reaper just grimaces slightly and Xanxus has no idea which one this is but he's going to hate him out of principle. "Or am I wrong?" He goes on, knowing full well that he isn't. "Are you here just to say hi and not because you need a child to fight for you? Incompetent as you seem to be."
"Soul Society needs…"
"To lower its ego." Xanxus finishes for her, "if it needed to be created, it means the world survived before it as well. Your disappearance might make things hard for a while but the world will adapt. If an organization has become incompetent enough to need a teenager to save them when they have people who have been alive for centuries on their payroll…"
He lets the implications settle, lets them see how unwilling he is to cooperate. Let them know he will not bow to their self-importance.
"We could just ask Ichigo directly," she answers, smug with the knowledge that very few have ever been more important to Ichigo than his family and friends.
Xanxus doesn't let it bother him. This girl, centuries-old or not, is in denial. She can't seem to think of Alessandra in any other way than in terms of Ichigo. And yes, Ichigo and Alessandra are at their core the same but reincarnation has its impacts and as much as Ale remembers her life as Ichigo, it's faded like all old memories are. And Xanxus is her older brother, the one she admires and looks up to. The one she trusts to keep her safe.
"You do that," he mocks, drinking a little more whisky. "She'll give you the same answer: no. My sister won't break a promise to me for the likes of you." But seeing as he doesn't want any of them near his Ale, he leans forward in mostly fake interest. "Let me show you something, before you go. Try to get out of that fake body of yours."
Though Xanxus can see the obvious disinterest at the beginning, he can also tell the moment she realizes that she can't. Xanxus smiles, all teeth and bloodlust, "what do you think will happen to you should you die in that? You're, after all, already a spirit."
Verde's services had been incredibly expensive to acquire but Xanxus wasn't about to get stingy on such important matters. Besides, the new data might just be enough for the crazy scientist to stick around a little longer.
"You're a good brother," soul reaper number three says with something that tries to hide approval. "I am glad. Send Alessandra my regards, we will be leaving."
"But brother!"
"Rukia," the man Xanxus now can identify as Byakuya reprimands, "we're going."
The girl follows with a frown on her face and evident confusion surrounding her. Xanxus doesn't care, if he never sees her again he'll be a happier man for it. He turns to look at the blonde instead. "So?"
"Her soul," Urahara begins, hesitant. "It can't be fully healed."
It's not, it really isn't and Xanxus is both furious and terrified. It must show in his face somehow because the scientist closes his fan, clutching it against his chest like a lifeline. Ichigo loved this man like a father, Xanxus knows. Alessandra loves him mostly the same, perhaps because there was no father in this life to muddy the waters. She misses him, after nightmares or bad days. Xanxus… he doesn't know how he feels about it.
"I couldn't save Ichigo," and like this, without the fan hiding his face, it's easy to see the grief and regret. The desperation. "I couldn't. But Alessandra… the machines I made to keep Ichigo stable, they should help her heal."
This is begging, Xanxus knows. And he wants to deny the man, turn him away and demand he never returns. But he remembers his sister's words "Kisuke didn't know what was happening" and her unwavering belief that even if everybody else abandoned her, Urahara would have fought tooth and nail for Ichigo's life. So he nods, ignoring the tightness of his jaw. "Send the research over, if it checks out, we'll contact you."

You mentioned popular jonrya fics in your last ask and I was wondering if you had any more popular jonrya fic recs because I'm out of stuff to read (and I've already been through @jonryatrash's starter pack) :(
i know the feeling of having gone through all the fic and wanting more, so i feel you! you can check out here where i reblogged @jonryatrash‘s excellent starter pack and added a few of my favorites, with commentary. Since i’m sure you’re as capable of using AO3′s search function as I am, the value* in fic recs is not so much “here is a list of fics” as “here is why i, a specific person with specific tastes, liked these particular fics.” for instance, i’m super partial to Outsider POVs so have some outsider povs:
[*if it’s a big ship that’s a different situation, there’s probably a lot of content you’d miss without recourse to reclists, but we are not a big ship lol]
as bastards do by @circe1fanatic (11k, complete) wherein Cat dresses for Arya’s wedding as for a funeral. In the back of Catelyn’s mind has always lurked the lowkey possibility that somehow Ned’s bastard will take Winterfell away from her trueborn children, and you can’t blame her for freaking out when all her worst fears come to fruition. She sees Jon as perverting Arya’s devotion to him and seducing her into this marriage; she explicitly contrasts Sansa & Jon’s relationship (not that close) to Arya & Jon (nothing held back). The delicious irony of it is Cat is half the reason Arya and Jon are close in the first place lmao. I mean, I think obviously Cat is trying to give her daughter the tools to survive in a feudal patriarchy where performing femininity is really really important; not every highborn girl who bucks gender standards can expect her brother to love her just the way she is (or to turn out to be her cousin and to marry her). I am on the whole highly sympathetic to Cat. But watching her get everything SO wrong in this fic (she walks in on Arya half-naked in Jon’s bed) i was literally ohohohOHO shoving popcorn in my mouth.
Cripples, Bastards, and Broken Things by @laboratorioautoral (3k, oneshot) aka the one where Tyrion comes North on Queen Dany’s orders with a list of unreasonable concessions for King Jon to sign his name to. Tyrion is married to Sansa but he falls for Arya over cyvasse (!!!) yes this is the Love Triangle That Was Promised by GRRM. Tyrion’s no fool, he see show it is between Arya and Jon, and what I like about this story is that it’s ambiguous whether (1) Arya and Jon are banging on the DL or (2) Arya and Jon are not banging but really want to (there is a v suggestive forehead kiss). Remember how Jaime said “The Targaryens married brother to sister” and Cersei blew him off with “But we are not Targaryens”? Jon and Arya have had to make the same sort of compromises here; in order to rule the North together, they can’t be together openly and it’s GOOD SHIT. If you like this kind of ambiguous outsider pov do yourself a favor and read this Maxicest fic where Clint and Laura try to figure out what the deal with Pietro and Wanda is [prompt: “Someone (another canon character or an OC) tries to figure out if all the touchy-feeliness is actually weird and inappropriate, or if they’re the one being weird and inappropriate by looking at sibling affection and reading incest into it.”]
Chasing the Winter Sun by starbursts_and_kisses (3k, oneshot) aka the Jon/Sansa arranged marriage in which Sansa is shattered by the revelation that Jon’s in love with someone else, and always will be. Sansa’s got low standards partnerwise (see: Joffrey, Tyrion, Sandor, Petyr – not to say she wasn’t attracted to any of them, but she experienced mistreatment at their hands) and if there’s one thing Jon won’t do it’s mistreat her. It strikes me that Jon and Sansa are both introverts. They muddle along until Arya comes home. The Jonrya reunion is epic, and Jon’s smiles actually touch his eyes. Arya, as well all know, is not an introvert. Arya and Jon spend all their time together. They go riding a lot, and they spar in the training yard and laugh at secret jokes. Sansa finds herself sidelined in her own household. When she finally summons the courage to confront Jon about it, it’s because she sees him MUSSING ARYA’S HAIR. i love it bc it’s (1) the iconic Jonrya interaction and (2) completely innocuous, there’s nothing inherently sexual about touching your sister’s hair and Jon must have done it thousands of times when they were growing up but the second Sansa sees it she just knows. akdjfdkfjdkfd
Thanks for the ask, this was so much fun! I think if everyone’s ok with it (i kinda feel bad about clogging up our tag, it’s a pretty slow moving tag) i’ll just keep posting fic recs/squee on a semi-regular basis

"This doesn't bode well..." Yagi had felt the nonexistent drop in his chest, as if the world had suddenly shifted slightly down. "--...shit." It occurred to him only then why the streets had been so free of people- why they'd looked so familiar.
Tumblr media
"Somethin' wr-..." Fin's question trailed off as they exited the building- stepping back onto the street. It had been a store that opened on both sides, so Fin hadn't thought anything of it...but stepping out the other end, they physically stumbled for a moment. That shift....

"....young Kaminari..." The male's voice was quiet for a moment, blue hues landing on a child he recognized from U. A.- but there was the faintest thing wrong, something he couldn't put his finger on. "Young man!" He called out that time, actually lifting a hand to wave. If nothing else, he could ask what city he and Fin were now in- there was no telling if they'd been spat out at the same location, or a different one.
And he wasn't about to risk saying 'Kaminari' loud enough for the hero-in-training to hear- no, he wasn't sure about the circumstances of this place...but he made a mental note to have the building the two had wandered into marked off, back home.
If the two got back.

He hadn't meant for the kid to ever find out.- But here he was, standing atop the roof...smoke billowing off of his body, arms held close to his chest. No--- this wasn't how it was supposed to go. Izuku- he was supposed to view All Might as this great Hero- this paragon of power and justice and Peace--- not as...him. Izuku's father, a shriveled husk of a man who just worked as All Might's assistant-- personal or no, he felt it never measured up to his real job- to how Midoriya truly saw him, when he was strong.

what do you gain by modding and overclocking? • Eurogamer.net
We’ve looked at the process of overclocking the Nintendo Switch in the past. We know that Nintendo chose to use Nvidia’s Tegra X1 below its stock specification to preserve battery life and to more effectively manage thermals. But once you’ve overclocked a compromised unit, you can’t help but wonder just how much extra performance you can unlock in any given game – and few titles challenge the Switch more than Saber Interactive and CD Projekt RED’s port of The Witcher 3. Adding further spice is that a range of mods have emerged for the Switcher port, meaning that we can actually scale the game along with CPU and GPU clock speeds.
First of all though, let’s be clear. Even without mods, The Witcher 3 is something of a miraculous conversion bearing in mind the limited capabilities of the Switch. Coders of Nintendo’s hybrid have become quite accomplished at scaling down graphics to the Maxwell-based mobile GPU but smart coding has seen the game somehow squeezed into running at a respectable frame-rate on just three available ARM Cortex A57 CPU cores running at a seemingly paltry 1.0GHz. If you own a Switch, we highly recommend this conversion as a handheld experience, though blown up large on your 4K TV, the blur factor in the visuals is just too much. But perhaps with some mods and an overclock, we can actually improve the docked experience? At the very least, perhaps we can get more of an idea of the kind of Witcher experience possible if Nintendo had stuck to Nvidia’s stock CPU and GPU clocks – 1785MHz and 921Mhz respectively.
Before we go on, you should be aware of the dangers and challenges in overclocking Switch hardware. Only select models can be exploited, for starters, and once you start delving into areas of the Horizon OS and its software that you have no business meddling with, Nintendo is will within its rights to ban your console from access to its online services. Also worth mentioning is that overclocking obviously draws extra power and creates extra heat that the Switch may have trouble dissipating. I mean, we are talking about an extra 75 per cent of CPU power paired with a 20 point upclock on the graphics core.
youtube
Modding The Witcher 3 on Switch – and overclocking the system to the max. There are some impressive results here.
My first test was all about using a mod to remove the 30fps frame-rate cap and to run the game at stock clocks and with the full-blast OC engaged. In addition to removing the cap, further mods can engage the game’s internal fps counter and reveal the exact resolution employed by the DRS system. It’s fascinating stuff, showing just how dynamic the dynamic resolution system truly is and how rarely the stock Switch hits native 720p. More often than not, in docked mode, we’re lurking at 548p in places like Crookback Bog or 636p in the early Griffin battle. Resolution is always in flux, showing just how much stress the GPU is put through.
With access to these stats, we can see just how crucial dynamic resolution scaling is – it’s the key to the mostly decent performance we see in the final game. However, DRS is all about scaling load for the GPU and doing something similar for the CPU is a lot more challenging. That’s why visiting Novigrad – our old benchmarking stomping ground – can cause real performance issues. The sheer volume of NPCs (matching PS4 and Xbox One) is an challenge for a tri-core 1GHz mobile CPU – a factor in the game dropping to 25fps. Changing the resolution won’t do anything; this is a fundamental aspect of the game’s design that can’t be swapped out or changed. The only way around these drops is to overclock the system, something we couldn’t wait to try out.
Performance gains via the unlocked frame-rate are fairly minimal, but what you do get is the DRS system tapping into the extra GPU power to interesting effect. Resolution is higher across the board, to the point where in one extraordinary scenario, pixel count increased by 45 per cent. Elsewhere, while performance gains are limited, they are still there – anything up to 4fps. It’s still an upgrade, but as you might expect, the much higher gain in CPU clocks via the OC yields more impressive results with the Novigrad market run now delivering an 8fps advantage. Not surprisingly, running the Switch flat-out like this sees the fan ratchet up to a degree I’ve never seen before – you can’t help but worry a little about the extra loud fan speeds and the extra heat the system must be kicking out.
The overclock solves one big problem: sub-30fps drops in CPU-bottlenecked environments. However, the extra power can also be deployed elsewhere via the various mods available online, in order to tackle other challenges the stock Switch has to contend with. The DRS system can be disabled completely, locking the output to native 720p (I even tried pushing higher than this, but the game tops out at this pixel count). Regardless, what you get is a clear improvement in image quality. Especially in the stress points where the res would buckle to its lowest, we get a huge gulf in clarity all round. The zoomer images directly below give some idea of the improvement but seeing it in motion is something else.
Is the overclock providing a free lunch then – a better experience with no drawbacks? Well, the improvement is palpable but it does come at a cost. Regardless of the system clock speeds, The Witcher 3 is a challenging game built around dynamic resolution for a reason – it’s really heavy on effects and the system really does need some level of scalability in its pixel-pushing. In most cases it’s fine, but honestly, forcing the max pixel count is a recipe for disaster if you want to hold 30fps in spots like Crookback Bog. Frame-rate can drop to the low 20s at that point, a performance level lower than the stock experience.
Getting the game to render at 720p is an interesting experiment but there are more direct ways to boost visual settings. Thanks to an enhanced settings mod, you can actually play with a more fleshed-out graphics options menu. This is still work in progress and most of the toggles you’d find on PC don’t work much – or at all – on Switch. The textures, for example, are locked in place at one setting since there aren’t better assets present on the cartridge or in the download. What this enhanced settings mod does add are toggles for foliage visibility, light shafts, anti-aliasing, water quality, depth of field, sharpening, and bloom. That’s on top of the existing motion blur options, included out of the box by the developers. Admittedly, most of these are post-process effects with only a fractional impact on performance – but the foliage setting is extremely powerful. It aims to fix one of the issues I had with the game: the level of pop-in.
Comparing Switch’s stock clocks against the overclock shows CPU-constrained areas like Novigrad benefit most – in this case running up to 8fps faster.
You get four presets, from low to ultra, though Switch runs at the high setting by default and so the scope for improvement isn’t huge. Even so, the jump from low to medium shows how it affects grass tuft density on the ground, as well as the rendering of trees on the horizon. Moving to ultra fills out the scene with more foliage over the base game and you can see a little more detail added across the board. Perhaps not surprisingly, this most dramatic of modded settings has the highest impact on performance. Going from low to ultra, you can lose around 3-4fps on average – so this is not a choice to take lightly. Still, it’s fascinating to see the game being tuned like this. The mod is only adding an option, the actual code for scaling this setting is seemingly baked into the game itself – it’s just that the developers don’t use it.
Another tweak that makes a tangible change is the sharpening filter. It’s popular in the modding community and the performance hit is minimal, really. High contrast points are boosted when enabled, it gives the impression of a sharper image at 720p – something you’ll see on the comparison images on this page. There’s more shimmer as a result but it’s a neat option to have nonetheless. The anti-aliasing toggle is there too if you want to go all the way – it’s not recommended, but it is an option if you want to see the game ‘raw’.
There are some interesting effects here but fundamentally, the Switch version has compromises that cannot be mitigated with existing mods. While the original, less compressed audio can be modded back in, textures will always be equivalent to the PC’s minimum – the Switch doesn’t have the memory to deliver much more. CPU optimisations like half-rate animation on distant NPCs are also hard-coded in. However, we do have some level of scalability in terms of meddling with the DRS system, tweaking visual settings and of course, ramping up CPU and GPU clock speeds. All of which raises the question: could we get The Witcher 3 running at 60fps?
This seems impossible from the outset given that 30fps is enough of a challenge but with an overclock in place we are closer than you might think. Dropping the post-process effects settings doesn’t help much but the foliage draw mod definitely does boost performance, so I ran that at the low settings. DRS is tweaked to a nigh-on constant 832×468 with only minor fluctuations. The results are obviously blurry to the extreme, the lowest point the DRS can drop to while docked. From here we have our best shot at hitting a full 60Hz refresh.
You can see the results in the embedded video. The White Orchard area is the most impressive showcase for how close it gets: as The Witcher 3 operates mostly between 55-60fps. Yes, it looks somewhat plain and barren, but it’s still remarkable how smooth the game suddenly becomes. Where the experience starts to unravel is in later, more challenging areas. The outskirts of Novigrad run between 45-60fps but even with the fluctuation it still feels better to play than the regular setup.
All of this is predicated on the game being GPU-bound and using the lower resolution as a crutch to get a better frame-rate. It’s a flawed approach across the whole game when you factor in big towns and cities, where the CPU time is the bottleneck. At lowest we’re back down to 30fps anyway in the busiest areas of Novigrad, and likewise for the village in the White Orchard. Even with max horsepower via overclocking, the Switch just can’t pull this off – but the fact we’re getting results like this at all is quite astonishing. After all, there was a time where even the concept of The Witcher 3 running on the system at all seemed almost ludicrous.
youtube
This isn’t the first time we’ve overclocked the Switch – take a look at some of our results across a range of challenging titles.
And as much as we pushed the Switch’s clocks to the limits, pushing resolution, frame-rate and visual features to the max, perhaps the biggest takeaway from our experiments here is just how solid the port running on standard hardware actually is, especially in handheld mode where the blurry image quality isn’t quite as impactful on the experience. The core fundamentals are there – the value of the mods is actually fairly limited and perhaps the biggest win comes from how the OC augments the existing tech via improved performance and noticeably higher resolution.
All of which brings us to the continued stories about a mooted Switch Pro – a unit Nintendo has categorically ruled out for 2020. Even without next-gen silicon, the latest Mariko chip in the latest Switch kit is specced to push max GPU clocks to over 1.2GHz – it’s just that Nintendo has chosen not to access this extra performance, opting for improved battery life instead. The option is there for an improved model though, maybe even a micro console – and our experiments with The Witcher 3 prove two things. First of all, extra power can benefit existing games with no extra development effort required from the developer. Secondly, overclocking the Tegra doesn’t seem to cause any compatibility or stability problems – we’ve tested a range of games with no problems. Whether any of our conclusions will ever translate into an actual official product though remains to be seen.

How Do You Know When You’ve Found the Right House?
You don’t want to mess around on a decision as big as the place you’re going to call home. When you buy a house, you’re making a long-term commitment to that house and everything that comes along with owning a home.
How do you know when you’ve found a place that’s commitment-worthy? Sometimes, a place will feel like home the moment you pull up to the curb. More likely, though, it’ll take some time for you to find something you like, with the process perhaps becoming more and more frustrating with each “not quite right” house you view.
Fortunately, there are some things you can do and tips to keep in mind that can make the process a little smoother.
Make Sure It Checks Off Some Essential Boxes
Before you start picturing yourself hanging out in the spacious living room or grilling out on the back porch, there are a few crucial tests your prospective new home should pass before you even consider purchasing it.
Check the roof: Take a look at the roof and check for any signs of damage or disrepair.
Look at the plumbing: Look under sinks and behind toilets for signs of water damage or leaks. Be on the lookout for telltale discoloration of ceilings and walls as well. Check the basement for a mildew smell.
Do research on the area: Is the pond behind the house prone to flooding? Is it a safe area? How far away would you be from the nearest hospital?
Test everything: Flip all the light switches and flush the toilets. Turn on the shower. Check to see if any of the windows stick. Turn on the tap and taste the water. Make sure everything works.
Figure Out Your Priorities
When searching for your ideal home, the “where” is going to be your most crucial factor, according to Jen Nelson, a REALTOR® based in Phoenix, Arizona.
“Well, the old real estate saying is true, ‘location, location, location.’ I’ve had home buyers find their absolute dream house – but as I try to explain it’s not the right location, they scoff. Until they see it’s by a railroad, a rundown part of town or, worse, a dump,” she said.
One of the reasons location is so vital is that you want your home’s value to grow over time. Even a great home might not appreciate as well in a less ideal area.
“A beautiful home overbuilt for the neighborhood is going to have a hard time appraising, a hard time maintaining value and can be a poor investment long term,” Nelson said.
A good location can give you more than just a higher likelihood that the home’s value will increase; it can mean a tolerable commute, an easily accessible downtown area with restaurants and shopping, access to good schools and more. Or it can mean the exact opposite if you’re looking for a home in a more secluded area, far away from the hustle and bustle of town. Finding the right location for your needs will likely make you much happier in the long run.
Nelson recommends making a list of “non-negotiable must-haves,” such as being in a good school district, being near work or having a certain number of bedrooms. Then she has her clients come up with a wish list of things they’d like, and they try to match up their needs and wants with their budget and what’s available in the current market.
When creating your own list of needs and wants, consider your lifestyle. Do you need a house with a lot of yard space? Do you spend a lot of time in the kitchen? You might not get everything you want, but having a list will help point you and your agent in the right direction.
Consider Old vs. New
Do you see yourself in a beautiful older home or a more modern, chic abode? There are pros and cons to each, depending on what you’re looking for and your lifestyle.
You’re likely going to have to funnel more money into maintenance and renovation with an older home, which may have outdated and inefficient heating, cooling and plumbing systems.
Nelson points out that if a home is considered historic, you’ll be subject to any national and local guidelines for historic homes, such as not being able to make any additions to the home without approval from your local historical office. However, she said, there are a couple benefits to owning a home in a historic district.
“There are often grants available if you keep within historically accurate guidelines. And sometimes your property tax bill is cut – by as much as 50%!” Nelson said.
Older homes can be good for people who want to be located in a well-established community that’s close to shopping and restaurants. They also tend to have better quality construction than more recently built homes.
Look at how well maintained the property you’re looking at is, whether it’s an old home or a more modern one. Think about any renovations you would have to make if you were to purchase it. Consider the actual cost of maintaining an older home, not just the asking price.
Be Realistic
The house you end up with, especially if you’re a first-time home buyer, probably isn’t going to be your dream house.
It’s imperative that you end up with a house you’re going to be happy living in, but you might also have to adjust your expectations if the home you want isn’t one you can afford.
For people who are new to the housing market or have smaller budgets, a starter home may be a more realistic and advantageous choice. Starter homes aren’t great if you need a lot of space, as they’re often fairly small, but they tend to be more budget-friendly and require less upkeep. You also won’t need to spend as much money filling it up with furniture, and you’ll likely have smaller utility bills.
It helps to know your budget from the get-go. While you may be itching to start house hunting and comparing kitchen backsplashes, you should first get approved for a loan so you know what price range you’ll be looking at. This will help narrow down your choices and make the process a little less overwhelming, and it will make you look more serious in the eyes of the seller, which can only help your chances if you decide to make an offer.
You also want to make sure you’re thinking about your future finances. Even though a house on the more expensive end of your price range might seem worth it, take the time to think about whether you’ll still feel that way when you’re making your monthly payments.
Find out what the area’s property taxes are and, if you can, what the seller typically spends on utilities.
Keep in mind that homeownership very often comes with a menagerie of unexpected costs, some of them significant. If you spend all your money upfront on a large down payment, you may run into trouble down the line when your new house suddenly needs an emergency roof repair.
Consider Your Homeowners Association
This can be somewhat of an afterthought for some home buyers, but the rules and regulations (and fees) associated with a community’s homeowners association (HOA) can make or break your enjoyment of being a part of that community.
Your real estate agent should be able to give you the lowdown on the HOA’s conditions, covenants and restrictions. You’ll want to know what its rules on paying fees are, as it’s possible for the association to foreclose on your home if you don’t pay your dues, depending on what state you live in.
Be aware that some HOAs have very restrictive rules, like limiting what colors you can paint your house or not allowing you to plant a garden, which can limit some of the freedom usually associated with being a homeowner.
If you find a particular HOA’s rules to be intrusive or conflicting with your lifestyle, look elsewhere. You don’t just want to be satisfied with your house, you want to be satisfied (or at least mildly compatible) with your neighbors as well.
Take Your Time (but Not Too Much Time)
It can be a delicate balance between taking the time to make sure a house is right for you and making sure you get to it before someone else does.
Look at all the houses that align with your budget, needs and wants. Weigh both the practical and emotional factors. Think about the pros and cons of the houses you’re considering but consult your gut as well. Sometimes, when it’s the right house, you just know.
While it is time sensitive, you don’t want to rush this process too much, as this is one of the bigger decisions you’ll make in your life. But once you know what you want, don’t drag your feet.
“In some markets, hesitating to make an offer means you lose out – quickly!” Nelson said.
Be as organized as you can throughout the process so that once you’re ready to make an offer, everything is ready to go.
You Found the Perfect House … and Now It’s Gone
Whether you lost a bidding war or the house was sold before you could make an offer, it can sting to lose out on the home you were already sold on.
When the process takes longer than expected and potential home buyers suffer one too many disappointments, they can become exhausted and just want to get it over with.
If you start to feel as though you’re not having any luck, be careful that you don’t become too lenient with what you’re looking for in a house.
“Clients who are starting to lose faith in the process or are weary of looking for a home may begin to compromise on what they really want. In this situation, it really helps to work with someone you trust,” Nelson said.
While it can be helpful to re-evaluate your wants and needs to make sure you’re being realistic, you don’t want to compromise on things that are necessary for you to feel satisfied in your home. Talk to your agent for guidance, as they’ll know whether your wish list is feasible for the market you’re in.
Nelson also noted that this is the point where she likes to preview houses for her clients, so she can narrow down their options to what best fits their wish list. Your agent can keep you on track when you get fatigued with the process, so you don’t settle for something that isn’t a good fit, she said.
If you’re just coming off an unsuccessful sale, look for learning opportunities that could help make your next attempt successful. In this seller’s market, you’ve got to strategize your offer.
First and foremost, make your best offer. Now is not the time to go low, especially if you know you’re going to be competing against other bids. If you can, make a complete, clean offer without any seller concessions, like help with closing costs.
Another strategy is to make your offer personal. Selling a home, especially one they’ve spent many years in, can be an emotional process for some sellers. They place a lot of sentimental value in their home and might feel better about an offer that comes from someone they feel really cares about it.
“Personally, I advise buyers in these seller’s markets to make their best offer, often including a picture or handwritten note, and submit all that as quickly as possible,” Nelson said.

[@0verhauled | Liked for a starter!]
"....I heard you wanted to see me..." Fin's voice was quiet as they stepped into the cell. They'd had their knife taken from their person, just in case the villain before them tried to take it...though they couldn't help but think 'with what'. Even knowing all he'd done to Eri, the kid they'd helped in the rescue of...they couldn't help but feel the faintest tinge sorry for him.
Locked in a cell,- both of his arms gone...the ways to manifest his Quirk, erased- stuck in this place where there was no human interaction save maybe the guards at meal times..
Tumblr media
"...so here I am, Overhaul." They knew his name- Kai Chisaki- but they weren't about to use it without him saying they could. This situation felt so strange- to be called to a villain's- a total stranger's- cell. "One of the small players in the raid that destroyed your base..leaves a mate wonderin', 'why me'." Despite their blank expression, their tone remained as light as they could get it...trying to offer what hint of humanity they could to the one who forsook it for his ideals..
They couldn't even hear the thunder outside...not in here, in this brightly-lit white cell.- In this place where the gods put their worst...

@sinners-inc asked:
"there's nothing noble about working yourself to death." -DoYoung
[Workaholic Starters. | Accepting!]
Tumblr media
"In my case, there is." Yagi was rather quick to respond in kind to the vigilante. He exhaled, rubbing his eyes before they slid over to DoYoung once more. He had two stacks of papers to grade on his desk, but that wasn't the source of his immense exhaustion. No, his tiredness came from all the Hero work he had continued to do in those spaces when he wasn't working on his teacher duties. Then again...those were pretty draining, too.
When was the last time he took a break?
His eyes snapped away. He didn't want to be seen as weak by anyone- but it seemed his soulmates had a habit of cropping up when he was at his low points.
Tumblr media
"Besides- I can handle it." He coughed wetly, a fresh splatter of crimson painting his hand. The pain that accompanied it was a dull throb. An old annoyance he could easily ignore. He reached for the rapidly-depleting box of tissues beside his desk, and wiped off his hand before picking his pen back up.
