Few things are as fascinating and fun yet scary and stressful as shopping for a new home. However, as you go from one community to the next, gaze over the landscaping, and walk through the kitchen, bathrooms, bedrooms, and entertainment areas, are you taking the time to take a look at the roof of the home? Whenever you do finally buy a home, you’re going to rely on that roof to keep you dry, warm, and protected from the elements. In fact, you’ll count on it to do just that for everyone in your home, the possessions within your home, and the structural integrity of the whole home itself. That’s why it is essential that you look for a good roof as part of your home-buying process.

The initial thing you should look for in a roof is what you can see from ground level. It’s not really worth getting up on a ladder and doing a close-up examination on a first visit, but if you see holes, discoloration, warping, or other signs of the roof being worn down, then you should have pause. If you can, check the attic out during your first tour.

A second thing to note during your initial look at the roof is how and where water is removed from the roof. Most homes have a robust gutter system that gets water off the top, down, and away from the foundation. Keep your eyes open in the basement or ground floor for signs of flooding or a cracked foundation.

The third thing to look for in the roof is what documentation is available from the current homeowner, the seller, or the realtor. Hopefully, there’s receipts and records of the maintenance schedule so you know just how old the roof is and can figure out how many years of life it has left to it.

At some point, if this home is one you’re seriously considering buying, someone has to get up there and look at it closely. You can do this yourself if you’re used to doing semi-annual roof inspections on your current home. However, a robust analysis from an actual roofing technician or contractor can give you a full picture of what’s going on as well as what the value or estimated repair cost of a roof is. Those hard numbers can help you decide whether or not to pass on the home or use the facts as leverage in negotiating a better price for the property before you close the deal.
