CoreLogic: Home Price Growth Reached 15-Year High in February
CoreLogic® recently released the CoreLogic Home Price Index (HPI) and HPI Forecast for February 2021.
Home prices continued to increase in February, reaching the highest annual gain since April 2006, as demand continues to clash with historically low supply. These factors have created increased affordability challenges, especially as mortgage rates also begin to rise.
CoreLogic analysis also shows homebuyers have steadily moved away from densely populated, high-cost coastal areas in favor of more affordable suburban locales. The number of homebuyers in the top 10 metros with the largest net out-migration—including West Coast metros like Los Angeles, San Francisco and San Jose—who chose to move to another metro increased by 3 percentage points in 2020 to 21% from 2019. This sentiment is reflected in CoreLogic’s recent consumer survey, which found that 57% of current non-homeowners on the West Coast feel the home options in their area are not at all affordable.
“Homebuyers are experiencing the most competitive housing market we’ve seen since the Great Recession,” said Frank Martell, president and CEO of CoreLogic. “Rising mortgage rates and severe supply constraints are pushing already-overheated home prices out of reach for some prospective buyers, especially in more expensive metro areas. As affordability challenges persist, we may see more potential homebuyers priced out of the market and a possible slowing of price growth on the horizon.”

“The run-up in home prices is good news for current homeowners but sobering for prospective buyers,” said Dr. Frank Nothaft, chief economist at CoreLogic. “Those looking to buy need to save for a down payment, closing costs and cash reserves, all of which are much higher as home prices go up. Add to that a rise in mortgage rates and the affordability challenge for first-time buyers becomes even greater.”

For the first time, an 'ultra-hot Neptune' has been discovered orbiting a Sun-like star
A new exoplanet discovery is the first of its kind, sitting in a strange ‘gap’ of exoplanets insanely close to their host stars. The planet is a Neptune-sized body that whips around its star once every 19 hours.
Never before has a Neptune-sized exoplanet been found with an orbital period of less than a day.
Usually, exoplanets this close to their star are either gas giants, known as ultra-hot Jupiters, or smaller, rocky planets like Earth, Mercury, Mars and Venus, known as ultra-short period planets. This new class, represented by this sole member, has been dubbed “ultra-hot Neptunes”.
Curiously, its properties suggest the exoplanet has a similar density to Neptune, with an atmosphere that constitutes at least 9 percent of the planetary mass. This raises the question, how has that atmosphere not evaporated in the scorching heat of its star?
“The planet exists in something known as the ‘Neptune Desert’, a region devoid of planets when we look at the population of planetary masses and sizes,” said astronomer James Jenkins of the University of Chile.
“Although icy giants seem to be a fairly common by-product of the planet formation process, this is not the case very close to their stars. We believe these planets get stripped of their atmospheres over cosmic time, ending up as so-called ultra-short period planets.”
The planet, called LTT 9779b, orbits a star 260 light-years away called LTT 9779. This star is a lot like our Sun, with roughly the same size and mass, and only slightly cooler. However, it’s younger – 2 billion years to the Sun’s 4.6 billion – and accordingly has a higher metal content, with twice the iron of the Sun.
Around this star, the orbit of LTT 9779b is tiny, just 2.5 million kilometres at the semi-major axis. That’s around 1.6 percent of the distance between Earth and the Sun. At that close proximity, the exoplanet would be heated to temperatures in excess of 1,970 Kelvin (around 1,700 degrees Celsius, or 3,100 Fahrenheit).
Exoplanets are measured using two main techniques. The transit data – how much the star’s light dims when the exoplanet passes in front of it – can be used to calculate its size. The radial velocity data – how much the star wobbles as it is slightly tugged by the exoplanet’s gravity – can be used to calculate the mass.
Armed with these data, the researchers calculated that LTT 9779b is around 29.32 times the mass of Earth, and 4.72 times its size. Neptune, for comparison, is 17.1 times the mass of Earth, and 3.88 times its size.
Since density can be used to infer composition, the characteristics of LTT 9779b suggest it has a similar composition to Neptune – a large rocky core, and a substantial atmosphere. And therein, scientists say, lies the rub. That atmosphere should have been scorched away through a process called photoevaporation.
“Intense X-ray and ultraviolet from the young parent star will have heated the upper atmosphere of the planet and should have driven the atmospheric gases into space,” said astronomer George King of the University of Warwick in the UK.
“Photoevaporation should have resulted in either a bare rock or a gas giant. Which means there has to be something new and unusual we have to try to explain about this planet’s history.”
The metallicity of the star could be a clue – such stars are more likely to host gas giant exoplanets than their more metal-poor relatives. LTT 9779b could be a rarely seen intermediary step between gas giants and short-period rocky planets.
“Planetary structure models tell us that the planet is a giant core dominated world, but crucially, there should exist two to three Earth-masses of atmospheric gas. But if the star is so old, why does any atmosphere exist at all?” Jenkins said.
“Well, if LTT 9779b started life as a gas giant, then a process called Roche Lobe Overflow could have transferred significant amounts of the atmospheric gas onto the star.”
The discovery of a large rocky planet, thought to be the stripped-down core of what was once a gas giant, was announced earlier this year, on an 18-hour orbit around its star. So, it stands to reason that we might come across the intermediary step in the process sooner or later.
It’s also possible that LTT 9779b started its life much farther from its star and migrated inwards, its orbit disrupted through gravitational interactions with other planets. If that’s the case, it could have retained its atmosphere much longer than if it had formed in its current position.
What we do know is that the exoplanet seems to have a significant atmosphere, and passes in front of its star every 19 hours. That makes it an excellent candidate for follow-up study, where light from the star that passes through the atmosphere can be analysed to ascertain the atmospheric composition.
“The planet is very hot, which motivates a search for elements heavier than hydrogen and helium, along with ionised atomic nuclei,” Jenkins said.
“It’s sobering to think that this ‘improbable planet’ is likely so rare that we won’t find another laboratory quite like it to study the nature of ultra-hot Neptunes in detail. Therefore, we must extract every ounce of knowledge that we can from this diamond in the rough, observing it with both space-based and ground-based instruments over the coming years.”
The research has been published in Nature Astronomy.

The straight-tusked elephant (Palaeoloxodon antiquus) is an extinct species of elephant that inhabited Europe during the Middle and Late Pleistocene (781,000–50,000 years before present). Some experts regard the larger Asian species, Palaeoloxodon namadicus, as a variant or subspecies. It was formerly thought to be closely related to the living Asian elephant; however, in 2016, DNA sequence analysis showed that its closest extant relative is actually the African forest elephant, L. cyclotis. It is closer to L. cyclotis than L. cyclotis is to the African bush elephant, L. africana.
Palaeoloxodon antiquus was quite large, individuals reaching 13.1 ft in height. P. antiquus's legs were slightly longer than those of modern elephants. This elephant is thought to have had an 31 inch-long tongue that could be projected a short distance from the mouth to grasp leaves and grasses. With this tongue and a flexible trunk, straight-tusked elephants could graze or browse on Pleistocene foliage about 26 ft above ground.
Several studies have attempted to estimate the size of the Asian straight-tusked elephants (P. namadicus), as well as other prehistoric proboscideans, usually using comparisons of thigh bone length and knowledge of relative growth rates to estimate the size of incomplete skeletons. One partial skeleton found in India in 1905 had thigh bones that likely measured 5.41 ft when complete, suggesting a total shoulder height of 14.8 ft for this individual elephant. Two partial thigh bones were found in the 19th century and would have measured 5.2 ft when complete. A fragment from the same locality was said to be almost a quarter larger; volumetric analysis then yields a size estimate of 17.1 ft tall at the shoulder and 22 tonnes (24.3 short tons) in weight. This makes P. namadicus the largest land mammal known, surpassing the largest indricotheres. 
Straight-tusked elephants probably lived in small herds of about five to 15 individuals. They preferred warm conditions and flourished in the interglacial periods during the current Ice Age, spreading from continental Europe to Great Britain during the warmer periods. It is assumed that they preferred wooded environments. During colder periods, the species may have migrated south. Eventually, the ecological niche of the straight-tusked elephant would be taken by the mammoth.
On the European mainland, many remains of the straight-tusked elephant have been found. In addition to skeletons, some sites contained additional archaeological material, as in the Ebbsfleet Valley (England). A skeleton at Lehringen (Germany) was found with the remains of a yew spear between its ribs and lithic artifacts around the head. In Greece, three partial skeletons have been recovered from the province of West Macedonia, and an Palaeoloxodon antiquus butchering site has been excavated near Megalopolis, in the Peloponnese. The Iberian peninsula may have served as the last European refuge of the straight-tusked elephant. According to João Luís Cardoso, the species survived until 30,000 years BP in Portugal.

Siam Commercial Bank and its subsidiaries reported (unreviewed) consolidated net profit of Baht 9.2 billion for the first quarter of 2019. Though net profit was down 19% yoy mainly from a one-time increase in personnel-related expenses (severance pay) necessitated by the amended labor law, the qoq change showed a 29% increase driven by improvements in some key areas. Arthid Nanthawithaya, Chairman of Executive Committee & CEO Siam Commercial Bank, said “Despite the impact from one-time staff costs to comply with the amended labor law, the Bank’s core business engines remain resilient with great potential to strengthen further as benefits from the Transformation Program continue to be realized and more customers migrate to digital platforms. We are currently in the phase of monetizing the Transformation Program and reaping productivity gains from digitization which will drive revenue enhancement from new businesses and further reduce operational expenses over time. The Bank also adopts an agile culture on the four pillars of customer centricity, speed, innovation and risk culture to advance toward the goal of being the Most Admired Bank.” On the back of 3% yoy loan growth, net interest income (NII) grew 6% yoy but decreased slightly by 0.3% qoq to Baht 24.7 billion as a result of the Bank’s efforts to rebalance its loan portfolio and expand high margin lending business. Non-NII improved 10% qoq mainly driven by an increase in trading & FX income. Moreover, resumption of positive net insurance premium also contributed to strong non-NII for this quarter. Operating expenses rose 10% yoy and 11% qoq to Baht 17.8 billion due to a one-time increase in personnel-related expenses of Baht 1.4 billion to comply with the amended labor law. Excluding the one-time expenses, the cost-to-income ratio would be 47.5% which is lower than 47.7% in the previous quarter. Overall, the Bank’s expense growth, excluding the one-time expense, was well contained at merely 1% yoy and 2% qoq. In the first quarter of 2019, asset quality continued to strengthen with a decline in non-performing loans (NPLs) and further improvement in NPL ratio to 2.77% from 2.85% in the previous quarter. In light of the additional provisions provided in the last quarter, the Bank set aside Baht 5.4 billion of provisions or 102 bps in credit cost to ensure an adequate level of buffer against the current growth momentum. NPL coverage ratio also strengthened to 152.8% compared with 146.7% in the previous quarter and the Bank’s capital adequacy ratio remained strong at 17.1%.
