MANUFACTURING PLANTS/FABRICATION FACILITIES
Factories where goods are assembled and produced are often thought of as industrial property. These facilities are generally smaller than their distribution counterparts. Flex spaces have lower ceiling heights than pure manufacturing or warehouse buildings and tend to have a higher proportion of office space than other types of facilities. The amount of office space may vary anywhere from 40% - 100%.

Data centers are used by companies in the Hi-Tech industry. These centers are equipped with electrical switching, uninterruptable power supplies, backup generators, ventilation and cooling systems. The buildings have a strict emphasis on security to prevent unauthorized access to information. With regard to ceiling height, the higher the better in data centers. They are close to major power supply and communication lines to support extensive servers.
