Yesterday, I heard our parliamentary debate on affordable public housing 🏠 As our minister stated, the gov will provide more support for first-timers buyers and launch more shorter waiting time of under 3years for #newflats 🏗 In my view, the gov is doing their best to make it easier for #Singaporeans to own a flat. Kudos 🫡 However, I believe that one of the main reasons for the concern over the affordability of #publichousing could be the revised LTV reduction from 90% to 85% and to the current 80% since dec 2021 🤔 Previously, the downpay was only 10% which could be easily paid by their CPF OA and grants. In other words, there is little to no cash or savings to be touched for the downpay, aside from option money. However, they may feel the pain nowadays, which they have to dive deeper into their pockets to fork out more cash 💸 for the purchase Particularly to first-timers and young couples who may not have sufficient savings and cpf in their early career. Therefore, it maybe necessary for them to save more or to save for a longer period of time so that they have enough to cover the balance 😅 Unlike the past, just by using CPF OA plus grant given by CPF and HLE loan given by #HDB can get a BTO. It's literally like owning a property without saving any money. Where in the world can you find such a thing? 🤣 What else could be considered a privilege than to have a property of your own with little to no savings for a matrimonial home? This is in fact, a great entitlement for Singaporeans. Although our gov is aware that some Singaporeans are taking advantage of the BTO flats and selling them on their MOP to make the Windfall Gain 💰 Thus, debating to prevent further lowering of #BTOflat prices, which will result in more people wanting to buy #BTOflats for fear of missing out on the Windfall Game. As we visited the Sceneca showflat yesterday, it was a Sunday, so lots of people came by to see the only mixed-development in Tanah Merah 😀 My client's daughter brought her dinosaur 🦕 with her to the showflat. Due to her fascination with the Sceneca architectural model, she couldn't resist placing her dinosaur 🦖 on the grand facade of the Sceneca Square model to take this 📸 picture. Unlike urban vista and optima, the developer did not fully utilize the site to build more units to maximize 📈 their profits. but has decided to build in such a way that there is plenty of open space🌳 for events at the facade of the square. Additionally, there is a 10,000 sqft supermarket on the ground floor, as well as food and retail outlets, making 🛒 grocery runs and coffee ☕️ breaks easier. Along with a grand facade entrance and a 24/7 linkway to the Tanah Merah MRT 🚉 interchange, the development will set the scene for the whole Tanah Merah area. The residential units start from level 3 onward, and the developer understands that, due to the development's proximity to the MRT interchange, The developer hence built the residential 🏡 block 70 meters away from the MRT to minimize noise, and there will only be 268 units in total. My #bestwishes 🙏 go out to everyone for a wonderful #Christmas filled with your loved ones, family and friends gathering in this #festive season, while at the beginning of the year, groups were still limited to 5 visitors. Only after March did groups expand to 10 and outdoor mask-wearing became optional, and we were able to enjoy more normality after the measure had been eased further after October. Several months ago, certain industries were experiencing a shortage of manpower, including house renovations, which could take more than three months to complete because some workers came from #Malaysia When the land borders between #Singapore and 🇲🇾 were fully reopened in April, work could resume much more easily. As we returned to some sense of normality from the pandemic, we could actually expect some recovery, but the Ukraine war since February extended the global crisis even further, especially causing energy prices to reach all-time highs 📈 resulting in an increase in inflationary conditions in some major economies, thus we imported the inflation and higher borrowing and interest rates. Along with the reopening of land borders, air travel restrictions in August were further relaxed, enabling more foreigners to come to 🇸🇬 for investments, businesses and job opportunities, contributing to the increasing 📈 rental demand. Even though interest rates are rising, demand for homes and their prices continue to rise until the government introduces another measure in September and to ramp up supply further. Hopefully, the 🏠 market will cool off, which would be great if the #propertymarket were to stabilize. As we are nearing the end of 2022, there will still remains a lot of uncertainty for 2023, but I believe that we will be resilient because we have learned and gained experience from past years and we will be prepared for whatever may be ahead. I only managed to write ✍️ this post a few days ago that I helped my client book a unit in Tenet Saturday booking day. Because this is an EC launch, and my first attempt was #skyeden ,a private launch, I was unfamiliar with the process of EC launches. #developer released the price list for all the units on a wednesday and thursday and invited buyers to view them. To receive a balloting queue number for saturday booking day, buyers were required to drop the 🗳 ballot ticket if the prices were within their reach. Since I have done some post-launch sales, I haven't really dealt with the actual launch, especially an EC 🏗 Once again, I'm attempting an EC launch for the first time. The process of the #EClaunch is quite different from that of private launches. Aside from dropping the ballot ticket, the #ExecutiveCondo would need documentation to prove buyers are first-timers or second-timers, or whether they qualify for one of the schemes or grants. Having missed the training and activities on the ground, my PIC @prettyjochan helped me sort out the complex documentation that #HDB required. If I had spent the time for those important trainings, I would have been better prepared 😅 And if my PIC Joanne hadn't guide me on how to complete the e-application and these documentation, I would be lost😂 And there was once, my buyers went to visit the showflat at a very last minute, but we managed to get a last minute appointment for them with the help of my PIC and tagger lena. Thus, I am grateful 🙏 for my PIC and tagger's help, and I was able to help my buyers secure their dream home 🏡 Lastly, I should also remind myself to attend those important trainings for future launches. During the past months, I encountered another #cobroking experience with a fellow #propnexian We saw a #landed 🏠 along this street at the time and date given by the #agent During the viewing, she had her teammates assist her because climbing the stairs might be difficult for her They were paying more attention to buyers without an agent, especially those who have another property to sell By chance, a group saw the #property when they passed by. They stayed back to negotiate and claimed to live in a corner #terrace and plan to sell and upgrade. Naturally, my buyers were worried 😟 if the seller's agent would accept other offers? because they are also keen to offer In addition, her teammates and she have a large pool of prospects to catch, to close two deals rather than one Despite that, we submitted our offer and prepared the cheque In response, she said she didn't think that our offer was acceptable, and said the seller is looking at advertised price But later said a higher offer was accepted by the seller She said that the buyer made his offer immediately after the viewing, but later said he returned in the evening for a second view Then she says she can't remember when she received the offer. Despite the seller's reply or counteroffer, it seems like she has decided for the seller and our offer seems to be shut off. And complained we were suspicious of her🤔but that was how her behavior showed us. Yesterday, OCBC announced that they would calculate TDSR using a medium-term interest rate of 4.5% for all new applications from today onwards ▶️ And their fixed interest rate packages for 1-year and 2-year will be at 4.3%, and TDSR will be computed at 4.5% 📈 Their new fixed interest rate will apply to all completed residential #properties HDB, private purchases 🏠 and refinancing I was asked by customers since the cooling measures have increased the medium-term interest rate to 4%, but why is it now above 4%? And is it not announced by MAS? The reason is that in the TDSR calculation, it was indicated to use the higher of a 4% floor or the thereafter interest rate. The thereafter interest rate is the highest interest rate offered by a bank at any given point in time ⏲️ The thereafter rate is pegged to a floating reference rate, and the bank will use the floating reference rate plus spread at the time of the loan application. Currently the market is rising above 4% interest rate, thus the revision. However, the #bank will let you know before you accept the #loan According to what I know, not all banks 🏦 will be using the 4% floor rate right now. DBS uses 4.25% thereafter rate, while UOB still uses 4% floor rate to calculate TDSR. Within the next few days, local banks 🏛 will release their latest interest rates following the US Fed's latest hike of 0.75% bringing its rate to 3.75%-4%. It is also expected that the #USFed will keep raising rates, since their inflation is still high at 7.7% in October, meaning rate hike will not pause anytime soon 😅 Consequently, we can expect borrowing rates will continue to be more expensive and spending will gets harder as well 😂 Our borrowing rates here are heavily influenced by global trends, especially from the US since our #MAS does not set interest rates and uses the exchange rate as its only form of monetary policy Meanwhile strengthening our #sgd 🇸🇬 may help improve spending by absorbing some of the import price💲increases in this current global 🌐 #inflationary environment. However, it may not help reduce these price increases unless these import prices remain the same. In September, core inflation reached 5.3% 📈 close to 14 years high. Meaning, we still can't avoid the cost of imported inflation, especially in the supply chain from food, energy, building materials and such, and so long as we remain open, they are closely linked to us. As a member of the sky Eden core team, I attended today's Amazing race 🏁 As a new member of a project core team, this is a truly unique experience for me. Moreover, this project skyeden@bedok is launching in my estate #bedok, which was one of my main reasons for joining. The former #bedokpoint is being redeveloped into a #mixeddevelopment with 12 shops and 158 residentials units 🏠 Although I wanted to join as a tagger, my pic advised me that I had never been a part of a core team, so I should gain experience doing project work before becoming a tagger, as the role of tagger would be very different from what i was doing in #resale Therefore, I continue to join the core team, since it is something new to me, and reminding myself to always do the things I am uncomfortable with to have breakthroughs.😆 Anyway, today I was assigned to team4 and we were tasked to go 🏃‍♂️around to different locations in #Bedoktown to complete certain tasks, solve puzzles, conduct interviews, and post social media. While on the ground and answering some of the questions, I rediscovered some new things in my estate that I hadn't noticed before. Thanks 😊 to the cobrokers who gave us the opportunity to view this beautiful project at the #tropicalspring 🌴 I was serving my client upgrading from a hdb to a private property 🏠, as usual trying to manage her ABSD and timelines, however viewings for private #properties are difficult to arrange nowadays. Because demand is still significant while supply is lower, another reason is that the buying agent usually shares the commission with the selling agent when it comes to private property transactions. Because of that, sometimes when we serve a buyer who is buying a #privateproperty, it is difficult to arrange a viewing, since some sellers' agents would not like to share their commissions💰 Therefore, they will either ignore or 𝙨𝙞𝙖𝙢 the viewing request, or keep silent without replying to the messages or 📞calls. They may say that the house is tenanted until next year if my buyer is buying it for own stay, or that nobody is around or not in 🇸🇬 or some have even prioritized direct buyers to view first or the viewing slots are full, despite some houses being vacant, etc. When I ask my buyer to call directly, they are able to arrange the viewings. This happens in some landed and HDB cases, even though hdb does not share commissions. Due to the fact that dealing with direct buyers, they can collect the full commission, they don't want to share.💸 Some even told me upfront that the owner doesn't allow them to co-broke. Is it true that the owners forbid🚫 them from co-brokering? 😅 Or have they been misled? If it doesn't co-broke, whose interests are being protected? The seller's agent may just persuade the sellers to accept a lower offer simply because it is a direct buyer without an agent, so he or she can get the full commission.😉 Sellers may not even know if there are higher offers from other buyers, including those with buyer's agents. Thankful 🙏 for being able to assist my seller in selling their flat in #bedoknorth, however it is a long process that includes an extension of stay of 3 months after the completion, due to the fact my sellers have to collect their keys 🔑 to their new #BTOflat. Nowadays sales with extension stays may not be relevant, however we managed to complete the handover in time with the 3 months extension stay. While the extension stay is granted by the HDB, it is still a private arrangement between the sellers and buyers who agree to fulfill their obligations at their own cost and expense under the terms and conditions as they previously negotiated👍 If a dispute arises between buyers and sellers, HDB will not mediate. Thus, usually after the completion, is generally handled by #propertyagents to accommodate whatever may have occurred during the extension stay period, especially on fixtures or the agreed items🪑negotiated beforehand as it is condition upon granting option to purchase. In this case, there was a slight confusion since my cobroker did not request beforehand that the town council fee and #property tax for the extension period be prorated to his buyers pior handing over the #flat that led to misunderstanding. We managed to come to a satisfactory solution between ourselves, despite my seller unwilling to prorate. Nevertheless, we shouldn’t take it for granted that the amount will naturally be prorated to buyers, no matter how senior you are. As people always have different perspectives and they believe in what they believe to be true for themselves, which in most cases, may not be true. Recently, I’m helping my buyer to upgrade from HDB to a private #condo in #tanahmerah cluster and #bedokreservoir cluster, and we found this project #casamerah @ tanah merah more compelling than the others in the cluster. The landscaping is more family-oriented, and the 3 bedder sizes are more spacious at 1200 sqft and above. Prices range from $1.5m to $1.7m, which is still within reach of most Singaporeans in today's market. I helped a client sell their HDB last year, and they bought this project too. Buying a #privatehome can seem daunting, especially since the prices can easily start at a million dollars. Many people may be concerned about high mortgage loans, monthly payments, or uncertain interest rates. It could be the biggest purchase 🏷 they ever make. As such, buying a HDB flat would be a safer option? Nevertheless, a 5-room #resaleHDB flat at Henderson recently set a new resale price record of $1.4 million 💵 where the lease started in 2019, making it only 3 years old to sell before MOP period. There have already been 82 #HDBflats sold for more than $1million 💸 in the previous quarter. Although the government plans to increase the supply of #flats in the market by building more #BTOflats and new PLH public housing in prime locations, the latest measures in 2021 lowering the TDSR and LTV appear to have little impact on the hdb market. With these measures, will the #HDB market eventually slow down? Nobody knows for sure, but how long can HDB prices rise? Would getting a private #property actually make more sense now that HDB prices have hit new peaks? 📈 Wouldn't that be more valuable than getting a million dollars over for a HDB? Bedok Point is located in the town centre of Bedok along #NewUpperChangi Road and near to the Bedok MRT station. It was built on the former site of Changi and #Bedoktheatres Changi theatre was one of four #cinemas 🍿 in Bedok. The other three are Bedok 1 and 2, Princess, and Liwagu. The #Changi was originally a one-screen theatre 🎥 which was later converted to three screens. As a result, the halls were cramped and not very spacious. Changi #theatre closed in 1999 because of low attendance, as patrons began flocking to the better #cineplex in the city. #bedokpoint was the first air-conditioned mall to open in #bedok in 2010, having a soft opening in December that year. There are four floors and two basement levels in the mall. It opened on April 26, 2011. There are 76 specialty tenants in the mall, including Harvey Norman and restaurants and cafes. As well as food outlets 🍔 there are several retail and entertainment outlets. #Frasers #Centrepoint Trust has been working on proactive leasing and repositioning strategies to stabilize Bedok Point's performance for several years. After #bedokmall opened, more retail options were available within the mall's catchment area, thereby increasing competition. Tenants 🗣 say Bedok Point's poor foot traffic made #redevelopment inevitable because it is farther from the MRT station 🚉 and bus interchange than Bedok mall. Bedok Mall has a larger and more diverse #shopping mall with residential facilities above, and is closer to the #BedokMRT station and bus 🚌 interchange than Bedok Point. @bedokpoint used to be more popular in the past, but now it remains a challenge, especially with the Covid19 pandemic. Because of its size and lack of access to key transportation hubs, it had limited potential to become a dominant mall in #Bedoktowncenter According to Frasers #Property ,Bedok Point will soon become a mixed-use development 🏗 It was announced on July 1, 2021, that the mall would be demolished and redeveloped into a #residential development with ground-floor commercial units. When you purchase a #resaleflat, do you notice at the last step of the #HDBresaleportal that you receive a letter that confirms the exact time 🕒 for your completion? Several instructions are written in pointers and an annex in the completion of purchase letter📄 but there is one point where they have written: *Do also arrange with the flat sellers to inspect the flat for vacant possession before the completion* In some transactions with extensions of stay, the letters can cause confusion because it appears they do not include the #extensionstay and the sellers must vacate the #house before completion😅 As a result, many buyers believe they must inspect the #flat and often expect the house to be vacant before the completion date since the letter states to inspect it for vacant possession. Some buyers also believe that the HDB authority has stipulated that the sellers must vacate even if they had agreed to an extension of stay. In this case, the original agreement seems void🚫 Thus, we encountered difficulty explaining to the buyers that the sellers would not be able to vacate the flat since there had already been an agreement for them to stay after completion. It appears to the buyers that we are disregarding #hdb policies and instructions, or we are acting unprofessionally and deceiving them😂 Thus, I believe HDB has overlooked the fact that some transactions come with an extension of stay, and they seem to send the same template for every transaction. It often misleads buyers and their initial agreements, causing misunderstandings. Therefore, I have to constantly remind buyers of the extension stay throughout the #resale process, and we still arrange an inspection visit, but the sellers will be staying there since the house won't be vacant. The extension of stay could certainly be a separate agreement from the sale, however, I think the completion letter can include *𝒔𝒖𝒃𝒋𝒆𝒄𝒕 𝒕𝒐 𝒂𝒏 𝒆𝒙𝒕𝒆𝒏𝒔𝒊𝒐𝒏 𝒐𝒇 𝒔𝒕𝒂𝒚 𝒂𝒈𝒓𝒆𝒆𝒎𝒆𝒏𝒕* after the statement. It helps clear up confusion and can be used in every transaction. I appreciate 🙏 the opportunity to assist my client in purchasing an #executive #condominium , their journey to becoming #homeowners is not an easy one. The #property market today has a wide range of options, ranging from #bto flats, sbf & #resalehdb, to private #condos & #newlaunches 🏗 So, settling down & buying a matrimonial home could be the most expensive💲decision one can possibly make in their lifetime. Initially, we were looking for a resale #HDB. Due to several rulings, including CPF usage for older flats & prorated grants and loans for older leases, we switched to searching for a #resaleflat with a younger lease. As a result, young couples believe older flats are no longer affordable or even not worth buying because they might not cover their age until 95 or will depreciate 📉 over time as the lease gets shorter & shorter. Hence, we went for the younger lease flats because of this belief, & nearly all their friends bought such flats & 🗣 urged them to do the same. Upon searching for newer #flats, they discovered they are more expensive than older flats, especially closer to the central core, & that the price gap is very close for a private, while some HDBs are actually asking for over a million dollars. Even though they still have 80 to 90 years remaining lease, but I think my buyers are beginning to question whether they really need to pay such a high price 📈 for a #HDBflat? They realize that what their friends did is not exactly what they need. Therefore, they tried for BTOs & sale of balance flats balloting. However, the setbacks persist due to high competition & overwhelming applications for favorable clusters after rounds of balloting🗳 As such, we sat down to discuss a long-term housing planning 📝 rather than just follow what other people do, to outline what is most important to them & what their long-term housing priorities are. Eventually, we were able to settle on an #executivecondo that is a perfect fit & ideal as their matrimonial home 🏡 to start a family. At this beautiful condo 🏙 in #Simsville , I managed to secure a unit for my tenant. Recent rental units are being taken without a viewing. As a result, we have raised our offer. Some clients, however, wonder why my tenant would pay me commission when it can be done themselves, especially since some tenants & landlords avoid hiring #propertyagents It’s not always about commissions, but rather tenants' interests aren’t protected, & they are usually at the mercy of the landlord without an #agent A client of mine recently tried to #rent a unit without an agent. She found a unit online with a DIY landlord. After she paid a 2month deposit for a 1year #lease , but no TA was signed 😔 As the handover date approached, the landlord claimed that they had to move back in, so he refused to sign the contract 🙁 Another case where my client leased a #condo suite without realizing he wasn't the landlord. The person listed in TA is the main tenant who #sublet the unit to my tenant without the landlord's knowledge😦 Later, my client called to ask how to protect themselves from such unethical agreements, they could be considered illegal occupants without the landlord's knowledge 😓 A landlord complained about her tenant & wanted to evict her, saying her tenant is rude & always turns on the aircon when she isn't working, etc. Since they drafted their own TA without an agent, the #tenant was asked to vacate. The TA could be drafted in this case to benefit the #landlord 😩 In the #rental market, there will always be disputes & cases like these, but tenants & landlords often consult #agents only when they feel something is wrong or when they are facing difficulties, & often in a last-minute attempt to protect themselves. Rest assured that we will handle cases properly because we are regulated by authorities, unlike DIY landlords & tenants who aren't & can get away easily with unethical practices. As the year 2021 comes to an end, I spent a peaceful night 🌃 with my family in the neighborhood where I currently live. Perhaps we have been too busy with life and have forgotten how to appreciate the present moment😌 Some clients have commented that I can't be so busy since my working hours are short and flexible 🕒 so I can work whenever I want. They also believe #agents only do paperwork that takes little time and effort and our commissions seem high to them, which they perceive as easy money for us‼️ However, these are misconceptions and misunderstandings about how agents work, and it's not as simple as it seems. The truth is that #propertyagents rarely have the luxury of flexible work hours 😅 instead our working hours are determined by our customers. We work during our clients' off days or when they are free, including weekday evenings and weekends. Thus, we have to sacrifice family time for work, especially on weekends. We may also need to be available 24 hours a day if a customer has a sudden concern or an urgent matter 🤣 In other words, our time is given to us by our clients, not necessarily by us. And we don't get a fixed salary, our income is largely dependent on what we earn. So if we need to bring food 🍔home, we have to serve customers. In addition, the effort put forth often goes unnoticed because a successful deal involves more than just paperwork. To meet our clients' needs, we have to analyze properties 📂 review financial plans, assess risks📋 and arrange viewings, among other things. As well as sales, we have to create marketing materials, including videos 🎬 which is the norm today. We have to pay upfront advertising costs before we are paid later, which adds to our workload and costs. The commission💰is also usually paid after the transaction is completed or the extension stay ends, which could easily take 4 to 6 months after the preparation, marketing, viewings, negotiating, closing, and completing the transaction, or even longer when the market is slow. Finally, no commission is paid if no deal is reached after all the costs and efforts have been made.
