El Porto is a beach community that is part of northernmost Manhattan Beach, a city in the South Bay area of Greater Los Angeles in Southern California.

Introducing Miami

Miami is positioned on the mainland of Florida. Offshore, due east in the Atlantic ocean, there are a series of barrier islands. Furthest south of the islands is Key Biscayne. Next to the north is Virginia Key, followed by Fisher Island, and finally comes Miami Beach. The body of water in between the barrier islands and Miami is Biscayne Bay.

Cruise Ship Terminals

The Port of Miami is located at Dodge Island, a piece of reclaimed land in Biscayne Bay formed by the merging of three islands, Lummus, Sam’s and Dodge. It's only five minutes from Miami center to the cruise port.  Port Boulevard, which runs over Biscayne bay, links the city to Dodge island.

Ten cruise terminals operate at the cruise port. The AA/AAA, A, B/C, D, E, F and G terminals are located at the north coast of Dodge island, terminal V on the west, and terminal J on the south. The container ship berths are along the south coast of the island.

Cruise terminals AA/AAA and A, which began operations in 2022, are the most modern. These are designed to host mega ships. The total length of all cruise ship berths is some 2800 yards. Ten cruise ships can be docked at the same time. Each terminal has  the basic amenities, like cafes, bars, check in, shopping and cab ranks.

Getting to the Cruise Terminals

By Road Take I-95 north or south then leave the road to join the I-395 eastwards (follow the signs for ‘Port Miami via Tunnel’). Carry on over the MacArthur Causeway then into the tunnel.  Follow the signs to the required cruise terminal.

By Air Miami port is  just seven miles from Miami International Airport. To travel from airport to cruise port, take a cab or jump on the shared-ride supershuttle bus.

Miami Gardens is a small city in the beautiful, rolling, Florida landscape. It struck the southern part of the county from due east, south of Miami and very near Homestead , Kendall , and Cutler Ridge (now the Town of Cutler Bay ). Damages numbered over US$25 billion in the county alone, and recovery has taken years in these areas where the destruction was greatest.

As of 2000, before being annexed to Miami Gardens, the Lake Lucerne neighborhood had English as a first language accounted for 82.27% of all residents, while Spanish accounted for 14.16%, French Creole was at 2.55%, and French as a mother tongue made up 1.00% of the population.

Taxis are generally more expensive, though certain common routes (mostly to and from Miami International Airport) are rate-controlled by local ordinance - for instance, the airport to downtown Miami costs approximately $22, while Miami International Airport to central Miami Beach costs $35.

By the 16th century, the earliest time for which there is a historical record, major Native American groups included the Apalachee (of the Florida Panhandle ), the Timucua (of northern and central Florida), the Ais (of the central Atlantic coast), the Tocobaga (of the Tampa Bay area), the Calusa (of southwest Florida) and the Tequesta (of the southeastern coast).

How Rent To Own Real Estate Works

Also known as a lease option, rent to buy homes are a type of owner financing tor real estate properties.

While the terms of the agreements can vary from house to house, the typical scenario is one in which the owner is looking to sell the property but is willing to accept payment over a period of time, rather than an up front settlement.

In this case, the buyer and seller both agree on the selling price of the home, and the terms of the purchase agreement, specifying things such as payment terms, interest, and length of the agreement.

Usually, owner-financed properties are paid off much sooner than a traditional bank mortgage, but by allowing the renter time to accrue equity in the house, the renter can often roll over that equity into a traditional mortgage after 1-3 years, if the need arises.

Typically, part of this payment is credited as rent, while a second part is credited towards the interest on the loan and/or equity in the home. Over time, the renter can then buy out the seller, even if the renter didn’t originally have a large downpayment or the credit needed to qualify for a traditional mortgage.
