The Contemporary at TACAW
Despite the lockdowns and the pandemic, the team behind The Arts Campus at Willits (TACAW) continues to make progress on The Contemporary, a 10,000 square foot center for performing arts at the heart of the campus’ land.
  Ryan Honey, TACAW’s managing director, is confident in the plan to make TACAW a prime example of what a green energy performing arts center could look like.
  Granted, green energy is a long-term investment and building a net zero building is expensive.
  What it takes to go green
  TACAW already received $942,000 from its Willits Town Center real estate transfer assessment (RETA), plus more from other sources.
  They also got a $60,000 grant from the Community Office for Resource Efficiency (CORE) to create a 68-kilowatt energy efficient solar and all-electric facility.
  Marty Treadway, CORE’s program director, confirmed that once built, the facility also has the potential to have on-site battery power storage for redundancies.
  TACAW’s team is also collaborating with utility company Holy Cross Energy and Rocky Mountain Institute.
  Building in the Pandemic Period
Fundraising for the arts may have been a challenge because of the pandemic, but TACAW already hit its financial goals even while they were operating The Temporary, The Contemporary’s predecessor.
  In any case, this project will be funded through the Alpine Bank in cooperation with the Colorado Educational and Cultural Facilities Authority, an organization with the ability to issue municipal bond debts.
  While there may have been some delays in construction, Aspen News Daily reports that Honey used this time to identify how the facility will deal with COVID and other pandemics in the future.
  Aside from installing an HVAC circulation system, they now also plan to install a video production system capable of live-streaming performances.
  TACAW’s outdoor spaces can also be used for performances and other events.
    Room to Expand for the Arts Campus at Willits and the Contemporary
  Not including land costs, the whole facility is estimated to cost $4.5 million.
  Honey and the other stakeholders are confident, however, that they have enough funds to continue building.
  Once built, The Contemporary will have a multiuse theater for 270 seated or 400 standing occupants.
  It will also have a café, informal workspace, teaching kitchen, rehearsal room, outdoor terrace, expansive outdoor area, and more facilities.
  Phase two of the construction plan includes a Harris-Hall like performance facility, while Phase 3 will offer programs and services similar to that of Red Brick Center for the Arts in Aspen.
  Support from a Community that Appreciates the Arts
Even with the pandemic, TACAW’s drive-in movie screening of “Havana Moon: The Rolling Stones Live in Cuba” sold out in less than an hour a few months ago.
  Early in October they hosted a well-attended Pumpkin Jazz Festival, and just yesterday they had a Halloween drive-in event for families.
  The arts center isn’t just supporting hard-hit musicians and performers, they’re also bringing much needed entertainment to everyone.

Wealthy Urbanites Fleeing Big Cities, Relocating to Aspen Colorado
 In the same month last year, luxury properties in Silicon Valley, New York, and Seattle were ablaze with bidding wars.
  Last summer, second-home markets like the Hamptons, Park City, and Aspen experienced a spike in daily rentals as affluent residents left urban centers at the start of the Pandemic.
  Now that both the virus and remote work trends linger, the affluent are moving their bidding frenzies into these once getaway destinations.

From Big City to Small Town Living
About 420,000 New Yorkers left from March to May of this year. Population in the wealthiest neighborhoods—West Village, SoHo, and the Upper East Side—decreased by 40% according to location tracking analysis by Descartes Labs.
  As you can see from the graph above, majority of the residents who fled belong to the 100th to 90th percentile of median household income (more than $90,000).
  Meanwhile, Aspen and nearby towns in Colorado are seeing a pickup of newcomers from Texas.
  Palantir, a data analytics company based in Palo Alto, moved to Denver back in August following a string of tech companies moving out or offering remote work as an alternative to exorbitant Silicon Valley real estate.
  Google, Facebook, Twitter, Slack, and more companies have now allowed their employees to work remotely. This trend has prompted more tech employees to move out of San Francisco, some into cheaper locales, others into smaller cities.
  Who’s to say Aspen and nearby communities like Willits or Carbondale won’t be on their list of options?

The Effects on Aspen Real Estate and Nearby Places in Pitkin County 
The Aspen Board of Realtors saw a 30% decrease in the number of days a home is listed and a significant decrease in inventory. Year-to-date median sales rose to $6.4 million or 6.7% for single-family housing compared to 2019.
  Mansion Global reports that more than half of the 76 luxury houses and condos sold in July closed at more than $5 million. Fortune also reviewed Realtor.com’s data and found that Aspen had a 31.9% bump in year-over-year change in price per square feet.
  It’s not just in Aspen though, nearby towns like Vail, Crested Butte, Steamboat Springs, and Telluride are all seeing an influx of new buyers.

Buying Motivations Aside from the COVID-19 Pandemic 
It’s true that the pandemic and desire to safely seclude is strong in affluent buyers. But for many, the pandemic is just one of the many reasons to settle down to a life in the mountains.
  People who have been to Aspen CO multiple times but were on the fence are buying now that remote work is mainstream.
  Meanwhile, some families with a second-home in Aspen are moving into a bigger house. Those with kids will need a place for them to study, while the entrepreneurs or newly-transitioned remote employees will need an office of their own.

The Allures of Aspen Outside the Ski Season
Darin White Eydenberg, who recently enrolled her three kids into a private school in Aspen, agrees that kids flourish more in the outdoors than they did in an urban environment.
  She was quoted in the Colorado Sun, “We’ve always talked about working from home, but it has not been a reality like it is now.”
  Eyedenberg and her family aren’t alone in this thinking.
  So the question now for a lot of affluent buyers is…
  Where do you want to share this time with your family now that this trend is here to stay?
  Where do you want to stay if this happens again?
  Wherever that is, it’s safe to say the options will have two things in common: lower population density and more open space.
  The biking and hiking trails around Aspen and surrounding towns are gaining popularity nowadays, too. Even kayaking and fishing, once famous only to local people and enthusiasts, are gaining new ground from newcomers searching for fun activities besides skiing.
  Folks are starting to realize that Aspen, and indeed mountain living, is fun during summer too.

Colder Climate in Aspen: A Welcome Respite to Texans
While some people absolutely abhor the cold, it seems like some Texas residents want to live in Aspen because of the colder climate.
  Austin Curry, a Dallas based Attorney who moved to Aspen because of the pandemic, says Dallas was unbearably hot and full of mosquitoes.
  His family rent a property but are keen to buy as soon as they find the right place. Curry plans to divide his time between Aspen and Dallas, while his kids will study remotely at their rental.
  As someone who’s lived under Miami’s hot and humid weather, I’m sure Curry isn’t the only fleeing Texas and other hot cities in search of a cold breeze in Aspen.
Aspen Community Adapting to the Changes
Resort communities like Snowmass and elsewhere in Aspen embraced newcomers as a solution to the town’s declining tourism and limited skiing operations.
  The Town Council even created enticing campaigns to encourage non-resident owners to stay longer in a bid to help businesses stay afloat.
  Meanwhile, Aspen Country Day School’s wait list has grown longer as a result of the lockdowns. More families are inquiring about available slots at the private school.
  Other businesses, however, are already adjusting. Some are even capitalizing on the new opportunities created by the pandemic.
  Wildcat Touring, a semi-private plane service that offers flights to Aspen and Dallas during summer, is said to have record-breaking sales. They’re now planning to expand their service into fall and winter.
  AspenJet also plans to offer direct flights from Aspen to Los Angles, New York, Chicago, and Ft. Lauderdale, starting 2021.
  Schools, private tutors, and childcare services are also getting an influx of inquiries from newcomers. Same with fine dining establishments, casual restaurants, and other essential services in Aspen Colorado.

What the Future Holds for Aspen Colorado Real Estate
The mass exodus might have died down compared to what it was back in March. But it’s clear from real estate sales records that Aspen is adapting to a community filled with residents who are in it full-time, not just for skiing.
  So far, the Aspen housing market has recorded $1.43 billion in residential sales, a whopping 48.6% increase compared to the same time in 2019. If this continues, we might hit about $2 billion in sales. 
  If you’re looking for a second home or a refuge from urban life in Aspen, it’s best to start searching now before the busy ski season starts. 
  Ski resorts just started to re-open early this month, so there’s no telling how busier things will be once the tourism sector starts picking up again.

8 Tried & Tested Aprés Ski Spots (And Nearby Prime Aspen Real Estate)
Aspen Snowmass isn’t just popular for its world-class ski runs. People come back again and again for its culture, arts, fine dining, and of course… après ski.
  Après ski or “after skiing” in French, is a time-honored tradition of having a drink and partying after a day of skiing.
  While après activities aren’t strictly limited to booze, it makes sense that most activities involve alcohol because it’s a great accompaniment to the cold.
  Traditional après, however, needs to be as close to the slopes as possible. Preferably just a few steps after your last run. Walking on ski boots is hard enough, so it will also be easier if your preferred après spot is near your real estate in Aspen Colorado.

A Brief History of Après Ski
While the phrase is French, the ritual of partying after a day in the slopes can be traced to the mid-1800s in Norway.
  Early Nordic skiers formed ski clubs where they made friends over aquavit and potato-based grub while spreading the word about the joys of a controlled descent down the slopes.
  As more skiers traveled, they took the partying and the sport with them. Christoff Iselin founded the first Ski Club in Switzerland back in 1893.
  Fred Iselin, Christoff’s son, brought his father’s teaching method and love of après to Aspen 20 years later.
  As Aspen’s reputation for skiing grew, more ski lovers made it their home, attracting restaurateurs and hotels with them.

1. Aspen Tap

Opened around 2018, Aspen Tap is a relatively new place for craft beer and good food. Try the chicken tacos and the beer flight. A full lunch and dinner menu are available from 12 noon to 10 PM.
  Some nights have live music, while others get a little rowdier when patrons are watching their team’s game on TV.
  2. J-Bar at Hotel Jerome

J-Bar has been a popular après ski spot since 1880. They even served spiked milkshake, a drink called Aspen Crud, as a loophole around Prohibition rules.
  If a spike isn’t your thing, J-Bar is also famous for its burger and regulars love their chicken soup. Today, this classic bar still has most of its original Victorian furnishings, including a stamped tin ceiling, hardwood floors, and a Chinoiserie Chippendale bar.
  It’s sometimes hard to get a seat, but the staff will allow you to wait at Prospect Bar and call you once a table is available.
  3. Oasis
Oasis is the mobile champagne bar of the Little Nell, which moves around the slopes via snowcat at night. It’s said to be the only pop-up caviar and champagne bar in the world.
  Would-be diners can find hints to the bar’s location at The Little Nell’s social media pages. Guests can enjoy a champagne flute and light snacks on lounge chairs while soaking in the majestic views of the mountains.
  4. Ajax Tavern

Ajax Tavern is located at the bottom of Ajax Mountain, just beside the Little Nell, and is one of the few places where you can literally slide or ski into for a drink.
  Drinking starts as early as noon, usually with truffle fries and a glass of Veuve Clicquot. If you don’t fancy standing around after a day in ski boots, try Chair 9, Little Nell’s lounge with classic cocktails.
  5. Venga Venga Cantina and Tequila Bar

Located at the base of Snowmass, this cantina is the home of Tex-Mex cuisine in Aspen. Guests love their free-flowing tequila and live band. Revelers usually start their après ski here before moving on to other bars.
    6. New Belgium Ranger Station

Want craft beer but don’t want to walk so far to get it? This craft beer place is easy to find on the slopes in Snowmass Village.
  They also offer craft beer from Colorado craft pioneers and mixed drinks like the “Manmosa” – a Belgian white ale with orange or grapefruit juice.
  Folks who want to warm up should try their heated cocktails, such as the Tea Toddy, a mix of chamomile tea, honey, lemon, and bourbon. Unlike the other places here though, New Belgium Ranger Station is only open from 3 PM to 6 PM.
  7. Highlands Alehouse

If you’re looking for a place to chill outside the hubbub at Aspen Snowmass, this is a good choice.
  Highlands Alehouse is an all-around après place with a little something for everyone. They have craft beers, farm to table ingredients, good wines, and about 75 whisky varieties. It’s ski-in/ski-out, a perfect place with a casual dress code, and good views.
  8. Lynn Britt Cabin

Lynn Britt Cabin is an elegant après place with a view. Their fire pit and outdoor lounge is a favorite spot for skiers because of its panoramic views of Aspen Snowmass Valley.
  Try their Blackberry gin and tonic for a smooth and refreshing drink after skiing. Aside from the champagne and cocktails, Lynn Britt is also popular for their après ski parties, usually held Fridays through Sundays starting 2 pm.

A Guide to Fly Fishing and Basalt Real Estate Near Gold Medal Rivers
Anglers go to Basalt to fish Gold Medal rivers that provide bountiful yet challenging brook, brown, and rainbow trout fishing all year round.
  This guide will show you where to go fishing in Basalt, the different fishing seasons, the top fishing tour providers, and of course where to buy Basalt CO homes for sale if you wanna do this even if you’re not on vacation.
  When is the best time to go fishing in Basalt?
Different seasons, different currents, and challenges. The best time to go depends on what kind of fly fishing you want to experience.
  Spring (March – May)
Top anglers here in Basalt say this is the best season to go fishing. You’ll see mayflies and midge hatches around noon. Float fishing is great this time of the year, too.
  Head to the lower part of the Roaring Fork for some caddis hatches. Wade trips in the Roaring Fork river are great between 10:00AM to 4:00 PM.
  Summer (June – August)
The Roaring Fork river tends to run high about early to mid June because of the melting snowpack. It’s the busiest season. High water fishing is excellent at this time on the Frying Pan River.
  Water levels tend to come down late in June, which gives anglers more room for wade trips.
  The first two to three weeks of July is great for fishing with the help of PMD’s on the Pan river and Green Drake mayflies on the Fork. You also have the option for float fishing at this time.
  The days tend to run longer in summer, so morning half day trips start at 8:30 AM while afternoon trips tend to start around 1:30 PM. If you’re after BWO hatches, go around mid-day.
  Late afternoon trips can also be scheduled, depending on the water and weather conditions. Anglers call this time “the lightning round.”
  Fall (September – Late December)
  Nights start to get cooler about mid September, and that’s when fishing usually starts at mid-day.
  While fishing slots may be limited compared to summer, this is an excellent time to spot with Blue Winged Olive mayfly hatches that happen early in the afternoon.
  Winter (Late December – March)
Fishing in Winter is easier compared to the other seasons as more of the catch concentrates on the deep runs of the river.
  Anglers say it’s also easier to trick them into biting your fly at this time of the year.
  You can ski in the morning and then meet your fishing guide in the afternoon.
  Where to Go Fishing in Basalt
  Frying Pan River
Also known as the Pan, this is a Gold Medal fishing destination in the White River National Forest east of Basalt. Anglers repeatedly come here for year-round access to hatches and wild trout.
  The lower part of the Pan gets its water from the Ruedi Dam, where water released during winter runs almost 40 degrees. It’s one of the reasons anglers can get good dry fishing conditions even in winter.
  In the summer, the bottom release from the dam ensures the water keeps cool, thus slowing the maturity rate of the Green Drakes. So while drake hatches only last a short while in a typical freestone river, the Pan has a steady course of hatches from late July to September.
  You’ll also find gorgeous evergreen pines and red sandstone formations along the river canyons.
  The Pan includes about 8.9 miles of public access and is marked throughout. Private access waters are available for sale included with properties for sale in these areas.   Roaring Fork River
Fork has 22 miles of Gold Medal waters out of its 60 miles of fishable waters. It starts way up above Aspen and flows through Basalt ending in the Colorado River.
  Originally named Thunder River by the Ute Indians, it’s easily accessible and parallel with Highway 82.
  Popular spots for wade fishing are the access points in Sunset Bridge at Glenwood Springs and the one near Aspen Airport. Most of the river is only for private access, so you’ll either need to book a stay at one of the nearby lodges or own a real estate with river access.
  The lower parts of the river, just below Basalt, can be accessed from a raft or drift boat. Anglers eager for big fish and small crowds should definitely give this a try.
  Crystal River
Crystal river flows parallel to Highway 133 and past Carbondale where it’s then joined by the Roaring Fork River.
  Most of the stream passes through the White River National forest, so unlike Fork, Crystal river has very few private property lines, so you don’t have to worry about accidentally fishing in the private waters of the nearby properties.

  The ski area is served by a centralized gondola that will take you up to the peak in a mere 10 minutes where you can enjoy a range of diamond and double diamond runs.
  Most skiers here will spend their time on the upper-mountain quad, where they can enjoy intermediate trails and ridges.
  If that’s not your thing, head to Ruthie’s run or International if you’re looking for long cruisers. Bell Mountain is the spot for bump skiing.
  Tourists looking for accommodation should head to The Little Nell, the tried and tested ski-in, ski-out luxury hotel at the base of Aspen Mountain.
  Aspen Highlands Ski Resort
Local favorite Aspen Highlands is also a playground for advanced skiers, albeit with less grooming.

  So if you’re a newbie looking for a less crowded training ground, Buttermilk is the perfect resort.
  Ski parents can enjoy the Tiehack section and its gorgeous views of Maroon Creek Valley, which has a couple of advanced runs. True, it’s not like the ones at Highlands or Ajax but it’s not as crowded so that’s a plus.
  Meanwhile, their kids can enjoy The Hideout, Buttermilk’s learning center specifically made for young skiers two and a half to four years of age.

Aspen Schools: Where to Send Your Kids to School if You Buy a Property and Live in Aspen
Last summer, the Aspen School District (ASD) saw 150 student enrollees from kindergarten through grade 12th, a surge brought on by families relocating because of the COVID 19 pandemic.
Surprisingly, only about 50 students ended up enrolling as of ASD’s tally last October 1.
Tharyn Mulberry, ASD’s assistant superintendent, explains, “Our speculation is that it might have been second homeowners who put a placeholder in our system while evaluating their home school and waiting to make the determination if they would stay or go.”
Regardless of enrollment numbers, there’s still no clear plan on when the school semester will start.
The district’s initial multi-phase rollout was supposed to start last October 5th but it has again been pushed back to October 26th, according to the announcement from David Baugh, Ed. D, Aspen Superintendent of Schools.
Schooling in Aspen in the time of COVID 19
The school district’s task force has already created a comprehensive plan, which includes mandatory masks in campus and school buses, as well as a hybrid learning model that allows students to attend in-person classes or watch recorded lessons.
Whether the student has to come back to school or study remotely depends on their grade level and health status.
Parents are advised to visit the district and their respective school’s website for updates, as these plans may change according to new government guidelines.

Colorado Rocky Mountain School (CRMS)
